Poor communication, high turn over rate, they barely fix anything correctly, hidden fees, receiving the wrong apartment, lack of snow removal, and dirty hallways.
They make you pay $433 for your application, then do your screening. They NEVER get back to you unless you call, and if you’re lucky, they’ll pick up. They treat you like garbage once your application gets declined, they’re so ready to take your money but awful to get back to you. I demanded a refund and they say it will take 60 DAYS to process.
We signed a contract, and the property did not honor their side of the terms. Our apartment was never prepped nor cleaned before move in. Vents were clogged with dirt, cabinets, and floors. Our heat in our daughter's room was never fixed and she has had a cold room since we moved in. There is trash, garbage all over the stairs and property grounds. Garage door still isn't fixed, food and open trash bags were found just laying on stairs every week. Our tub had yellow rings around it and was dingy before move in. They never addressed it and corporate immediately turned down approving it to get cleaned. I have many pictures on the way the property is and it is shameful that they require me to pay two months of rent and (2 months of equivalent) to break the lease when they never honored the lease to begin with. The staff was nice, but I wouldn't recommend the property.
I could give 0 star, the worst leasing and apartments ever! They gave me the apartment dirty, no new carpet, with a liking in the bathroom ceiling, which later made the ceiling fall down and the apartment got flooded. They never give back my deposit check, and now they don't answer my calls.
DO NOT WASTE YOUR MONEY ESPECIALLY IS YOU GET A 3 bedroom your water bill will be over $350 a month and they will tell you its because you have more people in your unit, should issues arise like MOLD growing in the ceiling or leaks you will wait months with no resolve while the leak ruins your floors and grows more mold, the cabinets are put together like paper and fall apart the appliance are junk the stove and dishwasher will go out once or twice a week. for the price you pay here you would expect a lot more than the junk you get, I really would not recommend nor will I ever live here again!! Oh and the office employees are of the worst kinda like going to the DMV but worse.
When I did the tour I was ready to rent that day but the lack of professionalism and overall knowledge (I got met with a lot of well I don’t knows) is what turned me away from this apartment.
All of the negative comments here are very close to my experience - you will get a decent square footage and layout, but the management here is very poor on following up on items where things need to be replaced, upgraded, or simply looked into. They never pick up the phone nor answer emails. For maintenance, let's just say that as a current resident, I have 4 maintenance requests, the longest one being open for over 2 weeks - and no one has ever contacted me yet
There is a monthly "common area maintenance fee (CAM)" of $65 that is in addition to the monthly rent which is not disclosed until you start the application process.
I would like to give a shout out to the property manager Brandy.....thank you for taking the time to show us around. My daughter and I toured this property on Saturday and it is amazing!! The grounds were very clean and offers amazing amenities.....heated outdoor pool, workout room and spacious clubhouse. The property is also in a great location, with Southland's Mall across the street.
Shadow Ridge and the people who work there should be called Shady Ridge, I’ve never experienced poorer customer service. Despite not moving in and not having signed a lease because of their rudeness, they kept my entire $500 plus. We have called Shadow Ridge and JRK no less than 10 times, sent emails, and left messages requesting a response. We never received a refund. Shadow Ridge’s customer service is among THE WORST. I’ve had a had a root canal better than this experience.
I didn't even bother to move in after the initial application process. The way the staff treats you is horrible. They quoted me one price for moving in then sent an email 3 weeks later that said I owed double for move in. I've put in complaints from the BBB, submitted the rent offer that was generated from their system 3 times through email, and waited on the phone for a half hour but they still insist that my move in cost is twice what it was originally quoted by them. They also charge you for the first day you move in but don't let you have the key until 4pm. This company is horrible. As someone else said, there are much better properties in the area with office staff that are willing to work with you, communicate and help.
I don’t know what’s going on with this place. When I moved in they had overflow parking and paved over it the next day the city shutdown the lot and we weren’t able to use it. Not only that but we were charged for a garage that we were never assigned and I’m currently fighting for my deposit. This place does whatever it can to take your money. The managers are clueless as to what’s going on and it’s one of the worst apartments out there.
I've lived here for two years, I chose to pay a little bit more to get my child in a safe and nice area and home. Prior to management changing there were multiple issues. Now with the most recent manager, maintenance has improved, the staff is friendly and helpful, and the manager herself goes above and beyond to assist and be there for the tenants. I recommend this complex to anyone. Great neighborhood, great area, walking distance from shopping. I love it here!
Great property - great maintenance staff and very responsive to requests. Crystal in the leasing office is top notch and cares about the experience of the residents. Great location and the property is maintained at a high level. Would recommend to anyone looking for a nice and fairly priced apartment in a suburban area of Denver/Aurora.
We moved in on a ten month lease. They offered a $200 referral fee. Our friend moved in and he referred another friend of his. After five months neither of us has received any payment for these referrals . The manager told me to short pay my final rent by the $200 when we move out. I went to the office to get a letter from her stating this and was told she could not talk to me when I can clearly she she is not busy. The maintenance team is short staffed and things never get fixed. There has been three different Managers here in 6 the last year. The is not enough parking for the amount of residents. My friend truck was broken into and had all his tools stolen. There is trash all over from the children that live here. It's a total mess. Stay away from this place.

Do not move here. The expense far exceeds what you get. There are much better properties in the area. In fact, stay away from JeRK properties. Parking was not a problem, until the complex prohibited street parking on the entrance drive. They gave multiple reasons, but the reality is they wanted to rent more reserved parking spaces and garages. But they did provide a mud pit that they call "overflow parking" where the local tow trucks make a decent living pulling out residents' vehicles. The pool is down again, the same light that defeated their every effort to fix it last year is again sitting on the side of the pool with wires leading into the water. I expect it will be closed more than its open again this year. I just received notice that a repair was completed . . . no one ever showed at my apartment and the repair was never made. Now they are sending out applications for renters insurance requiring residents (even if you have insurance) to fill them out in the event that your insurance lapses. How they intend to track that, I don't know. Apparently a change in management means that all paperwork is destroyed because they need the proof of renters insurance again and the filled out application. I will not be including any payment information and will spend my time diligently looking for another property. If less than one star was available, I would have used it.
I just moved in one month ago and now have BED BUGS because the apartment above me is infested and failed to report it. They were also infest 2 months ago according to the bug inspector. The manager told me it's a maintenance issue, not a health issue, even though my 3 and 5 year old children are being bit. So because it's a "maintenance" issue it's really not an immediate concern apparently. He also snidely agreed that this was my welcome to the building and that "I'm one of the lucky ones."
Two years ago if you walked into the office with a question , concern or just plain needing information it always felt that you where bothering the staff personnel. Since the new Manager and the staff have been in place, there is a world of difference. With a visit to the office now you are greeted upfront with professionalism and a real feeling of wanting to solve your problem. You get the sense that people really care about their service to their tenants. The Ownership Group must know that they have real live Leadership in place and giving 110% each and every day.
Having been associated with large properties in the past , I can truly say that the maintenance of the grounds and scheduling of maintenance work here at Shadow Ridge has improved over the past 10 months. People who live here need to be responsible for the upkeep inside their dwelling along with keeping up after your own pets. The Current Staff of Management and Maintenance personnel should be commended for the job they have done and do. Things have come along way from what it was in the past. I have had just about every appliance replaced or fixed over the past year and all where done well within a reasonable amount of time. Thanks to the Management and Maintenance people. Keep up the tremendous effort that you have been displaying each and everyday.
The staff is super rude and just plain useless. If you have a question about anything, be prepared for everyone who works there to accuse you of being the problem and make you feel stupid for asking to begin with, even if it is about signing papers and doing things that will ultimately give them more money. The first and last months will be the worst months of your lease, simply because you have to communicate with the worst apartment staff this side of Aurora. Maintenance is no better. I called them out for a few problems with the apartment and ended up having to fix the problems myself. Running toilet? I fixed it. Busted lights? I fixed it. Outlet fell out? I fixed it, and it's a common problem around these parts. When I first moved in, my room didn't have blinds, like it was supposed to. Maintenance was called and I returned home to find blinds that didn't actually fit the window. They were a foot too short. After an argument with the office, I was able to get them replaced with blinds that fit, but are broken and bent. I decided that I would rather fix it myself than deal with those nightmarish humans again. Better have health insurance if you want to live here in the Winter. They only shovel parts of the sidewalk, and often push piles of snow over the ramps on to the sidewalk so you have to walk through of a foot of snow before reaching the sidewalk. They also don't salt icy roads, sidewalks, and stairs. This place is an arctic death trap, waiting to break your neck. The three minute walk to where ever you were able to find parking isn't bad in the summer. But the Winter trek to your car over the unshoveled walks and icy tundra called Shadow Ridge is horrifying. However, you build some strong bonds with neighbors when you help each other push cars out of the bike lane that you are forced to park in. Rent here is high, and I believe some of it should go to paying maintenance to remove dog feces from the premises. Dog poo is everywhere, including sidewalks and grass that you have to walk through in order to get to your car. I have passed the same pile every day for two months. The only thing getting rid of it is the unsuspecting tenants that step in it on the way to work. It gets snowed over, stepped on, and then when the snow melts the air is filled with the awful aroma. The apartment is okay, but the poor parking and even poorer staff make this place nearly unlivable. Your money is best spent elsewhere. I cannot wait for my lease to be up.

I was so excited to live in my first apartment, and I must say I was so disappointed with Shadow Ridge. As soon as you sign that lease the managers and employees go from super friendly to super rude and not helpful! The apartments are ok, but made with lots of cheap material. If anything breaks or you need it fixed be prepared to wait months before its fixed. There is dog pool everywhere, so when it rains its stinks. It looks nice from a quick glance but it is not a nice place to live. Hoping my next experience with renting is better.
