It’s an apartment complex, you’re paying a high price just because it’s on American River Drive, the leasing staff are personable but they take their orders from owners, I’ve lived here longer than I wanted to but hopefully within the next year I’ll be able to make a change, and not to another apartment, this complex has changed drastically, and not for the good. Just an FYI, they don’t advertise that smoking is allowed in any apartment.

I have lived here for 3 years now, my lease is up soon and you bet I will be moving. People smoke in their apartment which leaks to our home, it’s been over a year now dealing with this issue. Never resolved. Trash is constantly full. Loud music being played until 3 am. Mail packages are stolen from door step. People do not know how to pick up after their dogs. It has just gone down hill.
Unresponsive staff. Construction ongoing. Dangerous conditions everywhere and when brought to management's attention, the response was "I'm unable to do anything about it. I'm just a leasing agent." We've spoken with multiple other tenants who expressed being very unhappy as well.

My son and I were excited to move into our townhouse as we had been looking for something that suited our needs after selling our home of 12 years. It has been a nightmare. Full tear down of the exterior started one month after we moved in (I was not informed that this construction would be happening when signing the lease and would have never moved in if I’d known. I work from home and the noise was/is unbearable) Since May, I have not had one month without major issues. Recently, it is not uncommon to wake up and have no hot water to shower with.....at all. The systems are archaic and instead of making this a priority, they continue to put lipstick on a pig by replacing the siding etc. for “curb appeal”. The last thing I want to do is move AGAIN but this property is miserable and causes more headaches and inconvenience than I am willing to deal with. Such a disappointment and I’ve lost faith in the properties abilities to rectify the issues as they have dropped the ball too many times to count. Save yourself the hassle.
This was a beautiful complex and well run. The complex is currently going under a remodel which has totally disrupted the 400 plus units here. I have noticed and witnessed a complete disregards of landlord responsibility to its lease agreement with tenants. The landlord refuses to adjust rent or make accommodations for their tenants do to the serious inconvenience, noise and dirt the remodel is causing. There are cockroaches and other pests throughout this complex. Our building is infested with rats. The manager who runs the complex is a 2 face witch, who has no idea about professionalism of customer service. I feel she is trying to get tenants to move out so they can increase the rent when their remodeling is over. Apparently new owners have acquired the complex at which time things started to deteriorate. You’re foolish if you rent here.

Selby Ranch is a quiet, pet friendly, secluded 30 acre oasis of redwoods, countless other fauna, ponds, ducks and wild turkeys that transport you from the hustle, bustle and traffic that surrounds the property. You forget where you are. Amenities include three pools spread throughout the grounds, a hot tub, swimming lanes, barbecues, and tennis courts. The clubhouse incorporates a gym, a beautiful common area for daily use, social events, and a business center. Covered parking is offered for many units and every unit has at least one patio or balcony. Selby Ranch is a mere six miles from mid town Sacramento. It's the ideal suburban location with quick access to all of the major highways. Any destination in Sacramento is at the most twenty minutes away. There are floor plans for the needs of everyone, from one bedroom to three bedroom townhouses An ongoing plan to upgrade apartments and facilities has been under way since new ownership acquired the property. Many apartments have their own clothes washer and dryer. New heat pumps have significantly reduced the cost of cooling and heating. We have lived here for nine years, in the same three bedroom townhouse, with two and a half baths, two patios and a balcony off of our master bedroom. It provides a spacious living experience for our two poodles and us, and visits by friends and family. There is one issue we have had over the years. The property has three hot water boilers located around the 30 acres. The time it takes to have hot water reach your faucet depends upon your proximity to one of the boilers. New management is aware of this issue and is working toward a resolution. Until that happens we will have to continue running two nearby faucets for a minute and forty five seconds for hot water to reach our townhouse. In a state that is in the throes of a four year drought and being on strict water rationing, we hope management makes resolving this a high priority. Nothing is perfect. We feel we have found an overall living experience that comes close.
Next month will be 11 years that I have lived at Selby Ranch Apts. Very nice. I love the wildlife: ducks, turkeys, and peahen that also live here by the peaceful and tranquil stream and ponds that run through property. I also love all the trees. I'm a running, so I'll I have to do is cross the street and I'm on the American River Bike Trail, the longest continuous trail in the country. The location of complex is also great, right on American River Drive a beautiful neighborhood. It's also close to downtown and great restaurants. Etc. Etc. Etc. I'd highly recommended Selby Ranch.
