Property Ratings at Sesame Tree Apartments
Never trust this guys. I submitted application to Hector (manager) after couple of days he told me that everything looks good (background check, credit check) and he said that he just needs approval from the owner. We waited for an owner’s answer for a week! While we were waiting our lease ended, I rented uhaul and we stayed in the hotel (my pregnant wife, 2 kids and I) waiting an owner’s answer. Hector was telling me that everything ok he just can’t get an answer because she (owner) were reviewing our application. Finally, after 4 days in the hotel Hector called me and said that owner didn’t approve our application because my workplace address is out of town and she has no work from home policy. That’s insane! During the COVID they have a no work from home policy, it’s must be a joke! Hector didn’t say anything about that. Don’t trust them! They will loose your time, money and energy!
My roommates and I recently lived here for 3.5 years. We never complained about the consistent 7am construction or the last minute water shutoffs which we were given little to no notice. We were respectful, kept to ourselves, and paid rent on time. During our exit interview, we were told the carpet would not need to be replaced and was told the apartment was in "immaculate" condition. However, we received our security deposit which deducted over $500 to replace the carpet. This was unfortunate since we were told that it wouldn't be an issue. When confronted, the Manager, Hector, shrugged off the issue and deferred the situation to "the owner". I don't understand how carpet needs to be replaced when they just paint over any issues on the walls, regardless of charges towards the previous tenants. Be careful when renting here as this management team appears to want turn these apartments for profit as if they were one year leases in IV. Low quality amenities in house; shower pressure, hot water capacity, rickety windows, and more. I am mostly disappointed that Hector said one thing about the carpet and acted on the complete opposite side of the spectrum.
This is the perfect area for the serious student; it converges on the best of locations. Towards Hollister, you have the Camino Real Marketplace, filled with everything you could possibly need: Costco, Albertson's, Staples, fast food, restaurants, movie theatres and the DMV are a 10 minute stroll through the park. No, really - Girsh Park is sandwiched between the two. The park is clean, beautiful, and even hosts the occasional event. In the opposite direction is UCSB, 15 minutes by bus or 5 minutes by car (and the bus stop is right outside the complex). The apartment complex itself has a pool, a Jacuzzi, and a couple of playgrounds and laundry sites nested inside (not to mention parking). There are a decent amount of families living here; it tends to give the area a more homey feel, rather than party-centric theme of the Isla Vista area. The noise of the children has never bothered me, and tends to only occur in the space after school normally lets out and before night falls. Thus, the noise levels are relatively low (unless the sound of the occasional plane is cumbersome to you). The building I live in is 3 bedroom, 2 bath. The rooms are relatively spacious from my experience; there is more than enough room for a bed, a desk, and a bureau. The living room is very large, and the kitchen is the perfect size for a single person. In my particular apartment, the window screens don't quite fit in their slots, and there is a bit of a draft coming from the windows - a problem I mended by means of a small space heater. The management does make improvements to the apartments; however, this can result in construction noise. This usually occurs during business hour times (around 8-5), so if you're taking classes you'll probably be gone during those hours. Otherwise, I haven't encountered any problems in this complex (though be wary - in this area, as well as Goleta in general: at night, a raccoon or skunk sighting is not uncommon, and they tend to increase in numbers near trash cans).
