Property Ratings at Shockoe Commons
Next door is soul taco which gives a lot of noise pollution to the first floor. Management is also touch and go, some problems: Gym is SEVERELY outdated and most of the equipment has been damaged or stolen. You'll get a tv which doesn't work, a treadmill that's falling apart, and a single set of 5lb dumbbells. Access issues: like someone else mentioned the front door is either broken or the electronic entry pad is on the fritz. Management has been slow to fix this or assign temporary manual codes which would fix the problem, which you think would be easy. Package thefts: a slew of packages are stolen on a regular basis since at least November 2022. Management has yet to do anything to fix this. In comparison, their other, more expensive property, Cedar Broad has a nice quality gym, a working secure entry, and Amazon lockers, and has been reviewed for a pool. They can't say there are budget problems when the rent from 1 rental unit in Shockoe would cover several fixes listed above, not sure if our rent money is going to the upkeep of Cedar.
Do not live here. Poor security. Entry door often broken. -- sometimes doesn't let residents open the door. Bad package theft problem with no solution from management.
We were not informed of the noise pollution coming from the restaurant located directly underneath the apartment. The restaurant frequently played music that sounded in the 70 decibel range in my living room. The construction of the apartment floor is also questionable and I even had to take myself to the emergency room after stepping on rusty nails sticking out of the floor. After living here for less than a year, the leasing office tried to raise our rent by 30% and was not willing to negotiate to a reasonable raise based on property value and cost of living increases, which would have been about a 12% raise. Our rent for October also include charges for things we already paid for and a TV cable charge, which we don't get.
Building is old, bills are high, and the maintenance of the building is laughable. Property management lacks communication skills and any sense of urgency. Stay away from Shockoe Commons.
