Concierge: love the service & comfort of their presence. They can’t keep their concierge receptionists longer than 3 months. Elevators: “Private” garage door ALWAYS open to public, have had car windows smashed and broken into twice. Only one of the 2 garage elevators have worked since I moved in. Apartment elevators: one of them is reserved for service, the other doesn’t require key fob and anyone can access, the third elevator is so far behind on maintenance, I pray every time i get on it. Leasing office: very evasive, unacceptable, unresponsive and dismissive, neglectful, forgetful, and after move-in, the actual staff is very indifferent and unaccountable. Maintenance staff: works hard, very helpful, always stay busy. The maintenance does the best they can with what they’re given. It’s the city, so if you don’t like city living, don’t move here. If you want a true city life, high-rise Atlanta experience, the views are wonderful.

The biggest appeal of the building is the location, but management should arrange more events for residents and better maintain the amenities.
4 stars for the maintenance team and front desk. 3.5 stars for the building. 3 star for the office. They have made progress and hired since last month.
I’ve lived here for 12 months and decided NOT to renew my lease. Something is always broken in the building rather it is the elevators, parking garage gate, gym equipment, etc. It’s been one month that the parking garage elevator have been broken with no resolution. The parking gate remains open and anyone from the public can walk in and possibly break into vehicles. There is a large homeless population around the BUILDING which I’ve almost been attacked on two occasions. The homeless also sleep in our parking garage FREELY every night (they can get aggressive at times). Parties almost every weekend and the Police is called but that doesn’t stop the fun. Property management is no help, doesn’t answer calls or emails, and stays in the office all day. Residents dogs pee in the elevators, concierges slow to action, no free parking for guest, maintenance walks around all day, the list goes on. DON’T WASTE YOUR TIME this Highrise operates like a regular apartment complex but WORST.
Property is well-maintained. Amenities are top notch 10/10. Units are updated and very nice. I decided not to renew my lease because I believe the price is way too high for the size of my unit and the ugly view of the parking garage (all units on one side of the building face the parking garage). Make sure you know the side you’re on, especially if you’re lower than the 10th floor. I was aware but didn’t realize how much it would feel like you’re in the parking garage when you’re sitting on your balcony and how much of an eyesore it is. People in the garage can also see into your apartment on the lower units because it’s so close. However, my biggest issue is that the parking garage is detached from the building. I am not exaggerating when I say that it’s taken me up to 15 minutes to get from my car to my apartment and I’m on a lower floor. You have to walk across the parking garage, go down the parking garage elevator (the slowest elevator I’ve ever encountered - it takes a whole minute for the door to open once your on the floor you’re going to) and then walk across an area wide open to the street (which I really didn’t like for safety purposes) and then into the lobby and into another elevator to get to your apartment. I’ve been in similarly priced midtown condos/apartments and they didn’t have detached garages like this. Don’t underestimate what a pain this is to deal with everyday. So exhausting! Other issues were that the concierges are very hit and miss with how helpful or kind they are. The turnover rate is also very high for new ones and the mail/package system isn’t great. I’ve gotten other apartment numbers packages multiple times and have had a couple of packages lost.

While we always appreciate 100% positive reviews, it is from reviews such as this that we gain needed feedback that we might not otherwise be privy to. Though during my 4 years with SkyHouse South, I'd never received direct feedback from residents about the detached parking deck being cumbersome or detrimental to their schedules, it is an interesting point! Luckily, while detached, the parking deck does utilize 2 elevators so after parking in the gated parking area, it is a quick ride down 2-3 floors to street level where there is a quick, 20 foot, open-air paved walk to our lobby entrance. We've also recently implemented the Luxor package system to further ease the resident's ability to manage and receive their packages! All in all, we are always working to further improve our residents experience here at SkyHouse South each year and we appreciate you helping us do so!
No complaints at all. Great sky high views of the city, right in the heart of Midtown. A very short walk away from piedmont park. Amenities are fantastic - rooftop pool in the summer is incredible. Sky gym is small but very nice! Maintenance and concierge were always super quick to respond to any issues. They keep the property very tidy. I would have re-signed but I had to relocate for a job. Highly recommend *****

Honestly, this is the best apt I’ve ever had since I moved to GA in 2003! I never knew that living in a high rise was so different from other Apts…NOW I know! From day one my experience has been amazing and I just can’t thank the management team enough for their expertise and professionalism! The Concierge’s are very polite, the building is always clean, plenty of parking(covered & uncovered) and the other residents are friendly and respectful! This is a pet-friendly property and with me not owning one I was very skeptical about the smell being on the elevator & being scared BUT they keep it so clean and the dogs are so cute & trained…they eased both concerns 100% so, kudos to the staff & dog owners! I’ve lived in 6 other Apts communities throughout Atl and I moved every time because of noisy neighbors and marijuana smell in the hallways so, The BEST praise that I could give this property is the “NO NOISE” award. Ive never heard anyone in the hallways, above me, beside me, beneath me or while sitting on my balcony and never smelled marijuana nor have I’ve seen any cigarette butts outside! Lastly, the amenities are everything! The rooftop is so beautiful…you’re going to LOVE it here!

The staff at SkyHouse South is amazing! The property manager Thomas and my leasing agent Mitchell are very courteous and professional. Going into Skyhouse South is like a vacation home in the city. The staff there are very friendly and helpful. You ask them a question and they won’t stop until they find an answer for you. The property manager is always there to make sure your comfortable from the first time you walk in until you exit. Skyhouse south is the best property to live in I’d say.

I lived at Skyhouse South for two years, and I couldn't be happier with my experience. My 13th floor apartment (a 2bd, 2ba)was beautiful and fully renovated with an incredible view, and whenever I need maintenance for something as simple as a lightbulb change, the maintenance crew showed up and always did a great job and we're super polite. Whenever I needed anything else, the management team were the BEST to work with. Thomas, Mitchell, and Adric made sure to always listen and act quickly on any issues I needed resolved, and did so with excellent manners and professionalism. They always made my experience a great one, accompanied with a smile (and free snacks!). They also go above and beyond for residents by doing holiday themed spreads, contests, and giveaways, and genuinely made it feel cozy and homely in the heart of the city. I certainly recommend Skyhouse South to anyone looking for a great place to live. Also, huge shout out to Vivian of the conceierge team - she's an absolute pleasure and always brightened my days! I'll really miss her too!

The staff at Skyhouse South truly go out of their way to make this place feel like a home. The concierge team always greets you with a smile and the dogs who live here know exactly where the jar with the good biscuits are kept! Maintenance requests are promptly resolved and the staff takes great pride in keeping this building looking great and everything in working order. The management team consistently goes above and beyond to bring residence together with activities planned throughout the year like happy hours and movie nights by the pool. It's a good community of people and a great building in an excellent location in Midtown.

Like many others my first impression wasn't a good one. I filled out an application, was approved and was told I would receive a welcome packet. Never happened and every time I would call no one seemed to have my "folder." I escalated the issue to be told by management the leasing agent that handled my application was no longer with Skyhouse and they weren't aware of my approval. Well I forwarded all the emails from the leasing agent and after back and forward with the manager she honored the approval. Needless to say I never received an apology. I brought a new car and came home after the office was closed. I asked the concierge where should I park until I get a new decal (concierge don't have decals not even temporary ones). Parked exactly where they told me to and got booted. The concierge didn't want to accept responsibility for her mistake. That turned into a heated argument, eventually 2 hours later management had the boot removed but not before telling me I should not have parked where their staff instructed me to. Again no apology. Imagine paying this high rent and have to deal with constant noise from the neighbor above you. It literally sounds like a pack of elephants running at all hours. I have asked for the issue to be addressed numerous times and as I write this review I'm listening to the pounding from my very inconsiderate neighbor. Every now and again the building and the water smells like sewer, not sure what's that about. The pool area looks nice but no matter how hot it is the pool is always freezing cold. The sky deck has nice views but some of the furniture is worn and in need of replacement and cleaning. There's an area rug in the lobby filled with stains, like replace it or have it cleaned. Not a good first impression for guests. The gym is nice and never too crowded. The cabinets in the apartments are cheap and bow easily. The ice maker on the refrigerators spit ice out all over the floor (yes I've asked other residents and they experience the same thing). This area of Midtown is ok not the best not the worst. If I had to do it again I would consider apartments on W Peachtree or prior to 10th Street. I do not recommend living here as the management are rude, act as if they are doing you a favor by doing their job and speak only to certain residents. Also for the amount of money you pay the service and quality of material used should reflect such.
Save your money and don't bother. The amount of money it costs to live in this apartment you'd expect excellent management and a wonderful living experience. That has been the opposite of our experience. Each month we have lived here has gotten worse. Between the unpleasant staff that quits on average after 3 months.l, the 12min waits to use the elvevator, and the booting company the Skyhouse has recently had coming into the garage booting paying guests without reason I would never recommend this place. Do not be fooled by how nice the pool may be. No pool is worth the headaches I've endured while living here. I couldn't be happier that my lease is up.

When reading the past reviews, I recommend considering how old they all are. In the 12 months that I have lived at Skyhouse South, there have been several turnovers in management and most employees don't seem to last more then three months at a time. There are several pluses to living in Skyhouse- a small gym which is convenient, a rooftop pool, and decent size bedrooms. However, the negatives far out weight any pros. The parking is a huge headache. Your guests will probably be booted ($75/day). The gates to get in and out of the garage are often broken. The concierges for the most part are extremely rude and unhelpful. The pool is always crowded when it's warm and it's incredibly difficult to find room to lay out even if you bring your own chair. Management refuses to accept responsibility for any issue you may face. For example, despite the fact that I turned on my Georgia Power a week before moving in, the electricity in my bedroom (and my bed room only), did not work for the first week I moved at Skyhouse. It took several visits to the management before they actually fixed the problem. This happened again about halfway through me living there. The trash shoot is always backed up and often causes the hallway to smell terrible. The elevator is extremely slow. Go ahead and plan on waiting for a minimum of 5 minutes every time you want to leave (there are no stairs to go upstairs, you have to take the elevator). Lastly, there are extremely strict sign in rules for any guests, including your parents. Even if you leave for brunch and come back with the same guests, you will probably be asked to sign them back in. Failure to do so results in the concierge belittling you for disrespecting them in front of your guest. I don't recommend living here but I wish the best to anyone who gives it a try.

Overall, great place. The staff is amazing. They are very friendly, interactive, and helpful. The rooftop pool and the gym are fantastic and very clean. The crowd there is generally young, and very outgoing. Not rowdy at all. Parking is ample for residents and guests; however, they are constantly having problems with the gate; which can be annoying. It is on the border of MId-Town and Down-Town, so it can be noisy, but that's just living in the City. There is always security and I feel like everyone feels very safe here. This isn't really a place for kids or seniors. It has a very young vibe. The prices seem to constantly go up, so keep that in mind if you are thinking long-term. Overall, very fun, safe, clean environment.

The building is attractive, the decor is beautiful with a nice urban, contemporary feel. The amenities are great. I also appreciate the security of the building. It's a very safe place. Likes and suggestions: I love the location. It's very convenient. I can walk to great restaurants, Piedmont Park, museums, Botanical Garden, Fox Theatre and many other wonderful places. Everyone here is so friendly. And the staff is fantastic! There are fun social activities organized by both the staff and residents.

Elevators are an inconvenience and parking garage door is temperamental. Also, I appreciate the safety but if I am walking in a guest, they shouldn't have to sign in. It's a little overkill. Likes and suggestions: Great, friendly staff. Good residents.
Please continue to do what you can to keep this building from becoming like Skyhouse Midtown. You'll are doing a good job thus far. Keep up the great work and dedication.. Angie Swenson- is a resident that has been very dedicated in managing the social events with the residents.. I also play a part in organizing events as well and feel that networking and getting to know other residents is awesome and makes my stay here feel even more at home.
It's close to where I work which is nice, and there is a lot to do in the area. Likes and suggestions: There is a pool on the 23rd floor, what more is there to say!

I enjoy the options of being able to socialize in the lounge area (or not-plenty of space to just sit alone) or use the beautiful gym overlooking the city early in the AM. I also appreciate the peacefulness and quiet of the actual units. I do not hear other residents at all. The staff are fabulous and always friendly and efficient. The location is superb for walking to mid town employment. Likes and suggestions: I enjoy the diverse group of residents: young, older, couples, families, individuals, students, professionals, well behaved doggies. Everyone has been very respectful and pleased to be in such a beautiful setting.
SkyHouse South opens on Jan 15, and I move in the following Saturday. I haven't moved in yet, but I can already tell I'm going to feel at home here. The staff goes above and beyond to reach out to future residents. They are always quick to respond to my questions and provide any information I need. Christy and Landis even came by my office to drop off a welcome package! Overall, they are a great team, friendly, professional, and very bright. I cannot wait to move into my new studio! Likes and suggestions: Amenities are gorgeous, 24 hour concierge makes me feel safe, staff on all SkyHouse properties are friendly and helpful.
