Safe community with great amenities. Walkable distance to Credit One Stadium and various shops and restaurants. You can hear some of the concerts from your balcony.

Property was undergoing updates when we moved out but our apartment was not updated before we left. Had some issues with residents dogs barking all hours. Management lost our dogs paperwork every year we renewed which was frustrating. Building fire alarms went off a lot, including the middle of the night, no actual fires as far as I know. Location was amazing, good value for the price.

It’s been pretty good, the units need to better move in ready , when I moved in my sink was not properly secured to the cabinet and then when I filled it with dishes and unfortunately fell, which is basically the biggest issue I think

Not impressed with service. Was made to feel like I was bothering the office when needed assistance. Apartment wasn't presented ready to move in. My parking spot wasn't available until following month. Common areas and halls never attended to.

Have lived here over three years and just renewed our lease in April to commit for yet another year. Promised a gift card as an incentive for signing another lease "on lease signing" per their letter to us. We are still waiting!! Office told us it could take 30 to 60 days!! I see they continue to still advertise this perk to potential new residents for even a greater amount! They really don't care much about the residents who have lived here for an extended period. Have a suggestion box on this site which they probably don't read. Carpets in hallways need to be vacuumed and stairwells need serious attention as well. I have seen the person involved in cleaning the building, (the only person), sweeping the carpeting instead of vacuuming. Parking garage trash is increasing daily. People just throw their trash from their cars on the ground! Simmons Park was a great community in the past and hopefully can become that again with better communication and management.

Overall moving in to Simmons Park has been great. We enjoy the area and having a lot in the community to walk to. One slight downside was the lack of communication around when we would be receiving a gift card for signing our lease within the time frame of the deal. There was a lot of time that went by before residents were informed about this. It was slightly unprofessional that Simmons Park wasnt proactive in keeping new residents up to date with when this was happening. Overall though, the team has been very helpful with getting us settled.

It’s been a pleasure living here ! Moved in right before Memorial Day… and have no complaints!!! Luv my apartment and how safe I feel, luv the pool, luv the gym, luv how the staff at Simmons Park (leasing office, maintenance, cleaning crew) have made sure that me and my dog, Maggie feel welcome! Also appreciate the monthly get togethers that are held every month! So cool and unique… I have lived in a lot of apartment complexes, and this is a first !!! Luv it !!!

It was 4 starts the first 4 years, then 1 star the next 3 years. Office employees are horrible, they cannot help on anything. They don't have any empathy and they don't listen to you. There is a big issue with trash rooms, they are very dirty and infested by rats. We are scared to throw garbage in there. Even maintenance seem to take longer to complete requests. This is not their dault but lack of organization from leasing office. As long term residents nobody cares about us, no promotions or offers on renewal. We have been treated more respectfully the first 4 years with the other management company and they recognized our loyalty offering credits and promotions. At this moment i do not recommend anyone to move here. I regret referring my friend and she went through so many issues with management. Best part of living here is apartment life team, Chris and Carrie! They are amazing people and they organize great events with tasteful food and lovely music!

Rate increases over the past two years too high. Paying for parking is ridiculous. Cleaning staff has been cut or not replaced so common areas are not clean anymore. Some community items haven’t been or won’t ever be repaired, such as the cabana fan.

Nice place good amenities. Cool until you go to renew and they’re offering your unit for ~$400 dollars less for new leases than for your renewal rate. Office staff was unwilling to negotiate rates and would not explain why the same unit type was significantly cheaper for new renters vs renewals
I have really enjoyed the community so far. I am looking forward to future community events to meet more neighbors. The amenities are top notch, the gym is fantastic, and the location is walkable to everything on Daniel Island.
While the Leasing Office has improved greatly, the hallways are carpeted and there are LOTS of dogs in the building - so the building smells like pet urine on many floors. Residents complain so it's likely the Owners that do not want to invest in tile versus carpet. The carpet is also dirty and isn't cleaned regularly. Don't be fooled by the amenity area! The rest of the building isn't kept as well as those areas. The walls are super thin so you hear EVERYTHING that your neighbors are doing! Visit near the end of the day to get a better sense of what it's like in the evenings and at night with noise, Kids also run down the halls yelling and screaming so this is NOT the place to live if you work from home!

The staff and community is great - the renovations and outside construction make it difficult to work form home. I appreciate all of the work being done but wish I was better informed before moving in as a professional who works from home.

Climate controlled hallways keep you cool and dry in the rain. The only secured entrance/parking garage on the island.

Although there have been some minor road bumps moving into our apartment, the maintenance response is incredible and they work very hard to make you satisfied!

Simmons Park couldn't have a better location, and the staff members are friendly and helpful. The complex grounds are clean, featuring updated fixtures and features, and the flowerbeds and parks are always beautifully manicured.

I didn't realize it in full for now because today is our first day only, but it seems cool to me. I started my day with coffee and work time in ClubRoom, so it's ok. But what I need to mention is that the water in our suite smells with the canalization, and it makes me a bit disappointed(( It would be great to fix it somehow.

Extremely disappointed in management's inability to fix the problem with Low Country Waste Collectors, the trash valet service. I am being billed $300/year for a service that is totally unreliable. I have submitted multiple notices to management of missed service dates.
I thought Simmons Park was my final destination when I moved to Daniel Island. Unfortunately, we were told moving in that the building was going to be renovated. It never was in the entire year I resided there. I was embarrassed to bring people inside to witness the dirty, smelly, hallways, elevators and stairwells. Outdated and filthy common areas were overrun with non-residents and not to mention noisy neighbors and irresponsible pet owners. They even had the audacity to increase rent and charge for parking. We endured an entire Summer without working AC on our floor. I could not believe how many people moved out with similar complaints and management did not address any of the real concerns. The trash rooms overflowed with stinky garbage daily. Pest control was a issue inside and around the building. The one star was for location only.
Excellent property that is clean and pet friendly. Walking trails, dog park, you can walk to any store on the island. Air conditioned hallways and multiple elevators. Beautiful pool and rec area.
Great living standards but unreasonably expensive and getting more expensive... will not be renewing lease. Simmons Park has nice apartments and great amenities. The pool and community room are great! The gym is mediocre to good. The location is great! The expense is insane. We will not be renewing our lease because the rent price is going up more.
Excellent, helpful staff for our application process & move-in. Always available to answer questions & give us all the information we needed for a good experience. Very happy with the apartment, surroundings & the residents we've met.
Only have been here for a couple days but the place is very nice. I really love the gym and pool!! The 4th of July bbq was great as well! Everyone I have met has been very nice.

Simmons Park is equipped with some of the friendliest, most helpful staff, and the location can’t be beat in one of the most beautiful towns in the South.
Lovely place is Simmons Park! Friendly and helpful staff, good amenities…we are grateful to live here! The everything online bit is a little cumbersome, but in today’s world, you can’t really get away from it.
Maggie was fantastic and fast getting me situated! Fully furnished lease signing to move in less than a week. Great gym to work out and grills are alway available for residents.
Great place to live.... everything within short distance. Great Pool. Great Gym. Great on overall amenities. Very clean, quiet and peaceful!
Great place to stay, wonderful and helpful maintenance staff. Office staff are constantly switching so could not build a good rapport with them. Washers and dryers in the units could be better. The location of the apartment makes it premium. We love the community events! Thanks to Carrie and Chris!
