Property Ratings at Shadow Hills
I will try to make this brief as there is a lot of history in the 1 year I have lived here. There has been constant renovations happening the entire time. Delays, bad communication, and damaging personal property due to bad communication. Communication from the renovation crew and management has been pretty bad. At this point I have had to keep items off my porch for around 2 months total, out of 9 months living here. Where do I put all those items? In my second bedroom, which effectively makes it useless during that time. 24 hours after being after to use my porch again, I finally place objects back outside to clear out my room. But no, I get a citation from management due to a plastic bin being on my porch. 3 weeks of being unable to use my porch and I uproot my place again to get some order and management starts pushing the rules on us. Why is this a problem? The renovation crews have made the area a disaster of ladders, trash, and unfinished projects. It's embarrassing at times. So my review is that the area is nice, but management doesn't make it so nice to live here.

While we understand where some these comments are coming from, we still regret that we have not earned your satisfaction with our community. Over the past year Shadow Hills has gone through renovations to ensure our homes remain in the very best care and our team has made every effort to communicate this process with notices and emails being sent. We offer our apologies for the on-going inconvenience and we can assure you that we are doing everything in our power to complete the work in a timely manner. Unfortunately, delays with labor due to the on-going pandemic and difficulty processing permitting with the City of Portland have contributed to the completion delay, however we anticipate that the work should wrap up towards the end of Spring. We appreciate your continued patience and understanding in this matter. We would be grateful for the opportunity to discuss your concerns with our communications further so please reach out to our property manager in the Leasing Office for assistance. They can be reached in person, by phone, email or through the resident portal at your earliest convenience.
These apartments are terrible! The insides of the apartments feel cheap and trashy. All appliances are old, cheap, worn down, and feel like they are on their last leg, the paint job in the apartments is shoddy at best. The wood decks have not been maintained in years, and are warped from the weather. During the winter the heating bill is through the roof! The base heaters that are in the apartments are about 30 years old, inefficient, and produce a noxious smell. I had to clear the room when I first turned them on and felt like I was going to vomit form the smell. We had an electric bill that approached $300 for our small apartment this past winter!! This is mostly because the apartments are so poorly insulated that you have to keep the apartment at 70 or higher or risk the pipes bursting! (This is what they recommend in the monthly newsletter they pass out.) Also it is impossible to keep the mold under control! The only remedy the management has is to open a window for a couple hours a day, even in the dead of winter! If we had actually followed that advise our heating bill would probably have been over $300. When it snows in Portland you get snowed into the complex on a regular basis. When it is time for you to renew your lease they increase the rent to as much as the city of Portland will let them get away with. The apartments are very over-priced based off of what you get. When our lease is up we are running away from Shadow Hills and will not rent from any other complexes managed by their rental company. The only plus side to the apartments is that it is located in Hillsdale, which is a very safe part of town that is really close to downtown. But don't worry Shadow Hills is not the only apartment complex in the area, there are dozens and dozens of other complexes close by to choose from!

I don't know which one of the front office workers wrote the "Multnomah Village Perfection" review but instead of lying to people on the Internet, you should probably fix the parking issues first. Do not rent here unless you want to walk up a hill in the rain with groceries because there is no parking. Multiple tenants using the closest parking available to the units for cars that sit there for months without being used. Several complaints to management with no response whatsoever. No lines in the available parking spaces so people regularly double park. Multiple complaints to management with no response. Antiquated heaters that trip the fire alarm with each use. Several inquires raised with management, no response. There's a reason this place has the cheapest rent in Portland and it's not because this place is a secret. Spend the extra cash and get a newer apartment complex. The daily stress of living here is not worth the few hundred dollars more you'll pay at a complex where management responds.
Just close enough to downtown that you aren't missing out on the city life, but far enough away to keep it quiet. Surrounded by parks, shops and dining options all within a 10 minute walk. Great management, amazing landscaping and quick work order turnaround, this really is a great place in Southwest Portland. With the charm of Multnomah Village right around the corner, you'll feel at home in no time!
