Originally named Howell's Crossing after a cotton merchant named Evan Howell, Duluth was renamed in 1871 after a flowery speech given in Congress by Rep. J. Proctor Knott condemning the expansion of the railroad to Duluth, Minnesota as wasteful. The over-the-top, tongue-in-cheek description of the northern city inspired residents of the Georgia town to rename their community Duluth. First off I am a current resident. My dog and I were walking back in October and she was bit, I got shoved and a gun thrown at me by the other owner. They fled the scene not even telling where they lived so they could cover damages. As a current resident here I was not very well notified of the renters insurance change. When I try to call the office no one picks up and when I try to leave a voicemail all the machine does is say goodbye. The office is only open from 10-5 which also the pool, and workout areas are too. I don’t know who works those hours to get in. The directions they sent out don’t even work. Also people leave trash EVERYWHERE. Compactor works just everyone is a lazy person and leaves it by there. Roaches are seen everywhere around the apartment, have had a couple inside. And no one picks up after their dog. Do not live here. I cannot wait to move. Then in April my boyfriend stayed over for a night, someone broke into his car and then tried to steal it. Adding to this put a maintenance request in. Maintenance claimed my dog was out of the kennel so they could not enter. This was a lie my dog is in a kennel when I am not home. They were too lazy to open the door and see just heard barking. Sorry when you knock she barks and you can tell if a dog is right by the door or not. When I called in the assistant property manger had attitude and with me and was rude. I am nice till I am told a lie and getting attitude with it. DO NOT LIVE HERE! Side note dog poop is still everywhere, I constantly have to dodge piles when walking.

Do not move here!!! I thought because it looked nice inside that some of the reviews were exaggerating . For the rent you pay you deserve better. I am a clean person and dealt with a continuous roach issue. The gate was broken but yet you pay for it in each bill. The trash situation is disgusting it lines the sidewalk when you enter the complex every day you can even smell it in the air. The customer service is atrocious.

I went and viewed the apartment on a Saturday and was given a quote by the agent that told me the quote was good for 48 hours, which would be until Monday. I reached back out to the agent on Monday stating I would like to rent the apartment with email. I didn't hear anything back so I called and left a voicemail. Still didn't hear anything back, so I ended up calling the main number the day after asking about my quoted apartment and they told that for me to have locked in that quoted price I would've needed to applied for the apartment. Which I was never told, in fact the agent that let me view the apartment said to reach back out to them for the next steps to get it. So now my new quoted price is $300 more. I can't recommend this place if they won't even stay true to their quotes and what they say, otherwise the agent that I talked to was wonderful.

The gate has been broken for most of my time living here and the dumpster is always overflowing. We are now being charged for gas and electric for the "common area" so we are being charged for our leasing office's utilities. Mail box gets broken into and packages get stolen. The staff is very rude, disorganized and do not bother to inform residents about the situation. Over all, very poorly run apartments with issues I've never had to deal with at previous apartments. Do not waste your money.

I live in sugarloaf trails apartments. I have been having problems with a leaking ceiling which was causing my carpet and kitchen floor to get wet, leaking water was in my light fixture in my kitchen which is a fire hazard.my air conditioner was broken for 4 days, mold in my laundry room, mold on the base boards in my kitchen, mold in my entrance closet and my kitchen ceiling. I went into the office on 9/16/19 to get a work order put in a work order with Juan Olmos at 5:30 he refused to give me a work order . I had to beg and demand Juan to get a work order on 9/16/19 because I was not leaving the office without one, about 15-20 minutes he finally wrote me a work order. One of your contractors Kush came out 9/16 around 7:30 to look and see what issues we were having. Kush went to look at the mold in our kitchen and laundry room said that it was just mildew, then he goes to cut a piece out of our wall that had black mold on it on 9/16 which is still cut out til this day 9/24. he did not do anything with the wet ceiling. He said that he unclogged the condensation line from the 2nd floor apartment. he didn't lift my carpet to take the pads out he just put a fan on top of the carpet and said that it needs to keep running as much as possible. didn't give us a time frame or anything. After Kush left he said that another contractor would be coming in to with a water suction machine to get the leaking water up from my kitchen and under my living room carpet. when the other contractor came he looked at our ceiling and explained to us that we had old mold inside of our ceiling that was just covered up and that Kush should have taken care of it. He then goes to cut holes in our ceiling and drained the water out of our light. I feel like that was the right proto call so i don't have an issue with that what I do have an issue with is that I had my ceiling open for 8 days no one contacted me about coming to patch it up. There wasn't ANY TYPE OF COMMUNICATION whatsoever. They didn't leave any type of documentation for me stating that they entered my home to nor did they leave any documentation for me saying that they completed fixing my ceiling. There is still mold and leakage stains in my entrance closet as well as my ceiling in my kitchen. I am very disappointed on how the situation was handled and how the customer service was handled. I will not recommend anyone to rent here because of the horrible customer service.

I started my lease January 2018, staff was very helpful, and did everything to get my business at sugarloaf trails. Through out the process of the lease, i never had a problem in regard to bugs. I never was late with rent, never gave the office any issues as a tenant. My lease finished January 2019. My issue with the complex, they did not communicate the final terms of when keys had to be turned. I tried calling them, multiple times, reached out and left a messages and nothing. They charged me extra 40$ even after trying to get it resolved before the due date. I left the apartment clean and ready for the next tenant as well, although there was some damage to a door, the apartment was in very good condition. To me they do not take care of their residents even with good history and rapport. I felt they only care and try to work things while your tenant there. There was no attempt made to accomadate. Unfortunately i will definitely not be returning here, they don't take care of their good tenants. Its not good customer service. I would avoid living here, they will play you for your money. -Jared

I’ve lived here now for the last six months. I’m not only impressed with the professionalism of the office staff, but maintenance is extremely efficient. I have put in a request to have something repaired and it’s usually addressed the same day or day after. This complex is clean, well kept and quiet. There was once a challenge with the trash compactor but I see this has been addressed, and our community looks great. Every time I call and reach out to the office staff they are so pleasant and never seem to be having a bad day. I think they are all amazing. Deshavion was my leasing agent and he took care of me!! If you are looking to move reach out to him, I’m 1,000% sure he’ll take care of you too and make your experience just as smooth as mines. The manager Nikki is sweet, she cares and has a heart and just overall amazing. Helen is her assistant and her personality rocks! Again the entire staff is top notch! I moved to Duluth, Georgia from New York due to job relocation in 2011. Not knowing anything about Duluth, Georgia I viewed many apartments in Gwinnett county and decided on Sugarloaf Apartment Homes and I am very happy with my decision. It was the nicest and cleanest property that I had visited and the staff was very friendly, personable, knowledgeable, helpful and professional; also it was centrally located with easy access to I85, I285, 316, the City of Atlanta with all it has to offer and Hartsfield Jackson International Airport. In 2012 things only became better when Nikki came onboard as Community Manager. Nikki is assisted by Helen Assistant Community Manager and supported by Deshavion Leasing Consultant. They are an amazing group of people who have formed an award winning team; and really it is a family. Whenever I see them on the property or in the office I am always greeted with a warm, friendly hello with smiles all around. They make you feel so vey welcomed home as a family member and not a number or tenant. I have never had an administrative or maintenance issue that was not resolved quickly, pleasantly, without raised voices, and in a very personable, and professional manner; Things happen and that is called life. Nikki, Helen, and Deshavion make life so much easier and comfortable to call Sugarloaf Trail Apartment Homes; Home for me since 2011. Since Nikki has been Community Manager from 2012 there are excellent community events, constant improvements to the property, consistent and persistent up keep, and maintenance of the community. I have lived here for the past 6 months and slowly, this place has revealed how bad it really is. Although prices are great, i should have listened to my instincts. When it is time to get things fixed or replaced they drag their feet until the absolutely have to. The neighborhood itself is not for everyone. During the day it seems like a nice place to live, but at night many pizza restaurants will not deliver due to thefts and robberies. The gate never works so who knows who really lives here. If i could do it all over i would spend more money to stay somewhere safer.
I've lived here three and a half years. It has been a blessing but now it's time to move to something larger.
