Property Ratings at Signature Pointe
The property itself is nice and slightly secluded. Right along the green river trail, there are great paths to walk and incredible views. The river borders most of the complex and we only have two entrances. This is great in that we are somewhat hidden from Kent itself. That did not prevent multiple car thefts from occurring, which security does not seem to care about and even the groundskeepers were annoyed when I reported broken glass from my stolen car. Prices were increased to a CRAZY degree in 2022, but they did lower increases this year to win us back. However, the office staff has turned completely indifferent to downright hostile. They send out rent emails twice per month, regardless of whether you have paid or not and there is no way to opt out of the emails. Those emails are also the only way they communicate any late fees or lease violations, so you cannot treat them as spam. This has resulted in me thinking my rent payments have not gone through and almost paying them twice! Especially since they stopped providing any statements at the start of 2024 and I now just have to trust them that their charges were correct. They also changed their renters insurance requirements to say you have to send them a copy of new coverage BEFORE your current coverage has expired. Regardless of whether they are listed as an interested party, they say that only sends notes to PO Box and its on the renter to send it to the leasing office early. So if you have auto payments set, they will not notify you until the day of (too late for an insurance company to process anything) that they are about to charge you an extra $50 per month and unless you provide proof of insurance on the same day your policy expires. Then even if you provide proof the next day, this charge is non-refundable. The office has also gone to scheduled meetings only meaning you can never walk in and talk to anyone. Great location, terrible nickel and dime billing, awful communication and treatment.

When we moved in, the drain for the tub was clogged, as was the vent for the dryer outside. Probably a fire hazard. Also found a hair clip, screws, a zip tie, and **a used band-aid** on the floor on move-in day.
It is a beautiful and safe community. Something for all ages, children to seniors. Fabulous location and beautiful trails. One problem one half of the trail is so overgrown with trees, I don't feel safe and don't walk that half of the trail
When we signed the lease we were told the apartment would receive new carpeting and new appliances, upon moving in we discovered no new carpets or appliances.
I have recommended to friends and new employees; however most have found the rental rates and deposits more than they can handle and go elsewhere.
Written & verbal offers should be signed and documented by both parties for a clearer understanding of what is expected on a monthly basis, and what isn't. on one document it is referred to as a "Security Deposit", on another piece of paper it is called a "holding Fee" documents need to have the same verbiage throughout
It's quiet, calm, problems appear to resolve themselves. Dog Barking 24/7 One phone call. Resolved.
If given the option to live here again, i would hard pass. The managers are never available to speak with when you have a complaint, and they never call back when asked to. I had on two occassions, called with an issue, and no one cared at all, or called back. They will give you the blanketed response and not do anything. Customer service plain awful. Also, constant construction, and they do nothing for their renters for the inconvenience. They have "parties" for their renters, but unless your five, do not bother- not really designed for adults. Beautiful area i will say, as long as you are in the complex grounds; and is close to kent station. Not enough trash cans or dog stations, even though dog friendly, and therefore dog waste all over. Thin walls, if you live in bottom apartment, you will feel like a bowling alley is above you!!! Don't be tricked by good reviews like we were!!!

We are senior citizens. This is not a place I would recommend for Seniors. Young people probably think it's fine. I don't feel comfortable here at night. I've heard gunfire and kids yelling very loudly. I've also heard gunfire in the morning.
I would recommend it because the apartment looks beautiful, modern and good size. Also a big plus are the amenities and I absolutely love the serene atmosphere that the lanscape brings out.

Someone dropped a bucket of white paint on the road where I live. I told the office and they said they are not responsible because it wasn't their maintenance crew and they don't know who did it. So why live here if something happens to your personal property on their property and it won't be covered. I wish I could upload the pictures of my car and their paint infested streets

Best value in Kent for the money. Office-staff is very attentive to needs and nice to work with. Maintenence is good, and things are fixed promptly. The entire complex is currently getting a badly needed paint-job, and I hope they work on cleaning up the grounds a bit as well. The place is dated, but clean and feels safe. Very rarely any parking problems, but neighboring complexes do park in the lot. If you don't like dogs, don't move here- They are very pet-friendly, and dogs are everywhere. My biggest complaint is some of the people who live here. They let their kids run around screaming, and running up and down the stairs. People leave bags of trash outside their front doors overnight (too lazy to walk it to the trash), and you sometimes see trash laying around from the kids. Maintenence handles it pretty quick, but still aggravating to deal with. That's apartment life though.

If I could rate this apartment a 0 I would. I’ve lived in several old apartment across the Puget Sound area and have never come across black mold until I lived in this dump. Do not rent from here. There is black mold everywhere but management will tell you it’s not. Maintenance just paints over the mold and mildew and then call it a day. Forget trying to get a hold of the apartment manager, Kelly, she’s ALWAYS in a meeting. Stay away!

The front office is friendly and works great to accommodate new renters. The complex is fairly nice and the apartments are updated.

Many improvement are needed for infrastructure. Overgrown trees lifting sidewalks, siding touched up with paint that doesn't match vinyl siding, wood stairways with damaged wood rails in particular. Not happy with big yearly rent increasees but I understand this is the new market value each year. Still very very difficult for someone like me on Soc Sec Disability. My annual increases in Soc Sec doesn't come even close to matching annual rent increases.

The rent is too high for the older buildings. The repairs that have been done throughout the home, are sloppy and not done correctly. One entrance of the complex is closed at night pushing too much traffic through the community and outside the other entrance. Parking is an issue and not enough is done about cars that sit unmoved for days. There should be assigned spots.
The maintenance crew and service is the best thing about these apartments. Every single time that we had an issue with something breaking, leaking, or wasn't up to our (high) standards when we moved in and we called for a repair or replacement has been a great experience. We call, a crew member comes and fixes it. They're quick. The get in and get out as quick as possible to intrude on my life as little as possible. Well done crew. You make the high price to live here worth it.
The community as a whole had issues with break-ins. Owners did not clean up after their pets, and the smoking allowed policy was unappealing.
Rent is not comparative to other apartments in the same zip code. I lived in apartment YY104. Charged amount $440.00 for the de-colorized bath tub. I spoke to manager about this and they did not agree to that and ordered new one without even notify me... i am really not satisfied on this. However i am not at all happy when charged half of the price for 10 years used one.
I do not like all the spider webs that is around of my apt. Also I have seen a few ants and I am praying that this will not be an issue.

Other than the two incidences that have occured within two weeks of move in, we really do like our Townhouse very much.
The office staff seemed disorganized when it came to preparing the paperwork for the lease, and service requests. Communication could be better. In one instance I was told that the bathtub/shower would be ready to use 24 hrs after it was changed Monday morning. When I came back late Tuesday afternoon, the showerhead, nozzle, and curtain rod were left on the counter, and I had to call to make sure they were going to put it back before the office closed. Overall, the facilities and grounds are kept clean, and our service requests have been fulfilled, but communication from office staff and their level of organization could be better.
We like that the community was large yet secluded.. we were looking for peacefulness yet in a place where we can get to our jobs and have leisure time away from the hustle of the city life
My experience living here has been nothing short of positive. Even though the machinery gets noisy, I love the fact that Signature Pointe does its best to keep the property looking nice... and the noise is just a reminder of that. :-)

Walls are too thin. Could hear neighbors conversation through the walls. Also could hear the neighbors upstairs walking all the time. It would wake me up in the middle of the night often.
The area outside of the complex is very "shady" with drug users and drinkers all around and a recent murder at the nearby gas station.
The leasing agent was very friendly and made us feel comfortable. Though we loved the apartments and amenities, the agent's great attitude helped convince us to rent at these apartments.
The kitchen area was nicely remodeled, the only issue I have is who ever planned the layout of the kitchen did not buy the proper size frig to allow the oven door to open. The only way I can open my over door is to open my frig door. I feel this is ridiculous and unacceptable to ask residents to function this way, and I have been told "that's how it is in the townhomes, you must open the frig door first, before opening the oven." It is unsafe when I have a young child and it's a waste of electricity as well.
For older apartments, this place has been kept up pretty well, and seems to be well maintained. I would warn interested parties about rents always going up no matter what, and the ever present parking problem
I really liked how it was set up, the landscaping, the amenities, and the quality of apartment. I like that it felt like our own little town, and I felt very safe and secure in my home.
