Property Ratings at Satori Olathe
Lived there for 1.5 years and moved out at the end of the second contract. The second week we move in 2020, the BH Management bought the complex. As we expected, once the contract ended in first year, they raised the rent for $300 for a 3 bedrooms apartment if we sign a 12 months lease. So we deciding not to sign for a 12 months lease. Sign a 6 months lease instead. During my whole stay, they added different features, so they can collect more from resident. They build "parcel locker" in the business center, and charged additional $5/ month (required). But all carrier drop off packages to my door. Valet Living trash service, collect trash from your door, it was free for awhile but started charing $25 plus the cost of public dumpster. Last but not least, common area electricity (leasing office, fitness center, mail room, public bathroom, etc.. ) added to the bill. After we moved out, we got a final bill for cleaning, painting, and damages. But when we did the final walk out inspection with leasing office management, they mentioned charges on painting and cleaning. Which I understand that part. They never mentioned to me "damages" on cabinet when we walk together for inspection. So beware all those expenses to live in this property. Also communication is lacking especially during power outage (we lived in newer building), sewer is unusual sky high in the last few months, even we are using same amount. I was told they will follow with resident after contact provider, but never follow up.

I've been here for about a year and a half now. First resident in my apartment and it's clear corners were taken during construction. None of the problems are end of the world, but things you would have expected to be taken care of with a new property have been treated as you would expect an older complex to do. I'm in a first floor apartment and you can constantly hear RUNNING not just dripping water from the second story A/C to the drain on the first floor. Kitchen water pipes freeze in the winter. Everything is still settling so cracks everywhere - window edges and trim in particular. The property is generally quiet, but you can hear cars on Plfumm 24/7. Of a night I can hear my neighbors through the wall and I constantly am listening to my upstairs neighbors stomping from room to room. Higher than expected electric bill - $130ish for a 3 bedroom. Dog/car wash area still hasn't been finished. Not hot tub, but nice pool area. Rent jumped $148 on renewal and only option was an 11 month lease even though I see they are now offering 16 month.
Good things: the apartments are nice - new, spacious, modern, and well lit. Washer and dryer are provided. Garage unit has room for car and storage. Pool is beautiful when it is open. Valet trash service was recently added, which is a nice benefit. Pet friendly place. The maintenance guys and leasing agent are really nice and helpful. Bad things: management is inflexible when it comes to late fees. Grace period is only 3 days and you can't prepay online. I thought I had paid my rent but had forgotten and they wouldn't waive the fee - for a first time offense. They also charged 10% of the rent! Speaking of rent, they are raising it $100s at time. They do not provide all the amenities they list on their site, such as the dog wash station or the car service area, which is supposed to have water and a vacuum but only has the latter. They do not have recycling, so you have to put everything in the trash.
Property is pretty but has a lot of problems. Insect problems, extremely high electric bills, slow maintenance, poor management, poor customer service, no sound proofing from outside or between apartments, frozen pipes throughout the winter, AND MAJOR increase in rent at end of first year of $300+ per month
Staff is very friendly and welcoming. Convenient location with easy access to highway, restaurants, and shopping.
There are few big complaints that overshadow the things that are good. The lack of parking, noise, and price. You can hear everything going on outside no matter the time of day, Pflumm is extremely loud. There are a few design elements inside the unit that don't make sense as well. The upkeep of the property, amenities, and the staff are great but I would not recommend.
Love living here. I am looking forward to more resident activities this summer.
I like living here. Beautiful apartment. But parking sucks and not real happy with maintenance right now
Had a lot of noise pollution due to traffic on the main pfflumm road.
In Feb 2021 when the storm hit the parking lots were pack, it is difficult to carry kids and grocery than walk-in cold for 300-400 yard but there is no other option. Most of the time if you are coming home late after 11PM it would be difficult to find parking spaces. I would suggest if you really want to move in finding a garage place or somewhere you can get extra parking space because this place has a huge limitation for parking. They do say many unallocated free spaces for parking but in reality, they should say few parking spaces.
There are many things that suck, 1. Noise Pollution it has a lot of noise pollution is on the main road side sometimes a bike or car passes in such speed that it sounds wake us up. 2. Parking Space It does provide garages but if you have guests they might need to park a lot far from the apartment. 3. AT&T Internet They have only one option on the internet which is AT&T that also sucks.
I love the size of the rooms, and the open concept in living/dining/kitchen areas. The natural light and higher ceilings also add to overall feeling of lots of space. Nice finishes and good storage. And the attached garage is a game changer!

First place I've lived in Kansas City, very impressed so far! Good location, beautiful interiors, friendly and accessible staff. Really looking forward to the pool opening, would be super bummed if that was somehow delayed due to covid.
Good value and very good community personnel. Doing a commendable job with the complexities of Covid-19. The maintenance personnel are responsive and efficient. The location provides everything you need along 119th Street and 135th Street and quick access to the interstate highway system. Recommend this to anyone wishing to downsize.
Braylin in the office and Michael in Maintenance are great. Braylin has continued to be very quick to respond and Michael has been amazing with my recent work orders. I love living here at Satori!
