Property Ratings at Shawnee Trail Apartments
The smell the apartment gives off is rough. Does not ever really leave either.
I have nothing but great experience, my boyfriend lives there and I stay with him from time to time and it’s a very quiet and calm place.
I could go on and on about how bad this place is, but I can only write so much. This place smells like cigarettes and mold, customer service is horrible, they charge you $50/hour for EMERGENCY maintenance, they don’t replace anything that was damaged from the previous tenants, our neighbors literally got in our mailbox and vandalized my car and nothing got done about it, they absolutely will not do a move out inspection with you, and when you move out they decide to take your deposit and charge you for extra stuff that should be a typical turn for a unit. I’m a leasing agent for another company, and if I treated my tenants like they do I would be in so much trouble. Save your time and don’t live here unless you’re desperate.
Tons of hidden fees, management lies, apartments are subpar and you end up paying way too much to live in a sardine tin. Literally find anywhere else for better price, management, and apartment space. Worst mistake was living here.
I have been a long time resident, and they have always been helpful.
We rented from this apartment complex because it was the most affordable in the area, but it would have been well worth it to pay an extra 100-150 a month to live in a complex that was upfront, understanding and not in your apartment every week. Every time we spoke to the managing office, we were told one thing (for example, about having pets or about moving out early because we HAD to leave the state for graduate school) we were told a completely different thing the next week. I think everyother week someone was in our apartment for a "maintenance X,Y, or Z" to which we couldn't say "No, please don't come in our apartment. And on the other hand, we could NEVER get ACTUAL maintainence TO our apartment in a timely manner. It got to the point of just doing things ourselves because we had to called or email the front office about something multiple times because someone would FINALLY come and look at it. And when they did, they didn't really fix it. They even need assistance fixing plumbing in the bathroom from me... Just spend the extra money and go with a different apartment. I only give two stars because the apartment was in nice condition. Just terrible service all around.
They know you by name. They are always willing to help. If you have a repair, it is handled quickly. I accidentally let my dog outside one morning, as I started my car for work and didn't realize it. They spent 2 hours, at least, chasing my fur baby and called me, immediately, to let me know she was outside. They go above and beyond!!!! Hands down the best Apartments in the area. Clean... gym on site...it's a great place to live!
Bug problem, poor management once you move in and try to find every way possible to charge you more once you leave
I've read countless numbers of poor reviews and I honestly cannot see why. In terms of the management... Amanda, Tiffany, and Denise are by far the kindest and funniest ladies you will encounter. My husband has been away on military duties and was gone when we moved in. They were more than accommodating to help me get through his paperwork, get everything in order, and ensure our moving in experience was as seamless as possible. Recently, our next door neighbor moved out and they just left their cat in the apartment completely by itself. Amanda worked with me to let me keep the cat without paying a deposit until I got my paycheck the following week. Unfortunately, I had pretty severe allergic reactions and had to rehome her to a family member. Despite the cat staying with me for a week, they waived the fee and deposit. They were so beyond helpful with giving us all the time and information we needed. As for the claims that they are hard to get ahold of, there has not been one instance that my calls/emails haven't been returned within the next business day, but I typically get a response within a few hours. The apartments are in nice condition, well worth what you pay for them. Maintenance does great repairs in a timely manner. We love living here and are very impressed with all the service the entire system has given us!
Nice, clean apartments with great environment however, the office is VERY hard to get ahold of. Other than that everything is great.

We had appointment to view an apartment. The leasing agent was fifteen minutes late. The apartment smelled like cigarette smoke. When we declined to lease the apartment her attitude changed. She sent five text messages demanding that we pay($15.00) for the credit history.
I lived at Shawnee Trail for two years. The first year and a half I was under the old owner I originally signed my lease with. Halfway through my second, the owner switched to a new company due to what I can only assume was a buyout (The tenants were not informed.) They are the worst landlord's I have ever had, and I am so glad to be out of there. First of all, you cannot legally change agreements in a lease just because the owners switch, you must have the tenant sign a new lease. I had new rules enforced on me that I never agreed upon in the first place. Also, I was given a 7 day eviction notice for my friend visiting one evening with her dog. Beware, even if a dog does not live on your premises, you cannot have a dog in the apartment or as I was told, IN THE PARKING LOT. My friend was asked to park in a neighborhood next to the complex even if her dog never got out of the car. It's absolutely ridiculous, you cannot dictate where a dog can walk outside. I feel that before delivering eviction notices a simple phone call would be nice, I quickly resolved that issue with a phone call and the eviction notice was retracted. They could have saved some paper and the effort of placing it at my door. Another issue I have with the new owners is that I feel like they were in my apartment on several occasions without my knowledge. In the lease I originally signed, I am supposed to be informed before staff enters my apartment and I was not. There were times I would go in to pay my rent and someone would ask me about something in my apartment that they shouldn't have any idea of. My final issue was my deposit I received back. I paid $300 at the beginning of the year and received $140 back when I left. The entire apartment was spotless when I left, and when I say spotless I mean the normal amount of cleaning plus the refrigerator cleaned and deodorized, baseboards wiped down by hand, and carpets shampooed... TWICE! I was fined a $60 cleaning fee and a $100 paint fee. My only guess on the paint was that I used some thumb tacks to hang posters... THUMBTACKS! Needless to say, they have the most strict rules for a place that honestly isn't all that nice. They also hold tenants responsible to any damage in the apartment even if it was made before you moved in. Lastly, they are nosey crooks and I'm so glad to be out of there. Hope this helps!
