Property Ratings at Shadow Point
Listen to the other reviews if you know what is good for you. Only move here if this is a last resort, the apartments are infested with roaches, there is dog poop everywhere, and on the side I lived on the neighbors are extremely inconsiderate. Blast music all times of the day and night, trash all over most people’s balcony’s and all over the complex. A lot of the kids run around unattended, screaming and cussing up a storm. You will smell weed smoke and cigarette smoke around the complex but I use weed myself so that wasn’t a big deal to me personally. There is somewhat of a homeless problem so they go through the dumpsters and leave trash everywhere. And random people will park in your spot for hours on end. I broke the lease and moved out of here after a week and a half, I didn’t pay attention to the reviews and the day I moved in I went saw these reviews and felt stupid for not checking before and sick to my stomach thinking I was going to have to be roommates with roaches for the next year. DO NOT MOVE TO SHADOW POINT!
I will start off by saying do NOT move here unless you are extremely desperate and have no other options. 1.There 100% will be roaches in your apartment, You might not see them right away when you move in, but they will turn up no matter how much you try to get rid of them. The apartment states they spray them, but it doesn’t matter, they show up because the apartment isn’t patched correctly. 2.These apartment complexes don't look bad at a quick glance, but it becomes obvious the apartment complex doesn’t care about the grounds. There’s trash everywhere and upon my first week here, someone had defecated behind my car!! This was not cleaned for over a week. 3.Aside from moving in, don’t expect to have contact with the leasing office. They never answer their phone, respond to voicemails or emails. Goodluck actually catching them in office and if you do, the staff is not friendly. I will say the maintenance team is awesome and very accommodating. 4.Yes, there are many children who live in this complex and there isn’t much space for them to just play like kids, so they do often play in places they shouldn’t. These kids do not care about anyone around them and will not move for you or take in to consideration cars driving around them. They play into the hours of the night, loudly running by your windows and yelling. 5.People bump music throughout the day, late at night or early in the morning. No one has any consideration for anyone else in this complex. People yell, argue or just hang out outside late as well. 6.Residents do smoke, weed and cigarettes, which is not an issue in itself, except when you cant have your window open because your neighbor is smoking right outside and then your apartment stinks. Also, my neighbors would smoke inside their apartment and turn on the fans inside their bathroom, so my bathroom and bedroom would stink like weed. 7.The complex advertises security at night, and they are there sometimes but they do not do anything. 8. You can pay for a parking carport, but people here don't care and will park anywhere they want. I had a carport that was pretty covered, so people would constantly park there to do drugs or complete drug deals. Children hide there to smoke weed and leave trash everywhere. 9. Yes, there are homeless who walk through the complex going through trash and leave the trash on the ground, Sleep inside the parking carports and use the grounds as a bathroom. Much more to write, too little space
This is the worst apartment complex in San Diego county. I would not recommend living here unless you enjoy drug deals, domestic violence and lack of local safety. The parent company, Essex Apartments, does not care about the residents. They limit managers ability to make any necessary changes due to focus on financial decisions. After attempting to work with Essex and Shadow Point, there has been not just a lack of response, but negative progress. My parking space has become more unsafe, more tagging and less response from Essex.
Hello I currently live in shadow point apartments and I love it. It never too loud and it's super safe there are always kids running around. It's very clean and the pool area and BBQ area are pristine. Parking is easy and safe

This apartment just remodeled the pool, and added brand new grilling station close to pool. Very convenient, and the apartments are big rooms, with a good size balcony with a great view. conveniently located by shopping centers, downtown and beaches.
Living in San Diego CA is a great opportunity, when me and my wife got married the next step was to find an apartment. With San Diego Cost of living so high we settled on a lil quaint place that was by the pool and had a bathroom that wasnt located in the master bedroom. Those were the key factors. As two young working married couples we quickly realized what a mistake we made. We never had company over anyway so we could have had a different place and worst of all the loud kids in the pool and adults who sneak into the jacuzzi at night. Who yell and scream all night. I know feel like the old people who tell kids to be quiet in the neighborhood. Also they installed a new boiler fornthe building here at shadow point amd the water was amazing, it wasnt until the unit behind us took a shower thatbwe realized that it was another issue. Every time they took a shower there would be a very loud humming noise. So imagine bein awoken at 6 am everyday and 11pm every night to a loud hum. When we told the leasing office they said they couldnt do anything and thatbwe had to wait till it worked itself out.
