Echoing other recent reviews- the quality of this building has deteriorated. High staff turnover and constant safety concerns are the new norm. Fire alarms go off all the time and are exceptionally loud with strobe lights. Homeless people make their way in, in part because there has been NO GARAGE DOOR FOR MONTHS AND MONTHS leaving the building vulnerable. Staff are rude and unhelpful and do not follow up on concerns and complaints- including residents smoking on balconies, using balconies for dogs to use as bathrooms, and dogs peeing all over the carpets in hallways. Building isn’t kept clean with trash in stairwells and hallways. I would recommend spending your rent money somewhere that feels safe!

We appreciate your feedback! To address a couple of concerns that were raised, the garage doors have been ordered and are set to be installed as soon as they arrive. Please keep in mind, we do have a security company that is onsite every night for 4 hours who conduct on foot walks of the property. You are also able to contact them, as a resident, if you see any unusual activity. In regards to our hallways, we have professionals who come out quarterly to steam the carpets. We do hold our residents accountable when it comes to smoking and allowing pets to use the bathroom in the hall/balconies as they are fined for these actions. Further action is taken if it's repeated. We understand the fire alarm is very loud with strobe lights as this is the best way to alert and remove everyone from the building in case of a fire. This was the absolute worst apartment experience in my life thus far from start to finish. Our move in was a complete mess. We later realized that nobody ever knew what was going on in the office because management is constantly turning over. In the 10 months we stayed in this horrific lease, we saw at LEAST three separate managers. Further, the handoff process for their documents is nonexistent. The regional manager – Michael – is kind enough, but seems to have no idea what actually happens with the management team at SB1K. If you think about moving here, they talk all about their amenities, but don’t take that at face value. If you want to use the resident lounge, you have to pay $350 (!!!!!!) dollars. The pool is disgusting. It is NOT salt water and our friends saw a homeless man bathing in it on more than one occasion. They also have mice. We caught FOUR mice in less than 2 weeks. We also had friends on the first floor catch videos of mice on her cameras at home. When we called to report it, they assured someone would come by to exterminate. More than TEN DAYS LATER someone finally came, threw some poison behind the fridge and stove, and called it good. When we decided to end our lease one month early because of this, the manager at the time said she understood and would allow us to leave. By the time we completed move-out, this manager (the THRID manager we knew of in our time there) had left. The new manager said she was not handed over any info that we were allowed to end our lease because of these health hazards, and she tried to charge us OVER $6,000 to leave. Finally – it’s blatantly unsafe. The doors are constantly broken (INCLUDING the garage door), so people from the outside can get in at any time (hence people bathing in the pool). During one of our last weeks enduring this place, we were woken up at 2AM by someone running their shoulder into our locked door and trying to get in. While I called 911, my partner tried to reason with the intruder. He started showing videos of explosions, violence, etc. through our peephole on his phone. Not only did the property management not care when we sent the video to them, they also did nothing to notify residents that this occurred nor did they even send a simple email regarding safety. The 911 operator actually told me other people were calling in about the man outside, but NO SECURITY WHATSOEVER was anywhere to be found in or around the apartment complex.

We do have multiple common areas at our community available for our residents to rent. We require a $200 rental fee only if the resident would like exclusive rights to the space along with a $150 security deposit that is returned when the space is returned back in its original condition which is standard for any rental space. When your pest control compliant was brought to the office's attention, a outside professional was onsite the next day and his method of treatment was industry standard. Many of your safety concerns brought up have been addressed since your departure including doors being fixed, new garage doors purchased and soon to be installed along with many other items. I have lived in about 8 luxury apartments throughout Denver in all sorts of different neighborhoods and I used to manage apartment buildings as well so I have a pretty good grip on how operations work. The good: Location, the actual inside of your apartment is nice, layout of apartment is ideal, maintenance is quick for issues you have within your apartment, friendly neighbors, dog lovers throughout the building, events. The bad: From the second when I received my keys and they did not open half of the doors on day 1 until this very second with the fire alarms going off for the third time this week...please trust me when I say to RUN RUN RUN. You will be better off paying a little bit more at a different apartment building in the area. When I first moved in, the doors within the parking garage to get into the building did not work and I couldn't get into the building. I asked over and over and over when they were going to get fixed and they kept delaying it. To this day I still don't know if they work because one day I decided to park on the street to carry groceries in and my car got STOLEN that night. Our other car got broken into one of those nights that the garage door was broken. Things like this happen with city living, but this is why you seek out at least a functioning garage - it won't happen here. I finally got my car back and it got stolen a second time FROM THE ACTUAL LOCKED garage. I never got the car back. Fire Alarms... They will go off at 3AM on a Saturday, 1AM on a Monday, 2PM during the day. It is never ending. IT IS BAD. Alarms do go off once in a while in these large buildings, but this is a common occurrence here. This week, people are lucky to hear it three times! The pool is absolutely disgusting. We refuse to use it and would be embarrassed to have people over at it. There is poop literally everywhere. This is not managements fault but it shows the type of people you live with. Dog poop on the sidewalk, in the road, all over the grass to the point where it can't grow. It's honestly disgusting. You will step in dog poop while living here. ALSO they sent me to collections for my move out. They never sent me an invoice through their portal or to my new address they provided so I assumed I didn't owe anything at move out. I even logged into my account and it said I owed $0.00. Months later I found out they reported me to collections. Make sure to reach out to them after you move or your credit will be screwed. DO NOT MOVE HERE.

As previous reviewers have said, the fire alarms go off ALL THE TIME. They have come up with a new excuse every single time for they go off, but no other building has this issue so obviously this building has an issue. You can expect a fire alarm probably once a week, so good luck if you have small children or animals with any type of anxiety. Oh and on top of that, the doors are constantly broken as well. The garage door is broken a couple times a month. The gates to the courtyard do not lock, so anyone and everyone can just push that bad boy right open. Unfortunately no one in the office seems to care. The building has potential, but they will just try to raise your rent when the lease is up despite all the issues here. Would not recommend.

There were no faulty wires or fires in any of our apartment homes. We believe this incident to be the result of a resident vaping while passing through the garage door area. The fire alarm will wake you on random nights. I don't mean the smoke detector, I mean the air raid level sirens in each unit supposed to alert the whole building. There's a frustratingly unhelpful gentleman who works in the office. Constant construction. Pool area trash doesn't get emptied on the weekends. This is the busiest time and when it's most needed.

Great location next to the light rail and Broadway, the neighbors however are not friendly, and the rent prices are expensive. The dog policy however when i signed was very accommodating.

1000 S Broadway use to be a good place to live until avenue 5 took over. I’d recommend staying clear away from avenue 5. Unsure if they are super new to the apartment leading game or just cheap. It seems as though they can’t get it together. Thankful I have no had to put in a maintenance request in because I think it might take them months to fix whatever needs to be fixed. I’d spend the money and live somewhere else, you’ll be spending that money anyways due to stolen items: car break-ins, stolen packages, someone even stole an old pair of muddy shoes left outside the apartment for a bit. My husband and I have been here for 1 year now and we love it! The apartments are so bright, open and updated. We have met many neighbors that are now really good friends. The staff are so kind and really willing to help with any issues that come up. We love the amenities. We use the hot tub year round and are at the pool pretty much every weekend during the summer. It's a great space to invite some friends over for dinner and grill out poolside. The community is super dog friendly which we love for our pup. Finally, we love the location. Sprouts is across the street making groceries for dinner a breeze. We bike to wash park during the summer and walk to Maria Empanadas or Adelitas down the street. We walk to the the lightrail and take a short ride into the city for date nights. We are so thankful that we moved here after we got married and are looking forward to another year at 1000 South Broadway.

I do not live in these apartments but I felt that someone should know that after reading how the property manager responds to people on here, I have deleted this from my list of places to look at. I think a little respect can go a long way. Someone should probably talk to this person about the way they are representing this complex.
Beyond frustrated with the most recent event to happen to me. I have been very patient with several things since living here in 2016. I recently purchased a brand new truck. Emailed my information to staff so that my records would be updated and I wouldn't get towed. Two days later my truck is gone. After a short panic attack, I realized thankfully it wasn't stolen, but had been towed. I have a conversation with staff who say i'll be reimbursed, this has happened before, my information wasn't updated. I transferred my parking sticker, that had half failed but was still on the window, still towed. Again this has happened in the past, but nobody told me to get a new sticker until after I was towed, paid to get my truck back, and wasn't reimbursed. As a good person, and business wouldn't you want to prevent this from happening again? I asked for a phone call, didn't get that. They said they are talking to the tow company, but I haven't heard back and it seems ridiculous I have to even fight my case on this. I did all the things I should have to prevent this occurrence, yet here I am. I find it strange that this same situation has happened before and the other individual was reimbursed, but I'm out the $260, I will fight this until I get paid back.

Hi Chelsea, for the sake of efficiency I'm going to answer all three of your identical reviews at once. When you notified us that you had a new vehicle, we reminded you it had to have a parking sticker and offered you a new one. You declined to come and pick it up. When you came in and told the staff your vehicle had been towed with a parking sticker on it, they let you know that if that was the case we would have the tow company reimburse you. You were instructed at that time to take a picture of your vehicle showing the parking sticker when you picked it up. You didn't do that. Despite that, I still called the towing company and asked them to investigate the matter just as I told you I would. I followed up with you after I made the call and let you know that I would let you know what I found out. I have not heard back from the tow company yet but since you didn't take the picture we asked you to I doubt they are going to have any reason to reverse the fee. They are required to take pictures of any vehicle they tow. I have reviewed their photos and cannot see a parking sticker.
It's been about 2 1/2 months since I moved in. I've been asking for termination of my lease since 48 hours after I moved in and this company continues to treat residents like they do their buildings--complete garbage. New apartments are popping up everywhere. Go anywhere else and you will be better off.

So far, so good. Absolutely love it! Definitely the nicest place we've lived, hands down.
The building is poorly built. You will hear your neighbors stomping around above you. Moreover, the management will advertise the tvs, the pool table, conference room, coffee and the computers right outside the office. If you do not work. You will be able to use the amenities as long as the office is open. However, you will not be able to use the room if you are like most people and work normal hours. The new management, Greystar, is petty and violate the fair housing act by retaliating against you if you stand up for your rights as a renter. I would not move in to any Greystar building in the future.

Also, as it states in the Community Policies & Procedures of your lease that we have the right to change the hours at any time on any common areas of the property. Even if the hours are changed, no amenities have been taken away. You still have the capability to use those amenities within the normal business hours. I LOVE my apartment. The tasteful modern finishes, quality lighting, big kitchen, ample storage and flowing floor plan are what sold me. You can't beat the location with its easy access to I-25, Santa Fe Drive and light rail. Plus, being walking distance to some of the best boutique shopping, restaurants, cafés, a farmer's market and Wash Park is awesome. It's great to have covered parking, a decent gym, a well-designed pool and a rooftop deck with incredible 180 degree views of the mountains, too. Now, the stuff that chaps my hide...this complex was advertised as being a non-smoking property; which was huge selling point as I'm very sensitive to cigarette smoke and HATE the smell. When I toured it and signed the lease, I was told smoking was not permitted anywhere on the property, inside or out. A few notices were sent out from management #1 to remind people of this in my first few months here. However, ALL of my neighbors smoke on their balconies and people smoke around the pool, in the pool, and the other common areas. If I have my windows open, the smoke from neighbors gets pulled into my apartment making it smell like an old tavern in minutes. No bueno!! It seems there was an issue with the leasing documents in that there are at least three versions stating varying rules. So, management #2 (recently sold to new company) has their hands tied. In general, this place feels like a co-ed freshman dormitory gone wild. As a 40 professional adult, I would prefer a community where people respect one another, were considerate to their neighbors, cleaned up after themselves, understood that you can't shove things down the garbage shoot that are twice as big as the diameter of the shoot, didn't assume that the rest of the complex wants to be turned into a dance club at 3am...you get the point. I'm trying to "embrace the youthful energy", but most of the time, it seriously just taxes my generally very positive energy. Other issues include: the security gates around the property don't automatically shut on a spring hinge behind you so they are constantly open. A tenant call box for letting guests in that has never been programmed to work. No separate recycling bins placed at the mailboxes so everyone's junk mail goes into the landfill. They just forgot to make the exercise room also LED Gold by installing the world's least energy efficient windows. No mirrors at the turns in the parking garage to prevent accidents. So, great and not so much.

The staff that works here are great. Always very nice and accommodating. The apartments themselves are nice, with a great mountain view, and they are smoke free. Also right across the street from Wash park.

-negative 5 stars :( boooooooooooo and ewwwwwwwwwwwww I was visiting a friend here recently and was disgusted to learn this new builder to Denver cannot see the importance of having a smoke free property. Helllllooooo it is 2014 Mr. Fore; get a clue cigs cause cancer! How do you advertise this place as a Gold Leeds building? Plus your project is almost a year behind schedule. Now when you need to turn over your smoke filled units to make them fit for future non-smokers; can you get that done in a timely manner? Doubtful!!! Make the outdoor loving healthy folks want to be your long term tenants and make this “luxury” property smoke free.
