When we were deciding on the moving out date (our lease was getting expired on March 3), we asked on Email whether there will be any penalty if we move out a few days early around Feb 25. To this, the official reply on email was no there will be no penalty and thus we finalized our move out date to be Feb 25. However, to our surprise we were charged around $450 accelerated rent. When we reached out to the community they simply said that while it was a miscommunication from their end but we would still need to pay them that charge. Hence, don't trust whatever Essex and Santa Palmia staff says even if it is over Email because they will not honor what they say since they probably realize that we people don't have time to take them to court. I do hope someday they meet someone who sues them.
Hello, this is Aidin shimrohammadi Sagharchi I filled out the rental application form on December 25, 2022, to check my credit history and background check I will be approved or not, and I even paid $450, according to the employee there is an advance payment, and if it is not approved, we will return the entire amount. I completed the credit application and background check form on December 25, 2022, at 12:35 midnight, and because I knew my credit was low, I announced a cancellation request on December 26 2022 at 8:00 pm, but there was no response from the customer until December 28th to announcer representative, until on 28 December 2022, I got reply response back and told me because you have submitted a late cancellation request and we will not refund any money And I was in negotiation until 10 days after the response time from their side and very unfair, I did not receive any response from their side, they still did not return my money. I won't go to court about my waste of time of around 20 days and $450 my money Please do go to this complex to rent the apartment because completely unfair and weird Very poor customer orientation and are very irresponsible towards customer requests, and they are also very time wasters and good word players.
If you are considering living at any unit at this location, PLEASE READ THIS! You are not moving into a modern apartment! You are moving in to a VERY OLD complex with a TERRIBLE fresh new coat of paint. I have lived here for about 4 years, and in the beginning, The honeymoon phase was honestly enjoyable. But very quickly we realized the horrible decline this complex and the management was in. This is by far the worst part of this complex. Due to being an old complex, the floors and ceilings are practically paper thin. If you are unlucky enough to live under someone, You will hear EVERY STEP, EVERY CABINET CLOSE, EVERY HAIRBRUSH DROP and you it will sound as if its in YOUR APARTMENT. I have lived under this condition and tried to be the good neighbor and kindly talk to the upstairs tenant. They have repeatedly claimed “It is not me”. Even though their apartment is a 2-3 bedroom as apposed to my 1, and the next door neighbor on my floor has also talked to this neighbor, they still deny they are the ones above us. Furthermore, their response is “If you are having a problem, you should move”. The Management has heard of this issue, and when I was contacted by Jennifer, I was told “I dont live in an apartment anymore so I don’t remember how that is”. Thanks for the compassion. I have talked personally with at least 3 other tenants excluding my neighbors about this issue in particular and they have all moved out due to it. I am following suit. Please, save your money and move somewhere that will see you as more than just a number or worse…a dollar.
I like my apartment however cheaply it is made. But the customer service in the leasing and community office is severely lacking. You can never find someone that works there. You can’t walk in and talk to them. Everything is through an app that they say they check but they really don’t. Fire alarms go off regularly and louder than a normal alarm. Drive in gates often broken with no communication on repairs. Access to amenities troublesome with non working keys and access etc.
Introduction of monthly fees to park cars has resulted in renters and sub-leasers parking vehicles for extended periods on both sides of La Strada Drive and all around Palmia park while the internal parking spots remain unused. This poses a hazard to renters as La Strada Drive is too narrow and was never designed to support parking or abandoning cars for extended periods on both sides. If motorists forced to drive on the center-line to avoid hitting abandoned cars on the sides of La Strada were to get into head-on collisions with vehicles coming the other way, there is potential for law suits against both the rental complex mgmt. for creating this parking nightmare and the Dept of Transportation (City of San Jose) tolerating it.
Apartments although look great are built with what feels like disposable cardboard materials, you hear everything that goes on at your upstairs and downstairs neighbors. There's no such a thing as going to sleep when you want and wake up when you want. Maintnance is horrible, you'll be opening tickets and no one cares to even look at them. On management team there's maybe only one person that cares about getting back to you but works part time. None of the looks worth the experience we've got - no sleep and stress at all times.
The apartment complex is great! The underground parking lot is pretty nice, the grounds are beautiful, and the actual apartments are good. Maintenance/repair requests are rather quick. The staff was wonderful before covid. Now it's very hard to get in touch with them. Our calls never get through. Last thing, upon signing, we told the leasing office we were only going to be in our apartment complex until July 5th (we set up our contract to specifically end that date as my internship ended the weekend before). We made it clear that we would be moving out that date or before. At the very end of May, they sent an email saying "Santa Palmia can't believe your lease is already expiring on 07/05/2020." The email goes on to say if you would like to renew with zero increase, you can let us know within 48 hours of this email. As we assumed that our fixed term lease would expire (as we told the leasing office, and the email we received on May 24th implied this), we were surprised to find out (when we actually got through) that we would have to pay for an extra 10 days (as "the message from the leasing office never got through) as we did not notify 30 days before moving out that we are moving out. So we loved the apartment complex, but not so much the practices of the complex. Be warned.
I wanted to view the apartment before putting the deposit and management told me that they don't let tenants see the place before moving in and didn't give a reason for it. I trusted my instinct to get the apartment just because it was a "special" unit meaning top floor, no surrounding neighbors (only 1 downstairs neighbor) and vaulted ceilings. I'm very happy with the place itself but on my first night there, I heard an alarm on our floor across the building and I believe someone's place may have been broken into. It sounded like an indoor alarm and then shortly after a notice was sent out about burglaries. Also, the leasing consultant I worked with made a typo on my lease and I had to call PG&E, USPS, Homeowner's Insurance, XFINITY, and all of my personal financial institutions to fix this. All they said was "oh that's horrible but I'm glad we got it fixed". I'm actually the one who caught the typo because their staff was all confused about building numbers and such. Also, I felt as if once the leasing consultants took my money for the deposit, they wiped their hands clean and tossed me over to call resident services and set up the move in time. Resident services NEVER answers the phone and I was extremely worried about moving in because I had been calling for two days straight and got no response until the day before my move-in date. When I showed up the girl in the office said she wasn't able to answer the phone because she was by herself---meaning short staffed. I'm sorry but how does a huge apartment complex charging an arm and a leg for rent short staffed? There are two major pieces of gym equipment (stairmaster & cable machine) that are STILL broken and I've been living there for almost a month. It's definitely only average---and nothing more. Parking is a nightmare because you are forced to park in the street where your car is prone to getting broken into. There are a ton of marked spaces on the property behind the gates but supposedly they're for tenants who "paid" to reserve the spaces but yet they've been empty 75% of the time. I'm reading reviews about rising rent prices and I am definitely getting nervous for when the time comes to renew the lease. It was a rocky start but so far, so good.
The fire alarms regularly go off, often times very late or very early in the mornings. Good luck sleeping through them. The hallways have NO ventilation, so hopefully you like to smell your neighbors cooking! The "security" gates are routinely broken, often for days at a time. So much for feeling of security. Break-ins and vandalism in the garage are pretty routine. Worst of all, they will nickle and dime your deposit from you! I spent an entire weekend DEEP cleaning our apartment, and the pre-inspection resulted in the maintenance worker saying "this is one of the cleanest apartments I've seen. You won't get marked for anything!" But they tried to charge us $175 for "full apartment cleaning" from our deposit. When I inquired about this they had to review pictures, then said they made a mistake. I guess they charge everyone the fees and hope you don't question it. Shady. They also say you need to pay for carpet cleaning, even though it's not in the lease. The lease specifies you will not be charged for normal wear and tear, only to repair or replace the carpet. However, they will still try to take your money. The lady I spoke with had the audacity to ask, "Why are you getting so upset about this? It's not even that much money." Are you kidding me? How unprofessional can you get? How about you front the $500 your shady complex is trying to steal from me, then maybe I wouldn't be so upset? I'm fully expecting one of their copy/paste responses from their reps (instead of actually putting some thought into their interactions with clients) on this review. Will update if they care to reach out.

I moved in thinking it was a great place. The place feels poorly managed. They have let lights near exterior elevators stay out for months. The recycle bins are gone most days. When they decide to do big maintenance such as repaving the parking lot they don't take the events of the neighborhood into thought. They did that on garbage day which meant even less parking than possible was available while they did that. Temperature seems to ride high in the apartment no matter what the weather is. One thing that is extremely annoying (especially with the drought,) there is not one parking spot in the exterior lot that doesn't get hit by the sprinklers.
This is a rare opportunity to live in Silicon Valley for affordable price with no compromise in comfort. Big community with two pools and gym, meticulously maintained area and landscaping, 24-hours guard. Resident's club offers a complimentary coffee and full range of activities - from culinary lessons up to yoga classes. Easy access to major highways and light rail, as well as full specter of shopping. Staff is very helpful and all maintenance requests executed fast and properly.
