It's OK only good thing is your close to the highway and rio also it's not too loud of a neighborhood and la fitness is close by but definitely need to upgrade the areas

Overall, really do love living here. Everyone is really nice, the units are spacious and things are kept clean. The floors are really thin so if you have people above you, just plan to make friends with them so you can work with each other. I feel like this isn't unique to sawyer flats though. The area is great, lots to do. the parking situation is the best ive had, I love not having to fight for a spot

Love my home. Thank you Sawyer Flats. 4th floor is relatively quiet, but I think I have a new neighbor next door or beneath me. No idea what they are doing to make so much noise. All good though.

we had a very smooth transfer with the help of steven who works in leasing office. He helped us with all the paperworks and very helpful as well. The community is also quiet so far. Hopefully we will stay here for a long time.

Loving it so far! We’ve made our apartment so cozy and the amenities are great! The neighborhood is in a quiet part of rio but still close to fun restaurants and shops!

I like the area. Everything is close by from grocery shopping to a dinner and a movie night. The apartment complex is quiet for the most part and neighbors are friendly and respectful.

The apartment complex is lovely and the services are completed quick! Though the apartment has some cosmetic damage (messy paint jobs, dented doors, dented appliances, etc.) we love the area and the response of the complex teams!

Gabrielle was very pleasant to work with and made sure that all of our needs were met. She assured that our apartment would be ready to move in by November 26 before Thanksgiving, which we really needed

It’s nice and quiet, the landscape is pretty and well maintained. Staff are friendly, professional and respectful. The location of the apartments is very convenient.

I love the community and the neighbors. Location wise, it's very accessible to restaurants, parks, grocery, shopping center and public transportation. The amenities are also great.

Neighbors appear very nice. Staff in the main office are very responsive. Lots of amenities and grounds are always well kept! It is a relief to know any issues are addressed immediately!

A quiet neighborhood but the building is old. Thin walls, cracked walls, windows not sealed properly, leaks, all issues just covered with a “bandaid”.

The best and most affordable apartments in the Gaithersburg area! Maintenance requests are resolved quickly, making it a great place to live, close to all grocery stores and conveniently near the RIO for hanging out.

It is a nice and clean community. Not much noise except for the garbage truck. We are glad that It is accessible and nearby to buses, stores and gas stations.

Excellent location, great amenities, staff is very cool. Lots of things to do in the neibourhood, you got a variety of restaurants. Washingtonian Rio is very close and nice for walking.

Great location, management is not quick to respond to resident concerns and requires several attempts to have someone answer you. Maintenance however is wonderful.

Since moving to the neighborhood i’ve really enjoyed the peace and quiet in addition me and my wife enjoy being able to casual walk over to the rip lake front and enjoy a meal or even a movie

They have been very accomodating and good about responding to service requests that we needed for our apartment. Staff is friendly and will help as best as they can.

I love the community and the people. Neighbors are friendly. The location is very strategic. Accessible to public transportation, park and groceries. Environment is safe. Amenities were good as well.

Relatively quiet area. Feels pretty safe to walk around the grounds at night. Easy to walk to a multitude of stores and restaurants. Maintenance answers service requests quickly. The one negative is the pool is only 4 feet deep and you can't be in it unless there is a lifeguard. But I think that is a MoCo thing and not specific to this complex.

I’ve been living in this apartment for a year, and it’s been a fantastic experience. The location is unbeatable — everything from grocery stores to cafes is within walking distance, and public transportation is just a 2-minute walk. Any maintenance issues have been addressed promptly, usually within a day or two. The neighbors are friendly, and the overall atmosphere of the community is positive. I have had nothing but positive experiences living here these past 6 years. I can't imagine a better community to be a part of, or another neighborhood that offers such a variety of shops and restaurants.

I love it here going on our 3rd. Very convenient, easy to get around. Neighbors are friendly and mind their business. Lounge area is great for parties

The garbage situation is disgusting. To “fix” the overflow of garbage, there’s a huge dumpster sitting in the parking lot. It’s also filled with garbage and it smells. It looks terrible for the neighborhood. It’s too tall to throw the garbage bags in so people put their garbage right next to it. The package room is still a mess. Packages are still sitting there. I don’t know why residents don’t pick up their packages. Residents are leaving dog poop all over the place. It just looks bad for the area we live in

The location is great specially if you like going into Rio. Also, Sawyer Flats is pet friendly. The amenities are also good, like the gym and the pool.

Very Friendly office staff extremely helpful. can to the community because if my pit bull and it is safe to safe it’s very animal friendly as well

Beautiful community. Accessible to anything like shopping, park, bank, pool, gym, etc… Pet friendly community! Only downside is that thin floor and can hear stomping from above all day and all night long and can bring my mood down sometimes.

quiet and nice neighborhood, the apartment has a lot more spaces than i thought it would have. when I got into the apartment it was a little dusty and overall was cleaned nothing out of the ordinary.

Great place to live. Many restaurants and shops are walking distance The grounds are well groomed with lots of trees for shade. Beautiful communal area with a grill. Pool area is always clean

I am so grateful for how well kept this community is. From the upkeep of the apartments interior to the well maintained exterior of the buildings. Not to mention how well kept the entire grounds and outdoor spaces are. Special thanks to the maintenance crew as well as the office workers for making it all happen.

Thin walls and floors. Also, neighbors are smoking outside on balconies. Can’t leave windows open for fresh air. And when the trash company picks up the trash, it is littered throughout the property and there are greasy stains in the common area halls.

I recently moved in. Love the location and proximity to major highways and public transportation. Unfortunately, I found some things broken upon move in. I would think the staff would double check these things before having another resident move in. I also didn't have access to amenities at move in because the office ran out of fobs. I was excited to take my dog to the Bark Park and one of the access gates was broken. Doesn't make it completely unusable, but below expectations for sure. Not the ideal move in experience but I hope it will improve in the future.

The neighborhood is in a safe area but is a bit noisy due to age of buildings. Maintenance is not good. The leasing office staff is kind but sometimes seem overwhelmed.

staff is very friendly and the facilities are great! The grounds are kept beautiful. I rarely have problems, but when I do, the response is immediate - e.g., removed neighbor’s trash from the hallway, fixed garbage disposal problem, replaced lightbulb from ceiling fixture, etc. These responses mean a lot to me!!!

My apartment didn’t seem cleaned/wiped down at the time of move in, smelled like cigarettes. Dryer and toilet not working properly, and my mailbox doesn’t completely close all the way to lock.

Starting with the positives, the location is unbeatable. Walking distance to everything I would immediately need. Close to the highway for ease of commute. Apartment size is good. For negatives, the building management leaves a lot to be desired. Valet trash is paid for and not delivered. It's unsanitary and just unacceptable. Trash sometimes sits out for days before someone comes to collect. Maintenance is inconsistent. I once had water actively leaking from my ceiling and I had to be very persistent to get them to come fix it. Had to follow up twice before someone came. I've had a chronic problem with mice, maintenance came a few times and did not get rid of the mice. The only solution that worked was when I got a cat (that I now pay a pet fee for). Dryer needs to run 2-3 times before actually drying clothes. Can hear neighbors loudly at night. Overall many front line staff are unfriendly and unhelpful. Upper management has been ok if you can get to them.

So far it has been good. I like the location and the area is nice and quiet but the walls are a little thin you can hear everything. The floors as well , but overall it’s a nice plac.

I have lived here for going on 6 years and I would highly recommend this community to anyone looking for a forever home. Between the staff, amenities and neighborhood attractions it is a ten all across the board.

Great community! They are always quick to provide service. The staff is very friendly and professional. I like they are pet friendly. My pets love the dog park.

It's nice here I am still trying to renew my lease. The pool is nice and clean. I am having an issue with my garbage disposal, but their maintenance is rpetty good.

Lovely community - difficult to communicate with management, but they get around to requests eventually. Price is great and location is perfect.
