Property Ratings at Set Point Garden
Landscaping is good. People are crappy. Stores are close by. This used to be a nice development. Heavy rain will definitely flood the rear parking lot. Water outages have improved. Internet is not reliable.
This place has a HUGE water issue. Their pipes burst nearly every month leaving residents without water. The water is usually off for a few hours, but there has been 3 or 4 times within the past 2 years where the waters been off longer than 24hous. Now yet again we are close to 48+ hours with NO water....2 days with No shower, no toilet flushing, no cleaning, etc and STILL no timeline on repairs......This is unacceptable.

We completely understand your frustration during the outage last week and are working on a long term solutions. If you'd like to discuss further, please call me at 215-887-8400. Thank you. ~ Jill Greco, Regional Manager
We moved in last October and every weekend for a month the water was shut off. We had drive back and forth to Miami to shower at my parents house. The building is super old. Anything that breaks, doesn’t work all they do is cover it up: throw paint on it, screw windows down so they can stay shut. We’ve had issues with our bathroom door not shutting and every time we put in a request they trim the door and slap paint on it then 2 weeks later we have the same issue instead of replacing the door and hinges. The windows won’t shut so that’s a waste of electricity and we literally can hear everything going on outside, from cars to people arguing and fighting downstairs. There’s always one maintenance guy who barely gets help so by the time he actually comes to address your issue you’re just over it. Recently the pipes bursted again and we were out of water for 3 days. The washing machines ARE HORRIBLE. They don’t wash your clothes yet take your money. We finally got fed up with complaining and no response that we went elsewhere to wash our clothes with the machines taking almost $25 worth of loads. We constantly have ants, roaches and spiders. My friend who referred me lived across from us, her roof was literally leaking destroying a lot of her personal items and all they did was put caulking! Caulking is never a solution for anything leaking. It’s almost like glue. She moved out before the end of her lease because of the roof and they tried to sue her. They enforce their rules yet never take into consideration our complaints. The only time management reaches out is when they need you to pay for something. The price is great and the neighborhood is okay but not worth the headache. There’s always something wrong. Save your time and your money!

I moved here over 10 years ago and now they advertise a rental rate to move in which is lower than I am currently paying. Set Point was nice in the beginning but is the eye sore of NE 38 Street. They do NOT have several amenities advertised, there is NO storage, NO balcony (only available to about 10% of the units), grills never work and cleanliness of the property is like of a parking lot of a bar. Used fast food bags, used drug paraphernalia and condoms riddle the parking lot and they only care of you during the rental process, after that - GOOD LUCK!

I'm terribly sorry to hear of your dissatisfaction. As I'm the Regional Manager of Set Point, I'd like to offer a one-on-one conversation with you. Please call me at 215-887-8400. Thank you. ~ Jill Greco
This use to be very nice place neighbors new neighbors, staff talked with tenants, wow that have changed, pools either locked with a chain and padlock, gas grills always out of gas only communication from office is to people looking to rent, no one from office meets or talks to current residents, they use the virus for a excuse, if your that scared with all the protection available then maybe this is not the job for you, this could be a nice place once again but it all starts with management, owners need to really look at the management company they pay to make tenants happy because so many tenants are fed up with things being broken and for ever to fix and I would love to see this glamourous laundry room SMH LIES, talk to current residents before moving here and hear the truth

Every month I have to call them to fix my shower everytime they try to fix it it work for two weeks and break again and again it take them 4 hour before they would even come and fix it they go in and out of your apartment even when you not home they don’t care it’s a old place it need to be fix up elevator never works I have to carried my baby up and down the stairs plus when I go shopping I have to do the same

Unfortunately, I have lived here a short period of time and although it appears nice for the price there are some drawbacks. My neighbor is extremely noisy, the walls are paper thin. Currently he is playing music and I am in my bed trying to sleep... There are no quiet hour zones around this area, so nothing can be done about it. The apartment complex also does not enforce quiet times. The windows do not close well... so, in the cold temperatures you are freezing, plus you hear noises from the outside. The A/C is makes a loud rattling noise when it is on and the vents smell when it is on. The toilet makes a loud noise after flushing. Maintenance try their best, but can't fix much. Not a great area surrounding the apartment, but that is south florida. I would like to move, but my lease isn't up until the end of the year. Staff is cordial and approachable. Pay a little higher price and live somewhere else... do not move here!

If you value living in a free country, do not move to Set Point. There is currently a 10 p.m. curfew in place. If you exit your apartment after 10 p.m., a security guard will approach you and tell you to go indoors. If you do not comply, then the guard will call the police. It does not matter if you are making noise or simply smoking a cigarette. You are not allowed outdoors, even though you may for use of the amenities.

Thanks for taking time to review Set Point Apartments. Unfortunately, I believe there is a misunderstanding. 10:00pm is the time that access to the community amenities ends. This includes the pools, cabanas and tennis courts. Of course, you are absolutely allowed to go outside and leave your apartment. Access ends at 10:00pm to respect the late night hours when most are sleeping. As the unique layout of Set Point Apartments has the community amenities centered outside of everyone’s front door, this is a necessary procedure. If you would like to discuss further, please call me directly at 215-887-8400. Thank you. ~ Nikkie Berlin, Regional Manager
I stayed there for 1 year , there is no privacy at all in all apartments. I didn't open the window for 1 year and someone broke into my apartment there , my neighbor couldn't open the door of his apartment , and no-one were there to help him , he called the police and a guy to open the door for him , they made him pay for the door , and didn't do anything instead .

Moved in from another state Lorene it kept contact with me for three months. Checking in to make sure everything was all right and call back within an hour every time . Signing felt like a celebration because of the bond I created with the staff. I've lived here a month and I have been nothing but pleased with their timeliness and customer service. Apartment is gorgeous and utilities are completely affordable. Thanks Lorene ??

Welcome to our community! Thanks for your 5.5 rating of Set Point . We always appreciate hearing when staff members have made a positive impression, thanks for the shout out! If you need anything, please let us know!
The Apartment is clean and well maintained. The tennis court and the garden with trees are the best part to the apartment. The office staff are very cooperative and helpful, especially Karla and Lorene. They do the best for you based on the issue you might be facing. Overall the apartment is pleasant to live. Thanks, Chandra Meka
while place looks nice, cabinets are old and flake apart inside your dishes. you are now required to have renters insurance to live there and must list them as an insured and they take no liability for anything that happens on the property to you or your guests. They want to go to your renters policy first even if there is god forbid a fire due to faulty wiring in the complex. I completely understand the contents of an apartment, but to receive a letter stating you must list them as an interested party along with their parent company Scully Management is nothing short of Sketchy. And then they tell you that if you don't have it they wont renew your lease. The water is another situation. They control it, they wont tell you that but after you sign the lease and you go to turn on your water with water company you find out they, the property has to do it. They have a contract with CWE in Miami and bill you not only for water, but for sewer and storm water and add in administration fees. Your actual water usage for a person who works 9-5 and isn't around much is approx. 10-15 a month, but by the time they add all the fees on your bill is actually about 50.00. This includes the administration fee of 14.00. The gym, well its half an old apt with a treadmill and half a work out rack. The area is sketchy outside the complex, Cars do get broken into in the parking lots and the "security cameras" never catch a thing. Yet there is a 24 hour night time security guard who never sees anything but will walk by at 10:00 pm if you are talking to your neighbor and tell you no loitering. He then takes himself back to the gym where he watches tv all night. It looks great, the staff is so wonderful to your face and the maint guys are nice as can be (they really are). Look beneath the veneer and see why there is a ground swell of units coming on the market. Every week you have a new neighbor.
Where would you be if you woke up every morning with the Sun blazing through a rather large front window that looked out onto swaying palm trees, sturdier trees, two white fenced in pools and three tennis courts? Where would you be if you, at the end of the day, sat in your favorite chair in your bedroom under the light of a reading lamp with the New York Times while the setting Sun streamed through the window? Where would you be if you could look out of that window and view the safety of your very own automobile parked right under that same window? Where would you be if, at the end of the day, while resting your head on your pillow, the perfume from a night blooming Jasmine tree located right outside that very same window filled the room? Where would you be if you had your very own dish washer and garbage disposal right there in your kitchen? Where would you be if you had clean laundry rooms and efficient washer and dryers just steps away from your apartment door? Where would you be if the office staff and maintenance staff were considerate, knowledgeable, and kind? Would you be in a fashionable resort? No! You would be in a place called, “Set Point”!
Set Point Apartments is by far the nicest complex in the immediate area. I always see the staff managing the property upkeep, very clean property. Staff is friendly and helpful and work orders are fulfilled in a timely manner. They have a security officers at night, which makes me feel a lot safer when I have to walk my dog at night. The apartment itself is clean, with all new fixtures. I plan to rent from them for at least a couple of more years. I'm very happy with set point.
I have lived at Set Point Apartments for ten years and have loved every year. It's located perfectly for easy access to the highway, to downtown Fort Lauderdale, as well as, to the beach. There are several parks, including a dog park, within a few miles from the complex. There are shopping malls within a several mile radius as well. The courtyard is expansive and very well maintained, with two pools and three tennis courts. The office and maintenance staff are always friendly and helpful. If you are looking for a little piece of paradise at an affordable price, Set Point is the place for you.--Marcia B., Fort Lauderdale, FL
So far the staff has been very attentive & responsive. The ladies km the office have a great attitude and answer phone calls & any requests quickly and are very friendly. It has been a great experience so far.
I have a very nice, affordable one bedroom apartment along with a very efficient and accommodating kitchen, bathroom, and living room. It has a good central location that allows quick and easy access to commercial establishments and goods. Ft. Lauderdale is an excellent midsize metropolitan area and my apartment accentuates it quite well.
Apartment hunting can be grueling but I lucked out finding this place. The grounds are well kept and staff is very polite. The apartment itself is very clean and spacious. Plus the friendly residents make it feel like home. Parking is never a problem and the amenities were just what I was looking for. Just 15 minutes from the beach, 5 minutes from I-95 and 10 minute from Las Olas, Set Point Apartments is definately worth checking out!
Do you want to live in a quiet apartment complex? Set Point is the stop for you! It's like a hideaway in the Fort Lauderdale area, 3.2mi to the nearest beach (Commercial). The landscape is well maintained and the background checks I must say are pretty good. You will be away from home and return to see a package that was delivered 3 days ago. Close to shopping, malls and nightlife, you can't ask for more. Competitive pricing too. Like I said, if you want a Peace Of Mind, Set Point's the Place for You! PS. Maintenance staff is very friendly and efficient.
Set Point Apartments is more than just a plain apartment complex. I live in a community where the management and maintenance sincerely care about the residents and will go the extra mile or two to assist residents and take care of this lovely property. This complex is perfect for people needing more than just an affordable rental, but a place where residents know the maintenance crew stays on top of repairs to units and the grounds and management keeps residents informed via newsletters and e-mail messages. If residents need assistance with anything, management and maintenance staff cheerfully open their doors to help.
From my very first visit to Set Point I knew this is where I wanted to call home. Set Point is a peaceful community that's convenient to everything anyone would want to do. The staff takes pride in the community and really keep the community clean. The apartments are spacious, yet cozy. Lots of great amenities too.
They keep the garden/courtyard areas very nice. The calls to maintenance for repairs are prompt and the staff is professional. The inside of my apt. is in dire need of an update but they will raise my rent to do it and I can't afford it. I am currently unemployed. Otherwise, it's a great place to live. 2 pools, 4 gas grills, 3 tennis courts, on sight laundry, pet friendly and a fitness room. It is well lit and has security cameras and a guard that patrols the grounds at night. Val C, Oakland Park, FL
I have been living here for almost 2 yrs. I haven't had any issues. Great staff, friendly neighbors. Great place to live. I was surprised to see how quite the neighborhood is. Property is well maintained and clean. A must see.
Beautiful grounds. Huge courtyard. Meticulously cared for. Apartments get updated as they vacate. Three tennis courts and two pools. Four gas BBQs. Landscaped road out front.
Set Point is an ok place to live. It's mostly quite, except for the occasional pool parties. The walls are kind of thin so neighbor noise is somewhat of a problem. The landscaping is well kept and looks really nice. Lots of green grass and some big trees, but you can't be on the grass so it kind of defeats the purpose. There are two small pools, but they provide little privacy. 4 grills on the premises, 3 tennis courts, 2 pools and 1 giant window in your living room that catches the attention of anyone walking by. Washers and dryers on sight, but they usually have a weird musty smell. The surrounding neighborhood isn't the best, but since the buidling is a giant square, you're somewhat hidden from it. It's almost like walking into a different part of town.
