Conroe is located in Montgomery County just north of Houston. Since Interstate 45 travels through Conroe and leads into Houston’s business district, residents prefer living in this suburban neighborhood and commuting to work.
It’s no secret that the cost of living in Conroe is lower than Houston. The city is attractive to many renters because of the reasonable commute times, and it’s only a seven-mile drive to Lake Conroe, a popular outdoor recreational area.
There’s a lot going on in the city – you just have to know where to look. Locals enjoy exploring the Sam Houston National Forest, which covers 163,000 acres of land and is the perfect place for camping or a scenic hike. After a lovely dinner at Red Brick Tavern, locals look forward to a musical at the Crighton Theatre on North Main Street. The Heritage Museum of Montgomery County is a great place to go and learn about the city’s evolution through the decades – and it is right next to Candy Cane Park.

Property Ratings at Seagrove
As a resident at Seagrove Apartments for over a year, my recent experience has been deeply disappointing and unsettling. In just the last month, what was once a comfortable and reliable living environment turned into a series of distressing challenges that significantly impacted my daily life. For three long weeks, essential utilities like hot water, AC/heating, and even a functioning stove were unavailable. With temperatures inside dropping to a chilling 50 degrees, everyday tasks became arduous, and simple comforts were luxuries I no longer had. The persistent power fluctuations added to the frustration and raised concerns about safety within the premises. What compounded this ordeal was the lack of communication and responsiveness from Seagrove Apartments’ management. Despite my attempts to reach out for assistance, there was a noticeable absence of urgency or proactive measures to address these pressing issues. This neglect was particularly disheartening given my long-term tenure as a resident. Moreover, the management's compensation attempt—providing a $300 deduction after rent was due—felt like an afterthought and did not adequately address the inconvenience and distress caused by the month-long ordeal. It was disheartening to witness such a delayed and inadequate response to rectify the situation. While my past experiences at Seagrove were positive, this recent decline in living conditions, coupled with a lackluster and delayed resolution approach, has shaken my confidence in the management's commitment to tenant well-being. Prospective tenants should carefully consider these recent events before choosing Seagrove Apartments as their residence. I sincerely hope the management takes swift and comprehensive action to not only rectify these issues promptly but also to prioritize tenant welfare in their future approach to handling such situations.

WARNING: the value of these apartments have went down tremendously they are absolutely not worth the price at all!! Major problems with these apartments that they are not safe, the gates are broken multiple times throughout the year and the leasing office moves with no sense of urgency. Two cars were vandalized because the gates were broken and OPEN for an entire week and a half which led to two residents cars being vandalized! Although the office was noted of the problem it took two weeks to get the gate fixed even AFTER residents stated safety concerns. In addition, although there are elevators they brake at minimum once a month and stay like that for an entire week which is unfortunate for those who are disabled and can’t get to or from their residence due to the issue of the elevators always breaking. Lastly, the delivery drivers in this area are so inconsiderate and will leave mail out letting thief’s have access to others packages. Don’t let the price of these apartments fool you they are absolutely not worth you, your children or your vehicle safety!

Have rented since 2017. We’ve had 3-4 different management since we’ve lived here. Parking is horrible! Front office does nothing about it. Rent is going up and no upgrades to apartment.
Office has no accountability for any issues its someone else fault or yours, they will continually screw up paper work, payments, rent you parking spot to someone else, headache after headache after headache.
At first glance the property and apartments look nice. After living here for two years its not so nice. The number of maintenance requests, phone calls to the office has been exhausting. Lack of communication or even kindness from the current manager whom I will refer to as number 5 since she is the fifth manager in two years. Gates are frequently inoperable, appliances are sporadically going out and long wait times for parts and repairs. Fire ants and general landscaping needs to be dealt with. If you don't high expectations and want to pay high prices then this is place for you.

Dear Resident, we are disappointed that you feel the overall quality of our community has declined over time. We value your residency and want you to enjoy your time at Parc Woodland. Can we take a moment to discuss the issues you've mentioned? If so, we'd love for you to come by our office so we can speak about this one-on-one and work toward reverting your experience back to an amazing one. Sincerely, Andrea G., Community Manager ParcWoodlandsMGR@pinnacleliving.com
I lived at Parc Woodland in one of the 4/3 apartments right by the pool from 4/2019 until 3/2020. It was my first time to ever live in an apartment, and I could not have been happier. I left only because I bought a house. The apartment itself was lovely with AWESOME storage space. Management was very pleasant, and maintenance requests were handled immediately. Our dishwasher started leaking, we placed online request about 7:30 pm, and maintenance was there at 8 am the next morning to replace it. The rent was very reasonable for the size of the apartment. The only issue I had was dog poop not being picked up, but that was due to irresponsible pet owners, not the management! I highly recommend Parc Woodland as a great place to live!

It has been less than a month since I moved into this property and am already regretting my decision. Let me provide some data points that led me to form this opinion 1. It took the leasing office office over a week since I moved in to provide me with a dustbin. 2. It took another week after being provided a dustbin since the trash started getting picked up. Now they charge a $25 monthly trash pickup fee and I was without this service for a good two weeks. Isn't it only fair that I should not have been charged for this service. But guess what, the leasing office politely declined it. 3. Within 3 weeks of me having moved in, the water filter of my refrigerator went bad and needed to be replaced. I promptly raised a work order which did not get serviced for over 3 days. Finally I went to the leasing office and was informed that they are out of stock and have placed an order for the water filters. I asked them by when I can expect it to be replaced. The lady at the leasing office politely replied - We don't know. I asked her if the leasing office would reimburse me if I got the same water filter replaced on my own since they don't know by when their stock would be replenished. The lady at the leasing office politely replied - No. She even went on to suggest that I should get a portable water filter of my own from Costco or Walmart. 4. They proudly advertise a play ground with swings and slides for kids and jogging/biking tracks. This ground is also shared by dog owners and is littered with dog poop...LITERALLY HUNDREDS OF DOG POOP DROPPINGS. One can easily make out that it has not been cleaned for months. I brought this up with the leasing office again and was politely told - We will look into it. It has been over two weeks and guess what - They are still looking into it! 5. Both the walking gates going into the community are broken. So if you are a burglar, you don't really need to care about gate code. 6. The leasing office is open till 6 PM. I have visited the office several times around 4:30 PM and have been told each time that the maintenance staff has left for the day. I have tried to meet the property manager multiple times. And each time, I have been politely told - She is busy. I have lived in over half a dozen apartment communities across Houston, Spring and Katy and this one has to rank the absolute worst among them. STAY AWAY FROM THIS PROPERTY

We are sorry to hear about your experience so far. Our new manager, Nikki, would love to visit with you. At your convenience, please call or visit our office so that we can go over this review in more detail.
In the last 4 months there have been new 3 managers. Currently, there is no manager because they can't find one who will stay. I cannot get a response from their corporate office in Houston. Rent fees go up every month and office staff is consistently terrible....just a bunch of high school dropouts Why are there 5-star reviews, you ask? Residents get monthly emails reminding us that rent will be discounted if we leave a good online review. Classy. I sincerely regret moving here. Please save yourselves the headaches and find ANYWHERE else to live

Additionally, we sincerely apologize that your concerns have not been resolved promptly and encourage you to reach out to our regional manager, Valerie, via vlacy@pinnacleliving.com. Office tells people to leave fake reviews for money off of their rent...this place is nothing but lies and disappointments. Stay far away!!!
Property Manager at Seagrove, Responded To This Review
Hello, we're disappointed to see your low rating of our community. We can assure that all of our reviews are genuine and based on the authentic experiences of our residents. We apologize if you've had anything less than a 5-star experience and invite you to stop by our office so that we may go over your concerns in person.
12/06/2018 - I had another instance where my auto pay was dropped and was hit with $100 in late fee. The next day, the system still charged me a late fee coded as “Sewer Bill Back” even after making payment. I had to send many emails for them to correct their error but still was not refunded the $100. The reason, given over the phone, was that my auto pay was dropped due to late payments. Both late payments came from their faulty system. Rent prices are decent but management is not the greatest. The hardest thing to get management to do is accept accountability for maintenance requests. Every time I submit one, they need to be reminded about it by email, phone, and in person for days, even weeks, and months like my current maintenance request. There was a leak in the apartment above mine and they came in 3/21/18 to repair and was promised on paper they would return the following Monday to complete. It's 5/19/18 and there is still a hole in the closet's ceiling. This has been the case for every single repair request that I have submitted to the office. Another issue was that the ACH payment system was changed in December 2017 and a good amount of people, including me, were charged $100 in late fees that were removed after talking to management, as a "courtesy." The apartment itself is nice. It's got nice appliances and the location is great. The complex is quiet by my building and the gym is 24/7, which is great. Here is a list of other items that are on top of rent and my experience with them - Pet Waste - if you like walking, be sure to watch your step as it looks like a war zone landmine - Water - I live on my own and varies between $40-70 per month. You will pay close to $100 a month in water if you have two occupants or more. - Pest Control - $5/month, but have only been at my apartment complex three times in 24 months - Trash - about $35 per month for Waste MGMT & Valet Trash & Admin Fees - Renter's insurance - You will be required to have it - Electricity - varies $60 to $90 - Parking - Not bad, you can always pay for covered parking $30/month In my opinion, the property itself is a 4, but the management is a 1. Thanks for reading and hope it helps those looking for an apartment make an informed decision. EDIT - following up on my latest maintenance request submitted on 8/5/2018 for an AC filter change. It was finally completed on 8/29/2018. Parking is an issue now due to various cars that stay in the same parking spot for weeks or months.

If you are looking for a reasonable and accommodating management KEEP LOOKING. From the moment we moved in here we have had literally nothing but problems. The management does not care about your needs and will definitely make sure that you feel like you are not valued. The first 2 weeks we moved in the guy above us flooded his apt so of course ours flooded too. I called the emergency maintenance hotline and the guy said he would send someone out. Hours later the water is still pouring through the roof. While I was in the bathroom frantically trying to move things, the ceiling above the bathtub caved in, so you can only imagine how terrifying that was. Once again I called the hotline and the guy gave me a generic answer saying someone would be out soon. Still hours later a cleaning lady finally showed up. Not even a maintenance person! She said she couldn’t do anything because she didn’t have tools. She cleaned up the debris and left. The next morning I called off work and waited for management to contact me and maintenance workers to arrive and no one ever did. I went to the front office at 11 and asked what time they opened and the guy said 9. I asked why no one has contacted me and why maintenance hasn’t come yet, and he told me they were “getting to it”. It took weeks for them to fix everything and they didn’t even replace the carpet or the wood underneath so it wouldn’t mold, like they said they would. They didn’t even offer a discount on rent even though I asked. Just this morning I called and asked how much my rent was. The girl told me and I asked for her to give me a breakdown of all the charges. The numbers she gave me didn’t add up to what she told me the rent was and I told her that. She started getting frustrated and told me she could send me an email with the breakdown. I told her there was no need to do that because I am asking her what the breakdown is right now over the phone. Then she got an attitude and started telling me about the valet trash fee, the pest control fee etc. I said “perfect that’s exactly the breakdown I wanted, thank you”. Then she hung up on me. I called back and asked to speak to a manager and she said there wasn’t one. I asked why she hung up on me and she got another attitude and claimed she didn’t. This level of unprofessionalism is outrageous. An innocent call asking for the breakdown of charges shouldn’t have to be responded to in such a disengaging way.
Landlord tries to milk residents with extra fees outside of rent. Bug infestation in apartment, but have to pay 15 dollars per month for pest removal? Moved out, slapped with more extra fees.

Thank you for your review! We're sorry to hear that you are less than satisfied with your experience. Our customer's opinions are important to us. If you are looking for an apartment here at the Parc Woodland please keep looking. You will not be satisfied living here. We moved in around December and while moving checked off the list the office provided for inspection. There was a crack on the master door, crown molding missing from the living room window, blinds broken in the master bedroom and a screen missing from the living room window. We have lived here about 6 months and they have yet to fix these problems. The office staff is quick to accuse the tenants of not picking up after their dog without having proof. I buy my own doggie bags for better convenience and I have received multiple letters stating they have charged my account for not picking up my dog's mess .... again without having proof!!!!! Management is so quick to charge your account like not picking up after your dog however, they take forever to respond to your needs and the tenants have to accept that. I would encourage you to keep looking around as this has not been the best living experience I have had living at THE Parc. In addition, parking is limited so if you have family visiting you, you will have a hard time finding a close parking spot for them. There are tow trucks who patrol the complex at night looking for cars to pick up. I live on the first floor and I can hear everything above me. There is a gutter outside in front of my porch that is broken has yet to be replaced therefore, my area always floods when it rains
Don't let the looks fool you. This place has not been the same since the name/management changed. They don't put the grounds clean. They treat the residents HORRIBLE. Do not move me. I WAS a real resident
My apartment community is a great place to call home. With easy access to the highways, close proximity to neighborhood "hot spots", and fantastic staff, this is my home. The maintenance staff is great to react and get the job done. The leasing staff is great about creating an open atmosphere for residents. Best yet, my unit is like a "mini home!" Real wood floors, granite countertops, easy yard access, attached garage, it makes renting feel as close to home ownership, as I can imagine. Love this community and would highly recommend it!
The Parc Woodland is a place i like to call home! Safety is a must for me! Working till 230am and being a woman, I needed somewhere I could feel safe and with it gated, security on site and around a nice area I give this place two thumbs up!! Wood flooring and granite counters makes it all worth it! 24 hour gym open for us and a nice pool to relax... What more could i ask for! If i have any problem they will come within the hour responding and helping make my stay better! Couldnt ask for anything more!
