Horrible maintenance when it comes to appliances and ac units. My unit has been above 77 degrees for weeks on end and it isn’t even April yet. I have struggled with my unit for almost a year now and maintenance refuses to replace it. To go on top of everything, they only complete maintenance requests during the week so you’re just out of luck on the weekend with any emergencies. This is without mentioning the constant undercover cop surveillance which is anything but reassuring of who lives here.
Please do not rely on the website pictures or the model you will be shown. The apartments will not be move in ready after you sign your lease. Nor will they be updated as sjown on the website or in the model. I moved from a luxury apartment but only because of my back. I can no longer do stairs, so I moved here thinking the apartments would be really nice. At first, I was given an apartment with seven stairs leading up to the apartment. I waited another couple of months to get into another apartment. When I went to sign the lease, they had upgraded me to a more expensive apartment without my knowledge. I had to sign the lease because I had nowhere to go. There were 23 plus items on the walk through that I found unacceptable before I moved in. Most have been corrected or a bandaid put on the problem. The property manager refused to change out the towel bar and toilet paper holder and would not allow maintenance to put a frame around the rusty mirror. There are huge cracks and large pieces of concrete missing from the sidewalks. worst of all are the bugs in the apartment. So disappointing!
DO NOT rent at Signature Place Apartments in Overland Park!!! I received a move out statement from the apartment which stated that my husband and I needed to pay $1100 to replace the carpet in our apartment due to "large amounts of pet urine." After calling Signature Place and the carpet cleaning company who evaluated the carpet (EverReady Services Carpet Cleaning) we have gotten no where. The apartment and the cleaning company have no pictures/proof of the supposed urine all over the carpet, refused to let us have someone come in for a 2nd opinion, and had already replaced the carpet but yet are still making us pay for it. I have repeatedly been told I am lying and they are assuming that just because we had a dog in the apartment that he must've peed everywhere....dogs who are potty trained don't do that. My husband and I are pretty frustrated as we had no big issues with the apartment until they changed management. We paid our rent on time, picked up after our dog outside, and kept to ourselves. This has left us with a very sour taste in our mouths. Seems like if you have a pet they’re going to replace the carpet no matter what and then charge you for it.
LOOK CLOSELY AT PROPERTY BEFORE YOU LEASE. Pool issues every year. Same story the "pump" doesn't work. This has happened with all the different owners of this property. How about getting a reliable pool company to fix this issue and quit have maintenance put a "band aid" on it. Seems funny all the other properties in this vicinity have reliable pools and open up, but not this property. Water issues inside apartments when it rains. Gutters need replaced. High turnover of maintenance and office staff. You never know who you will be talking to when you call. They all hide in their office and it is like pulling teeth to even know who management is from year to year.
Lots of issues!!Just remember there are openings for a reason!!!! The leasing sign from the highway is permanent! Always an opening! Pool season is coming … just wait!!! It will be closed several times. Chemicals will be off in one at least one of the pools, ( city of OP will be out to inspect often and they always fail the inspections!)paint will be peeling, flooding around the ground will have worms in it that will flow right into the pool , mallard ducks will have pooped in it, sand in pool cause of faulty equipment, gates will allow anyone that doesn’t live there to come in( yep there will be people will criminal history!! This apartment community is well known to be the pool where anyone can get in! . The management will lie to cover up all the issues! Office staff is lazy and scared to ask for proof of residency. Spa / hot tub as advertised hasn’t worked in years! Grills are constantly out of propane and disgustingly dirty! Very fake office staff and the way they allow their maintenance to dress should tell you something as well! Also, you will never know who is who cause they are always quitting and they shuffle them around. I can guarantee your maintenance issue will never be fixed right the first time! Summer is coming and wait till the AC problems start! They are old!!!Gutters are in shambles, lots of root rot, and I could go on and on!This is just a small indication of all the neglect!
The WORST experience I have had renting. My apartment was not move in ready upon my move in day. We walked into the apartment and it not been cleaned (I have never seen tubs so filthy in my life), there was a water leak in one of the bathrooms, the light in the kitchen was falling out of the ceiling, there was duct tape holding a shelf together in the freezer, a shower rod was falling out of the wall, all of the baseboards were completely damaged, water damage in every cabinet (one was even rotting so bad it had separated from the wall), 3 outlets didn’t work, and our windows couldn’t even latch because they were so dirty. This isn’t even close to all of the problems with the apartment as I had turned in 4 sheets explaining what all was wrong. I put work orders in and only a few things were completed before it was just closed out without me knowing. When I opened them back up, it took over 2 weeks for them to get completed which included very important things like fixing our water heater and getting the correct key to our back door/ storage. The communication is awful and the workers in the leasing office are always over promising things that don’t happen. I even was told before move in that I would have a fireplace and of course had no fireplace when I arrived! Just run, this place is not worth the headaches and trouble. I would be incredibly embarrassed to allow ANYONE to move in to an apartment at condition mine was in especially at the price it is at. I’ve also run into 2 other people who explained their apartment wasn’t move in ready as well. One even found their freezer door handle in their dishwasher so it’s obvious they don’t do a thorough walk through in between tenants at all. Don’t believe the pictures or the model unit.
I can’t say many bad things about this place. It has its minor flaws; such as older windows and the concrete surrounding the place could use some TLC. But where do I begin with how wonderful it is. I have sent a few maintenance calls and they have been quick and efficient. This is a big praise considering our current Covid times. The girls in the office are absolutely wonderful and approachable. Erika is very knowledgeable and helpful when ever I have a question or need to turn in rent. I love how they use “poo prints” to make sure tenants clean up after their pets. It makes the grass “safe” to walk on. I love calling this place home.
I really enjoy living here!! The ladies that work in the office are super friendly and helpful, whenever I have a maintenance issue it’s fixed in a timely manner. Storage space is nice, even for the smaller units. This is my first apartment by myself and I’ve never had any issues here and it’s a cute, affordable place to live.

There is trash everywhere which blows all over the complex from the overflowing trash receptacles. People do not pick up their dogs poo so don’t walk on the grass. Dog park has no grass it’s all mud. No parking spaces because there are four to five people that drive or are adults in each apartment. Cops are in the parking lots dealing with the residents all the time. Feels unsafe and disgusting. Also huge spiders and no pest management. They do not have lawn care services so the grass is regularly 4-5 inches high with weeds everywhere, my dog has chigger bites daily. My car was extremely door dinged by my next door neighbor’s car in the parking lot and there are no surveillance cameras so it was just my problem to fix. Run. I would love to break my lease.
I lived at Signature Place Apartments in Overland Park, KS, for 4 years. During my time, management has changed and there has been some turnover with office staff. But ever since day 1, staff has been very friendly and accommodating. Maintenance staff works hard and is quick after putting in a work order request. About a year a half ago I wanted to switch from a one bedroom to a two bedroom. Shalyce & Erika were fabulous with the transition, making that happen. Signature Place Apartments is a beautiful place to live. My favorite is the pool area --- has a nice pool & a lap pool with two grills. There is plenty of chairs to go around. We have a different Food Truck every Monday in front of the clubhouse and staff puts together monthly drawings and incentives for residences. The gym and clubhouse has had a makeover. It's nice being able to use the computers & printer in the clubhouse, when needed. My only complaint about Signature Place Apartments is that the windows can get drafty in the winter time. However, maintenance will try their best to fix any issues like this. I highly recommend Signature Place Apartments!
Town management is horrible, staff is extremely rude and unprofessional. Staff never follows-up or responds to messages, including the manager. This is NOT a smoke-free apartment complex and this is NOT a drug-free place either. Definitely not family-friendly. There is litter and trash throughout the complex and no one seems to be picking it up. There are cigarette butts EVERYWHERE. My neighbors smoke marijuana in their apartment which unfortunately seeped into mine. Maintenance does the bare-minimum when it comes to anything requested, also have had multiple occasions where they never even show up to fix something or they stop by and say they will return another day and never return. Staff NEVER tells you when you’ve received a package. Windows are old, cheap, leaky constantly, and moldy, especially in the winter. Management does nothing to prevent the mold or take care of the issue of moldy windows. They take forever to open up the pool in the summer and when they do, they can’t keep it clean. They clean one and leave the other to be green and nasty and then the other way around the next week. Winter prep/snow removal is terrible. I can't remember how many times I've slipped or fell because the walkways haven't been properly salted. Even after reporting issues, nothing is done. There is only one thing that I enjoy about this apartment complex since Town Management took over is the location, and they don’t even have anything to do with that factor. So glad I was able to move.
Property is in a decent locations. Windows leak badly and need replaced. The electric bill is way too high for a one bedroom apartment. Even when I have turned the thermostat down when I am not there during the day. Parking lot needs repaved. Apartments are very noisy. You can hear tenants above you just walking and closing their doors. Refrigerators, stoves, and countertops need updated in all apartments, not just the ones the owners choose to update. The amount of rent being charged warrants new appliances and countertops. If the new management would attempt to do some of these upgrades it would not be a bad place to live.
This complex is phenomenal. It's rare to find an apartment complex who checks all my boxes but this one did with ease. I would definitely recommend over and over!
Pros: Affordable. Convenient location. Cons: Kitchen/bathroom cabinets somewhat outdated. Lack of convenient parking. Gym needs improvement.
I loved everything about these apartments. So clean, nice, updated, and well laid out. The women who gave me the tour was so kind, helpful and insightful. I love the community and the location and look forward to moving in in a month!
fantastic apartment for a great rate, units are perfect for a couple of friends to move in or for a few college students attending JCCC. Also this place is very dog friendly and i love dogs :D

We've been here almost 2 years and love it. Grounds and facilities are always extremely well-maintained and everything I've ever needed is taken care of promptly.

The prices were a little too high and the fact that the prices change daily concerned me.
The property seems to lack the necessary capital to repair items that are old or damaged (ie garage doors, community mail box stands, asphalt replacement)
The carports are 45 a month! Across the street they are only 15 a month. Also the carports are small!!!
we love SP. employees are always helpful and courteous. grounds are kept clean and tidy. any issues i have are always addressed immediately.
Overall I like the location and atmosphere. The appliances are not decent and the refrigerator is way to small and sub par. Parking is awful and needs a system to better equipment late evening returns home to park. Ice maintenance and treating of sidewalks is slow and I fell the other day going down my steps because the wood stairs were not pre treated. Noise control is poor if neighbors are playing loud music because walls and ceilings are thin.
Only drawback is poor to non-existent cell reception. Otherwise, the grounds are kept up very well. It feels like a safe environment.
Its a very nice complex with great amenities. The apartment was very clean. My daughter actually lives here and she's moved all over the place in college and since then. This definitely is a good complex and the rent price is very comparable.
It’s a very nice and friendly community. The apartments are nice and over in a convenient location. Office staff is polite and efficient.
I love my apartment. This property is well kept and very sound. I cant hear my neighbors that much and everything is nice and clean.
I have had the worst experience with this apartment complex. First of all, I moved in a little over 3 weeks ago and my apartment was not move in ready. I didn't complain I just put in a bunch of tickets to have everything fixed. They make you sign the lease and pay before even doing a walk through. It took a week and me calling and going up to the front office for anything to happen. The maintenance guy was very nice and was as upset as me. He said I should've never been moved into this apartment in the first place. So he "fixes" the washer machine and tries to fix the refrigerator and freezer. That doesn't work as my freezer still wasn't freezing anything. He also said that they were going to order a new microwave seeing that mine is broken and busted. I went back up to the front office to complain about this stuff being wrong. They had the maintenance guy get me a "new" refrigerator but the lady NEVER once apologized. Anyway, maintenance guy brings me a refrigerator. The freezer works but it was dirty and the doors jam so I have to push hard to close them and sometimes the refrigerator door opens back up again. It's been 2 weeks since this and I get a survey. I put all of this into it and all the response I get is sorry. The apartment was going through a staff turnover when I was moving in and my apartment wasn't ready. And I STILL don't have my new microwave! And nobody seems to care so I'm going to Lincoln Property now to file a complaint.

I just moved in and everything has been so nice and all my needs have been met in a timely matter. I love it here so far.
Maintenance was able to come fix my problem fast & while I wasn't home. It's great that I didn't have to be home for this repair to be completed.
Most service requests are completed on the day they are requested. The property has many amenities for us to enjoy, and we are more than comfortable inviting our family and friends to enjoy them with us. The only downsides are the apartment having issues that were not repaired upon us moving in, which include dents all over the door, carpet not attached to the stairs, dated maintenance of the water heater and furnace units, water damaged counters, clogged dryer vent, poor seals on windows, mildew spots in bathtub around faucet, and gum spots on floors of bathrooms.
I liked the neighborhood, I always felt safe. The complex was very ckean. I especially enjoyed the pool.
Staff is friendly and willing to work with you on any need you have and all of my neighbors are great. Beyond pet friendly, a large majority of tenants have pets.
lease renewals are very high for 20 year old apartments. I would think you would want to keep the residents you have and not charge a 10% per month increase. I moved from a two bedroom to a one bedroom and the rent for the two bedroom had gone up 10% per month. Way too high, especially when not all apartments are updated
I would recommend Signature Place as a nice home and environment for family and friends. My issues were just the up keep of the apartment in the last year.
Awful! I moved into a one bedroom apartment in 2014 and I initially loved it. I then moved into a two bedroom apartment last year and it was gross! The door to the garage we got didn't work and we had to pay for weeks of use when my boyfriend couldn't even get into it. The apartment was dirty, the windows wouldnt open, the blinds fell off of the window and hit me in the face when I tried to open the blinds, the handle to the kitchen sink came of right into my hand, the garbage disposal had something wrong woth it as it sounded like someone shoved a fork down into it. People not picking up after their dogs outside, people not having their dogs on a leash - which is against the law! Hearing every move your upstairs neighbor makes, the maintanence men left tools in the apartment after they left, washer was flooding the apartment and after the 4th time they finally replaced it- the flooding extended to other rooms and the carpet! God awful stains in the bathroom, roach traps found that had been left in the apartment when they supposedly are "cleaned" after people move out, holes in the screens, rude employees, not enough parking. If they tell you they will put you "on a list" for things like a carport or garage don't listen to them! They never let you know when it is available. No one did a walk through with me for either apartment. Also, make sure that you pay attention to all of the fees that they charge you! I thought the $400 to have my dog there was a deposit, when only $200 is a deposit. The pet fee, which one of the employees described as a desposit for the damages that incur when there is a pet there will not be applied to the charges. Normal pet wear and tear on the carpet happened in my apartment and they are charging me for the replacement and the fee will not be put towards that. I have personally paid a carpet cleaning company to have stains removed. Wouldn't recommend this place even to my worst enemy! Kelly the manager is nice, but doesn't make up for the idiocy of the rest of the staff or the backwardness of being charged a fee upfront for "damages" to be incurred and then that amount not being applied at the end of the lease. Don't come here!!!

Signature Place presents themselves as being a luxury apartment complex. They are average at best. Insulation and HVAC equipment is laughable. In summer and winter electric bills for my 1000sq ft apartment were consistently over $200 per month, not to mention I couldn't keep my apartment cooler than 80 degrees on hot days. They don't do a great job preparing unit for move in. I found paint on my carpet and grease caked on the kitchen lighting fixture. For $1000 per month in rent, you can certainly find a better place to live.

It's a great location. The remodeled apartments seem very nice. I'm comfortable asking for help if needed. Neighbors aren't that friendly, but these days who is?
I was a resident of Signature place apartments from 2013 to 2015. I moved to a one bedroom apartment at signature place in sep 2013, it was a nice apartment. I was happy with my stay there for 2 years and I decided to move to a new 2 bedroom in oct 2015, that is when the nightmare started!!! The 2 bedroom apartment was infested with bed bugs!! The apartment management did not tell us it was infested with bedbugs. The very 2nd night we slept in that apartment my wife got bed bug bites. I complained to the apartment the very next day. They told they will call a pest control person to look into this, they came and inspected the apartment and said they could not find anything. The same night we stayed up and looked through the apartment with a flashlight! Upon closer inspection in the apartment I found a total of 22 bed bugs in the apartment!! These bed bugs were found on walls, ceilings, bathroom floor, near kitchen floor everywhere!!!! We were freaking out..we informed the apartment management about this situation and they said they will have a pest control person look into this. I had to move out to a hotel since we were beginning to have a nervous breakdown due to this and lack of sleep!! All this within the first week of moving in to the apartment!!! They said they will treat the apartment in a few days and set up an appointment with the pest control. My wife went back to the apartment couple days after the treatment which the apartment was assured was "very effective" my wife got even more bites..on face , arms everywhere!!! She was on the verge of nervous breakdown due to this nightmare!!! The apartment management said that we have to be in the apartment as "human bait" in order for this treatment to work. Ridiculous!! The apartment refused our request to provide us an alternate living arrangement until this problem was resolved..all they told is that our lease can be cancelled and we can find a new place to live..and that they would the charge the rent of their bed bug infested until we move out of the place!!! This was beyond RIDICULOUS!! We lost nearly 4000-5000$ in this ordeal..hotel bills, eating outside, had to throwaway our new memory foam mattress, mattress frame,couch, pillows..It was a horrible experience. I would never wish this agony to my worst enemy!! Based on my experience I would say stay away!!
Poor Insulation!! My 1 bedroom apartment had winter bills averaging 200-220$ Pathetic management - incompetent management Old apartments - mold, reports of bed bugs and what not.
Signature Placements apartments are good place to stay. Nice staff big rooms and good community
I really love the area and the location of this apartment complex. I have been living here for over two years, and I don't have very many complaints. The amenities are nice. The pool and gym are very well kept up. The apartment buildings themselves are quite old and are not very well insulated. The windows are horrible. My apartment is FREEZING in the winter. The office staff are friendly and helpful. The maintenance team is okay...the team was much better when I first moved in but has changed and it takes them much longer to get to requests. It is a very pet friendly community. The neighborhood is safe, it's great for walking and there is a park nearby (within walking distance).
Overland Park is a beautiful place and Signature place is at the perfect location. Just off the highway but no noise. All the necessary stores in 2 miles. Management is helpful. Gym and Pool are surprisingly always free to use, at any given time there are exactly 2 people in the gym. I still have no complaints.
Go someplace else....I have lived in more than a dozen apartments all over the midwest and southeast parts of the country. I have been in luxury apartments and in lower end apartments (early in my career). Signature Place represents themselves as luxury, but are just plain ole apartments. The buildings are poorly insulated, the windows and doors leak air causing electricity bills to be much, much higher than they should be. The office folks have been very unprofessional in almost every dealing I have had with them, especially when it came to renewing my lease (I would have moved but my situation would not allow it at that time). Only the maintenance staff has been professional and courteous in my experience here. Parking is the absolute worst I have ever seen in any apartment complex in which I have lived. Many times I have had to park in another part of the complex if I do not get a spot by my building early enough. Lastly, the other folks that live in the complex are not very friendly; they slam doors at all hours of the night and give nasty looks to everyone else around (I've seen many do this to many others since moving in here). I would recommend people to look at other complexes in the area which are similarly priced as they will most likely find a nicer, more comfortable place to live. I wish I had never moved in here and will be moving as soon as my situation allows for it.
Good experience working with Melissa the assistant manager. Apartments are well kept and grounds are clean. Price is fairly affordable.
