Long story short. Unless you like having MICE running around your apartment, on top of kitchen counter tops & in patio, go ahead, but i would never recommend Seneca Village. This place is INFESTED with mice. They do not care & do no nothing about it. My neighbor got a renovated apartment & it is also infested with mice. Just don't rent here, avoid the stress & find some other place to live.

Total dump with useless management. If you like to be up all night hearing your neighbors conversation and each steps they take when they walk thru the thin walls and ceiling then this is your place. Old dirty buildings. Insects rats and non stop stomping and noise. Complete dump trust me if you are looking for a home this ain’t it. STAY AWAY!!!

The office staff is incompetent. They required pool reservations to swim which is fine but then they fail to honor those reservations when made. They are very slow to respond to phone messages and emails.
I am new in this department, it is very nice and in a good area, when reading the comments of bad and good opinions, it is true that the noise from above is heard a lot when they walk but it is not something that bothers us at the moment we have not had problems and in the administration I was very well treated by miss stephanie a very kind person and about pests for the moment we have not had a problem because we keep it clean and without leaving things that call roaches or mice
Floors are not in good condition, you can hear every steps of upstair neighbors. Amenities and location are good though.

Property is well keeped. Great team, especially maintenance. Heard alot about "not returning security deposits". Listen, I just moved within community and got security deposit for my previous apartment back. If you will keep your apartment clean and did not damage anything, you will have your money back as I had. If after you moved out there is need in repairs, one week cleaning and collecting trash you left behind, do not complain! As long as I stay in Gaithersburg I will not change my place of living. 1) Excessive Noise, because the walls and ceilings are too thin 2) Cockroaches and Mice go in and out of the holes in the walls and cabinets. So, it's impossible for the landlord to exterminate them.

Can't wait to leave. Roaches everywhere. Loud neighbors. Office staff isn't helpful and their property manager doesn't know what he's doing. I question Orlo's choice with him, he's belligerent and rude if you criticize the unprofessionalism exhibited by him and his entire staff. Pay close attention to the positive reviews. They're clearly written by staff members to try to favorably pad their ratings. Maybe if they spent all that free time fixing the multitude of issues on this property instead, they wouldn't have to pretend they have happy tenants.

They have mice I have had mice for 3 weeks most staff is friendly the property manager wont help at all he is very hard to get intouch with all he does is make excuses instead of dealing with the problems

Have you ever gone to the bathroom late at night and had a mouse come crawling under the door while you're sitting on the toilet? Have you ever pre-heated your oven only to find 2 cooked mice inside it when you go to put in your food? Do you like your physical parking/guest passes taking 4 months to arrive, and having your car towed after not being notified that they're expiring? You'll get all this and more at Seneca Village.

We are trying to move out. They are constantly trying to charge us for things. It was explained to clean the place as we saw i when we moved in. We did just that now. the are trying to add on cost of things here and there. This place is a rip off. The office workers are helpful. The managers for the property are very difficult, greedy, pushy, and plain mean people. I would NOT recommend moving into a apartment here at Seneca Village.
Terrible place to live. Even if you register your car on their site, they'll tow it anyway. Their office staff is totally uninterested in helping. They'll spend 15 minutes wandering around the office before they get around to helping you. Power goes out 3-4 times a month, especially during the summer. It's been this way for a couple years, and despite promises of improvement, nothing has changed. The walls are paper thin. You'll be able to hear every one of your neighbors and smell their cigarettes at all hours. Maybe rent here if you are nostalgic for a time before cars and electricity.

I don't recommend renting an apartment here. The community and management has decreased over the past year. Last year there were multiple power outages due to the lack of upkeep on the lines. The power had been out for 12 hours on 90 degree days. The office is unresponsive at all times. 90% of the time you call the office they don't pick up and there's no option to leave a message. Children run around the community and break the fences by using the poles as a teeter-totter. Dumpsters are constantly a mess with overflowed trash. Cars speed through the parking lot and don't care about pedestrians. When it snowed, the community only cared about plowing the front apartments so they wouldn't lose rental business and it took 4 days before the back apartments could move their cars. Dog owners continuously walk their dogs off the leash and let them destroy the grass by not picking up after them. We've called about a bat being in our water heater closet multiple times, to which their response is "I don't see where a bat would come in at." We were able to take care of it ourselves by having to call animal control and someone to fix the area to prevent pests from coming through again. We also had to take care of a mold problem in our vents. Furthermore, I've had to call the police about a violent dispute between the maid that cleans the stairwells and a resident happening in broad daylight because the office wouldn't answer their phone at 2pm. Cars have been broken into many times and an apartment was even robbed in our building! I've worked in a leasing office previously and this is no way to run a community effectively. Breaking a lease is next to impossible and subleasers know to stay away from this place. There are cheaper, nicer options elsewhere.

I am sorry you have had a negative experience. The property is now under new management who is being proactive to ensure residents do not have any of these concerns.
They will ask for one month deposit. Keep in mind if you pay the deposit, you are responsible for all cost. Strange bugs in the summer and lack of parking lot near your home for the whole year.They will charge you for painting and cleaning too.

We have 3 bed 2 bath apartment. Living in Eaves since one year and decided to renew the lease because of certain situations we couldn't move. But, looking back that was the worst decision made. The first problem started with rats. Yes, RATS you heard that right! When complained one of the reason given was "environment". Anyways, they helped us with a new apartment unit and repaid the moving costs. We thought everything would be good. But, since 2 months we have been experiencing power outages. It was not very frequent so we dint complain. But since 2 weeks its been a trend of losing power when needed. Since 4 days there have been constant power outages. One night we even fell asleep without power. We haven't been able to use any appliances, food in the fridge has been rotting, its summer and we do not have any AC working! The problems go on. If you call the staff you will never hear an apologetic tone, instead you will hear a number of illogical reasons. Even now they say that we can experience power cuts for the next ten days. Its highly overpriced for their pathetic service. Spend another $50/$100 and you would definitely get better apartments.

We have had power outages for the last two months and there was no power in the community for the last four days!!!! The power is up only for a couple of hours. And the worst part is the attitude of the leasing office towards the customers who are enduring the pain. The leasing office blames the "POWER OUTAGE" which is due to poor quality power lines on "NATURE". That is the most stupidest and outrageous explanation you could give to a customer. Rain and hurricanes etc are an act of nature!!!! Power outage for your information is not an act of nature, it is due to poor quality of lines and maintenance. The least you can do is to feel ashamed for the quality of service you are providing and own up to it. For the rent and utility bills being paid on time, I would at least expect power. We had to throw the food that's rotting in the fridge, none of appliances work and have to eat out and at this time of the year it's super hot! And here comes more, when I called the leasing office to ask for an ETA as a frustrated customer, they tell me that it would be fixed in 15 days and that we should be expecting power outages in the mean time! Dont't give me a quote of how much the community is spending to get this fixed, I don't care. This shouldn't have happened in the first place! Overall, it's the attitude that flips me off more than anything. Bad customer service and worst communication.

I DO NOT RECOMMEND this place to anyone. Where do I even begin? First of all the apartments are spacious and there located close to the highway and that is the ONLY good thing I have to say, after living in this complex for 2 years, that's pretty bad. The building hallways are dirty. I've caught homeless people sleeping in the stairs numerous times. It also smells like cigarettes all through the the hallways because they allow you to smoke in your apartment, have they ever heard of second hand smoke?! The buildings are incredibly old and the walls and floors are paper thin. ALL day and night I hear the FIVE children living next to me(I live alone) running around, jumping, and screaming. It literally sounds like there's kids running around in MY apartment(I've been forced to now use a noise machine & ear plugs just to sleep). By the way I've already transferred apartments once in this complex hoping for better neighbors NO LUCK, I'm done. I live on the top floor and the noise is STILL ridiculous. Management practically does nothing about the noise complaints beside tell me "I could call the police". The power has gone out ohhh id say 5-6 times in the past year. They claim every time to be working on it but it's a reoccurring problem that never ends. You pay for your own hot water but 20% of the time there isn't any, I've been forced to take numerous cold showers. You have to pay for overnight visitor parking, which is ridiculous considering there's tons of empty spaces at night. Basically I could seriously go on and on about why you SHOULD NOT rent a apartment here. The prices may sounds good but take it from someone with first hand experience spend the few extra hundred dollars a month and move to a nicer, better managed complex.

I really feel the frustration and bad treatment that you had to go through. I hope it is not too late, but I believe you deserve to know that your voice has been heard and a new management took over the property so that no one else goes through what you went through. The property is now called Seneca Village, and it is managed by The Orlo Fund. The new management cares about its residents. Combine that with spacious apartments that are cheap and close to the highway, you get your dream apartment. You deserve a better experience; therefore, I recommend you to visit our office and check out what the new management can offer you.
Great place to live and close to work. The perfect area!
We have lived at the Eaves for about 9 months. Our apartment is on the ground floor. Floors are extremely uneven and warped. The floors of the apartment above us are very creaky. My major complaint is the chronic power problems. It has happened 4 or 5 times just since Memorial Day where we have half-power and the lights dim and some things work and some don't. This goes on for hours. Then they finally get their contractor out to work on it and they have to turn off the power completely to the entire complex. I depend on using my computer for my work-at-home job. Nice neighbors, but not-so-good management.
I moved in a year ago and just renewed my lease for a second year at Eaves. The leasing office does a really great job at accommodating their residents needs. When I first began my search for apartments within the area I was very pleased with what Eaves had to offer. Their two bedroom is very spacious and at a great value! I looked at other apartments around the area and was displeased to find smaller apartments for much more money. The walkways/greenways are always kept clean and green and I have yet to have a problem about rowdy neighbors or any nuisances at all. Maintenance is also great at fixing things and even come on Saturdays, which is nice since I work during the week. Overall, these apartments were a great find for me and my roommate.
So I got into this apartment in March of 2014. I wanted a one bedroom apartment for myself that was near my job. This apartment is one of the cheaper ones in the area as far as rent, but its actually one of the cleaner complexes (though, the only utility that's included is trash, everything else is extra). The buildings are older, but they were all refinished in the last 10 years or so. The location is right on Clopper road, so there is a bit of traffic when you leave for work in the morning, especially if you are getting on 270 Southbound. There is a Buffalo Wild Wings within walking distance as well as an Aldi, another bar, and Dunkins is going in at the time of this writing. You will also be very close to the Washingtonian Rio, which has a lot of restaurants and shopping, or is just a nice place to take a walk. This is also right next to an elementary school, so the area feels very safe, plus they have some security on the premises. I have had some problems with the apartment, like a leaky pipe in the ceiling and my refrigerator was not working properly. Both of these issues were resolved very quickly after I reported them (action was usually taken the day after I submitted the issue). There is a pretty nice, large outdoor pool with a small playground right next to it, and you have to get a pool pass to use it, so its not super crowded. They also have a grilling area there too. The gym they have on site is pretty small and not very good. However, there is an LA Fitness within walking distance, which is where I go and is a good gym. Parking is ample, and I can always find a spot, but sometimes if I get home late, I have a walk to my apartment (maybe 1/4 mile if I have to park really far away). Its $50 deposit to get a parking pass for a year with 15 free guest passes a month. They are also motorcycle friendly, and I didn't have to register my motorcycle with the parking people. I also feel safe leaving my bike in the parking lot. The people at Eaves Gaithersburg have always been really nice. They set up the utilities through a billing company and have a nice website to pay rent/utilies, and track any service requests. I have not had any issues with neighbors, but there are a lot of kids at the apartment complex because of its proximity to the elementary school. Its not quietest apartment you can find, but its reasonable. One of the best things is that each unit has its own stacked washer and dryer! Decent Apartment Decent Rate
I was looking for in apartment in the Gaithersburg area, out of the 6 or so apartments me and my roommate visted Eaves Gaithersburg had everything we were looking great location, nice community, we loved the layout of the apartments, pet friendly which was a plus and the staff had excellent customer service.
We just got finished with trying to get our security deposit back and it was a nightmare. They essentially charged us $350 for painting a wall, and kept changing the reason for the charge. They also charged us $146.00 in 'rent' for three days after we vacated the apartment, as directed, on our assigned date, and again we were unable to determine the reason they believe we stayed for 3 extra days. This was not for lack of trying - I called them at least 4 times and sent several emails (no one ever responded to the emails). While the representatives were courteous, I was unable to get any real solid information, or I received conflicting information. Overall we lost about $500 dollars of our security deposit for a reason that we have still not really received an explanation for.
