Property Ratings at Silver Reef
Moving into this place is something I already regret. The condenser on my 35+ year old AC unit went out and was given a timeline of 3-4 days for repair or replacement of the unit entirely if it could not be fixed. Well, they claimed to have came in on a Tuesday, two days after filing a work order request, and marked the work order as complete. However, my hidden security camera shows that was a lie. They actually showed up Wed after I called to hound the office on why my unit wasn't fixed, replaced a pair of fuses on the HVAC system inside the apartment, didn't seem to check the actual AC unit outside at all, turned the unit on and left without checking to see if it was working. It wasn't. When I confronted the office manager she fell back on defensive claims that it was done on a date that it wasn't and then claimed, much to my amazement, that it was fixed but the unit just happened to break again in some other way. Possible, but the laws of probability favor an outcome in which they did some maintenance, failed to check it fixed the issue and left. That is exactly what the video appears to show. I'll keep at them until they do their jobs, but clearly moving into this place was a mistake. Dishonest, lack of integrity, falsified maintenance records and no accountability, to go along with old units, apartment complex features like tennis courts that are in complete disrepair and overpriced units for what you get. Terrible complex. I recommend you avoid this place, big time. Don't make the same mistake I did.

It seems that your stay at our community has started on the wrong foot, and we're truly sorry for that. Please be assured that we're committed to your satisfaction and comfort. We ask that you please stop into the office or reach out to us at your convenience so that we may properly assist you. Thank you.
My roommate and myself lived here for two years. The complex is quiet and having in unit laundry is about the max of the positives. Maintenance is also prompt and kind (not too helpful). We went through 1.5 winters without them properly fixing our heat, so plan on buying a space heater or two and getting zero compassion or compensation from management. Expect unfulfilled pre move guarantees as well. Tennis court is a joke if that mattered to you at all. Overpriced for what you get. Look elsewhere.

Hello. Thank you for taking the time to leave such a detailed review. Hearing from our residents is one important way that we are able to improve our practices for all renters. We apologize if we fell short of your expectations in any way. We want all of our residents to love calling Silver Reef home. If you would like to discuss any of your concerns, please do not hesitate to give us a call. Thank you again!
When something broke I submitted a repair request. They didn't fix the issue and marked the repair order "Complete". The repair request was an exterior door that literally rotted off its hinges. They also over charge on rent and lie as to their pricing. I literally quoted their own website to them when they attempted to over charge me (the second time) to get them to come down the the price. If they are reading this review, please replace the door. Anyone else, go anywhere else for a good living space. These guys are the worst.

Hi Michelle, We are proud that our friendly staff has had such a positive impact on your stay here at Silver Reef. Having residents like you is what makes our community such a wonderful place to call home!
These apartments are 35 years old so there’s quite a few issues with old appliances, old floors, old air conditioning, etc... but the maintenance staff has always been quick to respond and fix issues. This is the only reason I’m giving the apartments two stars... I love the maintenance staff here, but sadly that’s the only staff that gets anything done. The office staff, especially the property manager Amy, are rude and unprofessional. I called the office to get an approximate time frame on the exterminator’s arrival because I have a cat with medical issues, and I was talked-down to and threatened. That is NOT how an apartment complex should be treating residents that have inquiries about chemical treatments. You would think that a pet-friendly apartment complex would be more understanding about pets’ needs... Amy told me, with quite an attitude, that I was the only one with an issue about this (when I know for a fact that my upstairs neighbor has also voiced these same concerns) and that she would tell the exterminators not to treat my apartment BUT “I would be paying for it” if I ever needed an exterminator to come in the future... when it says in the lease that pest control is included. I don’t think the property manager of an apartment complex should ever be threatening the residents. The office is horrible about relaying information to the residents, and if you call to ask anything you will get belittled. The only kind, helpful member of the office staff that I’ve spoken with was Joshua and that is the only person I will be speaking with from now on. I’ve only been living here for about five months but I can’t wait until our year lease is up and I can move into an apartment complex with friendlier and more efficient staff.

Jennifer, We appreciate you taking a moment to compliment the attentive and responsive service provided by our maintenance team. However, we're sorry that you feel the rest of our team has been falling short of expectations. We are committed to providing our residents with the very best customer service and living experience, and we apologize if you haven't seen that reflected during your stay. Please stop into the office or call us so that we may properly address the specifics of your review. Thank you.
I've lived in this complex for the last year and I am renewing for a second year. The rent is priced well compared to similar complexes in the area especially for the space you get. The living areas are a nice size and the bedrooms and closets are massive. Any issues I've had have been taken care of maintenance quickly. The complex has a open space on one side and is fair quiet overall. There is plenty of parking available around the complex and the whole are is well taken care of. The staff in the office have always been polite and quick to answer questions.

That's awesome to hear! We're glad that our attentive staff, efficient maintenance, affordable rates, and quiet community have been serving you so well! We couldn't be happier that you will be calling Silver Reef home for another year! We look forward to continue providing you with an exceptional home life here. If there is anything you ever need, feel free to drop by the office or give us a ring - we're always happy to help our valued residents!
So glad to be living here! The staff here are amazing. Amy and Daniel have been so polite and always responsive to my questions and needs. The rest of the office staff are great as well. Anytime I've had any issues with the apartment itself, the maintenance men have been right out and fixed the issue right away. When I see negative reviews for these apartments, I'm baffled. They've obviously never lived in a bad area and/or crappy apartment complex or they would know how good this place really is.
Property Manager at Silver Reef, Responded To This Review
We truly appreciate the time you've taken to share your kind words, thank you! Our team here at Silver Reef strives to provide excellent service, and we're so happy to see you're pleased with our efforts. We owe it to Amy and Daniel for their above and beyond work, and we'll be sure to thank them! We want to make sure your time with us remains at a full five stars, so please feel free to drop by the office should you ever have any questions or concerns. Thank you!
Do not rent here! This place is old and dated. More expensive than comperable apartments. They also nickle and dime you with fees. Hidden late fees on everything. Appliances are old and you can here everything surrounding the apartment (neighbors) along with people going down the stairs. Fee to clean the grounds is added to the trash fee. Watch your statements. This is mailed separately and is considered part of rent. You will be charged full late fees without waivers - I never write reviews but I am so infuriated about this place I felt I had too. I am a veteran who has lived in all tyoes types of living environments and this maybe the worst. Good location is about it.
We moved into Silverreef mainly because of location, their prices do not differ from any other complex in the area. Management is horrible, never returns phone calls. Thr maintenance is never kept up, there was constantly dog waste all over the grounds and dog trash cans were always over filling. The walls and floors are so thin we could hear our neighbors conversations. We received a bill after they kept our deposit for "opening costs" and "paint" they have yet to return my 4 voicemails to explain these charges. Would advise to shop around before choosing Silverreef.
AC literally could not keep our apartment tolerable even when we ran it up to a $300 electric bill, so we were miserable. Alerted management who did basically nothing. Then when we moved out after living there for 6 months management kept my security deposit, despite more than a dozen e-mails I have absolutely no idea what damages there were (spoiler alert: none, I am fanatic about cleanliness, upkeep, I even touched up and filled in my own nail holes on the wall) and they truthfully couldn't give me a straight answer why. Lastly, we lived on the third floor, and there is NO WAY the width and the pitch of the stairs is up to code. Wouldn't recommend Silver Reef to anybody I liked! Of note I lived in apartments for about 8 years and never had any complaints about any of my complexes except this one.
After many complaints about my broken dryer, they finally came to fix it. It is a dryer on a particle board shelf in a closet instead of the building code mandated stackable set for those types of laundry closets. When they finally decided to fix my dryer it took 8 visits, 4 different men, and 3 different solutions. Their final solution was to FINALLY replace the dryer. Behind the old dryer we later found water damage, warped wood, other signs of distress. And even though they noticed the damage, they ignored it and put a new dryer on that shelf (again, a dryer. on. a. SHELF.) Well not two hours after, the shelf broke, leaving the dryer to fall 5 feet onto my small dog who was walking to his bed. It crushed his left side causing spinal damage and extensive neurological trauma. He will never run fast again, he cannot jump up onto the bed, when he eats too quickly or throws up he loses balance and falls over and cannot get up. And it is all a DIRECT RESULT of negligence from the owners and maintenance of this complex. I understand that accidents happen. But the staff came in while we were in the animal hospital- without permission- and removed the broken shelf, leaving the broken dryer behind on the floor. They didn't return my calls for 5 days leaving us with a broken dryer on our floor and no way to clean our clothes. They finally responded and even though we requested a stackable like most other apartments had they claimed "they can't just keep replacing perfectly good appliances." And then they installed a new dryer on ANOTHER PARTICLE BOARD SHELF. My husband put in reinforcements himself to keep the shelf safe but i am still terrified to leave the door to the closet open and I cringe every time I am in front of the closet. We sued, obviously, but only got $5000 (not even enough to cover the emergency costs, much less future medical expenses) because the apartment complex refused to cooperate or admit their severe negligence. We got no money for our experience, we got no apology for their negligence, we were quickly forgotten like we were a stain on the underside of their couch cushion. And after learning of the lawsuit, they raised our rent $200 per month. so in short DO NOT LIVE HERE. they neglect safety codes, they think of their residents as an inconvenience, and the maintenance staff is not only incompetent but clearly without any empathy.
Cheaply built and mold infested. Apartment has flooded at least once a year for 3 years before management did anything about it. Apartment still stinks of mold, management refuses to acknowledge that there is a problem and will not address it. Leasing office is being upgraded while apartments still need a lot of work. Multiple neighbors experienced pipe leaks due to poor construction and maintenance.
Great location for catching the light rail, close to downtown if you want to drive (15-20 Minutes. Close to fast food and the mall in Golden, Co. Quiet complex. The apartment could use an up grade, needs new carpet and appliances. There was a 12% increase in rent from last year to this year with no improvements made in the apartment or complex. Waiting to see what the increase will be in November.
