My wife and I moved in with such high hopes 3 years ago. Where do I even begin??? The gates were always broken, raccoons everywhere by the trash. Trash broke down all the time. Pool was always dirty. We went through 3 different managers in less than a year. We couldn’t walk out of our apartment without defending ourselves from bees. They wouldn’t take care of them no matter how many times we complained. Good luck with maintenance. Took them 3 months to fix my washer that was older then the apartments. You could follow every rule they have to leave and they will still screw you when you try to leave. A cleaning fee after demanding we have the apartment be professional cleaned with receipts be provided to them??? Do yourself a favor and stay away. You won’t regret looking somewhere else!
If I could give negative stars trust me I would. From the day we moved in there were nothing but issues. Loud neighbors, dirty pool ( they allow people to have their dogs in the pool ! ) and for a gated community the gate rarely works. FOUR property managers in less than a year ! After one year they raised our rent an exorbitant amount forcing us to move. Now upon moving out ? This is where the nightmare began. If you don't use the term " I wish to vacate the property " and those words ONLY , they will hold you accountable for the ENTIRE month , even if your move out date is on the 14th. Yup. That's right. I followed instructions saying we will not be renewing and they automatically moved us to a month to month !!!! Then after moving out. Heard nothing about our security deposit. I called, emailed and even wrote a hand written letter. Well I should have known. Nope. Getting nothing back - I paid $350 to have the apartment professionally cleaned but they still docked every little cent they could. $200 for paint , $115 cleaning and $1000 to replace the carpet which was awful when we moved in. ( my pictures prior to moving in didn't help us ) Well, they don't tell you before moving in is that you will pay sewer, electric ,pest control, trash fees, and fees to run the pool as well as an HOA fee - BEWARE !!!!!!! Please do yourself a favor and stay FAR FAR AWAY !!!!
Visited for several weeks and every night huge cockroaches appeared out of nowhere in the bedroom and bath. One night I stepped on one barefoot.
This place has everything that we need and more! Close to Siesta Beach and located right on the Legacy bike trail! If you want to settle down but not really settle down :) The Jacuzzi is such a great feature!
Saratoga Place... I moved in here in November of 2005!!! I must say that it has gone through some major transformations...some good but most great! Saratoga has been a place I have called home since I moved down here from Tennessee almost 15 years ago. The feeling of this place has made a 360 in terms of renovations and up keep. The staff is always super friendly and helpful. Front desk always eager with my packages before I even come up to the door....Where do you get this kind of service these days!? :) The location is perfect. You can ride your bike down the block to the movie theatre or grocery store. Local YMCA just a mile away even though they have a 365 gym right at the clubhouse. They have a lounge room with a huge screen for watching my favorite movies or catching up on the local news. Free wifi when you are near the amenities and a room to do some quiet studying. I must say as long as the price is right you can not go wrong. My little piece of heaven only moments from the beach. If you want to live in a place that sucks then Saratoga Projects is the place for you. The management really sucks. The dirty disgusting apartments suck. The parking sucks. The maintenance people suck. The ooutrageous rent sucks. The mold sucks. The cockroaches suck. The flea filled dog park sucks. Anything else you can think of sucks as well.
Saratoga Place is such a wonderful place to live. Been going on 3 years here and I just wake up everyday with a sense of peace and community. Location is prime and the pool is beautiful. The staff is always friendly and gets to emergency issues immediately. I literally do not even have to change a light bulb! Situated right off of the legacy trail, is any cyclists dream come true. Pool side cabanas on the weekend and plenty of outdoor activity. Tennis court, nature walks and the most friendly neighbors you will ever meet. I don’t expect the staff to solve my own personal problems or fix my life so as long as you are not expecting that there is no better place! Love that it has become more and more youthful instead of stale and stagnant. Stop in and see for yourself! Love love love this place!!!
The management company and staff are incompetent, rude and unethical. In the year we've lived here, we've had extensive mold issues, ants, cockroaches, 2 broken sinks and bathtub, silverfish, and mice. We're always treated badly by the staff. Brad and Vicky are extremely rude and disorganized. They may seem nice at first but wait until you have a complaint. And you will have multiple complaints! I would not recommend this place to my worst enemy.
This is a great place if you enjoy paying fees or random numbers that might end up being "accounting errors". You pay an HOA fee when you rent, Global fee for ?, a fee just to be given the privilege to pay rent on time, high utility bill for not living there for a month, Pest control monthly fee but pest control doesn't come unless you call to make an appt in where cockroaches and flies are the norm. Management is simply there to deflect calls, e-mails, and office visits. They treat you like you are the problem. Some times that were really enjoyable was when the water pipes broke for days and management handed out bottled water to residents. I really enjoyed when they "beautified" their office space and make it seem like it's a community lounge but really it's only open when they are in the office. I loved when they said they are renovating the gym just by painting the walls. Gym equipment is old and broken but management stated they bought a new medicine ball for the gym! Rent jumped up $250 in one year but we had to negotiate our way down to $100 increase for nothing done to the apt. Management likes to say "oh well it's not on the lease but corporate requires it". I also enjoyed listening to the 2 giant very loud dogs that lived below us. Good luck with parking by your own apt- they never kept track of parking spots and nothing came of the "parking audit". They now hand out fliers for residents to put in their cars to just call the office if you think someone is in your parking spot. They refuse to do anything with dead trees so they just fall, hitting your car, with any storm. You will have to watch out for buildings that don't have gutters or down spouts from Hurricane Irma (I am sure they will get to it?) until then you have to walk through Niagara falls to get to your door. I could go on.... these others reviews are pure lies or fake accounts. I will miss the raccoons and vultures that have taken over the open trash that make residents drop their trash and run.
TERRIBLE customer service. I’ve never experienced such poor service until they hired Brad. He is not helpful and does not have the interest of the tenant. There is no communication or sense of urgency. If you need something you better plan to walk into the building during business hours or you won’t get a call back. Brad is very rude and has talked down to myself and other friends that lived there as well. Vickie is nice but still will not reply in a timely manner. I haven’t had good communication since there has been new management, especially with getting information about leases. My friend signed her lease and did not get any welcome packet until 2 months later. She also was told that she needed to provide proof of employment 2 months AFTER she signed her lease and that she can’t move in without it even though he knew she was driving down with her stuff at that moment. Will not recommend this place ever. I decided to move to a new apartment that cares about the tenant and their needs.
We lived at Saratoga Place for a year and in the beginning we really loved it. The leasing staff at the time was decent, although they lied about many many things. Eventually the management company cleaned house and they were gone, but the damage was already done. We were promised a fully renovated apartment (you cannot see the actual unit you are renting when you apply, you only see the fully renovated model); we definitely did not get a renovated model. Our apartment had older appliances and the old floor. We had a bathtub that was unable to be used because it was PAINTED to look new and just peeled all the time. Maintenance was amazing and did what they could, but JRK Management refused to do proper repairs, so the issue was never handled. The front office staff (Vickie) is very nice and she will go out of their way to help you, but her hands are tied by JRK. They did a multi-million dollar upgrade to their leasing office and pool area, but the residents are still the ones suffering with maintenance problems. To top off our problems, when it was getting close to lease renewal, we asked and asked and we were told they have not received the paperwork from the corporate office. When it did come, with a 12% increase, it was literally 61 days prior to our lease expiration date...note: the lease requires a 60 day notice. Dosent matter that I had been requesting for months to get it taken care of. At this point, we still had only 1 working bathroom (6+ months of the tub not working) and other issues. We decided not to renew the lease. As of now, we are still fighting with JRK Tenant Relations for our security deposit. Or should I say, we are calling and emailing...but they don't have the courtesty to respond. So renter beware....this Property Management company is horrible. While the property is beautiful and the onsite staff is great, they just don't have the full authority to take care of the residents that pay the bills...I would HIGHLY recommend you go somewhere else...at least until JRK is gone...
Although the relationship here with the leasing agent started out okay during an in-person visit (although he did tell me to say I had only 2 pets, (and later 1) when I really have 3, so that I could: a) do an end-run around the stated maximum of 2; and b)avoid paying the additional fee and rent! When I asked what would happen when/if it was found out I had more than 1--he told me that no one (even maintenance) will care and, simply do a mea culpa and say that I had 'just gotten' another! What kind of business tells you to falsify information?! He also told me that the pet deposit was refundable (which I knew it is not). I applied, and was evidently accepted, though withdrew the application almost immediately as another apartment complex accepted an application. I asked for a refund of the $307, and was denied (no surprise) even though they NEVER ran the Experian credit check. As plans changed, and I did not move into the aforementioned alternate, I later made an in person visit (I am from out of state, and made two trips to Sarasota to apartment shop) to see whether perhaps there would be a unit that would work for me. The man was still on his 2 hour lunch break, and the only person on duty was busy with another client. I get that, I can wait. She told me to take a seat, and would be with me as soon as she was done with the other client. But for the 15 minutes I sat there (and I had MET this woman, and spoken to her on the phone) she never apologized for the wait, never asked whether I would like a beverage, never asked whether she could take my number to call later--completely ignored me, and frankly seemed annoyed I was there. I left. I didn't look back, so I have no idea what she may have said, but don't think it broke her heart I left. I originally chose SP because the Sabal floor plan is terrific, but after wiping the stars out of my eyes, I must agree with other reviews here--the walkways are dirty and seem neglected. The complex is not entirely secure--there are ways to go around the gates and simply walk into the grounds. I know--I did this. I can only imagine what actual residents have to go through to get attention when potential clients are treated so rudely. Look at the dates of the other reviews here--anything left with the last year concurs with this one. Beware the 100% 5 stars on their site--there are only six reviews, and they were ALL written between June 17 and August 11, 2017--seems rather odd.
The walls and floors are very thin and you can hear talking, music, television and snoring from apartments above, below and next to you. Many restless nights due to noise levels. Also, the Walkways and porches leading to apartment doors were dirty and sticky from garbage juice from leaky trash bags. Run!!!
As stated in my title, this was the worst rental experience I’ve ever had. Hopefully it’s the last one. Heather the property manager really thought she could get away with anything. She would talk to residents like they didn’t matter, she would start making things up over the phone stating my apartment smelt like marijuana when I got upset because I asked her 27 days before hand to move out, when it was supposed to be 30... the funny part about the smell she was referring too was that it was her new head of maintenance... which is even more hysterical. I had my A/C flood out 3/4 times into my apartment. Everytime it would happen I would get a response from the office like “oh that’s typical” GREAT! This place at the end of the day has a mediocre pool, gym and the condos aren’t that great.. if you like crap white counter tops and a fridge that can barley hold a turkey for thanksgiving give this place a call. Also ask for my friend Heather.. she’s very helpful.. NOT!
HORRIBLE move in. You would expect for the price you will pay for these apartments that the girls in the office would at least be ready for your arrival when you do everything you can in advance to secure the apartment! I arrived with NO keys left, no mention that they staff had nothing in order, no apartment ready. When I finally could move in, the carpet was old and stained and still wet from a poor cleaning job. There are paint touch ups that need to be done, and things that have simply not been cleaned. The balcony is very small in accordance with the website measurements. I stepped on an industrial tack because the tack strips are broken in the living room, and the carpeting barely covers some parts of the tack strips. Just overall an unpleasant moving experience. Paint splatters on the dark flooring, paint drips here and there, no seam work on the paint. Dirty balcony. Dirty hallways. Unkempt parking lots. Overall, for palmer ranch and the amount paid to move in here, I am very displeased. So far, the neighbor are nice. But these office girls need to get their stuff together!
Staff dont care about your mail or maintence request or loud music being played at 1am( call the sheriffs Office non emergency number). Staff is rude if your late by 5 mins to get mail or ask for service they have no customer service and I was told to my face she doesn't care the hours are posted on the wall and that im rude. I work the same hours of the office and can't get mail because they dont care and they wont fix pre existing issues with your apt and will decline request an charge you for it. Jim was better than the new managment im leaving once my lease is up.If I could find the corprate number id be calling but the website does not provide it.

I've been a resident for 5 months and there have been multiple changes in management in staff. The current staff are working hard to make the complex into a community and this is appreciated. There are some negatives as mentioned in other reviews; rooms facing the sun are warmer, construction is not stellar. But the onsite folks can't do anything about that. Some areas that need attention - bubble jets in spa not working, at times non-residents filter into pool, and trash area could use some security. Pool area could use a power washing, pavers are mildewed and slippery, an issue here in FL. All in all this is a good place to live. Judi

We have reached out to get the jets in the spa corrected, as soon as the work is approved this will be addressed! We have began pressure washing the property, we started with the buildings and will be moving to the pool area after that is complete!
I am a current resident at Saratoga and overall I give them an excellent above average rating ! They always go above and beyond satisfaction to make sure I am comfortable and secure in my home. Thank you ladies for all you do every day ! I viewed many apartments due to my pickiness and this was by far the best decision I could have made(:

We recently moved into Saratoga Place, and though we have hit a few little hiccups with pre-moving and moving, all-in-all we are quite happy with the move. The previous staff that we signed-on with lacked in fair amd appropriate customer service, where the current/new staff truly makes every effort to make sure the community is running happily. We are very pleased with the overall look and feel of the community, especially the modern clubhouse and pool. The quietness might be one of the top perks of Saratoga Place as we have enjoyed peacefully sleeping since day one of moving in--something we did not have at our last residence.

I will not give this Apartment complex even a star. Do not rent here. I have rented for over 23 years, four of which would be here. Never seen an apartment complex go so down hill. My price difference in 4 years is a over a 23% increase in rent and their utilities. I'm now paying a HOA fee. I'm not a home owner, nor have an association to go to. The base service charges, have also seemed to change on the cards the send you monthly. This has increased the most and now seems to fluctuate at their will. Find another place!!! The new manager needs to realize we pay rent. It's you job to listen to our problems and get them fixed!!!

We are sorry you feel this way. The HOA fee is a fee that is charged by the community of Palmer Ranch to help with the upkeep of the tree lined streets as well as the Legacy Trail. As for the base service charge that is a charge by our utility company. The management company as well as the onsite staff does not have any control, we would appreciate a heads up as well if there was going to be a price increase. We do apologize that you do not feel that the new office staff is here to help as that has been our number one priority since taking over the site in the last 30 days
We have only been here for a little over 4 months but are so happy we chose this place! The new staff are Amazing and fix any challenge we may have right away! It feels like we are staying at a luxury hotel instead of just an average apartment! My husband absolutely loves the Fitness Center and is there almost nightly! The pool is just Amazing as well with hotel like Cabana's surrounding it! We look forward to being here for a very long time!!! ~ Cathy Mills

Coming from a 6 year resident I couldn't be more happy. Maintenance is very prompt and leave you a note letting you know they were there and then today I even got a call to make sure my sink was working good. I never had that, so I am very pleased with the new staff and the effort and time they are putting in to make us feel important. Me and my wife want to say thank you, and I was told the biggest thank you is with a review. Great community, great staff and beautiful home. Highly recommend. Get a view of the lake, you won't regret it.

Unfortunately the bad reviews are true. My husband and I resided at The Saratoga Place from Sep of 2014 to Dec of 2016. Many of the AC units are 15 to 16 years old they are very inefficient. Poor insulation results in hot rooms on the sunny side of the apartment even with air cranked. our utilities bill in the summer months was literally 3 times more expensive than a previous apartment complex in Bradenton. $195.00 to be exact. JRK Holdings is a greedy company. The Saratoga Place LOOKS like a beautiful A apartment complex however it is poorly managed. When I read thru the other reviews and I see comments like, the gate is always broken, we had roaches in our Apartment, the office staff is very curt, they have not fixed lights in parking lot. I can relate to every negative comment and nod yes, we experienced that as well. My review is completely candid. We would not recommend the Saratoga place to any person.

2 stars ONLY because the apartments are nice, the pool is nice, the view is nice, location is nice, BUT management/workers in the office are terrible. They're rude and could care less about any problems you're having. We've been here for almost a year and it has been a terrible experience. The noise is horrible!!!! You can hear every thing the person above you and beside you does. Parking sucks, there's not enough spots. This place is not worth the price you pay....
They advertise property manager on site. I have yet to receive an adequate response to my roach issue. I moved in in Nov and reported it on the move in paperwork. I had Terminix come to spray again twice via work orders submitted. I sprayed personally with a Lowe's spray and the maintenance team came and pulled out the dishwasher to spray. Still live roaches!!! I contacted the onsite property manager Heather in 3 e-mails but she has yet to reply with an appropriate course of action. It is now mid March!! I am out of patience on this issue. It is so gross. The property itself is nice but I am recently completely turned off due to the roach issue and the poor management of that issue. A lot of residents in my building leave their garbage sitting out by their door for long periods of time. They are probably afraid of the raccoons (I have routinely seen 3) that are in the main dumpster at night. The maintenance crew did recently power wash the area where the garbage is left out. Also, the carpets were so dirty when I moved in it turned my feet black on the bottom. Yikes!!! I thought it was the movers but after the roach issue maybe not. Maybe the carpets were just that dirty. Yikes! There are some real issues and no management seems to respond.
I've lived here at Saratoga Place on Palmer Ranch for over 2 years and can't imagine living anywhere else. It's secluded yet close to all shopping and all that Sarasota has to offer. The management and maintenance staff are always so friendly and willing to help with any problem and any maintenance issues are taken care of as quickly as possible .... The amenities ...from the pool to the clubhouse and the grounds are always immaculate and constantly taken care of.. It's a beautiful ..quiet and secure place to live and I feel very grateful to be here
Ive lived here now for 2 moths and have had the WORST experience. The management staff truly do not care about you or the problems you may have in your home. Ive had air-conditioning problems the entire time I've lived here… THIS IS FLORIDA A-C is a necessity here. I haven't been able to sleep here some nights. Paying top dollar for this location gets you no where. Please do yourself a favor and skip this Complex.
Don't let the outer beauty fool you. Lived there a year and had ants, silverfish, broken dishwasher, broken washing machine, broken AC. Three weeks to a month to fix the appliances. Corporate management style that only cares about their bottom line. Poor insulation results in hot rooms on the sunny side even with air cranked and I hear the neighbor snoring so loud in the apartment above me, he could be in bed with me! A real disappointment and can't wait for my lease to be up to move.
you always get what you pay for but this place has all I needed without being too expensive. The community is gated and the complex is very quiet. It's within a very quiet neighborhood that has a very nice feel that you are "home" when you arrive. The pool is much nicer than others I saw when I was looking in the area. The gym actually has enough room and equipment to get a good workout in. The clubhouse has free computer access and wifi, a pool table, TV and complimentary coffee. Even though it's a very quiet it's also close to EVERYTHING. Target, Kohl's, the mall and just about every type of store or restaurant you would like. PLUS, it's 7 miles to the most beautiful beach in the USA, Siesta Key
