When I moved here they were taking long to come and fix something but now they are way different, I just requested maintenance on Wednesday and they came on Thursday and fixed. Thank you guys!
Management is horrendous. Everything here is broken and rundown. They bait you in with "luxury apartment", but it's not.
I feel like they purposely separated the residents service office and new prospect office so new people won't hear our complaints. Maintenance ignores requests, they ignore requests, but rent is always paid on time. They messed up my renewal once and were so quick to put an eviction notice on my door like I wasn't in constant communication with them to get it resolved. No matter how clean you are, the roaches and mold are a problem too.
I loved the experience I received. Great customer easy process for application.
I've lived here for 10 years and the only reason I have not moved is for financial reasons but I'm working on that. These apartments are horrendous and I'm disgusted by the fact that my apartment is falling apartment. I've put in over 250 work orders from paint peeling in the bathroom, my bathroom sink and kitchen sink need to be fix water leaks out ever where. The plumbing is horrible water leaks from my apartment underneath to my neighbors apartment. my A/C unit goes out every two months they come and say it needs to be replaced it never gets replaced. There are dips in bathroom and at any moment it could cause a break in the floor which were actual words from maintenance. Management don't even get me started rude and unprofessional. I have given up on trying to get anything fixed or done because I know there is no change. I live in the older apartment like most tenants and we are fed up. I watched my neighbors cry because she just moved and spent her money and her apartment was flooding and management closed the door in her face and didn't not help maintenance didn't come until the next day. Oh my dishwasher been broke since I got the apartment I just gave up on putting in the work order they ever came. At least we three times my ac into went out it was over 90degrees outside and maintenance didn't come until the end if the week. I've lived here since plantation key, the park sienna, Braden reserve to skye reserve all different name changes. I once looked up the companies that owned the apartment they are racist and careless. If had the money for a lawyer I would have been sued I have countless evidence. Lastly if you are thinking about this apartment heed my words as a grandfathered tenet DON'T DO IT. The pictures are lies they pressure wash and it's still dirty trash everywhere. They will paint over stuff time and time again. The gym don't get me started three treadmills only one works and the track is broken. 30% if the gym equipment actually works. The pool is decent. The dog park a joke really it's piece of grass they put a hat around it called it the dog park which is smaller than my apartment.
The water was turned off for the 2nd time no notice from the leasing office and when confronted they say you need to go to maintenance as they do not assist with issues such as that. Kids vandalize the community a motorcycle was stolen right out side our unit. We pay for valet trash yet the trash gets left outside for days and it’s the tenants job to call valet as leasing states that’s not their issue. worst place to live we are moving out ASAP DO NOT MOVE HERE!! Save you money and time for your own sanity do not move here…but when it comes down to pay rent leasing is on top of you sending reminder emails to everyone that you will receive a late fee but yet you can’t assist in real issues that we’re experiencing.

Rented here for 2 years and the company has been a complete joke. Management doesn't care nor do the proper procedures to complete tasks! Call for maintenance and nobody ever shows up. Horrible quality repairs/patch jobs on any work orders they state are fixed or completed. STAY AWAY!

Then the complex got taken over by a new company. Water is shut off a couple times a month for "Maintenance" and we are rarely informed. My neighbors are possibly the loudest people are the community and the person underneath me sounds like they are rolling boulders on the ceiling! There is garbage in the stairwell at all times and the compactors are always broken and overflowing. After they had people working on the roof they failed to pick up any nails and staples that happened to be left all over the parking lot. Dogs crap all over the place and nobody picks it up and I'm being charged for valet trash pick up, but they don't even offer it in my area. They also never answer their phones and never take care of maintenance requests. I only recommend this place if you are absolutely desperate.

moved in to no hot water for weeks. Have had problems with the ax not working in middle of summer time no one came out for months… finally maintenance comes out removes air filter n left ac still not working never came back. When I first moved in this was a problem they switched out an AC unit in the apartment below me and crossed my apartment unit off the list. They said there was ceiling fans in every unit however there is only one none in the bedrooms as advertised you guys are quick to collect the rent but refuse to fix anything and the mold is terrible

WORST APARTMENTS EVER! Moved in about a year ago despite the bad reviews and it’s been exactly how other people have described. On move-in day, we walked into the apartment to dead roaches all over the floor and an unfinished bathroom. Good luck getting maintenance to come out to your apartment. We put in a request 3 TIMES for them to come fix a problem, and they would mark it as completed without ever stepping foot into the apartment. The problem was never fixed.
DO NOT RENT HERE UNLESS YOU ARE DEPERATE!!!!!!!! Office and Maintenance staff are useless!! you put a work order in and never answer nor get it done! Office never answers the phone and all are a bunch of rude people!
I’ve been here 2 years and it’s been the worst place in rented in 10 years. Maintenance will pain over everything including water leaks and call it fixed. And the only way to get any done is to cry about it to the main manager. On top of this the ppl here are crazy. Stealing your trash cans and messing with wheels from cars. The kids brake the windows for fun and throw rocks at moving cars. Do not RENT from here!

I just don’t get all the bad reviews. I’m helping my daughter and her boyfriend get their first apartment and the experience has been very pleasant so far. The office staff answer calls and responds to emails promptly. They are very friendly and professional in person. They seem to work hard and diligently. It’s been a very easy/smooth/fast application process. We were shown 2 different available apartments on the spot without an appointment. Both were in good condition, and neither were “models”. The price is very affordable and reasonable. The complex and pool are clean. Please go and check this place out for yourself. Many of these reviews are from a while back so I wanted to post a recent positive review.

Would give this place no stars if I could. Originally we were supposed to sign our lease and get our keys at 2pm on 01/06/2022. I left multiple messages and emails with the office and leasing agent and nobody ever contacted me nor my roommates. On the day of lease signing Sissy called at 11:30am informing me of "bad news". She stated the carpeting needed replaced and advised me we would not be able to move in until the following day - I explained how this was unsatisfactory since they needed everyone available for lease signing. Sissy then stated she would put a rush on the work order and advised me that we could come up to the facility to review required documents. After my roommates and I arrived they tried getting us to sign the lease and advised we would need to come back AT 5pm to receive the keys. I then explained to her that was unacceptable and would not be signing any documents until we had completed a walk through. They understood and reiterated to come back at 5pm. Time passed and we ended up coming back around 4:45pm, at that time they gave us the keys and allowed us to do a self-guided walk through. I had negative experiences with other places in the past and reviewed my own checklist of things to be weary of. There were multiple things that were concerning, HOWEVER the biggest issue was the toilet in the guest bath. We noticed the flooring around the toilet was soft like there might be some water damage. When we tried testing the water we realized it was turned off- which was odd considering the water throughout the rest of the apartment was working properly. We turned the water on and waited so we could ensure the toilet would flush properly- with 1 flush of the toilet it was like a TSUNAMI leaked all over the bathroom floor, flooding the apartment. When we addressed this issue with the leasing office Sissy acted as if it was no big deal, she advised they could fix it but we would need to allow them 1-5 business days. When we explained we needed time to discuss the issue she became pushy about signing the lease stating she would no longer hold the apartment since it was after 5pm. Although REMEMBER she advised us to come back at 5pm. When I stated this to her she then got very defensive and rude PUSHING us to make a decision. At that point we realized there was more trouble than it was worth and advised them to complete a refund. BEWARE OF THIS COMPLEX AND THEIR TEMPORARY FIXES TO TRY TO TRAP YOU AND OBTAIN MONEY FOR BROKEN UNITS.

I have lived here for two years, , while I like the space of my apartment and I love my balcony. And its mostly quiet.... But the issues are not taken care of and resolved easily. It is a true BATTLE to get things fixed if they ever do get fixed. The roach problem never ends, no matter how much they spray and treat. The grounds are always with trash every where!!!!! Oh, and the so called mandatory Valette trash pick up is a JOKE....!!!!! The maintenance don't get things done without you showing your face and complaining to the office 500 times! then some things still never get done. the office staff, continuously leads you to believe this place is under control or they will get something done for you and it doesn't happen unless its a straight up SERIOUS EMERGENCY AND YOU HAVE TO GET ALL EXCITED TO LET IT BE TAKEN AS SERIOUS. Its definitely NOT UNDER CONTROL!!! I have seen many office staff come and go very quickly and Im sure its due to unprofessionalism and the lack of control over this community.

I live in Pennsylvania and I’m needing a place in Tampa for a new job. This place will not only never answer the phone but they won’t answer any questions you may have via email. It seems like they only care about you paying all the fees before they answer you at all. Their website lags all the time and never really updates, filling out all the needed documents was a pain because nothing wanted to upload, after I applied I sent in a copy of my id and other documents they still wouldn’t tell me if the unit was available or not they only want the money order.

I can’t remember the last time they pressure washed the apartments. It’s completely filthy outside of the apartment with bugs and nests growing on the ceiling panels and the hallways are completely yellow from the pollen. Can we get someone out here to pressure wash!!! It’s not quiets at all, there are neighbors out till 2am blasting music. My experience here has been miserable!

Please don't waste your time. In the process of me trying to move in. I was approved pay my dues and was provided a move in date by Luis S. The day before my scheduled move in (after I had movers paid for, electricity set up, cable installer, etc) Luis told me the people that was supposed to move out never did. Why are you just now contacting me? I now have to move out! I informed my current landlord and paid out so much money based on a date YOU provided! So now I have to cancel everything, lose out on money because it was deposits paid (movers) and funds a roof over my families head. How insensitive could you be to another human? You could have told me a week prior. I then called and emailed repeatedly to ensure my new move in date since you've lied once and had me out of my money. No answer at all! For a week no response on my new move in date. Finally he decided to call me back and confirms my new move in date. Then on the new move in date you tell me the cleaners are in the apartment cleaning and you can't get in the apartment. Maintenance has to change the locks, but how if you just did a walk through and the cleaners are in the apartment, baby they just open the door? No because your lying Luis. And once again Luis I have paid movers, moving truck, etc and now we still can't get in and you're telling me I can't move in until 3:00 pm but I'm here at 9:00 am on my move in date. You didn't tell me prior that I could only move in a certain time frame. This is how you treat people?!

I did a bunch of research and despite negative reviews decided the Reserve was where I would sign a lease. However due to them having two styles of apartments (updated and classic) and the website not saying which is which when looking at available apartments I called the number on the website to talk to someone. Apparently the number on the website take you to customer service who were not able to answer the question I had (not sure what they do) so my name and number was taken and I was told they would send it to the leasing office and someone would contact me. This was early on a Monday. Never heard back. Fast forward to Tuesday I still hadn't heard back so I called AGAIN and reached customer service AGAIN and was the same thing. At this point I am beginning to lose my patience. Wednesday comes. Still haven't heard from anyone. I call the number AGAIN. I'm told the generic oh we're sorry, someone will reach out blah blah blah. It's now Thursday. I still haven't heard from anyone. I keep getting the run around. I called 3 times today. Finally was able to get the actual leasing office number from customer service but it then routes me to customer service -__- All of this is to say I think its extremely unprofessional how I have been treated. I was really excited to sign here despite all the negative reviews and unfortunately it seems many of them about management may actually be true. And I STILL have yet to hear from anyone so maybe a negative review will get someone's attention. Not cool Reserve at Brandon. I was looking to sign ASAP after speaking with someone but because I can't even get SIMPLE questions answered I might be taking my money elsewhere. Sucks too cause I really like what you had to offer.
1 star might be generous. Previous and current property management companies are horrendous. Employee told they had one repair person for 1000 people, insane? Numerous issues have never been addressed for years. Most times when they came out they would damged walls, paint or windows while trying to fix other items, never addressed those issues either. Take pictures of everything, video walkthroughs as well. Make sure day 1 you have a master list of all damages and every time something stops working, make sure you note days and time and report for repairs. They will try and steal your deposit for all of their mistakes. - Fire hazard: multiple outlets in the kitchen never fixed after a storm caused them to spark, currently still an issue (a year or more old) - Fire hazard: never replaced a malfunctioning fire detector. - Safety issue: never put a screen on a window (2-3 year old problem) so cant leave the window open for fresh air or people could just right in. - Safety issue: one window does not have a lock on it, was suppose to be replaced 1 1/2 years ago - Lights flicker randomly, careful if running too many electronics at the same time. - Sanitary issue: Never shampooed the carpets (suppose to be done once a year according to them) *Had to do it myself a few times - Sanitary issue: AC ducts never cleaned out (3 years) - Sanitary issue: Vents never replaced after flooding, mold, rust, etc. accumulating. - Bathroom door was suppose to be replaced because it was old and repaired many times before moving in. I was lied to 5+ times at least, "We ordered the door, we will let you know." "We should be getting an update on that soon." - Chipped multiple tiles in bathroom and scratched up the toilet during a repair. (Never fixed) - Shower spits water out the faucet even when the shower should be running, hot water is good for like 5 - 6 minutes before its gone. - Washer had a horrible smell, couldnt wash clothes in it. Knobs kept breaking. Took over 2 years before it was finally replaced. - Trash gets left all over the place and see random guys on carts picking up one piece of trash and leaving 20 others. - People don't pick up their dog crap ever. I went outside and spent 25 mins picking up trash, cigarette butts and dog poop. Within a day more trash appeared and more dog poop as well. -many more issues, double whats here at least. Office is useless. Trying to get repairs done in a timely fashion is a waste. You will move before their fixed.

Please don’t waste your time even though they are reasonable apartments and I was looking forward to this apartments, despite the negative reviews. Applied last month and still haven’t heard from anyone. I requested a refund and haven’t heard from anyone. I called several time and spoke to someone but not at that office and they kept saying someone will call me back which no one ever did. I went ahead and disputed with my bank. Please people spend the extra money and move somewhere else.

I signed my second lease with New Management in March. Mid April my unit flooded in the bathroom while I was taking a nap I woke up to water just running I called the office maintenance fixed the issue (so I thought) but informed me nothing was clogged and he told me he didn’t know what caused the over flow. Mid May my unit had flooded a total of 5 times and unit attracted black mold. The 5th flood completely destroyed my neighbors unit below me and areas in my unit I contacted corporate, code enforcement, and was in communication with the assistant manager Christina. I transferred to a different unit. She told me she would see about having the entire transfer fees waived due to my request and situation. Per the new policies tenants would have to pay aren’t online and pay separate water/utility bills verses having a flat rate. I was in constant contact with Christina about the separate billing and she was working on that as well. I transferred at the end of June all fees waived. Beginning of July I made a rent payment online. Did not pay any water bill Christina told me I may receive a bill within 2 months of being in that unit. August my online access wasn’t available anymore to pay rent. I went to the office to inform her, she could not figure it out, and while looking into that she realized my July payment wasn’t reflecting on my account. She told me she would contact me when she resolved it all out and she would waive the late fee for rent. I never heard anything back from her I went to the office again and was told by Christina she that I would have to pay my base rent by money order since I didn’t have access online. She also found out my July payment went to the old unit. Christina told me she was still working on everything, she still did not have any information about the water bill and I still have not received any bill. November Christina stopped responding to my communication. January New Management again assistant manager Marie entered my unit without notice and gave my daughter a letter stating eviction to process tomorrow contact management. Marie told me I had an outstanding balance including utilities for about $4,000. I tried explaining to Marie what was going on and I wanted her to explain that amount and she did nothing. She Refused my January rent stated I needed to pay off the full balance. I have contacted an attorney, eight in your side, I will be perusing this further.

Between bugs, everything breaking yet nothing being fixed and fees that make it a lot more expensive than they let on...worst idea to move here. I wish I had a time machine. The office has time to reply to negative reviews but no time to help current residents. They only care about you until you sign the lease. Listen to the reviews...look elsewhere!

This place is disgusting and below inhabitable units. Let’s begin maintenance does not come out for anything, property management is USELESS! I have contacted code Enforcement and I have been severely sick due to the mold in my unit and let’s not even start on the ROACH INFESTATION! I thought with them getting taken over by new management it would be different but it’s MUCH MUCH MUCH WORSE! Stay far away!

Living here for 4 years without issues, but new management allows a vagrant squatter to live on property. For months lived in the back under the stairs, but recently has moved to the front patio of a tenant and nothing has been done to remove this trespasser. This is a safety issue, but office staff claims, there is nothing they can do.

The grounds here are kept clean! My apartment is roomy and bright from the sunlight shining through the windows. The clubhouse is so pretty and there is a playground for kids. Added to all that is the fact that this is a very pet friendly environment, which is something you don’t see very often.

My mom has been a resident here for the past 10 years and it has been slowly going down-hill slowly ever since, but the level of failure to maintain or upkeep this property now is just unbelievable. She has the same fixtures and appliances that were in the apartment over 10 years ago. The apartment is infested with cockroaches, and they even failed to fix her air-conditioning for almost a month! I'm honestly astounded at the level of incompetence their management has managed to achieve.

The management at this location is out of this world! They are by far the most accommodating management office that I have ever experienced. All of the property personnel is friendly and extremely helpful. When I would ask a question and expect a no they said yes. I am a nice, normal person, so my requests were reasonable, yet most apartments say no to everything custom and if they do say yes it will cost you a fortune. I think this place gets that if you allow residents to customize in good taste it makes everybody happy!

There is no comparison to the beauty and security of these apartments! We were terrified of the saying, ‘if it's too good to be true, it probably is.’ We were completely taken by surprise to find how much RaB lived up to it's word! Awesome staff and great maintenance! Raising our three year old here has been one of the greatest things we could have done for her with the pool and playground, definitely a help when you work full time!

The office staff is very nice and the common areas are very clean and the mail area is always clean too. My apartment is kept sprayed and also checked every six months by staff and the maintenance crew works very hard. I am so impressed by the care an attention they give this property. Thanks guys!

The office management staffs are rude and hostile. There is only one trash bin for the whole community and it is a block away from the east buildings. People are leaving trash everywhere because of it. I am discussed by the staffs and the community.
If I could give this rating zero stars I would. Maintenance here is non-existent. We have had a leak in our den since July 18th, that I have consistently reported weekly, and they have still yet to fix it. It rains everyday here, and the leak is becoming more and more extensive. I have reported this as a non-emergency maintenance request, it hasn't been checked, and now I have called it as an emergency maintenance request, still no resolution. When I reported this to the office for the second time, their response is, "we have 3 days to follow-up on any maintenance calls, and we are extremely short-staffed." It was 10 days after the first call. The associates I have reported it to in the office always respond with an attitude, and are so patronizing. I waited in the resident office waiting room to talk to someone about our rent payments, and overheard two associates mocking another tenant that just left their office. They mimicked the way she spoke to them about an issue she had involving her expired license plates she had on her car. They clearly did not know I was there until the maintenance associate walked out of the office, and said, "Oh, I did not see you in here." I couldn't believe they could be so disrespectful. If only I could hear the things they said about me after I walked out. The only thing I have ever seen maintenance do here is drive around on their golf carts picking up trash. Please look elsewhere, no amount of savings on rent is worth it here.

The Park at Siena offers both positive and negative aspects. Please weight your options. This is a single person perspective (I have 1 bed/1 bath): The positive is a great location with grocery store, restaurant, and the mall within walking distance/2 min drive from the complex. The cross town in nearby and provides for a quick route to downtown Tampa (15 min). Further, the rent is less compared to other complexes within the Brandon area, and the complex covers water/sewer/and trash. Each apartment unit has its own washer/dryer unit. Additionally, there is a bus route that passes in front of the complex and provide an alternative transportation means. The main negative features of the complex is the insect/ROACH issue. Apparently no matter which building or unit you move into, there will be roaches running around. It is only a matter of how frequent. I have lived at Park for 4 months and have documented about zero in the first two months, about 9 in the third month and 15 separate sighting in the past month. The apartment wall are very thin and you can hear your neighbors. Further, staff (depending on person) can be very unhelpful and rude. Additionally, the complex is not very clean with litter all over. I am undecided whether I will renew my lease at this point.
Breaking my lease should have never moved in a roach infested apartment. The roaches never die i've been fighting the roach war since moving in this disgusting place. Management does give two cares about you and your air conditioning breaking down 3 days straight. They never answer the phone in the office. Do not move here you will regret it the worst apartments in Brandon!
