Property Ratings at Shillito Park Apartments
To start off this apartment since we moved in last year has run through so many property managers and other staff. We were moved into our apartment last year and nothing was up to standards. They didn’t clean, paint, repair anything before us moving in and till this day have still things that have not been able to get fixed since Maintence keeps changing here as well. Things seemed to be improving with Dyana and Michael they were really making improvements here and we’re doing the best they could with the mess they were given. They got the pool open, Michael and Dyana were out there constantly doing what they could for residents to get things fixed. We had a plan to make repairs and improvements since the company is raising rent my apartment deserves to be at the same standard as the others but now is not going to be done due to them no longer working here. I wanted to resign my lease because of Dyana and Michael but now that they have left I do not recommend moving here. The gym is constantly leaking from the ceiling in spots, the vents look like they have mold in the gym, the washer and dryers only a few seem to work. You can pay what they are asking for at a nicer apartment with better amenities and have staff that will answer the phone and make repairs in a timely manner somewhere else. You never know if the office will be open or closed here and whoever new you may meet.
We have lived here for a year in half, and have loved it! there are so many things do do! A nice gym, swimming in a salt water pool, a theater to sit back and relax to watch your fav show or movie & beautiful park right next door!
I just recently moved in and am enjoying living here so far! The May move-in special was a game changer for me and my roommate. So far this apartment has had everything we need with an affordable rent compared to other similar apartment complexes! I love that the unit has been recently renovated!
This apartments are lone the best in lexington is quiet, friendly, and keep all the areas around the apt clean.
From the beginning of my move in process, the staff had met me with understatement and patience. They were willing to listen and work with you within means and it was very appreciated. With this being my first move on my own, their understanding of matters, while trying to fix everything, they have made my living expense very comfortable.
Great safe environment to live in and great for pets. The Staff here is always willing to help and very pleasant
I honestly love the people in the community. The landlord made it felt like a home right away. The restaurants and everything you need is right by your needs. I really am happy here and highly recommend it. It's very well kept and beautiful.
Moving here started rough, but things have been improved. I would say a big part is the staff. Location is good as well.
Since taking over the property this spring, the office staff has really tried to improve all things at the apartment complex. Dyana has been great to work with and has always answered any questions I've had regarding my lease. I know she has worked diligently to improve the parking lot and to open the pool. I certainly do appreciate everyone's efforts to make this a welcoming place to live.

If I could give this 0 stars I would. I wouldn't recommend this place to my absolute worst enemy in the world and I legitimately think this place should be shut down. The fact that it is still open and operating is a testament to how much our system has failed. -- The workers at the apartment complex are lazy, irresponsible, and bad at responding. Expect that any email or phone call you initiate with them will be met with complete silence. I was ignored countless times on very important things. The apartments are unclean and broken. When I moved in my refrigerator had thousands and thousands of dead bugs in it, which made my entire apartment smell of rot and death. It took them two weeks to move the fridge out of my apartment even though I talked to them about it nearly every other day. That fridge then sat on the balcony outside my door for the next 2.5 months, again despite consistent follow-up from me. There was also a ton of moldy food underneath of the oven and next to the fridge (in the gap between the fridge and counter), which they did clean eventually but, again, required consistent follow up. The other tenants are awful. I consistently complained to both the apartment complex as well as the police about my neighbors smoking so much weed and cigarettes that my apartment smelled like Willie Nelson's house. Nothing was ever done. I also reached out to my neighbors very kindly, only to have them smoke a lot of weed later that day, seemingly in spite. It was consistent from 7am until Midnight. Also on the note of other tenants being awful, my car was hit by one of the other tenants which left a big dent and scraped off a lot of paint on multiple panels. No, they did not leave a note or anything. I found the culprit, which was one of the neighbors and filed a police report. Expect to NEVER have a parking spot. Even though they claim to have plenty of parking, they do not. You will almost never find a spot by your apartment and will have to park way in the back by the dumpsters, which is unpleasant. The utility billing company that they partnered with will rake you over the coals. I had a total charge for utilities of less than $2.00 but with their "courtesy fees" and "admin fees" and "processing fees" and "convenience fees" my total charge came to $19.81... which is almost a 1,000% markup.

In August 2023 this place changed parking passes. They did not email anyone of this change despite having all residents email. Instead they supposedly posted a paper notice on residents doors. However, more than 20 people were towed. They refused to reimburse me. My tire was destroyed when my car was towed. When I complained they threatened to terminate my lease. This place is also run down. Management has changed multiple times in the past several years.

I lived here about five years ago and just moved back. I liked it then but, I really love it now. The apartments are clean and up to date, remodeled. I love my neighbors. It’s quiet over here. My kids love going to the park next to us. Great place for them to ride their bikes. They cannot wait for the pool to open up. The girls in the office have been super sweet and helpful. They made moving back to Lexington a breeze. The new owners seem to be putting a lot of work into the property. No complaints.

I was very interested in renting at this location based on the pictures. However, all of my walk-thru were scheduled for months apart at a time. I decided to hopefully view the property by conducting a walk-in. I arrived and was not impressed by the appearance of the apartment buildings or the gravel in the parking areas. Due to this I was automatically turn off and decided not to shop after all.

I lived at Shillito Park for 6 years and moved due to my job relocating me. Whatever issues I had were taken care of promptly especially at the end of my stay. The current Maintenance guys are amazing! I never had any issues with the staff and loved that the office was open on the weekends because I work typical 9-6 week day hours. The two girls that worked in the office were always friendly and kept treats for my dog in the office so he enjoyed visiting as well. One of the previous reviews regarding the staff never being in the office made me giggle. Although they do have 24 hour maintenance (which I had to use a few times and they always showed up quickly), I'm pretty sure each staff member gets days off and lunch breaks so they can run errands and have a life. lol The only issue I really had while living there was parking. It was really bad during the renovations but once they repaved the parking lot, I did not have any issues and the problem was corrected. Overall, I enjoyed my time here, especially with the park next door. My dog and I could always go running and there is the Wellington dog park close by too.
Spacious and clean. Well made and solid. overlooks one of the most beautiful parks in Lexington. Close to everything, but also very private. Randy, the maintenance man, is the bomb. Girls in the office helpful but not intrusive. Nice pool and set up well for pets. Population mix of old and young, single and family.
Conveniently located near shopping, nice neighborhoods, and awesome park. Apartments are spacious with walk-in closets and laundry hookups. However, staff are not friendly and have accusing tones when reports are made about the property or individual apartment issues. Staff never apologize for rudeness or inaccuracies. The office is always closed during the day when it should be open. Saw office staff shopping when should be working. Rent is raised every lease renewal with no improvements made to property. Maintenance staff are rude and not properly certified to fix appliances, etc. There is a $20 pool key fee every resident must pay, but yet people drive in and use the pool that arent residents. Chemicals of the pool are also not maintained. There is also no records kept of who pays rent each month,so keep your own records. Also have to document every incident with pictures. This place is a hassle to live at, but due to zoning issues for schools, options are limited if wanting to keep kids at certain school. Invest in house or townhome, not here. Lesson learned hard way.

Had a good experience here. Some of the grounds upkeep is lacking and takes more time then one would think it would take, but the staff is friendly and helpful and the apartments are cozy. People in the community are friendly and the location next to the park is great!
