Property Ratings at Signature Place
I have lived in the Enclave for 7 years and i can say that the new manager has been responsive to my needs, be it a leaky faucet or roof damage. I continue to see the updates they are making to the grounds and older units. I have received lots of positive comments from my friends who visit, they are surprised that an older complex can look so well. I'm not sure if i'll be in Midland another 7 years but if so, I'm not looking to move.

The apartments look nice on the surface but are very old and need major improvements, their is no insulation so expect to pay high utility bills for heating and cooling, that's assuming your heat and air works, if goes out you will just have to suffer for a few months because that's how long it takes to get any maintenance done. The office staff will blame it on the maintenance staff but the truth is most of the time it's the office staff just not relaying the maintenance request. Don't expect any consideration of courtesy either your just a dollar sign to them, the concept of customer service or tenet appreciation is completely lost the manager and office staff. But don't worry they will be very polite as they tell you tough luck just deal with it . It's also a good idea to put extra money back each month to pay some fine or fee they will come up with. Just this month every unit got a notice marked 3rd and final notice about firefighters being inspected and a threat of a $50 fine but no one in the complex ever got a 1st or 2nd notice. Just another example of many since it lived here of the office staff and property manager not doing their job and passing the buck off on the tenets.

We are sorry to hear that you are unhappy with your stay with us. We have invested a lot of money into the Enclave since taking over in 2014 with replacing the roofs for each apartment home, HVAC upgrades for units that need them, and providing insulation in units that were lacking; however, if your issues have not been resolved, please reach out to the property manager at (432) 697-9768. In order to keep our residents safe we are required to have the fire extinguishers checked each year to ensure that they operate properly in the case of an emergency; notices were put on all the front doors and follow up calls and notices were placed again for those who missed the first round. We had an almost 80% success rate with residents setting their extinguishers outside for service and we are sorry that we keep missing you. Again, we appreciate your feedback and would like to speak with you in the office for any ongoing issues that you may have.
I like the community because I don't have neighbors running over my head. My son rides his bike without me worrying about a crazy parking lot. The townhome isnt new but I dont have problems with things in my apartment. The only problem is the grass, it has stickers and I've had to replace the bike tire.

I had been a homeowner for many years and recently, my husband and I had to sell our home. My husband and I did not like the idea of moving to an apartment because of all the crazy things you here about in regards to the transition. To make a long story short, the leasing consultant named Katherene and the friendly staff welcomed us with a warm heart and a big smile to match. I thought this was just maybe a hoax but the truth is, what is in the heart will truly surface out. I recommend this property to someone that is looking for a pleasant, nice and clean place to reside at.

It's hard to find a garage in the area at a apartment that you don't have to pay extra for. You have to pay a little more for the water because you get billed by the city of Midland but its not overly expensive. The maintenance problems we have had were taken care of quickly. The office staff is very professional; they actually helped us move in on a Sunday when the office was closed. That meant a lot because movers are expensive and keeping the truck an extra day was more money. We like it hear and plan to stay unless I get transferred again.

Rent rates are low compared to the other apartments in town. However don't expect any of your maintenance requests to get done unless your a/c goes out. They didn't even clean the carpets before we moved in and my apartments smells like dog because of it,I'm just glad none of us have any allergies. It is a quiet complex though but you can hear your neighbors through the thin walls.

Worst place I have ever lived! We were paying 1800.00 month for a two bedroom and the appliances didn't work, sinks leaked, locks missing from sliding glass door, dirty carpet, roof leaked when it rained. Water ran into our kitchen through the light fixture and the skylight. We had a natural gas leak for 4 months and they didn't even care. Shut our hot water off for 10 days to repair it and didn't care. Management is terrible. Office was never open. I would NEVER, NEVER, NEVER live here.

We apologize for your past experiences here at the Enclave and we have worked hard with the new maintenance staff and leasing team to provide great customer service to our residents. We have installed new roofs and skylights for every apartment home. We have also relocated our leasing office to a more suitable space and have more office staff so that the office is rarely closed. The Signature Place apartments are positioned well with in the city, but the glamor has extremely faded. The dilapidated buildings need some major up keep. They are updating, but the actual structure needs more help than the exterior. If Signature Place keeps improving they will become a well sought after home once again. Dale H, Midland TX
