I lived in Saratoga from May 2023-June 2024. I noticed upon viewing that they did not keep up with the care of the corridors. The pavement leading up the apartments were filthy. They never tried to get it power washed or anything. Racoons were climbing up the stairs digging in the trash and pooping (which was left). The apartment inside was initially nice yet began to fall apart after a few months. Maintenace request get ignored. My dishwasher remained broke half of lease with the maintenance team putting in "work order completed. My AC unit during summer months even at 69 degrees felt like we were living in a sauna! This caused my electricity bill to be incredibly high! Maintenance came and checked it out and stated nothing was wrong. The last 4 months of my lease I began to experience a roach infestation with broken promises that the exterminator would be out every Wednesday to spray. He came once and I never seen him again despite getting my name and unit added to the lease. The roaches were so bad when I cut on the lights groups of them scattered. BIG, SMALL, ALL!!! I talked to a neighbor that just moved in and she was having the same problems with roaches despite being there only a few months. when I bombed the apartment there was roaches even climbing on the ceiling!!! I could not cook a meal in my action the last 4 months of my lease due to the infestation. I pretty much got rid of most of my belongs due to the fear of taking roaches to my new apartment community. I had to ceased guest due to the embarrassment of roaches crawling up the walls frequently. And yes, I kept my apartment very neat!! Guest parking is terrible so you might want to rent a garage to ensure guest cars aren't towed. The Valet Trash service would sometimes skip over picking up trash despite it being in the trash bin provided. They gym stayed having broken equipment. DESPITE this, the apartment community was very quiet. no loud music or disturbances. The Office staff (Jared) seemed to be the only one that gave accurate answers to your questions without attitude. They enforce things when it's convenient for them and bounce back with different answers among them. Meaning one person tells you this and the next person tells you something else. I would advise not to be easily persuaded by the "upgraded" finishes in these apartments and let the dirty pavements be your first indication to look elsewhere.

I've been here a couple of years, so I'll try to be fair and cover important things to think about when looking here. The Good: Very pet friendly; one covered parking spot with each apartment; relatively quiet in the back buildings; package room is good (when UPS/Amazon/USPS use it!); convenient location to shopping/gas The Bad: Poor lighting on the grounds (60-70% of lighting is out); trash constantly overflows even though it is picked up 3x a week; no recycling available (one dumpster supposedly, but it's always full of trash); maintenance is sporadic at best - either showing up at 7am or just closing your requests without a peep - no note to let you know if they have shown up, either; HVAC units "work" but are old and sub-standard for the apartments and air filter is basically for show; office always seems closed; gates rarely work; pool renovated but zero shade; property "laundry room" consists of 3 of each machine; first floor patios have no privacy/protection (i.e. no railings); bottleneck at entrance with people coming and going; poor lighting in apartment bathroom(s); hope you like hardwood floors because it is 80% of the flooring for first floor apartments; poor drainage when it rains The Ugly: FEES! FEES! FEES! - be prepared to pay an additional $150+ in fees beyond the rent, and you can't opt out of any of them, including a "technology package" that is more expensive than paying any provider; landscaping anywhere beyond the front and around the pool is horrible, very little grass and a lot of unsafe areas (roots, pipes, and wires sticking up); people racing through the parking lot and up and down the street at night that has the only entrance/exit (which has zero lighting to see pedestrians, also); management is all about the dollar, raising rents drastically (avg. $300 up) last year for everyone "because they could" but no new benefits for the average renter, and they also won't work with you concerning rent payments should you need an extra day or two (late fees and eviction notices even if they know in advance) Overall, they are decent apartments but you can easily do better cost-wise with the same/better amenities. For the cost, they should have in-unit washers and dryers at least, and more modern HVAC units.

The microwave stopped working more than two months ago. Every time I contacted the office, they said that they would order a new one and would be replaced next week. however, two months passed, nothing has been done. The apartment is old and a lot of things do not work.

The has been a very bad 8 months living here so far. The "renovated" apartment was never finished or inspected for safety upon move-in. Wires, nails, electrical outlets left in cabinets and on carpets (major safety hazard/upper management negligence). Everything covered in plaster dust. "New" appliances do not work. Our fridge that was provided does not fully work, the office has yet to address this (8 months later). We moved in with 4 roaches in the sink. We have gotten weekly sprays but still kill about 8 roaches a day in just our kitchen. We have stopped using our kitchen because the infestation is so rampant. We have asked the office multiple times over our lease to fix the problem/transfer but have not gotten anything beyond "It is gross but it is your problem". The AC went out on a Sunday (when the office is closed) at record temps over 102. My family had to wait 36 hours for an AC repair and the temp was 95 in the house (safety hazard/negligence by upper management). No way to communicate emergencies besides a portal that wouldn’t be checked till 9am Monday. Maintenance staff is amazing, the office staff is negligent and lied about the quality of facilities before signing the contact.
The gates at the front are never closed. My car was broken into while in my designated parking space. Our bathtub and shower flaked and peeled. We reported it and they sent maintenance out. Maintenance told me in order to get it resurfaced it would take all day to paint and that the chemical smell would be very strong. That we would need to be gone for 24 hrs and leave the windows open to air out the apartment. As of writing this it is months later and it still hasn’t been done or even scheduled. The dumpsters have been constantly overflowing in the parking lot for weeks. There is dog crap everywhere there is grass. We have no plans to renew our lease. When we renewed our lease last time they raised the rent and apart from replacing the busted equipment in the gym, I have not seen any reason I should be paying more money to live here. I genuinely don’t recommend renting here if you can afford somewhere else. There are definitely worse places to rent from, but there isn’t much value in what your get for your money here.

When I moved in the fan in my bedroom was broken and the light in the kitchen was out. They wouldn't let me tour my apartment before signing the lease either so it was really sketchy. Not to mention the paint job they did prior to moving in was a joke and it was already chipping off upon move in. I lived there for over a year and the gate was out of service the entire time! The amount of noise you hear at night from people facing down the street is absurd. There was literally a shooting in our complex and not even a month later they let us know that they were raising rent $300/400 (I was in a 1b 1b not sure about the price change for other units). Don't rely on their online rent payment, it might say you can chose a date to pay but they charged me late fees twice when my payments were paid on the 1st.

Use extreme caution when deciding to live here or not. For now, my wife and I are residents here. We plan on getting a house soon, but have been very dissatisfied with this apartment complex. Parking is a joke. If you work late you will have to park a ways from your actual apartment. The AC unit we have is terrible. Last year, we had to put in multiple maintenance requests before a leak was found. This took place over the course of 2 months or so. When it was finally fixed, the maintenance crew left a mess in the bathroom and was never cleaned up; I had to do it myself. They also attempted to increase our rent by $230 more than the first year when we moved in. The apartment ain’t even close to being worth it. Our unit was “renovated,” in the most cheap was possible. Paint was all over floors and wall edges. My sister attempted to move in and was charged $100 application fee even though we’ve been good tenants, never being late or missing rent payments, and we were initial charged $75. When I’ve needed to talk to the front office about certain concerns I’ve rarely received straight-forward answers and they aren’t a super polite bunch. There are absolutely better places to live at in the area. This company and their corporate leaders are out here hustling people. It’s not worth what you have to play. They don’t take care of their residents the way they should.

I looked into your work order history and see there most definitely was an AC issue and the coils were replaced and the unit is working properly. We did not receive any complaints for the maintenance team leaving a mess behind and I apologize if that happened. As far as adding another Resident to your lease, it is our policy for all applicants to go through a background check which does require an application fee. Cars are towed all the time. It is horrible to have visitors, you never have visitor parking. I live in this place 2 years ago

You must still be very upset to leave us a review 2 years after you moved out. Our property does utilize a towing service to ensure all of our Residents have a place to park and neighboring communities are not taking our parking spots. We do require visitors to register their cars in order to park on the property. This is for the safety of our Residents. We put out quarterly reminders to remind all residents of the procedures and to prevent any unnecessary towing.
The community is quiet. Management has no compassion . My husband took a medical leave from work and because of a mistake with filing his paperwork he would get paid at a later date. He informed the office that he would be paying the rent late...they said have all it all by the 7th of the month which was impossible because because he wouldn't be getting paid until the 12th. They went to court and are having us evicted with no option to pay the rent or late fees. Its not like we were avoiding paying the rent we just needed a extension. So before anyone moves here please be AWARE that they will not work with you on paying your rent late . YOU WILL BE EVICTED! The parking is terrible 1 covered parking space which is good if you have one car...if you have more then one car then you either need to purchase a garage for $80 a month or another covered parking spot for $25 a month or you will have to park far from your because parking spaces are scarce. They also HAVE A ROACH problem my apartment was sprayed twice and there are still roaches. STAY AWAY!
The rudest assistant manager ever if you late on rent she threatens to put you out like she own property. They don’t work with ppl it’s very unprofessional. Will be contacting corporate office.

I was a bit skeptical because when prices are great as this it makes your imagination wonder. When I first came in and toured I saw a non upgraded apartment and they were really nice. I personally have a boujee lifestyle so I moved into the 1 bed with upgrades lol. I dont go to the front office much but when I do they are super nice and plus when they have resident events they always feed us. Also the square footage is really nice compared to most of the apartments in this area. Definitely recommend to people that are on a budget but dont want their apartment to look like it.
I’ve lived in 4 states and this by far was the worst experience I’ve ever had. The office staff is unfriendly and unhelpful. I should have known not to move in when they promised me a garage for 3 months and a week before move in said they didn’t have one. I treated to withdraw my deposit and look elsewhere and they magically found 2 garages by the end of the day. Then fast forward a couple of months. I fat fingered the numbers of my license plate into the system and they towed my car from in front of the garage I paid for... my reserved spot. They towed with zero warning, use a company 20 miles away and then charge $300 for it. Then when I moved out I had the place professionally cleaned and they kept 60% of my deposit!!! They said things weren’t clean even though I emailed them pictures showing how clean they were!

I really loved my apartment at Rockbrook and especially the staff. I would recommend this complex to anyone looking to live in Lewisville. The management treats you like you are more than just a resident. The maintenance is on point and understands how to fix things correctly. It was a pleasure living at Rockbrook and I will miss my apartment. Definitely a great experience.
The maintenance people didn’t know what they where doing and would be have to come into my apartment practically weekly and where mean about it with no notice the parking is a joke on Thursday Friday and Saturday I would have to park at a separate apartment complex down the street because there are not enough parking sports and by the Time now that I’m leaving I couldn’t park anywhere any day worst apartment experience ever
We had a great stay in the community. The staff was always courteous, willing to help and accommodate as possible. Any issues within the apartment were most of the time resolved in a timely matter. One important aspect that made us value even more this community is the integrity of the staff. We had to end our lease and move out due to professional reasons. Our deposit was given back to us with a detailed invoice as we expected. The only problem that we faced was the parking space which was very scarce especially at night. Overall, if you have doubts about this community, I can surely affirm you that it is a great place to live in.
Great apartment and good upgrades. You get what you pay for. Good size for what you pay for. Only one pool so it gets over crowed. If you get home after 7pm good luck finding parking. I live on the first floor and the neighbors above stomp like elephants and the office doesn't do anything about it. I would recommend not moving here if you are a light sleeper.
I've never written a bad review for anything, but I feel it's necessary for this complex. The management is deplorable, from the condescending attitudes of the leasing agents in the office all the way up to the property management company, Univesco. They have no concept of customer service- and this is coming from a resident who was never late on a payment for the entire year I lived there. Save yourself some trouble and stay away from this complex and all other Univesco properties.
I've worked primarily with Ana throughout my time at Rockbrook Village, and she has always been extremely helpful and attentive. Everyone I've talked to at the office has been helpful, but whoever checks mail could stand to pay a bit more attention. I had to order something off of Amazon twice because the first time it was delivered I was told it never arrived, and when I went to pick up the second order, I was handed two identical packages. This has only happened to me once, and has honestly been the worst thing that has happened while I've lived here, which is why I took off a star. Maintenance has been pretty average on response time, our first ticket took about two weeks but every ticket after that was handled within the week. The grounds are not super pretty, in fact it's only dirt outside of my building, but that's not a huge issue for me. Parking is being revamped, which is great, because until now it was so awful people were double parking in some spots overnight. There was absolutely no parking for guests. Rent is very reasonable and the location is nice, it's a lot less hassle to get on to the highway from these apartments than my previous home. My neighbors are courteous and I rarely hear loud vehicles driving through the complex. The bus stops right outside the complex if you've got school-aged children. I'm not certain yet if I'll be re-signing or moving in with my significant other, but I would be happy to sign another year lease here!
I really like living at Rockbrook Village so far. It's centrally located in Lewisville with lots of places to eat and things to do but sey back from traffic enough to make it cozy. The staff here are very nice, and make you feel like a part of the community. Though I've just moved I've already met the couple across the hall. Everyone I've met has been so pleasant. No noise complaints on this end either. The units are well priced for the square footage offered. I feel like I could make this place a home.
The complex isn't bad. The neighbors are friendly. Rent is reasonable. However, management is not. Maintenance is not quick. They don't take responsibility for anything. The AC was broken for one reason or another for a straight month before they figured out what the real problem was and fixed it. Meanwhile, my bill went through the roof and Connie could care less. She wouldn't help with the bill; she just said they did all they could. Apartment above us flooded, so it was raining on our apartment and maintenance was there until midnight cutting holes in the ceiling and setting up fans and dehumidifier. It was 2 weeks before they were finished with repairs so we could put our furniture and stuff back. Again, my air went straight up, apartment felt hot in the middle of summer and again, Connie said we did the best we could. That's just not good enough. We will not renew :(
We've been in this complex for almost 3 months. We love it! It is conveniently located near shopping, entertainment, restaurants, and just about everything else you would need. Great common areas including a pool and fitness center. All apartments come with one reserved covered parking space with the option to add more covered parking or a garage. Such a convenience to always know you have a spot when you come home. There is also an on-site courtesy officer that is available 24/7 for the community. After searching several apartments in the area, this was the best bang for our buck in terms of price when compared to square footage. We are just a little of $1/square foot and have 800 square feet in a 1B/1B. The staff is great and anytime you have questions, they are quick to respond. There are also a variety of community activities every month and is a great environment for families. Pets are also welcome with a deposit - no monthly pet rent which is a huge bonus. It is a nice, quiet community with lots of space that truly makes you feel at home.
I have had no major complaints about how the complex is ran or taken care of; the grounds are always kept up and the management is fair when dealing with issues at the complex.
When I first moved into Rockbrook Village it was a disaster. About a year ago new management took over and it has become great place to live. The maintenance team is very skilled and diligent and the office staff is awesome.
I have lived here for more than a year and I have very few complaints. The staff is helpful and all the tenants in my area seem nice and smile and say hi. I can say that unless you have a covered parking space, there isn't a lot of free spaces left at night. Other than that it's a great place to live.
They are good with maintaining the premises and honoring maintenance requests. The only downside is parking, spots are very limited if you are planning on inviting guests.
Overall, our stay here has been nice. However, it took 2 months to finally complete the repair of my AC unit that was continually running and leaking. My bill was through the roof and the apartments refused to compensate part of the bill.
