Property Ratings at Sanger Place
The Kettler corporation is very poorly managed, and so is Sanger Place, one of the apartment complexes affiliated with Kettler. Neither the current Sr. Regional Property manager or the current Sanger Place manager appear to be even remotely concerned about performing their jobs properly and fairly. The apartments are largely deteriorated, with poor plumbing/hvac systems. Unfortunately, most of the tenants don't value cleanliness and reasonable quietness either. Kettler seems to have guidelines in place to easily collect thousands & thousands of dollars from tenants monthly for rent; but there appears to be absolutely nothing in place to properly service tenants, including having reasonably trained and knowledgeable staff members. If you have ANY other living alternative, save yourself the hassle & bypass this company. I purchased a home, and moved a couple of months ago, but I have yet to receive the security deposit, and incorrect charges refund due to me. When I'll receive it, is anyone's guess.
I just moved here not to long ago. Very quiet neighborhood. Staff is friendly and nice. Apartment is spacious, clean, a quiet.
Moving to these apartments was a great decision for my family. It's a nice and quiet area, close to the highway, and decent shopping centers. The schools are really good and I look forward to renewing my lease.
We began living here in August of 2014. It's a nice, family oriented neighborhood. So far we haven't had any problems and we are continuing our lease for another year. Everyone is very friendly and welcoming.
When I first moved in things were good, than the guy who ran the leasing office went to a new job else where. They moved in a family below who's kids had issues and constantly fighting to the point that I and other neighbors had to call the police on, on several occasions and when we asked the new Lady in the office she said the only way they can say anything to them was if the Police are called in more then 2-3 times in one month. When I and other tenants asked if we could be moved.She said it was against policy to do so for that reason, that there has to be some major issue with our apartment that could not be fixed with routine maintenance visit. So the only reason I have stayed so far is because of how close I am to my job. But the issues keep mounting. Me and other tenants who have jobs we actually go to have had our cars towed for lack of enough regular tenant parking ( now they say we can have a reserved space if we pay $40-$50 a month more when we are not a street zone we are a closed off area )and if we don't have a visitors pass hanging on the rear view mirror( when we OBVIOUSLY have a tenants parking permit sticker on our windshield )get towed for parking in the visitors spots. The office is like Oh sorry its policy but they don't tow the over sized work vehicles that are to big for the parking spaces so you can't park next to them or the people who have no sense and park slanted in a spot or on purpose because they have what some consider a luxury car or park illegally in the handicapped spots. Than they start a At your door step ( MANDATORY ) trash pick up service that you CAN ABSOLUTELY NOT OPT OUT OF for an additional $25.00 added to your monthly rent. That they only do pickups on Monday threw Saturday and just forget about any holidays. So More often you still take your own trash to the apartments dumpster/trash compactor which is always a mess any way. So for me and my girl friend who maybe use 1 kitchen sized average trash bag every 2-3 days it is a rip off plain and simple to get an extra $2500-$3000 from the tenants a month who they have raised the rent on almost every year since I moved in by an extra $40-$100.00 a month to start. That is Why I will be moving to a more expensive place The look of which and the services they provide are actually worth the price they are asking and they even guarantee that they will not do any rent in creases on new tenants for at least 2 years and have a set amount at that. When I moved in the Guy we had at our leasing office was great but he moved to another company a year or 2 after we came here and when he did the way the residents got treated changed also. There seems to be no respect for LONG TERM tenants who pay there rent on time,have had no issue with other tenants like noise disturbances, even with the numerous rent increases every year since I moved in here. They added a $25 a month mandatory at door trash pick up fee that you can not opt out of, and most of the time ( I have a 3 Bed 2 Bath House Hold ) I still have to take my trash to our Residents Dumpster more often than they will pick up if it is over a certain weight and all they do is take it from a trash can supplied by our leasing office and take from my door and put it in the same dumpster that's here for the residents any way. If they hauled it away I could understand but they don't and the dumpster area is always a mess so it is not helping with that issue at all. Just sucking money out of my pocket for a service that I did not need in the first place. Over all it has gone down hill even with the quick access to HWY 95 and Route 1 it may not be worth it for new tenants until the management gets a grip and shows more common sense with the tenants.
