So I’ve been here for close to two years. I won’t even begin to tell you the hell the apartment complex has put me and my family through. We moved into apartment 126 (which was a transfer, and they gave us only 6 hours to move from one apartment to the next) and it’s been hell ever since. We moved in and you could CLEARLY tell, this apartment wasn’t cleaned before we moved in. There was blood on the blinds, the shower heads wouldn’t work. The carpet had nails sticking up out of it. The dryer wouldn’t work for months. And not to mention the air conditioner not cooling correctly. Our master is about 5x cooler than the rest of the apartment, our electric bill has been roughly 350-450 a month. The return vent was CAKED with dust and whatever else. They clearly didn’t replace it before we moved in. If you do a service request it takes about 3-10 days for them to actually come fix it. The pluming is terrible, our daughter’s bathroom has flooded multiple times. As of lately, the complex has become so trashy I can’t wait to move out of here. There was broken bottles outside on the walkway of our apartment. Clearly people that don’t live here use the pool closest to the office. They are here at all hours of the night with their music and parties. I promise you, you can find something soooooooooo much better, cleaner, safer and more than likely a nicer office staff. The management team are extremely difficult. When we told them all the issues with the unit we moved into, they would have rather have us move out then to make it livable. This is by far the worst place to live in McKinney. I promise you that.

I just recently moved out of Saxon woods. It was the absolute worst move out of an apartment I have ever experienced. First off, when you move out they are supposed to do a walk through with you so they can go over damages with you so you know what you’ll be charged for. When I got to the office the lady just took my keys and refused to do a walkthrough. Then I didn’t hear from them for a couple months after moving out. I already paid the move out fee so I thought I was good. Well I got an email from them of damages I was being charged for MONTHS after I moved out. They charged me $700 for carpet replacement due to pet damage…. I NEVER owned a pet and my carpet was left in good condition! Basically they just wanted to replace the carpet with vinyl and charged me for it and lied about me having a pet. When I called the office to ask, the man who answered was very rude, unhelpful, uncooperative and basically told me it wasn’t his problem. They gave me no time to pay this and immediately sent it to a debt collector within 2 weeks of me getting a notice. Unless you want to be taken advantage of I highly recommend living anywhere else.

The office staff is unhelpful and rude. It will take MONTHS for your maintenance requests to be taken care of. Too expensive for mediocre service. Could be a great community with the proper management and staff.

I have lived at Saxon Woods in total 5 years. The first 2 years were great when it was Cortland but the problems started happening immediately when the new/current owners took over. I'm very aware of transitioning and being accepting of changes but the new owners came in never answered phone at the office, rats everywhere, the pool was green for most of the year which sucked because I lived right next to it as my view. Only got to go to the pool one time in the last year we were there cause it was so nasty. When they took over they fired all the people that were keeping it maintained. When we were moving out they "lost" our paperwork and had us pay $1700 for damages to the apartment (1K of that being carpet damage we never saw). Be careful with this location. Electricy prices were always $175 to $350 with $250 being the most common! And this wasn't just us, we currently have friends that still live there and have had a $400 bill. They're quick to blame the electricity company but its too common of an issue with the location.

Here are some of our experiences: 1. Leasing team made a mistake on our lease. A 6-month lease turned into 12-month. So please check your contract when you sign it. 2. The apartment needed fixing of major issues, and the staff didn’t feel the need to fix in a timely manner and there is a lack of communication between the management, the maintenance team and the tenants. You never know when your stuffs will be fixed. And that’s frustrating. They promised a lot of things but never able to keep their words. We had to chase after them to get things fixed. For example, we had a sink in the master bathroom that was already broken before we moved in. They said they put in the “emergency ticket” the first day and it was not fixed until 5 months later, which we had requested to be fixed upon signing the lease. 3. The management had no respect for men. ?Upon coming to the office to inquire about our damaged items. My husband was treated as if he was bullying the manager when he had not used an elevated tone or foul language. That’s a perfect example of bad customer service and a person abusing her power. If you don’t want to have tenants asking you when things will be fixed, do your job right. Actually actively communicate with them instead of being passive. And treat people with respect and don’t talk down to them because they are young. 4. Security Deposit is taken regardless of personal care. This is unbelievable and very unethical. Honestly, I always believed in second chance and I didn’t expect that the apartment is just going to be greedy and unethical from the beginning to the end. The tenant before us left the apartment in a really terrible condition, and since we had a rush moved in, they never fixed a lot of the things. They made up a bunch of excuses so that they could take our hardworking money away: 1. Charging us $200 for chewed blinds? We don’t even have a dog 2. $50 drip pan replacement? We left in a cleaner condition than we first moved in. Why are we paying for your renovation? 3. $25 shower recaulk? The caulking was already bad when we moved in and we left it in a cleaner condition than we first moved in. It is extremely unethical to charge people for the things they didn’t even cause. If you want to save yourself some headaches, stay away from them. They are not luxury especially when it comes to customer service.
They make you wait for long. They would not provide the details on same day. Instead you get appointment for another day only to tell you nothing available for my budget. Staff should be trained to respect and value every once time. I can't believe how this property has 4.9 rating in spite of that many single star reviews.
My neighbor had three packages stolen out of their stupid parcel room so I have my stuff shipped to a friend's house. The most luxurious part of this whole place is the office because all your money goes to maintaining their glamorous office to impress potential tenants by showing hey look how awesome our offices this is where all your money will be going towards our sales people having a place to sell horrible apartments in luxury. it should be described as nasty apartments with luxurious office.
Since the Connor Group took over, it was a Nightmare! The office staff is awful, Traci the Manager is the worst! She comes to your apartment and tells you your rent is going up by at least $ 200 per month if you renew. Bragging how much she could charge some “new tenants”. They came in and painted the buildings, put up TV’s by the pools. They spend all the money making “improvements” but not dealing with the real problems. Started a Parcel Package Room HA!!! It’s a room full of metal shelves with your building number on it. Your package may or may not be there. Anyone can go in and take anything! The apartments are old, moldy, and disgusting! All they know how to do is patch and paint over. The gates are Always broken and who puts speed bumps by the gates?? The dumpster on the weekends looks like the city dump. Rats, terrible maintenance, dog poop everywhere. They are frequently on Fire Watch, the don’t take care of the real problems!
RUN! This place is a nightmare. I had lived at Saxon Woods for over 8 years, and when the new management (The Connor Group) took over, it felt apart. If you need any maintenance, just know it will take forever to get anything done. They will keep blaming it on COVID, but after 6 and 7 months, that excuse is not acceptable. This place is older and the work they have done is not great, so you will have issues. I have a leak under the sink that they never fixed, no matter how many times I requested it. I had two bedrooms with 2 baths, and when one of the toilets broke, they told me it wasn't a priority because I had another bathroom. It took almost a month and a half to finally have it fixed correctly. When they did come, they weren't wearing masks so they must not have been that worried about COVID after all. Traci, the manager, she will say anything to get you to be happy, but don't let that fool you to think that will actually follow through with anything. Oh, except take your money. The grounds are dirty, the dog parks are kept up, if a tree falls over because of a storm, it will sit there for weeks. Sigh. This place is not worth the money. There are too many other places to rent. RUN!
Ever since the new owners, The Conner Group, took over in Dec 2019, their poor leadership has been brought to light. In my apt building alone, half have already moved out...the others are waiting-out their lease. No joke, the management has been tone deaf to its residents' complaints and their ridiculously long response-time to fix issues is why most of the people in my bldg are leaving or have already left. 10 years of living in different apartments and this has to be the most inconsiderate leadership I've experienced. As gorgeous as these apartments are, the poor attitudes in the office when you have maintenance issues is eye-opening. It's a pity is what it is. Facts: There is NO apartment-wide WiFi, there is NO car wash station. LIES. Their Parcel Pending "lockers" are literally just racks where you search through to find your item. Their trash valet is terribly inconsistent as well. I've lost count of the time I've contacted the office to have our trash picked-up. It should not be that difficult to do your job.
The new management group is awful!! This place was taken over by the Connor Group in Dec. 2019 and it has gone to crap. The dog parks are always nasty, there’s currently a tree from the storm fallen over in the dog park. The pool is GREEN. Straight up green, it has been all summer. Kids that don’t live here have jumped the fence and been drinking/swimming in the green pool. They also come and use the basketball courts. They leave trash everywhere. The SWAT team was here the other morning and we were told it was “medical emergency”, turns out it was someone barricaded with a gun. These are things we as tenants have the right to know. DO NOT MOVE HERE. Do your research on the Connor Group, they have bad reviews all over the US.
About 8 months ago Saxon Woods changed management and the complex has not been the same - new mgmt team is rude; light bulb on outside of my door was never replaced after multiple requests; paid for pest control and in the 16 months i lived there my apartment was never treated. When i decided to move and gave my 60 day notice, mgmt texted weekly asking for new address and asked "what can we do to get you to stay?" Trash picked up was reduced to 3 times a week, yet you pay for daily trash pickup. Lawn care never blow walkways free of debris after mowing. And they wanted to raise my rent. Ha! I would not recommend this place to anyone.
This apartment complex is a joke. Do not move here. New owners, management is a desaster. Maintenance can't fix anything. We had to hire an outside repair company to fix our refrigerator. We are talking to an attorney to get our money back from the complex. This is Texas law. Grounds are trashy. Dogs poop everywhere and owners don't clean up afterwards. Apartment people don't care. Noisy. Supposed to be smoke free complex, but smokers everywhere. Cigarette buds all over grounds. Drugs around. You can rent a 3 bedroom house cheaper than what the charge for a 2 bedroom here. Please, look out for yourself and don't move here.
The bad recent reviews are spot on! This was place amazing until December of 2019. That is when a new 'luxury' management company bought the place, and it has been pure hell since then. DO NOT LEASE HERE. No one has any clue what is going on (if you got into the office and talk to 2 different people, you'll get 2 different answers and then have to keep following up). Maintenance is a joke (took almost 2 months to fix my request). They give you no warning they're coming weeks later, and just walk in your home which is a problem. With no warning (and they don't wear a uniform), how am I supposed to trust it's actually maintenance? The property is full of overflowing trash cans, and dog poop everywhere (and rats). Things the previous company kept picked up. They slapped the word luxury on everything, but this company is anything but that. I agree, the paint colors on the buildings now are horrible! I haven't met one person who likes it (why paint 5 different colors on one building?!). For the money you have to pay to live here, find somewhere else. In fact, find a true luxury complex that will treat you better.
Buildings are being repainted red, blue, grey, and black. All those colors are on each building. There isn't enough parking unless you pay for it. There's a rat infestation in some buildings. There's only one dumpster and its always overflowing with trash (wonder why there's a rat problem?) Things take forever to get fixed, for example the front gate has been broken and propped open for a month. It costs extra to pay your rent online, and the app is horrible. The staff is friendly but they will not return calls, even if they tell you they will call you back. There's no longer security on call and watching things. There are hidden fees in your rent.
02/02/2029 Long story short, if you live here move, if you’re looking into moving here don’t. There are better places out there that aren’t raising rents by $100-150 for new tenants to pay for repainting the buildings some ugly combination of red blue and black. They’re not taking care of the property and the staff is rude af. Dog parks are now disgusting, no waste bags and the cans are over flowing, people are resorting to piling up the dog poop so it stays relatively clean. Most of the buildings have a rat infestation they are blaming on the previous management company and not doing anything about it. Maintenance and management are entering peoples residences without prior notification. Rents are being raised and fees are changing even though people are under lease without notification. Paying your rent online now costs close to $30 each time, or you can bring in a check or money order. No more easy online payments. The office staff is still condescending and rude when it comes to issues, they are continuing to blame the old management for issues.

Saxon Woods is a comfortable and pleasant place to live and has made transitioning to apartment life much easier than I expected. The apartment itself is beautiful and the community is friendly and safe.

Saxton woods is such a great place to live. My wife and I moved here on short notice and we couldn't be happier. The management and staff are amazing, the units are very nice, the grounds are exceptional and the location is good! It's a great spot to call home!
I owned my home before I moved here. I lived there for 36 yrs. I have enjoyed apartment living so much, & hope to continue living at SW as long as I can live at home alone. I said home! This is what I feel living here. At home

This is my first time to live in an apartment since college, which has been a few years! It has been an experience and I am so glad I selected Saxon Woods after it was necessary for me to sell my two story townhouse and move to an apartment. I feel like it is probably the best Apartment Complex in McKinney.

Saxon-Woods Apartments has far exceeded my expectations. When I first moved to McKinney, I checked out a number of apartment communities and was, frankly, disappointed. When I checked in with Saxon-Woods, I was immediately impressed by the friendliness, courtesy, and knowledge of Shelby, the representative I worked with. She seemed eager to meet my needs, and kept me informed until I was ready to move. Ive been here since March and am impressed with the cleanliness of this well maintained facility. When something needs repaired, the maintenance team is right on it. I particularly like working with Mike. I love the trees, the meandering pool, and the monthly get togethers. I have already recommended this place to several people.

Great place to live, close to amenities and caring staff
I have lived here for several years, and am very pleased with the amenities, and services. Even when downsizing became necessary, I chose to stay in this community, and simply change units. The staff was very helpful and accommodating during this time for me. I have always had a friendly, enjoyable experience with office staff and maintenance crew. Any issue I ever had was quickly resolved or explained to me. I will probably live in this complex until its time to buy my own home. I really do love living at SW!
Grounds are beautiful. We wish the pool was open. Seems when we go over to use it, it is closed. The staff is friendly. Maintenance people are helpful and professional. Recently upgrades were made to the fitness room. Often at least one of the treadmills is in a status of partial functionality.

The complex was attractive and looked well maintained when I was looking to move to an apartment. The staff was friendly and very helpful. I was interested in an apartment with an attached garage, and Saxon Woods was the only complex I found at that time with that feature. My apartment was a nice size and looked attractive and well maintained. It is an older apartment complex.
Quiet, safe, and friendly community.
Saxon Woods is a community that brings everyone together through weekly if not daily events such as breakfast every Sunday morning, Yoga classes, Holiday events, etc.The property is always clean and the apartments are maintained very well. The neighbors, office staff and maintenance are polite. Ive enjoyed my 3yrs living here.
I have an issue with the neighbors not cleaning up pets waste. Its very inconsiderate. I also feel that maybe some type of patio pavers leading to the back stairways would be a good idea to avoid walking in the grass with the dog waste. Other than that issue Im very pleased with the community.
Nice ,Quite and convenience
The children's playground! This has been a big concern for me, as I would never let my grandkids play there. It's very sad. My understanding is that it's scheduled to upgrade in September. It's sad to throw good money into the current location of the hidden playground. They could easily split the big dog part in half & put the playground there. People could actually see the kids playing in a more safe environment. This work scheduled for September is just ridiculous and no one seems to care! The other thing is that we definitely need speed bumps coming into the community along the first section of bldg #1. People just speed right though this area and we have lots of kids and many others that are walking through this area & I can see from my patio just how fast people are driving, with no regard to our 10 mile an hour speed limit. Other than that, I believe Saxon Woods is a great community.
If you have extra money laying around for unplanned expenses that you will be required to pay due to lack of management communication, this is the place for you! Fantastic apartments though with great finishes.
I will like to comment on the manager Jessica , she is a wonderful lady and very professional she shows love and care to everyone, together with the rest of the staff they are always there to help you for anything you need with a smiles on their face. They Work as professionals. I appreciate everyone. A good place to live.

Saxon Woods is a great place to live.The grounds are kept very good and the staff is fantastic from Jessica down to the whole crew. Everytime I have a question they solve it my family and I have no plans on moving we are very happy here and plan to stay for many more years.
Im truly impressed with how repairs are taken care of so quickly and efficiently.
Love living at Saxon, its in a great location. The elementary school is really close by, the complex is always clean, I love the gym & the events they have for the community.
