Honestly, this place has been fantastic. Especially considering the location in Johnson County, the spaciousness of these townhomes is astounding for the price, and the neighborhood is nice as well. Being just down the street from the police station, I feel safe when I'm out and about or walking my dog in the evenings. The thing that really makes this place worth it, though, is the quality of the employees. Like everyone, I've had experience with dishonest or unhelpful landlords; that is not the case here. The ladies in the office are friendly and kind, and any time I've needed to contact them for something, they have always been helpful. Even better is that the maintenance staff here are fantastic. They're fast, competent, and extremely kind. After fixing a maintenance issue in my townhome, they'll often check in to make sure the problem is completely fixed. Plus they're bffs with my dog. Easily the best living situation I've had, both in terms of space and staff. I highly recommend Sheridan Ridge if you're looking for a place to rent in OP.

The townhomes are spacious, but it comes at a price. They are older and maintenance does not actually fix anything. I have had to place multiple work orders to have things repaired. I placed cameras in my home when I lived there because maintenance had entered my home without any notification. I was shocked after my dryer outlet blew and they came and installed a new one, but wired it backwards. There was never an apology for it happening. I have had multiple other issues. Upon move out I received a move out bill that included pet damage charges to the carpet and a dent in the sink that was there upon move in. The damage to the sink and two other problems were never added to the move in as I told them they would be and that is my part I have to own. I have never owned pets while being at Sheridan, not even a fish. We do not even wear shoes in our home and eat at the table. I was advised that they use someone that comes in to inspect the carpets when a resident moves out and that is what was on the inspection. I was told upon move in that my carpet was brand new and with only two people that lived in my residence while being there it does not add up. I have since disputed all the damage that I was billed for and they would only remove the pet damage since I did not have pets. I took over three months and 14 attempts to get anything resolved. I was told my management multiple times that they would get back with me and never did. I even contacted the Corporate office multiple times. When someone finally did get back with me and told me they would "look into it" it was a month later that I, myself, had to reach out to see what they found. Which was nothing because it had fallen through the cracks. Please do not trust Price Brother's or any of their properties! Renter beware!

The buildings are older and therefore have some wear, but for the price and for being in such a great neighborhood this is a nice place to live. The office staff and the head maintenance man are incredibly friendly and very helpful. There were a few maintenance issues when we moved in, but the staff has been really good about handling them quickly.

From the first call I made, I felt very comfortable talking to Robin. She was very helpful and made me feel welcomed. I could tell that she genuinely wanted to help me find the right place for me and my family. The videos were great and being able to see the model was great.

Terrible loud sketchy neighbors who’s chain smoke cigarettes outside. Insanely squeaky floors and disgusting carpets covered in paint when we moved in. OLD HVAC units with windows that have not been replaced since the 70s. This place needs renovations or a massive price drop. Apparently I got one of the good units too.

I've lived here for over a year now. The ladies in the office are amazing! Sunday is the best complex manager I've come across in a long time. She is funny, knowledgeable, fair and gets things done. Between Sunday and Dawn, I always feel heard, and taken care of. The maintenance supervisor Giorgi goes above and beyond to repair any and every problem. He is efficient, friendly and a master of his trade. There hasn't been anything he hasn't been able to fix. I happily renewed my lease for another year, and as long as Sunday, Dawn, and Giorgi are here, I will be too! The 3 bedroom is huge! We have a fire place, a good sized fenced patio with a gate, there are two pools and it's very safe. Limited parking is the only downside to this complex, but the carports have lights so its not so dark at night. You can hear your neighbors sometimes but they have to be pretty loud. The Elementary School is amazing, which was very important for me. So for the price, space, schools, location and staff.. Sheridan Ridge is the best town home community in Overland Park.

The office staff and maintenance folks here are incredibly helpful. The office staff knows my dog and I by name. They are always welcoming and friendly. I had a problem with my a/c unit at the beginning of the summer. They sent people to fix it. They kept working until the issue was resolved and I was happy. Love living here! The grounds are clean and well maintained. The townhouses are comfortable and roomy. The basements are fully finished with a nice area for laundry. Love having a kitchen I can work in comfortably!
We rent one of the larger 3 bedroom town homes and it has been a very good experience. The fully furnished basement has been wonderful for gatherings with our friends. It has a lot of the regular amenities like a refrigerator, dish washer, garbage disposal, oven, a fireplace, pool next to the clubhouse, tennis courts, volleyball court, fitness center, and business center. It also seems like a pretty quiet community. Pros: - Huge! We rent one of the 3 bedroom 2,054 sq. ft. units and it has plenty of space for 3 adults. As mentioned above if you like to have friends over you can comfortably accommodate several people inside. - Large fenced in patio. A nice bonus for pet owners. It's also great if you want to keep a small garden and you can get a grill for it. The fence has a gate so you have another way to access your place. - Affordable for the size. I was pretty amazed to find such a big place for such a reasonable price. - Pet friendly, but you do have to pay more if you have a cat with claws. - Location. If you have kids it is just a few blocks away from a Shawnee Mission West and Comanche Elementary. You are also right next to a Family Tree Nursery if you like to garden. You are a short drive from Oak Park Mall and from downtown Overland Park where they hold a farmer's market on the weekends and Wednesday's. Lots of good restaurants in the area too, but I feel like that's pretty common for the KC metro area. - If you like the cold, the basement is always cold. - No restrictions on internet or cable providers. - Washer and Dryer hookups in the utility room in the basement. Cons: - The maintenance team can be a little slow. - Due to heat rising the 2nd floor tends to be warmer since all the cold flows down stairs to the basement. The 1st floor stays a comfortable temperature though, but the bedrooms are on the 2nd floor so if being warms keeps you from sleeping you I would recommend a window AC unit for the summer. - Parking can sometimes be annoying as tenant guests do not always follow the parking rules. You can pay for a covered carport though. - The pool, fitness center, and business center are really only open for regular business hours. Overall it is a great place for the price and amount of space you get. If you do not need or want a lot of space though, there are other options out there that would suit you better. It is very much in the suburbs though, so if you prefer the night life I would look to Westport or near the River Market in KC.
