Couldn't be closer to the ocean unless you are in a boat. Breathe air from Hawaii before it gusts to LA(smog capital of USA) live 3-5 yrs longer inhaling healthy air. Quality of live improved immensely if you have hay fever, asthma, allergy and emphysema. Endowed with a 35 mile View of Santa Monica Bay from the red tile roofs of Palos Verdes to Malibu on to Ventura. Beach Bike path voted best in CA is in the front yard of this Building where walkers, joggers bikers sail kiters and bench warmers are to be found. Surf is 42 steps from the front door with surfers, swimmers, boogie boarders, and kayaks doing their beach things. 2 levels of subterranean parking. Every bldg has been earthquake Retrofit or has huge amounts of steel and concrete dedicated to the parking structures which diminishes the risk to life and property during a CA earthquake Pods of Whales and Dolphins are seen daily while Hawks, pelicans, sea gulls and Falcons ply the skies above. Beach hot spots are everywhere to be found with celebrities in evidence from their nearby designer condos and homes. CA life style is alive well and thriving. Join in and live the healthy CA beach life. Four challenging golf courses including Trump National are in the immediate vicinity. Solar energy panels are installed to take advantage of renewable energy and do our part in diminishing global warming. This year we’ll get off fossil fuels and receive all our energy from the sun. This year installation of LED lighting has transformed our dark dingy parking to well lit palaces. With electrical grid predicted to be down more often our emergency lighting will allow tenants to depart home for vehicles safely. Women especially have praised this new safety feature. We've dramatically diminished our water requirements with water miser devices for our toilets, faucets, showers and big time with drought resistant landscaping. Nice place to live.
This is a really nice place to live. I have been here a few years and I don't have any issues except for the few chronic complainers that live here. Overall the neighbors are really nice and helpful. This is a quiet building and all you hear at night is the ocean. The views when it is clear are beautiful.

Old Building with Problems
Great location and nice finishes, BUT BUILDING IS OLD & HAS LOTS OF PROBLEMS -- smells in unit (sewer odors in bathroom & musty/moisture smells in bedroom when it rains), frequent water shut-offs, broken elevator. . . .

Construction Noise!
I genuinely thought I'd found my dream apartment and I'm heartbroken. I told Mike specifically that I was moving to get away from a large construction project that was occurring at my old building but they did not inform me that there was construction work being done here as well. There has been construction work everyday I have been here and I've been told this has been occurring for several months and will continue. Movers beware please double check and ask about noise before moving in. Avoid at all costs the management team here is dishonest

Construction Noise!
When I moved here I told Mike that I needed to get away from construction work at my old building but he did not feel the need to let me know there was also construction being done here for the last several months and would continue. Now he is saying since my lease is signed I'm locked in. You should make sure to come by during the week to hear all the construction noise instead of the quiet weekends, which was my mistake. Avoid at all costs. Management is dishonest
