Property Ratings at Shadow Forest Apartments
This is a horrible place to live. Poor management, horrible plumbing, bugs & gnat problems. Nasty apartments upon move in. They won’t fix or replace anything!!!
I’ve been here 2 years now and it seems like it has gotten to a point to where they could actually care less. Had the absolute audacity to raise the rent after the first year, management is horrible, they barely communicate with the tenants (an example of this is when they updated the rent payment portal and notified no one in advance), they no longer do the package concierge service which made a lot of sense because both complexes have the SAME apartment numbers. So if you order items online, it may get delivered to the wrong complex. And don’t get me started on those who own pets (dogs) and their refusal to pick up after them. All management ever does stick a flyer on the units/mailboxes to which no one pays any attention to. It’s far from a luxurious apartment living that they boast about. Look elsewhere!
This place is terrible, been there a year and constantly have leaks and now sewer is coming up thru the kitchen sink. No one will call you back because they don't consider this an emergency. I wish I knew where I could file a formal complaint against this complex because no should have to smell someone's else waste. Stay away from this place.
Since Trinity MultiFamily took over the apartments, they suck. When the old company was here, we had onsite management, a courtesy officer and resident events. That company truly valued their tenants. Trinity MultiFamily doesn’t value their tenants. Not one event has taken place since they have taken over. The pool was closed for so long. It’s ridiculous. I don’t understand how they have a successful property management company because they truly suck! I 10/10 don’t recommend moving here! This company doesn’t communicate with their tenants. They just leave notes on their doors (after an event has happened. For example, the water went out and we got a note several days later.) Spend your hard earned money elsewhere and get a better apartment!
I’ve been here 5 1/2 months and it’s been okay so far. They boast luxurious living but it’s only to an extent. They can do more than just making sure the grass is maintained (swimming pools, laundry room, outside lighting fixtures, keeping the premises free of littering). Communication on management’s part needs to be better (Inspections, pest control visits, and other important changes that tenants should know about, etc.). I like that we can make rent payments online, but not crazy about the processing fee. It is generally quiet, which I love, and no problematic neighbors. Overall, there’s a lot of room for improvement if they really care about and want to keep tenants around.
In the last few months this place has gone downhill badly. There is no longer a manager on site. A manager from a sister property is filling in here and there. There is no longer a courtesy officer, although these are still listed as amenities. The pool is being over run by non-residents and if you complain you're told to call the police. There is a 24 hr line to call; they also tell you to call the police. The property management seems to have washed their hands of the property. My AC drain line backs up and leaks every few months and soaks my carpet. It takes days to dry out even with the floor dryer on it. I finally asked them to replace my carpet with hard surface flooring in the area that gets wet and they refused, but cleaned my carpet... again. I'm sure the padding is completely moldy. Yet they're updating larger apartments than mine and charging less rent than I'm paying. Just trying to get warm bodies in the place I suppose. But once you're here... beware!
Best apartment complex I've ever lived in!! I will be staying here until they make me leave! The office staff are down to earth and understanding. Maintenance is quick to fix my problems and even explain what the problem was and how they solved it. Never had a big issue here. I love the location. This place is definitely my HOME and not just where I live.
I moved to Monroe a few months ago for my job and rented a 2 bedroom apartment. I have had a good experience with this complex. The work out room is open 24/7 and the equipment is well maintained. I also go running in the evening and have never had a problem with anyone looking suspicious or like they were cutting through here to get to an adjoining neighborhood. I also have never experienced any type of noise complaint (knock on wood); everyone that lives near me are quiet and respectable neighbors so far.
We Love it here, there's a noise ordinance at 10:00 each evening, it's a quiet neighborhood & the location is great for schools. The staff here has been really helpful since we moved in & they're really good with following up. -Ash G.
Shadow Forest is a pretty nice apartment complex in a decent part of town.The rent is reasonable and includes everything except electricity and cable. The people there are very friendly and were able to answer all my questions. I just moved into a 2 bedroom, 2 bath and I don't have any complaints so far.
