Property Ratings at Shadow Ridge Apartments
I recently had an issue with my hot water heater and the staff was very quick to identify the problem and fix it. There has been staffing issues, and turnover but this didn't seem to affect my repair. Everyone was quick to respond and very nice to deal with. I've lived here for over 3 years and do not plan to move anytime soon. This was the first and only issue I have had in 3 years. Highly recommend for the location and price!
My experience at Shadow Ridge has been amazing. The staff is attentive with repairs and the overall proximity to old town is ideal. I especially like the adjacent dog park and overall lush landscaping of the property. It's pretty quiet here and neighbors are all very nice. I would recommend to anyone wanting a great location, a remodeled apartment with reasonable rents compared to other oldl town properties.
As a former resident, I would never advise anyone to rent an apartment from Shadow Ridge for two big reasons: 1. Mold problems: this alone should be reason enough not to move here. Their contract contains an entire page regarding mold and instructs you to ‘promptly’ inform management if you find a mold problem. Hilarious, since if you do this, they will just tell you to wash if off with a bleach/water mixture – or they’ll cover it up with paint. If you read enough reviews, you’ll see this has been going on for years. I found mold on sandals (that I rarely used) about a week before I moved out – they were in a vertical hanging shoe bag IN MY WALK-IN CLOSET. Belts hanging freely in the same closet had mold on them. The (very old) tub had a moldy black line where the top and bottom fiberglass parts fit together that could not be cleaned even with a bleach solution and scrubbing brush. Disgusting. I really didn’t realize how much it was affecting me until I moved out and within a week, felt better. 2. Ridiculous rent increases: the corporate owners/management have raised the rent to ridiculous levels considering these apartments are old and rapidly falling apart. The first year, after moving to SR in 2017, my rent was raised by $50/mo (which at the time I thought was a lot), the next year by $45/mo, the year after by $35/mo and then, all of a sudden, it was raised by $300/mo. I finally moved after they decided to jack it up another $120/mo. I don’t care one whit about the ‘market rate’ - these apartments are not worth anything close to the rent they are demanding and this shows they could care less about long term tenants. Greed, not smarts.
As other have stated, the apartments are full of mold and you are treated terribly by staff if you have any issues that you continue to complain about. They don’t fix any issues, they do the bare minimum so you will stop complaining and even after you continue to complain they get tired of you and always give you the runaround. The complex is full of bugs (house roaches, outdoor roaches, spiders and bedbugs) you will constantly see couches and mattresses outside for the same reason. Maintenance covers any issues such as mold, rust etc with more paint just so it’ll “look pretty”. Definitely RUN far away from this place as possible.
This apt is overpriced for the quality. The fixtures are poorly maintained. When you tell them there is mold in you apt they say it not mold and then paint over it no matter how many times you tell them it just equates to more paint.
Just as others have said, this place is the absolute worst. The management staff is terrible. The place smells terrible and is terrible. You will likely be given a terrible apartment that was "turned" in a couple hours and be treated terribly about it when you do not eat it up with a smile.
My roommates and I moved from Wisconsin and the moving process was extremely simple. Jennifer helped handle absolutely everything regarding the paperwork to be approved and signs he lease. Edd also gave us a great tour of the entire apartment complex. Great units and awesome amenities for the price! 5 stars.
This site doesn't really allow me to share the whole experience, but to sum it up; I was told I was approved on the 10th of July, was told that Serena had made a mistake and I wasn't actually approved on the 12th of July. The following morning Serena called myself and my co-signer and said we were approved... and then left me a rambling three minute voicemail the same afternoon, an hour after I notified her under the circumstances I was going to make other arrangements, saying that once again I was not approved. Insanity, right? She called me a total of eight times in one day, sometimes just five or ten minutes apart, while she knew I was in training for a new job. She also called my current property manager four times that day, hours after she already told us we were approved (again) demanding to know if they were evicting me... I have never been evicted, so I have no idea where that came from! I have one collection on my credit from 2012, but otherwise great credit and a good score. The only reason I had a co-signer is that I just started a new job. I have been in four different rentals in the last six years never having a co-signer or any issues getting approved. The place that I found after I decided I was not moving here under any circumstances, which is way nicer and several hundred dollars more a month, had me approved an my lease signed within a couple hours. I would avoid this place at all costs.
These apartments have some good things. First, they allow all sizes of pets. The outside of the apartments are well kept, lots of large mature trees, plenty of grassy areas for kids and pets to play in. However, with regard to my apartment, the inside of these apartments need a lot of work. I have lived here since November 2014 and in that time, I have had sewage back up in to my bathtubs, a massive water leak from the apartment upstairs of which I was told that there was no need to replace the drywall in the ceiling (even though it was soaked through) and there is black mold under the vinyl flooring in the bathroom. My dishwasher does not work (I use it as a dish drainer and do my dishes by hand) as it does not get the dishes clean, and in fact, will throw food particles onto the dishes. I pay extra to have an in apartment washer/dryer. It was installed into a closet and the dryer is sideways, so I have only 6 inches of space to put/pull my clothes in and out. My clothes also come out of my washer with a mildew smell. I will not be renewing my lease, and have found a different apartment at this point-using apartments.com. I hate moving, but my apartment needs a complete renovation, especially considering the amount of rent I pay. I caution potential tenants to make sure they get to look at the apartment they are going to be renting prior to paying the monies. Some of the apartments have undergone renovation, however, I'm sure they increase the rent on these.
It is ok no washer or dryer in apt. air dose not work very well.
