The neighborhood of Scott’s Addition is a historic district in Richmond, encompassed by many buildings and structures that contributed to its achievements. This community just south of Bryan Park noticeably became a part of the “Virginia Beer Boom” after the state’s blue laws were reformed. Inside this close-knit community, nine alcohol producers call Scott’s Addition home.
Because of the breweries and distilleries here – like the Veil Brewing Company and Buskey Cider – tourism soared in Scott’s Addition. In addition to many places to grab drinks, there are tons of restaurants in walking distance of one another. Do you like black mold, cockroaches, mice & paper thin walls where no building maintenance is ever done?? Then this is the place for you!!! Seriously, if I could give this place negative stars, I would. The single most disgusting & horrendous place I have ever lived. This place is an embarrassment & an absolute health hazard. Bonaventure are atrocious and don’t care about residents at all. DO. NOT. LIVE. HERE. They have confirmed black mold all over the building but do absolutely nothing about it. Instead, they raise rent & get rid of the “all inclusive utilities” without any notice. This place should be demolished, it’s so disgusting. DO NOT MOVE HERE!!!!
Scott's Edge is in a convenient location, the pool is a great amenity in the summer, and the residents are really great people. However, my living experience has not been pleasant. Appliances have broken on multiple occasions taking anywhere from one day to one month to repair. I have had two leaks in my living room/kitchen area. One of the leaks left visible mold in my living room/kitchen area and took over a month to repair. I have pretty bad allergies and the mold made it difficult to breathe, let alone cook a meal in the same area. A painting that my family gave me was ruined and the management company suggested that I file it with my renters insurance. In June, something in the flooring of my bedroom caused a huge speed bump in the hardwoods which was not repaired for four months. The people who live here are mostly young professionals and great people. You aren't dealing with loud noisy neighbors, but the walls are so paper thin, you can hear them yawning, sneezing, or having conversations at a normal volume. The pool area is nice, but when it rains the area does not drain well and standing water is everywhere. Speaking to some of the residents, I am not the only one who has had this type of experience. However, there are plenty of people who love living here and have not had a single issue. If you are considering moving here, please do your homework before selecting an apartment. There are some good ones, but there are definitely some lemons.

I've lived in Scott's Addition in a different building and had nothing but rave reviews. However, I was excited for Scott's Edge to open for all of the amenities. We've lived in two different units over two years. Both smell like waste throughout the common areas and certain areas of the apartments. Both apartments had leaks EVERYWHERE. They say the humidity in the building is at 80% and comfortable is about 40%. They say they are going to put industrial dehumidifiers in the hallways, never happened. Claimed our leaks throughout the apartment are due to condensation and there is nothing they can do. Then said it's from the skylights and they were working on a fix. Supposed fix happened last week and still we have leaks all over. Can't wait for our lease to be up to move somewhere else that doesn't smell like sewer and leaks.
Pros: 1. Price is great and its very easy to pay online. 2.Gym with enough equipment to get a decent workout in and there is a pool and grill area. 3. IF you have a skylight the amount of natural light that comes in is very nice. Cons: 1. If you have a large window in your bedroom area....IT GETS COLD. To the point the heat does not even warm your bedroom up. 2. It stinks in the hallways (smells like waste) I have addressed this with maintenance twice and it still smells. My guests mention it all the time its so embarrassing. 3. Management emails you to tell you if you don't park in the parking lot they will revoke your parking decal. Who does that? I am a single young female and if i feel the need to park on the street at night (which is allowed by the city) i can.
I've lived on this side of Richmond (the North Side,) for a decade and have been inside most of the complexes around here, so I have some perspective. I'll list the negatives first. Most, if not all of these are issues you will have in any urban neighborhood, especially in a renovated/repurposed old building. 1. Noise between apartments is obnoxious. I can hear my next-door neighbor sneeze. 2. Outdoor areas are covered in pet waste. 3. Not all residents are respectful of common areas. Cigarette butts in pool area, etc. 4. Internet is spotty, streaming content can be frustrating. The positives: 1. On-site management means problems are quickly addressed. Staff is aware of and responsive to the annoyances listed above. 2. Almost no undergrad-age residents means less noise. 3. Common areas are pretty great. Pool is rarely crowded, gym is minimal but adequate and clean. 4. All-inclusive pricing is a good value, especially considering what would be exorbitant power bills for high ceilings and big open spaces. 5. Neighborhood is awesome. Location is perfect whether you work downtown or in the suburbs, breweries and restaurants are right around the corner. 6. Parking is adequate.
