My roommate and I managed to live here for almost a year until the never ending issues with the whole complex and our own building had us literally running out the door. It's a fine enough community but the buildings themselves always reek of marijuana, smoke, they're covered head to foot in dirt, grime and all matters of food waste that people just leave on the stairs, in the elevators, in the hallways, in the parking lot, and the entrance to the buildings. People just let their dogs do their business without cleaning after them. The whole place is crawling with cockroaches of all types and sizes (some were as big as an average-sized forefinger and a bit bigger), we had a whole nest inside the dishwasher. There's mice crawling in the walls (you can hear the scratching and moving around), all types of other small insects that get in through the cracks in the windows or the floor. Our building had a sudden pipe blockage which resulted in our kitchen getting flooded by food waste water, the workers (the only good thing about this place, they're absolutely amazing people) who managed to get it under control literally said that it was a problem of the whole pipe system, that they'd never seen anything that bad and that they could only "push" the blockage further down the line and deal with it later when it hit another apartment. Constant car breakins, even though they "supped up" their security. A few months ago (yes, 2024) there was a building breakin where the police had to get involved to remove the person who had broken in. The entrance doorways are constantly being broken and damaged, the only real security they have is completely blocking off the emergency doorways and hoping no one breaks in through the entrance. Be careful when they "show" you your apartment because they showed us the pilot in the newest building they had, promising up and down that, even though they couldn't show us the one they offered, it would be the same. Surprise, surprise, it was a much bigger downgrade than we had anticipated for the price they had. We always felt unsafe, the doors are super flimsy, after we moved in the staff turned into rude nightmares, were super condescending to us about the bugs and insisting that their extermination efforts were the best (it only worked to force more bugs out of the crevices and we never saw anything get caught in their "impressive, state-of-the-art bug traps"). Avoid it. Just do yourself a favor and avoid this place.

Do NOT LIVE HERE under any circumstances. You park your car there they break your windows and KIA and Hyundai gets stolen even though they have "security". The walls are full of mice and they don't care whenever you call the maintenance people they bring you traps instead of sealing holes or god forbids addressing this problem with the whole apartment. They have roaches and the people who live there are filthy. Leaving trash in elevator and hallways. The laundry room is a disaster machines are not working half of the times. I'm glad I don't have to live there anymore.

TERRIBLE DO NOT TAKE THIS PLACE TO LIVE crime increases more every day, vandalism, theft of packages, squares, etc. Today April 27, 2023 we were once victims of tire theft. Don't worry, don't be surprised, I was not the only person (you can see it in the photographs) it is something repetitive in this place, and there is no security solution in this regard. CONSTANTLY Hy car theft, motorcycle and the administration does not take importance in these aspects, so many notifications are received in the offices and they even arrive. IMPORTANT IT MAY BE OF YOUR INTEREST If you are a criminal, this will be the best place to live since you will have all the time to carry out your best thefts, they will only ask you for economic fluency and the apartment will be yours, there are no cameras, there is no security of any kind. I feel sadness for so many HONEST AND HONEST people who live here surrounded by these unscrupulous people who like to live with what belongs to others, taking away the things that are achieved with effort and dedication, today it was me and tomorrow it could be you.
Management was very nice and helpful, however, viewing the apartment was a disaster. Upon getting a walkthrough, the following occurred: - Walkthrough started and apartment complex has an eerie marijuana smell to it. Strong in some parts, weaker in others. - Walked in to the room I was being shown with maintenance smoking a cigarette on the balcony with the door open, letting the room reek of cigarettes. - Was shown kitchen, where maintenance told me the dishwasher wasn't working. - On inspection of said dishwasher, a roach crawled out and over management's hand. - Further inspected the kitchen to find one of the cabinets were broken and the microwave could only open 45 degrees before pushing into the wall, puncturing it a good few inches. - When leaving, the door felt SUPER flimsy. Further inspection showed that the top right and bottom right of the door could easily be pushed in an inch or two even when locked. When asked about possible break-ins I was told "You could install a chain-lock myself" and "You can get a ring security camera". A burglar could easily use a coat hanger to unlock the door from the corners or just kick the door in because of how flimsy it was. Overall, super disappointed as management was super nice and seemed like they really cared. I would 100% AVOID this apartment complex.

Several murders have taken place here, peoples cars have been broken into every single night, there are deadly German cockroaches that carry diseases throughout the building in 9314 no matter how clean you are the building is destroyed beyond repair and it's never going to get better. Plus they raised the prices but you still have the same dirty living conditions. Please save you money and energy live somewhere that values their paying tenants.

I've lived here for 6 years since moving to Maryland from NY. Leasing office is nice and accommodating. The newer tenants leave trash is the hallways/lobby at night which is a disaster! Maintenance team could also respond to issues much faster though. I wish they didnt keep raising the price of rent, its become way too much money for me and now I have to move my family.

everything else is good but the rats . they try to send exterminators but still i’m embarrassed to have guests because i fear they’ll see a rat !

I have been in this apartment for about 5 month. The property is ok, but whoever is hired to management the property is terrible. I don't know how and where the management team was found. Elevator doesn't work properly and takes forever to get it renovated. Frequent water interruption. By the way, if you are out of luck, you may not get an email notification. False information regarding pest control. Weed smell in the apartment etc. Oh, when it comes to pay for the rent, you'd better act fast. Cannot wait to move out!

There were two occasions in the past where the elevators were down for approximately four hours until service was able to make emergency repairs. Apartment looks good from the outside but the leasing process is horrible. Management tells you inaccurate information when you apply in order to get you to sign. False Ad regarding free month , show you the renovated rooms but assign you their old units that are not even vacant yet. Wouldn't recommend.

I don't know where to start. I have lived here for 6 days now and I have so much to say... Firstly, the apartments you see on apartments.com/their website aren't always available. They give tenants the right to rescind their 60 days notice at any time before they are legally required to move out which means as soon as someone sends in their notice, their room is plastered online, even if it's not fully available. I was approved for a room in their mid-rise building, paid the application fee, paid the renter's insurance FOR THAT ROOM, only to receive an email from a leasing agent letting me know that tenant's were still living in that room and that I would need to select a vacant room to switch my application over. First lesson to new renters: confirm that the room you are looking at living in is VACANT before sending any money. I was promised to pay a pro-rated rent for the month of August upon move in but instead, they made my roommate and I pay full month's rent and they pro-rated my rent for September which would be fine except management didn't informed me of this change until 3 days before move-in. Also beware of the $200 admin fee upon move-in they do not tell you about during the application process. Issues I've had upon arrival: finding dead bugs in my room the day I moved in, worrying about package/mail (packages are left on your doorstep if they don't fit in your mailbox and there are letters hanging around the building asking people to please stop stealing their mail), molding and paint peeling off the walls in my bathroom, and hallways smelling like rotting fish. At this point I need to stay positive because I'm living here for 12 more months but stay away from this place if you can afford going elsewhere.
I did not want to write this feedback and was willing to let it go, but it seems too much now. The AC has not been working for last three months. It was not working in March, at that time the office told us that it was not an AC season and they could not fix it. After that, they had entire April to fix it but did not even try to fix the AC even after multiple maintenance requests (they just kept closing the existing maintenance requests without fixing the issue). Then finally, in May second week they fixed the issue, but that lasted only for two days. Again after numerous requests including emergency requests the response I get is that they have scheduled the request with the contractor and they don't have any estimate as for how long it will take (Every time a new guy shows up and promises that it will be fixed soon and nothing happens). I don't know how to cope up with the temperature which is beyond 85F now and expected to rise even further for next few days. I don't know the reason why contractor or whoever is responsible for this is not able to fix, but certainly, Seven Springs should compensate for this as it has been too long and fix it ASAP (simply, saying that we don't know how long contractor will take to fix it is not sufficient) !!!!
I have lived a lot of places (including low income housing) and this is THE WORST living experience I've Ever had! The one star is for d3cent maintenance and respectable courteous office staff but the rest is sadly just HORRIBLE. BUGS BUGS BUGS, including BED BUGS!!!! The building is infested and to add gasoline to the fire, the rent is High!
This place is terrible. They tricked me into a different apartment at the last minute and the replacement was literally being torn apart the day I arrived to move it. Since then it's been a steady stream of roaches and bed bug nightmares. The exterminator told me that this whole building (9314) is infested and the old owner sold it because he couldn't get rid of the asian bed bugs that are resistant to all domestic chemical controls. He said several apartments are "farming" roaches right now, and the landlord is too incompetent to get them out. On top of all this, I was sleeping when some maintenance guy entered my apartment unannounced, which is illegal. When asked, the idiots at business office point to "lease terms" as if they override legal statutes in PG county. The carpet and paint they use is also toxic, and the ac/heat system in my bedroom is full of mold and smells terrible when in use. The laundry room has only a few functional machines and people WILL steal your clothes. I wanted to have a place to study but there are kids running through the halls and outside yelling all day, and I can hear the TV above and below my apartment anytime they're on. This place seems cheap, but there are other hidden costs at this place that outweigh all that. Do yourself a favor and find something better before you get trapped in a lease here.

I have had rats/mice and bed bugs in my apartment, people stole my packages that were delivered and left at my door since I wasn't home, people throw their thrash anywhere in the hall, the washer/dryers hardly work, you have to submit two to three requests for maintenance before they actually show up, the elevators hardly work all the time (i got stuck on one and pressed the emergency call button and no one came. I ended up calling the business office for them to send someone). They have been working on a water pipe for years and still shut off the water at least once a week to "work on it". I should've know I'd have a bad experience when on move in day, one of the ladies I met in the elevator told me this was not a good place to live at. It's cheap and utilities included but for a comfortable living space, it's not worth it. SAVE YOUR MONEY!
One word- ROACHES. All day every day there are roaches in my kitchen. I, of course wasn't aware of this moving in, and I regret it now. Apparently there are also mice/rats lurking around, but my neighbor's cat seems to scare them off. I guess if you don't care about your health or cleanliness then go right ahead, this place is for you.
I've lived in this complex twice. The first time, I lived here for 2 years (in 9348) when I was in college (2008-2010) & it was called Seven Springs Village. The people in the rental office were nicer, maintenance did what the were supposed to, no building drama. All was well. Well I moved back last summer & quickly regretted it. The original person (Melanie) I have been corresponding through email with just flat out stopped responding to me. I could never get anybody to ever call me back when I had questions. Maintenance turned into a complete joke. A long story short, I had problems with an ex who stole my keys & I found out, made copies. I had a court ordered restraining order against him & I needed my locks changed. They refused to do it & guess what happened? My ex entered my apartment & caused problems! There were several problems in my apartment that were never taken care of (mostly water problems) & my stove randomly stopped working! Halloween weekend 2015, the elevators in my building (current information in 9314) stopped working! They were out for a week & nobody was compensated for the trouble. Imagine living on the 11th floor & having to climb all of those steps! He lobby & hallways are always trashed & some guy on the 8th floor is always beating up his girlfriend while another on the 7th floor has parties every night! The new manager (Millie) is ridiculously RUDE. She sent me threatening emails when I was in the process of moving out & then had the nerve to tell me that I am "banned" from the property & I ever get caught on the grounds, I'll be arrested. That's hilarious! I have friends in that development & when I'm invited over to visit them, I can go if & when I want to!

I justed moved in and it's only been a week. I love the spacious apartment and the diverse community as well as the grounds. The Move-In date changed more times than I liked and communication could have been better as well. Overall it was a "smooth" move and it's a dog friendly neighborhood which is a plus. Not many places allow "large" dogs they only want the tiny ones...NOT FAIR but hey. Its close to everything from the highway to grocery stores and great for professionals and college students alike.
fairly good. But the maintenance service is far from satisfaction. We have reported our issues almost for 7days, but no one come to solve them. Besides, the noise is unacceptble around the pool area. I think the internet service should also be improved.
It's cool but there is a lot of improvement. The washer and dryer cost to much and dose not work very well. The good thing about this place is that there is a store. Nice area!!

if you value your living situation, don't move down here for several reasons which am going enlisted for you to make it simple; _mices/RAT _bedbugs _Roaches _Molds _ and so on I lived in this complex for years ....
After a TERRIBLE 3-year stint in DC (bugs,bums, and mice; oh my!) I decided to move to Seven Springs apartments from a referral from a friend who was already living there. I had a LOT of specifications; utilities included, free parking, bright room/windows, high floor, etc. The associate I worked with was VERY helpful and we were able to find an apartment that fit everything I wanted; even down to the exact building and which way I wanted the apartment to face! Move in was easy and 2 years later I still like it here. It's quiet, the neighbors are courteous, and the best part is that no undergrads are allowed (since it's super close to UMD). It's a VERY short drive to a grocery store, Best Buy, pizza,chinese etc. The only reason why I wouldn't give this building a 5 is because I was towed twice since living there because of them starting to enforce no parking in "future resident" spots. They didn't enforce the time limits until a year and a half AFTER I moved in. A LOT of people got towed, but since then no one parks there anymore during the prohibited times.
On the plus side, your rent at Seven Springs is all up, all on, meaning your rent includes your utilities, your parking, and your not going to get hit with any other misc. charges, which is quite rare. If you're on a budget, these are very spacious units for what you pay and you're not going to pay any more than what your rent is. The Pros: The pool is nice and always kept clean, the grounds are very well kept, and parking is never a problem. The bus and the UM shuttle come just outside the door so that is also VERY convenient. Management has always been very very responsive and very helpful. I have nothing but good things to say about them. The Cons: The washers/dryers are often an issue; there are plenty of them, but they are more often then not out of service or not drying clothes all the way. We have had a roach problem in our building, which has been fumigated multiple times, and continues despite keeping the kitchen very clean. A common complain is that the heat doesn't come on until October and the AC doesn't come on until May regardless of the outside temperature, but this is going to be the case in any large high-rise. Finally, for the better part of a year, the water is shut off from 9am to 5pm to work on a pipe in the building. This happens about 2-3 times a month. So, it really is a mixed bag here. If your concerns are cost, space and convenience to UM, the pros very well may out-weigh the cons. If you're looking for a luxury apartment, you may be disappointed.
The worst ever appartment I have rented. I have lived in this place for a year and I have called and reported a maintenace about 5 times in a year and I have got none fixed for me. What was funny was I have asked to pay the damaged refregrator and the damaged things I have called to get it fixed during my stay in the appartment. Before I moved out I have called the cleaning service. But after I moved out they sent me a bill of saying they replaced the carpet and all the things that they should do for a new movers and sent me a bill of over $2000. The rediculous ever place I have lived.
I have lived in Seven Springs Village for 4 months now, and normally I would not write a review this soon but I feel it is warranted in this case. I would also like to point out that I have been renting apartments in various places for 10 years now (since college) and have never had any major issues with a landlord or leasing company. Seven Springs Village could be a great apartment complex. The floor plans are nice, there are lots of amenities that sound great on paper: utilities included, pool, gym, gated grounds, parking, etc. Unfortunately, once you sign the lease then all the cockroaches (literally) start coming out. In the 4 months I have been here, a pile of complaints have built up. Both mine and my roommates' allergies began getting unbearable til we removed and replaced the filters in our heating units. They had 3 month filters in them but had clearly not been changed in years (they were black with gunk). We have been harassed about taking a white fence off our balcony (it is to keep our cat from escaping since we are only on the 1.5th floor) because even though our lease has nothing on this subject, the apartment complex "rules and regulations" state that balconies should be kept "clean and neat at all times." We are in the process of contesting this, but they keep threatening to enter our apartment (without warning) to remove it. Last weekend, there was a bloody tampon in the stairwell. I called before work, after work, and that evening to have it removed. Each time I was told that someone would be sent out immediately and each time it didn't happen. Eventually a neighbor with latex gloves removed it, but there is STILL a smear of blood on the ground. The quality of the paint used in the apartment is horrible. We have red sheets on our bed and the rubbing of them against the paint is enough to bring it off and leave white smears on the sheets and red on the walls. These are just a few examples of the issues and annoyances we have had since moving in. None are THAT big of a deal, but when you put it all together it becomes a frustrating living situation. All in all, this place seems nice on the outside but the management are little better than slumlords. They either have a poor understanding of the laws protecting tenants or they choose to ignore them. Even if it requires spending a little more money, I HIGHLY recommend living elsewhere. This place is not worth it.
