Renters beware the grounds look good but your experience will not be ...to give an example its been 8 months almost 9 and I haven't received my deposit...I just called and go a phone service person who told me I needed to call the office , which has clearly not helped. When I asked for a corporate number he couldn't give me one. The email address we as residents were given doesn't work. My ceiling fell in multiple times in the bathroom. I had leaks from upstairs that dripped down throw my light fixture. Many other problems which shouldn't happen. Also was very poorly lit and no assigned parking, so as a person especially a woman you would be stuck walking practically in the dark quite a distance if you came home later than 8pm.
We have lived here for 6 months and we have dealt with constant plumbing issues, rodent infestations, and electrical issues. please do not move here
I would like to note, I still believe this property has potential, yet with the state of current business, I cannot in good conscience recommend this property to others. My previous posts have been basically the same. My observations accounts for my experiences for the last 7 months. I have inquired as to the status of being able to use the workout facilities; to date I have not been informed that it is available. Outdoor Safety lighting has been out for over two months. Trash…. dirty diapers included… litter a section of the property for at least a month. Trash in the stairways have been there for six months. No matter how hard I scrubbed, I could not get the outside space free of stains and dirt. We cannot enjoy our porch (unsafe) due to the wood splintering under our feet and a mystery liquid and debris falling from the porch above. Maintenance request still unanswered. Water leak from upstairs apartment has not been repaired, to which causes holes, stained ceiling and an odor. My place still fills with Marijuana ATLEAST once a week from the vents. Consistent excessive noise overhead. Parking is not good AT ALL. Abandoned cars in the parking lot, taking up precious parking spaces. Speeding through the parking lot, I almost got hit one-night walking to my apartment. Individuals have been seen trying to break into cars. Although I understand that individual resident behavior contributes to my review, there has to be some sort of accountability. It is difficult to hear that the property being short of staff and the focus on the pool opening have been the reasons for the delayed repairs and the grounds remaining unclean.

All current residents were notified in June about the clubhouse and communication has also gone out to current residents in regards to the trash. We understand some work orders are delayed due to staffing struggles on property on which we are working diligently to fill all open positions. We hope within the next few weeks that all of your concerns as a whole are completed and we can continue to have pleasant community for all residents to reside.
Absolutely ridiculous. I came out to my car this morning, parked legally in a handicap spot with my handicap tag displayed in my window, with a sticker on my car saying I would be towed. People park over night in the grass, in the middle of the lot, and illegally in handicapped spaces, and they decided to threaten my legally parked car. I called the office and they insisted the tag was not in my window. I have had to park in handicap (not by my apartment at all) for the past several weeks due to the lack of parking, and I always remember to place the tag in my window. They then acting like they were doing me a favor by not towing my car. I will not be renewing my lease with this company, and I will tell friends and family to stay far away.

Living here is very disappointing. When we moved in our microwave was completely broken. The leasing agent said that was meant to be replaced before we moved in. After many maintenance requests, calling the office many times and contacting the corporate office we finally received the new microwave over 4 MONTHS later. When we moved in we also had a kitchen sink that didn't drain. It took 3 weeks for someone to come out and fix this sink. When they fixed the sink they somehow disconnected the dishwasher. It took 3 1/2 MONTHS to get someone back out to reconnect the dishwasher. It took us going to corporate to get any assistance. We also haven't had a working ice maker since we moved in. At the beginning of May they removed it saying they would be back "tomorrow" with new one, no one has been back and we have not heard any updates. We have two sets of outlets in the kitchen that don't work. A guy came & said someone else would be out "tomorrow" to look at them, never happened. Our air conditioner was leaking & someone was supposed to be out right away but no one arrived. We finally got ahold of someone 5 hours later & they told us to put a bucket under it then someone would be out "tomorrow", no one ever showed up. Getting ahold of anyone for anything is nearly impossible but if you do then they will tell you they will be out "tomorrow". Management is unresponsive to emails and voicemails, they do not answer the phone & they are closed during posted business hours. They will be attentive when you are wanting to rent but once you sign they will not talk to you again. It's very disappointing. Another thing is that maintenance requests will completely disappear from the portal. It's become routine for us to just resubmit requests weekly. We do receive confirmation emails for every submission so we have proof, but requests are mysteriously getting removed from the back end... A few smaller things are that the accent wall has a horrible paint job, light bulbs were totally missing from fixtures when we first moved in, hot water didn't work for the washer, HVAC exhaust filters were filthy, and other small things like that. We took care of all these on our own but these were all things that should have been done before they handed us the keys. As we talk to neighbors we hear the same thing about the unresponsive management & maintenance. We were originally planning to live here for few years but this very out of hand and difficult to live with.

Garbage areas were flooded, and I mean flooded with garbage that has been there for days...if not weeks! Stairways were full of mice turds! They said they had cleaned apartment for new renters and yet HAIR was in drawers, the tubs and sinks were disgusting, the floor was obviously never swept let alone shampooed, the refrigerator disgusting, mold in bottom of all windows, and yet it supposedly was cleaned twice? Some cleaning crew is sure scamming them! As I was moving a new tennant in, a current tennant told us to turn around and leave- find a better place. Her neighbor recently moved in and there was a gross pizza left in her oven. That may be worse than the crud we found. Soooo disappointing!

This is the worst complex i have ever lived in. The cost is insainly high for you to recieve zero service from maitinance and even when you go to the front office and speak directly with the maitinance manager they will give you a timeframe but then still not show up. The amount of goose poop all over the conplex is rediculous and the office will let the pet waist bins overflow for weeks at a time. The indoor pool was shut down for 6 months. There is no communication between the office and its residents. If it wasnt for the other residents and the pet community here I see no reason for anyone to put themselves through the hassle of living here.
Close to everything. Plenty of shopping stores and grocery store options. My pup really enjoys playing in the dog park and walking on the trail around the lake. She has made plenty of doggie friends and including Kayla in the office. I am so happy I chose Sawmill Village, the girls in the office are wonderful always there to help.

Pretty much the worst apartment complex around. Maintenance never addresses the issues. I have been in this apartment since 2016 and it has only been getting worse. Negatives No maintenance Maintenance tickets gets closed automatically without anyone addressing them Dirty walkways strewn with pet poops Absolutely no snow clearance done by maintenance. Only the walkway in front of leasing office and the sample apartment is kept clean to fool new residents. Garbage bins are always overflowing Water leakage on roofs that never get addressed Positive Location

I would love to help whoever posted this, but this was posted anonymously. We do track much of what we do. Our Service Techs are scored at 96% for closing work orders automatically. The industry standard is far less. The community was recently pressure cleaned. We have a compactor that went from being ran 5 days a week, to 7 days a week. One dumpster that was picked up 3 times a week, which was increased to 4 times a week. We do not fix roof leaks in house, we use a roofer. It is difficult to provide service for repairs that are needed when they are posted anonymously on line. Please call the office so we can help you.
If we can go below zero these people don’t even deserve that. We been in touch with a agent named Brit since last 2-3 weeks before moving from NJ. She made huge promises & told us everything will be ready by 7 . Today is 8th & we are still living in a hotel as our apartment is not ready . The appartment is in extremely bad condition. Everything is so dirty & smells so bad . I have a 3 year old & I can’t bring him in because of bugs & dirt . On top of that we are constantly requesting management to help us & they are not doing anything. We had a basic expectation of a clean appartment but we got a nightmare because of them . Once u sign the lease management won’t even bother listening to ur concerns . It’s so stressful & disheartening . Do not waste your money & time here .

This is extremely disheartening to see. Although I'm the new manager, I have heard more than good prior to my arrival. This is an extremely unfortunate situation. Fairfield Residential has very high expectations regarding the condition of a resident's new home. We are an older community, but this is not the norm at Sawmill Village.
Horrible experience! Several complaints about bugs! Dirty! The actual maintenance complaint gets rerouted to a general number and you speak with management in Atlanta. The local office manager doesn’t care about the tenants. Halls and pools are dirty. The indoor pool is rented out to public swim classes. Opening apartment private pool increases risk of disease. Why would people pay an inflated fee for rent at a subpar apartment complex when it is open to public. Very hard to get proper information. The online site gives incorrect information. When people move out and new people move in the apartments aren’t professionally cleaned. Outdoor balcony outside spaces are dirty and have pest problems. In all inflation of prices with no actual quality! Rude staff! Like a " Used car salesmen/woman ” Look elsewhere!

Thank you for taking the time to provide us with your feedback and we are saddened to hear that you are not enjoying your experience at Saw Mill Village Apartments. We do offer an online portal in which service requests can be submitted or you can simply contact us in the management office to discuss any concerns. If it is after hours or we are busy assisting other customers, it is possible we may be unable to answer your call. We do employ a third party call center to answer our calls in the case we are unable and they do have facilities all across the country. We also partner with a professionally licensed pest control company to manage all of our pest control needs. They maintain the exteriors on a regular basis and will treat the interior of any apartment home upon request. Lastly, we do work with a local swim school to provide swim lessons to our residents at a reduced rate at our community. We also allow them to register non-residents as we thought it would be a nice service to offer to people within the local community. The lessons are held only on Saturday mornings and they only take up a small portion of the pool leaving the remainder of the pool open for our residents to enjoy. In addition, we have a second pool located outdoors for use during the summer months. We have received a great deal of resident participation and positive feedback regarding the swim lessons from our residents and are so sorry to hear that you do not approve. Our maintenance team monitors the pool chemicals on a regular basis to ensure the water is clean and the chemicals are properly balanced as does the swim school team during their lessons. Again, we are so sorry to hear that you are not enjoying your experience with us and we invite you to contact the office to further discuss your concerns.
I have been renting for the last 10 years a 2 bedrooms, 2 bathrooms apartment on the third floor of the building. There are two apartments per staircase on each floor. I like the location, the floor plan and the vaulted ceiling in the living room. What I don't like is the steep price increase year after year. Also, there is little consideration towards the residents' requests, especially in winter time, when the sidewalks are covered in ice. The apartment complex is now under a new management and I am hoping for the best.
Sawmill Village is an older apartment complex that has a new coat of paint and a nicer clubhouse to bring in new tenants. This place is advertised as a luxury complex but could use some work to justify the price range of their apartments. Pros: Spacious apartments, newer appliances, gas stove/oven, private entrances, enclosed porches, large closets, and washer/dryer included, and an indoor/outdoor pool. Close to grocery stores, restaurants, and shopping. Close to I-270 Sawmill exit. Cons: Open parking causes spaces to fill up fast and garages are expensive at $60/month, maintenance is slow to respond to requests, pricing is inconsistent based on floor plan and sq ft, clubhouse gym is nothing special with only a few basic machines.
