Property Ratings at Savannahs at James Landing
Just moved in May 2023, been one problem after the other, and the new management has been terrible about taking care of it. They are avoident and the amenities are inoperable. And they are very slow to fix anything do to running a skeletal maintenance crew that are expected to be everywhere at once.
Every single amenity is broken or in disrepair (gym, laundry room, dog run, pool, volleyball net). Several street lights are out (at least two of them are literally broken in half). Most of the accessible parking spaces flood every time it rains. The dumpsters are treated as a local landfill, furniture rots in the parking lot. The grass is rarely mowed--except for the patch in front of the model apartment used for tours. Management does not seem to take work orders seriously. The deferred maintenance on the property has taken a toll on many of the apartments.
STAY FAR AWAY from these apartments. This has been the absolute worst experience I have had in an apartment. I’ll start by the apartment unit and complex itself : I moved in around July and the air conditioning has froze up twice and stopped working , the cabinets break off when you try to open them , the water still leaks in the shower , the door to the washer area keeps coming off the track , the garbage disposal is constantly locking up and not working , and let’s not forget to mention the fridge seals hardly grip , you will end up having to put something in front of it to stop it from opening . The blinds fall of from hardly touching them . The garbage is always over piled and filthy , the pool is so disgusting as if they never have it cleaned . It has been non stop . Something has broke or needed to be fixed since I moved in . It’s hardly not even worth putting a maintenance ticket in because you’ll be doing it NON STOP Let’s not forget to mention it took OVER 1 month for them to come out to my unit to fix anything when I first moved there . IT TOOK MY DOOR KEY BREAKING INSIDE THE DOOR FOR THEM TO COME OUT AFTER I MENTIONED ME AND MY SONS SAFETY . Oh yes , the keys are very hard to open the door and get stuck most of the time . The door knob has to be double twisted and pulled for it to shut correctly from the outside . The Staff : I have never encountered such horrible service . They never answer the phone and don’t bother emailing them either , they will not respond . So if you work .... good luck getting ahold of them to solve anything. You will get talked over when you are trying to discuss anything that may be wrong . They are so over priced and not worth it . I guarantee you will regret moving here and if you do you will see what all the negative reviews are talking about because I promise they are all true . I definitely see why they have a 2 star review now.
By far the WORST experience I've had renting an apartment. My wife and I were initially placed in an apartment that reeked of stale cigarette smoke and mildew. There was water damage throughout that was never properly repaired. On the first day moving in, our air conditioning unit stopped working (in August). We were told a new one was coming, but never saw one. After about 2 weeks we were moved to another apartment in the complex that did, sort of, have a working A/C unit but it couldn't get the temperature below 82 degrees. All the little things (just to name a couple - like having a rigged dryer machine that wouldn't shut off unless you opened the door and a toilet that would continuously fill with water unless you jiggled the lever.) added up and we asked to be allowed to terminate our lease. The management back then (its true - nobody works here very long) apologized for our experience and told us we could terminate with a one month notice without any penalties. This is where the serious problems with this place began, their administrative processes are beyond screwed. At first, we were told we had a credit. Then we received a bill showing we had been charged late fees on top of a penalty for breaking the original contract. After speaking to the office, they said disregard those charges and standby until we get you an accurate bill. My wife wrote emails and was never responded to. Long story short, The Savannahs chose to send our account, of a measly 200 and something dollars to collections, rather than contact us back. Naturally, we are currently disputing this. Needless to say, this place has been a nightmare.
I live here and can't wait to leave. I am 25% of the way through my lease and have not had a working washer and dryer since day one. I have had MULTIPLE maintenance tickets either be ignored or closed without the work being completed. I have made MULTIPLE trips to the office and the only thing I have gotten is bullshit, excuses, and ineptitude. I have no idea how this place is even operational. You'd be better off living in your car or just being naked in the African Savannah. Seriously, I would rather live on an actual savannah and have to contend with wild animals than spend any more time here. Go elsewhere, don't make the mistake I did. Learn from others, young man... In short, run.
Finally! A management company who cares! After years of being treated like inmates & being ignored or threatened if you dared to complain or request maintenance, tenants are being treated with kindness & concern. KELLY, KELLY, & DARLENE have the office running smoothly and address any issues that arise with cheerful expediency. Thank you ladies. We have tenant meetings & get togethers, tenant appreciation parties, wow! They have hired new companies for landscaping & pool maintenance and everything looks great! Best of all, the new property maintenance crew headed by Tony are friendly, fast & efficient. Thank you Tony, Miguel, Paul, Larry & Scotty, your hard work is so appreciated. Lastly, thank you to the owners & their management company for returning this property to the beautiful, friendly,fun place to live that it was. We all look forward to seeing what other wonderful surprises you have in store.

DO NOT rent from this complex. I have lived here for almost a year and I'm still having recurring problems with my kitchen. The maintenance staff are not helpful and after having my dishwasher and sink disposal flood my kitchen floor, they've just told me that "my problem" isn't a maintenance emergency, don't call the emergency line again. Save yourself the hassle, rent anywhere else.

The Savannah's at St. James Landing is an awesome place to live. The management staff is very friendly and helpful. If I have a problem with anything in the apartment; it is addressed right away. Living here I feel like I'm on a permanent vacation especially living 5 - 10 minutes from the ocean.
I've lived here for 9months. Apartment was completely upgraded prior to my first visit (New everything except a/c and water heater). Received a monthly discount on the 2/1 unit also. Maintenance is 24/7 and they do a good job. My only problems have been with a/c not cooling occasionally. They add freon, patch things up, and OK for a while longer. Really should replace old equipment. Well maintained and quiet grounds, except dirty stairwells which could use power wash. (Many buildings). Small but clean clubhouse has computer area, but printer never works. Nice pool and safe and peaceful for the most part. Nice grounds with oak and pine trees. Buildings surround lakes, providing lake views for half of the buildings, and parking lot view for other half. Nine months ago I was quoted a price on a one bedroom, and it has increased by $100. You can pay online, but not in advance.
