Property Ratings at Settlers Properties LLC
Constant problems with things breaking and when you put in a maintenance request they argue with you and try their hardest not to fix it. Lot floods in heavy rain. The road that the apartments are on is apparently Beaumont’s drag strip. Constant burn outs and cars racing down the road at full throttle. The apartments are older and apparently have no insulation making the units extremely inefficient. The boiler system is a joke some times you get a hot shower sometimes you get a warm one. For the price you can find a newer apartment with more amenities for slightly more. Stay away from this place.
Great Location, VERY easy access to everything in Beaumont, no lights to hop on the freeway, walking distance to mall. located in a neighborhood setting. EXTREMELY quite here, and very friendly neighbors and staff
When I lived there they barely ever wanted to do maintenance, I had to go days in the middle of the summer with just a fan because they would not fix my A/C. It would flood every single time it rains and now that I’m moved out they refuse to give me my deposit back. They try to avoid my calls when I ask for my deposit back saying they will get back to me but they never do.
Quiet neighborhood, I can get to downtown within five minutes, and I am in walking distance to the mall.
first of all they don't explain your lease well. you have to get renter's insurance through them which basically covers nothing. my water bill is high considering I have a very small apt. management is not great and sometimes the people at the office are rude. they say they'll spray monthly for cockroaches, bugs but they do Not. maintenance is slow.
The management was nice when it came to moving in. Although now I'm feeling they took advantage of the fact we had no where to stay. We have had roaches, they have only sprayed 2x, not every Wednesday. Management is 2 faced. We have only met a few people around us, but we've had more than enough complaints for being here a month. Dryers don't dry clothes, but can't hang a clothes line. Maintenance is lazy, and you have to actually sit there and point out every little thing, or they won't fix it. The rooms are nice. But that's it. 1 drawer in bathroom, 2 in kitchen. KEEP LOOKING

Can't step without killing a roach/ my apt smells like bleach from the amount of cleaning I do and they spray but no changes. No assigned parking, if you get here at the wrong time of day you have to park on the other side of the complex to get to your building. Lot floods of it rains more than 20 minutes. Only apt I've ever been to that you need to give a 60 day notice to get your deposit back. Look elsewhere, there are really over priced.

Settlers Cove has a perfect location, close to shopping , movies and banking. The grounds are always clean and well kept. Yet my apartment in which I am in my eleventh year. when I moved here the carpet was worn with cigarettes burns. The carpet has eaten two steam cleaners and two vaccums. And they will not change the carpets.
