Property Ratings at Seven Pines Tower
I love the huge gym! Spacious apartment with floor to ceiling windows! Nice luxury building!
Security! Gym and great hardworking neighbors I love this place been here for 5 years sad to leave.
No problems with management, the apartment is nice, and convenient to transportation. BUT for a building this size, repairs to essential things such as washers and dryers are needed. Pest control in the laundry room also needed. Most importantly review the crime statistics in the neighborhood...too much going on.
The building is poorly managed & maintained. Repairs take forever & are usually done in a rushed & sloppy manner. The building has tremendous issues with leaks & pests. The water pressure comes & goes & it is no rare occurrence to have pipes break between the walls. The water is often shut off without notice & comes out brown for days after repairs. The newer windows are single pane & very drafty. Some even leak. All window guards have been removed on a building that has 27 stories making it very unsafe for families with small children. Window stoppers were put in instead only allowing windows to open 4". Because of this you are forced to use air conditioning that is NOT included in your rent. The elevators were recently modernized (not replaced as they led us to believe the would be) but it is not uncommon for one or two or them to be out of service sometimes for days at a time. While it's great that pets are welcomed it comes at a very unpleasant cost. The sidewalks surrounding the building are covered in dog waste. In the warmer months the stench of dog urine in the front of the building is unbearable. While security is usually pleasant they don't do much but sit or sleep at their post. They do not enforce building rules & regulations & take very long to respond to calls. Mind you this is a building that is no stranger to dangerous & criminal activity. Police, fire fighters & emts are constantly at the building but there is never a mention of what's going on. Makes you wonder who has been paid off to not have these stories shared on the local news. While the location is great because of close transit, local stores & schools, the neighborhood is dangerous. It's best to get your errands done during the day. The outside of the building is poorly lit at night. The shops up the hill stay open late but there is usually a lot of "hanging out" up there. The closest park is nice but not cleaned or maintained by the city regularly either. The management leaves a lot to be desired. She only comes around a few times a week & it's usually just to show apartments. She can be rude & dismissive at times. The maintenance staff are all pleasant however the building is often dirty & smelly. The hallways & staircases are seldom mopped or swept & the laundry room is just gross. The assigned parking is expensive considering the structure is deteriorating & causes damage to cars parked inside. The exterior parking is covered in dangerous pot holes & is not secure at all.
This building has an identity crisis of wanting to be something it's not. It's not a luxury high rise and you will not live "a good life" as advertised here. Half the tenants are questionable, so that immediately squashes any hope of living in luxury. Renovations are slow and painful and done by amateurish contractors. The elevators are taking a long time to update. Meanwhile that makes the building very unfriendly if you have special accessibility needs. Mold, mice, and roaches run rampant everywhere. You're guaranteed to experience at least one of them at some point, and most of the time it won't be your fault!!!! The property manager hides in her office and pretends like tenants aren't standing in front of her door!!!! Very oblivious toward legitimate quality of life concerns. This lady seems over it if she has to dodge and hide!!!! I cannot explain why there are several people on the maintenance staff yet the building is rarely clean. You'll pass by the same dirty things for weeks, which is a dead giveaway!!!! Also, there is only ONE handyman available (the super) and he ISN'T available after 4pm or anytime on the weekends, the times when most working people are home!!!! As for the "assistant" super, he isn't equipped to fix anything...how useful!!!! Parking fees are through the roof for a structure that is deteriorating!!!! Outdoor parking is a little better, but can be hazardous during snowy weather because no one plows or de-ice. Matter of fact, there's really no one to plow or de-ice outside. You'd think they'd just hire a 3rd party to do this. HELLO?!!!! Over half of the machines in the laundry room don't work and the ones that do are grimy, smelly, and moldy. I've seen people take their laundry to their cars, probably to go to a real laundromat!!!! I swear, the only saving grace is the 24/7 security guards who are generally pleasant and helpful. But this has nothing to do with building management since they're employed by a 3rd party company. It's a shame really, because the building landscape looks nice (deceptive) and it is conveniently close to all, but it's not a nice place to live on the inside!!!!
This building is infested with rats. Don't be fooled by the renovations, and the appearance on the outside. Also, the property manager is only nice, until she gets you in the building. She's rude, doesn't answer calls, and screens her visitors.
