Property Ratings at zHancock Park
i suggest not moving here for as long as it is managed by Towne Properties. ever since they took over it has been severely mismanaged, poorly maintained, there has been 0 communication, and half the amenities it advertises are a lie. the pool is basically an empty hole, the "pickleball" court isn't a thing, and they don't respond to maintenance requests.

You do not want to move here! Windows haven't been updated winter times it is freezing either with the heat turned up. Pool hasn't been open since 2021. Pickle ball isn't set up. No patio or balcony like the description says, no picnic area only a gazebo with no chairs or tables. Cabinets are old and don't have flat bottoms( I had to add cardboard to be able to stand cups up. Unable to get a hold of any maintenance or managers (kitchen sink has been leaking for 6+ months.

I had the misfortune of living here. The landlord is unethical and will find any reason, from the unreasonable to the absurd, to take every penny of your deposit. The parking lot was an icy mess in the winter. Without fail the 20-something neighbors would host loud outdoor parties on every weekend when it was warm, inviting dozens of their friends who didn't even live there to drink out in the common lawn and blast music. Generally there were sketchy looking people loitering outside at all hours of the day and night and the smell of marijuana smoke was a constant presence. More than once I found those little mini baggies with the 8-balls printed on them (the kind used to package hard drugs) laying around right outside the main walkway. I could go on all day with my grievances against this place but I think I've made my point. Horrible experience from beginning to end.
Good location and when I lived there, a decent value. I lived there for a year and half and the issues started when it came to moving out (typical for private lessors). After the initial year, I asked the lessor for a month-to-month lease. She refused but assured me that she could get me out of my lease with a 60 day notice (should've put it in writing). I gave her a 90 day notice and she could not get the unit filled. I tried to sublease the unit but was not able to due to restrictions in the lease agreement . She had guaranteed payments coming from me and decided to raise the rent $100 for whoever took over my lease (win/win for her). I ended up paying 2 months without living there and also losing a good portion of my deposit. I would consider myself an experienced, clean, & responsible lessee but this lessor is unethical.
I lived there and I don't suggest it. Snow and ice where in the parking all the time, were never clean and it was dangerous in winter. Doors and windows are old and cold air come through so you need to use the double of heat to keep it warm. Maintenance close to zero. And when you leave the apartment you need a lawyer in order to avoid for the landlord to keep your deposit for any silly reason. Overall I suggest anyone to go look another place, anyone but this.
