Property Ratings at SkyHouse Channelside
My quote for a pending application had gone up literally overnight so my roommate had called to seek resolution in this matter. My roommate was faced with a hostile attitude from the leasing agents, who were not only rude but refused to allow her to speak with the manager. I therefore began to call periodically, as I was unable to reach any of the agents. I called once at 12:36 pm, no answer. Then I rang twice at 1:10 pm, the second time I finally got through to someone (then got hung up on). When I finally got a hold of one of the leasing agents, her tone was incredibly hostile, but more importantly I could barely hear her. I very kindly let her know she was a bit muffled and I couldn’t understand her and she hung up on me. I called back immediately thinking perhaps she was unable to hear me, only to be sent straight to voicemail. So I repeatedly called back until the manager eventually picked up and he was unbelievably rude, nasty, and also said “that never happened.” I would give this place zero stars if I could. Increasing the quote is one thing; it’s business. That’s not why I am leaving a 1 star review. The mind blowing degree of unprofessionalism, attitude, and nastiness is another experienced not only by myself, but my roommate and her guarantor. If the leasing management team is a reflection of the complex, I would strongly advise you to choose one of their competitors.

We apologize for any inconvenience during your application process. Three out of four applicants have still yet to complete their applications, leading to a delay and a change in pricing, which updates daily, and is a common practice among all apartment communities in our area. One of our leasing agents spent thirty minutes explaining the needed steps to the guarantor and how to get the application pushed through. Unfortunately, we missed their multiple calls as we were assisting other residents. We called your roommate back and left a message outlining the remaining requirements. Our team maintains professionalism, and any dropped calls were due to technical issues. Unfortunately in life the answer is no, and receiving an answer you don't like does not make our team unprofessional or rude. If you wish to continue the application process we are here to assist you in completing your application. Please reach out if you need further help.
All of the staff from the leasing office, maintenance, and the 24hr concierge are extremely friendly & helpful. There are always fun community events they put together which is a great way to meet people. Perfect location, walkable to everything you need and nightlife. Also, best pool views in Tampa!
View - 5/5 - Hard to beat the views here. You aren't looking into another apartment, which is nice. Apartment - 2/5 - Confusing layout at best. Easy to tell these were converted from larger layouts at some point. Walls in the middle of windows. Wood frame on one side (paper thin), concrete on the other. Wood frame walls are so thin you can here your neighbors talking at a normal volume. Building - 1/5 - 23 floors. 3 elevators, one of which is a freight elevator that can be reserved. The reason I am giving this 1 star is the elevators had frequent issues. In the year that was I was here we were down to 1 elevator several times, and down to 2 (not including when the freight elevator was reserved) at least once per month. When down to 1 elevator expect 15-30 minute wait times to get to your apartment. Management - 1/5 - Only cares about collecting your money. Will tell you they take other issues seriously and even go as far as to tell you what they will do to address it and then not do anything at all. Location - 3/5 - You are downtown, but I don't understand the appeal of Channelside. The other side of the city is much better. Sparkman wharf makes it bearable, but you'd be better off living on harbour island. Overall, the only thing luxury about this apartment is the price.

We take these reviews very seriously, and we hope to have the opportunity to speak with you and address each of your concerns in greater detail. Thank you.
Don’t move here— management sucks, they’re all about taking your money, it’s not worth it. Too many better apartments with better and RESPECTFUL management.

We would be more than willing to discuss with you why you feel this way at any time over the phone at (813) 225-1112. Thank you. - The Team at SkyHouse Channelside
Skyhouse is in a great location and has nice views, and used to be a great place, but not anymore. Now it is just inundated with college kids, so unless you like paying top dollar to live in a frat house and deal with incompetent management, you will regret the decision. ZRS is extremely unprofessional and unhelpful, and the spilled drinks and vomit on the elevators, constant noise, and constantly broken amenities get old fast. Save yourself a headache.

Hi, Thank you for your feedback. Our goal is to stay true to the highest ethical standards and principles through our community management operations. We follow the lease contract when assessing fees and/or charges. Losing your security deposit is disappointing and stressful, and we empathize with how you are feeling. We assessed the damages after your move-out, unfortunately, your deposit was required to restore your apartment to move-in condition. If you would like to discuss this further or would like to go over the charges, please contact us at 813.225.1112 or Skyhouse@ZRSmanagement.com. Thank you.
Steer clear of this building! I would give zero stars if I could! The management company is awful. They do not enforce parking rules to ensure your reserved parking space, and will make up fees to keep your deposit! There are def nicer places to stay in Tampa
My husband and I lived here for 10 months and were very excited to move in, regardless of the price and administrative move in fees. The views are spectacular and the amenities are incredible. As the months went on we started to hate the place and it mostly wasn't the fault of Skyhouse. It is not a private place. If you need to run to your car or the store real quick on a Thursday-Saturday evening, getting ready to deal with drunk 20 year olds on the elevator, and in the lobby and surrounding areas. The pool wasn't even worth going to unless you could get up there at 10am on a weekday. Elevators take forever, garage gates are broken. On the bright side, I never had an issue with the concierge (very nice and helpful people), the gym is great and maintenance crew is fast and effective. We realized that high rise living is not for us and we will happily enjoy our new apartment on a ground floor.

We're sorry that your stay in our community was less than enjoyable. Thank you for your feedback. We take all feedback very seriously, and we will take into consideration the issues you stated on improving the property.
Lived there for 15 months. Paid rent on time every month, but let's follow the timeline of how they nickel/dime their tenants: 1) Pre move in: They keep the security deposit that IS refundable super low, but tack on non refundable "processing fees, background check fees, pet fees, etc" 2) While living there: They charge for parking. Even though most of the time anyone could park for free bc the gates are constantly broken. Monthly parking was over $30/month! They charge for water and trash, but they never tell you how your water and trash rate is calculated. So your bill is different every month. Speaking of which: They charge you for a bill they send you every month. Yet another administration fee! Yay!!! Like $7/month, but still. 3). Upon moving out, they charged us to replace the carpets $650 despite the carpets being professionally cleaned by my wife before we moved out ( will post 10 pics upon request) All of this so you can enjoy noisy neighbors, an overly crowded common area and pool with no hot heat or hot tub. Do yourself a solid and rent elsewhere.
DO NOT MOVE IN HERE UNTIL THE CONTRUCTION IS FINISHED!!!!!!
I moved from southern New Jersey to central Florida. I looked at areas from St. Petersburg to Melborne. I have live with my parents my whole life, and this is the first time I moved out on my own. I saw the website for Skyhouse Channelside in Tampa, FL and thought it was to good to be true. The building is brand new, just opened in July 2015, and very modern with amazing amenities. The first floor in all retail, plus the concierge and leasing office. Then, floors 2 through 22 are all upscale studio, 1, 2, and 3 bedroom apartments. The top 23rd floor is all amenities, and is why it is called Skyhouse. It has an amazing 360 degree infinity edge salt water pool, club lounge with huge flat screen tvs and pool tables, a clean and modern fitness center with a yoga studio, complimentary coffee bar, and outdoor lounge area with grills plenty of seating, outdoor fireplaces, and a turf area for your four legged friends. The building is very pet friendly with a dog park. It is also very walkable, close to the cruise port, The Florida Aquarium, Amalie Arena, and Channelside Plaza, and close to a trolley stop that takes you further into downtown, and Ybor City of Tampa. I am most excited about Ed Sheeran coming to Amalie Arena this September, and I am within a 10 min walk to the venue! The building has all of this and still very affordable. I LOVE IT!
