Property Ratings at Shearwood Station
Lived here for two years. It’s the worst place I’ve ever lived. Hot water interruptions frequently, recently 3 days in a week span. Elevators need to be replaced and are constantly failing and people getting stuck inside (happened to me twice alone). I’ve also seen the pests others are mentioning (roaches and rodents). Also, because this place is one of the most affordable in downtown New Rochelle, a lot of the tenants are careless and disrespectful as well (pets going potty inside and not cleaning up & trash). The pool is disgusting and over crowded due to size/tenant ratio. I’ve seen the pool inspector shut it down personally. Maintenance does a terrible job and even lies about work. The only good thing about this place is its proximity to the train station.
There’s been nothing but problems during the 2 years I’ve been here. They have a female concierge who is inattentive, and gets an attitude when you ask her to do her job. Packages are constantly lost. Everything breaks within the apartment. Appliances are dated and always breaking. They are under new management which is making needed improvements but the original staff are still here and are useless. Utilities costs and way too expensive and not mentioned prior to moving in. Worst building I’ve ever been in.
Warning: fees and utilities are $700+ on top of advertised monthly rent and management don’t disclose this before signing lease so be sure to confirm.
When I moved into Halstead Station two years ago I really loved it. The building was clean, management was responsive and helpful. Over the past couple of months, I've had issues with the management miscalculating my rent payments. If I was not checking my statements meticulously, I'd be overpaying (and the rent is already high). It has exceedingly difficult to get in touch with the management office via phone or email to have their mistakes resolved. Beyond the unresponsive management, the cleanliness of the building is deteriorating. Lastly, the elevators are constantly out of service, which can be incredibly frustrating. It is not cheap to live in this building, so it is disappointing that this is the direction Halstead Station went in.

Over the past months there has been a mice problem. It's become an infestation at this point. They're in the walls. We can hear them moving about. Management does not help. Maintenance and Extermination is not useful. The conceirges do more to assist than property management/leasing agents. You have to threaten to not pay rent in order to get help. Amenities are constantly out of service as well as the elevators. Garage gates are always broken and malfunctioning.

I’ve been living here for almost 2 years and my experience has been great. The leasing office and staff are so nice and very helpful. When maintenance is needed, they come very quickly. I currently live in a one bedroom, wish I would’ve gotten a two for my daughter and myself, but my apartment has one of the best views for sunrises and sunsets. The metro north is across the street which makes it easy to go to the city if needed. I’m not a big fan of the carpet because carpet keeps a lot of dirt and germs, but love the big bathroom and the laundry room in my apartment. I do believe it can use some updates as far as countertops because they stain so easily. Other than those minor things, I love it here.

I've been a tenant at this building for 4 years and I love that management is always thinking about their tenants and being inclusive by always having events and giveaways. It's a very warm environment and the service is round the clock! I feel like I never have issues with repairs or have my questions answered!

Would not recommend living here. I have had issues with cockroaches. The apartments are overpriced and old. Management does not care much about tenants. Better buildings down the road.

I have lived here for almost one year and although the building is under construction, the staff has been extremely communicative with updates and safety precautions. I have never waited more than one or two days to have a service repair and I have not needed very many requests. It is a great location with beautiful new amenities. As much as it saddens me to say it, I would not recommend moving in here. I have lived here for more than 3 years and Bozzuto/the current owners are getting rid of all of the things I love about this place, and actually made me pick it over living in the trump building or halstead new rochelle. The amazing gym with huge ceilings, great light and all of the room you could want (people actually run/walk around the machines in the winter as a mini track) is being down sized and moved to a tiny space in the front of the building (where there used to be a convenience store - imagine working out in a convenience store). No more great light, no more mini track, and with the new 8 foot ceilings you can’t do any wall tosses etc. As a frequent gym goer, once we lose this space, I will be looking for a gym membership (not having one initially saved me money).The amazing pool and outdoor lawn where kids play and people do yoga is being replaced with a new building – get ready for MORE construction. The circular driveway which I always thought was so nice to leave your car or a taxi to unload groceries, is where the new, smaller pool will go, so no more driveway. Overall I think this is a huge mistake on Bozzuto and the owners part – instead of improving the current space, focusing on resident retention and enhancing the current amenities, everything will be down sized to allow for a new building (where the current gym and pool are) and overall larger occupancy (more money for them in rentals). To me this doesn’t make sense with two new high rises going up down the street (it’s not like there’s a huge influx of residents into New Rochelle). In the mean time, there are plenty of “resident events” to distract us with food that lasts for about 15min before everything is gone and everyone leaves. If you are looking to live in a high rise building for a cheap cost of living and don’t mind on going construction for the next several years, then consider living here and ask them how your future apartment/view/amenities will be affected by the upcoming construction. But if you’re looking to live in a quiet, high rise building with amenities I would look some place else down the street (as I plant to do next year).

We understand that there can be some unpleasant side effects that may come with living in a community that is undergoing renovations, but we do our best to anticipate them and provide our residents with written communications in advance so that you may plan your days with minimal impact. Our new fitness center features 13.5 foot tall ceilings, floor to ceiling windows and upgrades such as new cardio and workout equipment, 6 new Peloton spins bikes, and a separate Cross Fit work out room. While the new space is a bit smaller than the current space, we have worked with engineers to maximize the usage of space. Our fitness instructors will continue to offer you complimentary specialized classes in the new fitness center. In addition to our new fitness center, we will unveil a new club room fitted with industrial modern decor, a gaming room, and media lounge. We are looking forward to opening the new space to our residents in the coming weeks and can't wait to share to new features with you. While it is true that we are re-configuring our outdoor amenities, we will replace them with newer versions of the amenities that our residents enjoy so much. The front circle will be replaced with a pool and deck, outdoor picnic area with brand new grills and sitting area, and a dog park. Since we are relocating the building's front entrance to a more convenient location closer to the Metro North Station entrance, we are moving the loading area to that side of the building. The advertised rent is NOT what you actually pay. That's a teaser. Here are the extras that are REQUIRED of all tenants: $900 per year for sewer. $1020 per year for the gym and pool, whether you use them or not! And $240 per year for trash removal. And if you have pets or a car? Huge additional charges. Those are mandatory charges for ALL residents. You won't learn about these charges unless you ask. If you don't ask, the first time you see them will be at lease signing. Careful folks!

Good afternoon, Hi on March 24, 2017. There was no one at the front desk when I entered. Someone let me into the building. I found leasing office on my own, because I had visited the property before. The agent that gave the tour took me to see a two bedroom on the 3 floor. The apartment had a crack on the ceiling and we mentioned it to her and she got upset. She didn't comment on the crack or if the maintenance staff would be fixing her .Then she proceeded to take us back to the lobby. I needed to use the restroom and used the restroom around the corner from leasing office. The door to get back to the lobby requires a fob. I stood by the door looked around for assistance. Another leasing agent came up and questioned me about why I needed to go back to the lobby. I'm not sure why that necessary, eventually she let me get back to the lobby. The entire experience was not pleasant . The leasing agent who gave us to tour did not know how many units were on each floor mentioned how small the laundry unit in the apartment was and did not seem to care that I was concerned about the crack in the ceiling. I was disappointed with the services. I really would not recommend this building to anyone.
Horrible experience! This building isn´t suitable for families this place is dirty, and the people from management aren´t knowledgeable about the business. I saw a mouse several times at the event salon during the night where children were playing during the day. Front desk people not helpful to give information, for example, they make a lot of problems with packages received. One day the person told me that I have to come back in one hour or tomorrow to pick up the package due she had too much work. With this information, you can have a big picture about the customer service from this place. Besides, management office "Bozzuto" don´t provide accurate information to the people; they aren't knowledgeable about the business which as a consequence the customer ended up assuming the lack of management of this place. As well as they took off all the toys of the pay room since December, and after was closed due a broken window. After this the "playroom" has never been using, currently, is closed. So, if they tell you that it is a playroom, is false. Moreover, during summer, several people were using swimming pool and grills during weekends. The place was very crowded Bozzuto didn´t have any control over people who was into those locations. Even though it was dangerous is you think that were children playing outside as at the pool too. The only thing that they want is the money, even after you left they try to charge as much as possible. So, I won't recommend this place if you have another place to choose instead, go for other option.
Have lived here for 6 months and Bozzuto recently took over with many improvements. I made a request to change a floor cleaner used in the common areas which aggravated my allergies and this was promptly addressed and the cleaner changed. The community has been building with more activities, gym classes etc. Nice, but not upscale, apartments with the significant convenience of being right across from the entrance to the Metro North/Amtrak station.
Literally across the street from the station (couldn't have been closer). Great gym, swimming pool, courteous staff, clean, great apartments, awesome views. I hope i don't make it too popular and they increase the rent ;)
The apartment is a two bedroom, two bath lovely place. We are next to the train station so going to the city is a breeze. The maintenance personnel are helpful and friendly. They respond promptly to any request, although we've only had small issues. The concierge at the front desk is accommodating and the gym and pool are an added bonus.
