Property Ratings at The Vic Student Apartments
If you were looking for a sign to live here, this is it....don’t! Many water bugs throughout all buildings. Creepy maintenance. Trash in parking lot. Raccoons in garbage. Unsafe place to live. Been more shootings in this area at this apartment complex. Stayed here for 2 years and wish i spent my money elsewhere.
I’ve lived here 3 months and my A/C has been out for almost 5 weeks in total. The staff is unresponsive and uncaring. I’ve put I. Work orders to have my A/C fixed and they mark them as complete without sending anyone to the unit. Roaches all over the hallways and keys to enter the gate only work part of the time.
From the beginning, my experience with The Vic apartments was literally THE WORSE. I was shown a unit that I thought would be what I was moving into, and signed my lease for that unit back in May of 2018, because I needed a place to call home once I got back from my internship in Wisconsin during the summer. While in Wisconsin for the summer, I only got one phone call (which I had missed because I was at work) from them on a Friday afternoon, that stated the unit I signed my lease for back in May was filled, and that they were changing my lease to another unit (without my consent). When I tried to call them back to settle the manner, they basically cancelled my lease all together (without my consent), and tried to charge me $200 for them cancelling my lease. The ONLY reason I had to agree to a COMPLETELY different unit was because, I couldn’t go and look for other apartments while I was thousands of miles away, and by the time I would’ve gotten back, classes would’ve started back and I would have practically been homeless for the school year due to other apartment complexes being filled to capacity. During my stay, I had nothing but bad customer service experiences from the staff themselves. From the maintenance staff coming to “fix” (I use the term loosely due to the appliances still being broken AFTER they come) the appliances in the apartment late at night with no form of identification other than them telling you they are “maintenance”, to the account manager not responding to request for billing statements (which you should have ownership of since you pay the utilities within the apartment), and the extremely late notifications that your mail as arrived to their office. Honestly, don’t be fooled by the “low” price point that they try to sell their new residents because you have to ask yourself, “Why is it so low in the first place?” I will NEVER recommend this apartment complex to ANYONE.
I have a cousin who stayed here when it was still campus crossing, so I heard great things. When you walk into the clubhouse, which is great, and talk to the staff you are given the impression that the apartments are really nice. They show you a model apartment, that looks great. However, upon moving in, my Roomate and I found various holes in the walls. There was mold when we moved in. Someone “fixed” it, only for us to find it much worse a week later. Our drier takes 3 or 4 rounds, before the clothes are completely dry. Utilities are split between my roommate and I. We were told that the average electric bill would be about $20-$70. The insulation around the windows and doors are awful. I can almost see clean outside from the cracks around our front door. As a result, since fall our power bills have been near, or over, $100 per roommate. This is without use of the dishwasher and rare use of the oven. I would not recommend Sherwood Forest if your not prepared to spend $100 over your rent every month. The staff will not be sympathetic. I don’t know anyone who plans on renewing their lease here, and they would be crazy to.
Main Points:SF is dirty, infested and overcrowded; parking is non-existent. The office enforces rules when it suits them;they will use any excuse to charge you for things. Thieves and slobs know management does a bad job of lease enforcement,so they will primarily be your roommates.The office are uncaring, rude and incapable.Residents are left holding the broom to clean up THEIR mess and a bill for the memories! Management: Poorly handled an actual homicide(2017). Kicked the grieving college students out.Somebody died here;they never found the killer;security measures they say will protect you are usually broken. Security SF has broken security lights and broken security gates and “sturdy doors”. Security walk behind you at night and maybe even “shoot their shot”.Theft is likely inevitable. Don’t invite friends over unless you are willing to escort them to your room from their car. Noise: Security answers to themselves;they pick and choose the noise they shut down.If you got on their bad side, they will charge you for a noise complaint, if you are unlucky enough to answer the door when security comes knocking.Get ready to pay;it's $100 a complaint! Moving If you request to move, because your apartment has rats(possible),your roommates are dirty thieves(quite possible), or your apartment is outdated and things don’t work(almost a certainty) they will fix none of this, If you are unwise enough(or desperate enough) to continue to live there, they may make you clean up behind your dirty roommates(if you were unlucky enough to be the last one to leave).Regardless, they still may charge you to clean the apartment(more money for them!).During this, they may ask you to leave for (X) WEEKS until your “new apartment” is ready.Have fun housing yourself and belongings for an unspecified amount of time while they do this, and no, they don’t prorate your rent during this time where you were technically HOMELESS.Additionally,the room they move you to could even be worse, since people move in pets, family, and infested furniture whenever they feel like it. Parking: EVERY NIGHT there is nowhere to park. People who live here will tell you that they come home as early as 5 PM(!)just to park. Want to come home,and be able to find a spot in a place that you PAY to live? Have fun riding around (20 mins sometimes) and fighting with others trying to park! My BF was towed, in the process of MOVING IN, even though he had the requested decal! Enough said!
I currently live here and chose this complex because of great things I had heard about the previous owners, Campus Crossing. With the new management, Sherwood Forest, many things have gone downhill. Maintenance takes a while for requests and most of the time, provides easy fixes that don't last long. The management is unprofessional and forgets you contact them so you have to be extremely persistent if you want something answered. Guest parking is horrible by providing only a few side streets to park on that is never guaranteed. They don't care about the look or maintenance of the pools or enforce pet policies (aka dog waste literally everywhere). The gym has now been under renovation for almost TWO months which is inconvenient for those of us that want to use this amenity that was promised to us. The electric bills are ridiculously high for no reason. Do yourself a favor and do not rent here. The money is not worth the quality of living you receive.
This is the perfect building if you enjoy being surrounded by friendly people, tasty restaurants, and even nightlife. The apartments are really all a college student could need and more. The staff are also incredibly helpful and are always willing to help. Campus Crossing has two pools, a movie theater, gym, and even tanning beds. I highly recommend Campus Crossing Apartments.
