The more affordable, less crowded neighborhood of South Emerson may not be experiencing the same boom as the neighborhoods to its north and east, but residents like it that way. It's quieter here, family-friendly, and safe. It retains its small-town feel, even though it is in the heart of the fastest-growing metro areas in the US. Located just 10 miles southeast of Downtown Indianapolis, residents can quickly reach the city's museums, theaters, sports venues, restaurants, and more.

Property Ratings at Sawmill Apartments
There’s roaches, but it’s gotten better due to extermination about once a month. The maintenance is good. If I have a problem it’s fixed by the next day. The rent has risen every time my lease ends, but it’s not the worse place to live.

I just moved in was a little nervous about the reviews but quickly realized it was from either previous tenants upset about rules and or just lies! I have been so pleased with my stay here so far. No pest issues maintenance has been prompt! Thank You Sawmill
No annual maintenance service. All charges robbed immediately. Office is closed. My car was towed without any changing parking lot permit service. I tried to renew my parking lot permit. Office door closed. My money was ROBBED. Super bad service!!!
It HAS ROACHES!!!!!!!!!!!!!!!!!!!!!!!!!!! Roaches.
What a mess! It's like the blind leading the blind, around here. I'm talking about the maintenance and staff. My apartment wasn't even close to being ready for my move in date! At some point they surely most know that painting over the problem areas doesn't fix anything! Worn out power recepicals, loose tiles ( look like installed by a 5 yr old) Shower not working ( they got right on it). Clogged tub drain- I took care of it. The list goes on and on. I'm here for the long haul. And....someone has sticky fingers, if you know what I mean. Hey, it can only get better!
IF YOU VALUE YOUR LIFE DO NOT MOVE IN HERE. I have had the WORST experience with this place. I moved in on a Tuesday with just me and my 10 month old daughter.... 1st thing: my shower water was freezing cold after 2 minutes.. I called twice about it. 2nd: my kitchen cabinets were held up by 4 different screws and bending at the middle also called twice about that so I could put my things away in the cabinets. 3rd: the NEXT Tuesday after me moving in I was putting my daughters things in my car at 6:30am and a guy in a van parked next to me was putting a bag in the back of his van had a guy with a ski mask push a gun to his face and steal his van.. I called the apartments to let them know I refuse to live there alone with my daughter and Rhonda the office manager said she completely understood that it would make me feel uncomfortable and she wouldn't see an issue with me moving out but it wasn't her decision to make. The guy "Leo" who is in charge of it was out for the week on an emergency matter. So I waited to go in to talk to him about me moving out. I went in at 10am on a Monday and she told me he had just gotten in after being off for a week to give him some time, come back about 2pm. I went back and Leo said that he had gotten the story from Rhonda... He then said there was NOTHING he could do for me that he would have to hold me to my lease. I now have to pay two months rent PLUS forfeit my deposit PLUS pay back the $200 special that they were running when I moved in, all to stay there for SIX NIGHTS. I explained to him that I no longer felt safe living there alone with my 10 month old daughter and he then went on to compare my situation to 9/11 he said "we can't guarantee your security, just like on 9/11 those people didn't know what they were walking in to" then he said "it's just like you going to Walmart you won't know what will happen, you can't guarantee you will be safe." I would hope my home would be safer over a business & I find it VERY offensive that he compared the situation to 9/11. He then said that he can't help it that people leave their cars running in the morning and people steal them. I explained that wasn't what happened, the man was putting things INTO his vehicle when it was stolen AT GUN POINT right next to me. You'd think they would have a little compassion for a single mother that JUST moved in A WEEK Prior.
Overall Sawmill Apts is a great place to live.My family and I have been here for 7yrs now. They have worked with us when we have been late on rent and they always come within a day when we call for their maintenance. The employees are all very nice.
