Property Ratings at Shoal Creek Apartments
Worst management ever. Took months for things to get done and sometimes they would just cancel maintenance requests. Don’t even think you’ll get your deposit back. I spent 2 full days cleaning my apartment and was charged $175 at move out for “not cleaning”. They will do everything in their power to keep your deposit. If you’re a good tenant, don’t live here. You won’t get your security deposit back no matter how hard you try. Plus, they charge you for carpet cleaning even though the carpet obviously hasn’t been replaced since it was installed in 2000. Great floor plan though and lots of parking! Just know come move out you’ll never see your deposit money again
Rent is probably the cheapest in Athens for the size and layout of property. Great roommate layout since each bedroom upstairs has it's own bath. But there are drawbacks... 1. No property manager on the property consistently. I understand during the pandemic but now (Summer 2022), it is still by appt ONLY. Residents can't speak to management face to face. Communication is by email or the maintenance portal on their website. Also no maintenance on property daily either. 2. The door frames are rotten and the seals are bad. They told us they would be fixing the rotten door frames in Spring 2022. It's Summer and it's still not done. I can see outside the side of my kitchen door at the bottom so of course LOTS of bugs come in. 3. It says they do pest control but certain areas if you park your car your car will be invaded with ants. I keep my car immaculate and have had multiple times ants have been all inside my car. My neighbors have complained as well. Roaches and spiders are abundant too. My cat is better pest control. 4. LOTS AND LOTS of dog poop all over the lawn areas. It is in the lease to pick up after your pets but it is NOT enforced. Some areas smell awful because of it. If management and/or maintenance was around daily and maybe walked around occasionally, residents would be more cognizant to pick up after their pet!!!! 5. The pool is extremely small for the size of the complex and I have NEVER seen maintenance clean it or checking the chemicals. No chairs and it's protected by a 3 or 4 foot chain link fence. I'm certain they don't have chairs because of theft and vandalism issues. However, they could put a better fence and have code with locking system that might deter theft. IDK 6. They're supposed to limit residents per apt however, I know for a fact 3 apts have 4-6 people living in them and each one has a car so parking can be difficult. There are also residents that own multiple vehicles that are not driven daily. I have had to park 2 buildings away because of this issue! 7. After you move in August 1st, in December they expect you to commit to renew your lease for the next August or your rent will significantly increase. This is the most ridiculous lease renewal complex I have ever lived in.
The current rent price is what makes it good as well as being pet friendly and the grounds are kept landscaped. What makes it not great or excellent is that the kitchen cabinets are very outdated, kitchen floors & bathrooms in multiple units I have visited have cracks in the old fashioned tiles. There is no pantry, very little counter space. 1 large drawer and 2 tiny ones in the kitchen. No linen closet either. Also, their leases start August 1, however in December you are required to give them a commitment if you are going to renew the next August or your rent will go up. THAT right there is the most ridiculous thing I have ever dealt with from a rental company!!! I lived here 4 months and received a lease renewal email and given 30 days to commit to the next lease. I can see doing that in May when the students are leaving/graduating but December is a bit much. Also their lease runs August 1st to Mid July? They are rarely in the actual office and when they are it's hours not conducive to working residents. (10am-2pm) Never, ever open on Saturday or Sunday. I met one of the property managers once face to face in the 3 years I've lived here and that was when I made an appt to come see the apartments.
