I had but in a request for Pest Control to come out because I may have seen either a mouse or bug that went across my bathroom floor really fast. I took my own preventative actions to get spray and traps. Pest control only came to do their routine for bugs when I was gone but I wanted request to be done for potential rodents as well. Well this morning, there was a mouse on one of my traps. I sent an email to the leasing office seeing if there has been a problem on the property before with complaints. Only leaving this here because I read one comment from about 5 months ago, in which that resident said they could hear either mice or rats running and scurrying around within the walls since they moved in...... I never wanted to experience this in my life, and no one has responded to my emails since.

Do not rent here, management is horrible, (except for Rufus who is kind) they do not respond or answer the phone when you call, yet I’ve caught them several times going into the leasing office, having conversations between each other when the phone is ringing. When I moved into this apartment, my bathroom was very moldy and nothing was done about it. I constantly had to complain about the noise, nothing was done about that was well. Horrible security at apartments, I was harassed about if I even lived in my apartments with no notification as to what was going on. The gate is always opened, outside grounds smell horrible because of the fake grass for pets to use bathroom. Apartment looks nothing like the photos online. Please do not pay a day late either because leasing office will unlock your door walk in to your apartment a day after just to hand you a paper notice about being late as if you are being evicted! I have had things stolen from my door, I have heard gun shots. Lastly, be sure that make sure if you move out you ask them questions regarding the move out because I was charged for day I moved out for rent, they charged me for the day I moved out simply because they hurried to lease my apartment to a new tenant & for little things that were already to be fixed for new tenant. Communication is horrible & they absolutely aren’t a luxury apartment or experience.

Overall not a good experience and I can’t wait to move. Pros: love my unit (layout, finishes, windows). The kitchen size is great. Only downside to the unit is that the patios are small. Great location- Walkable to the farmers market and the neighborhood is quiet and has a residential feel to it. Very nice for evening walks. Cons: LOUD. It is loud everywhere and all the time. You can hear people in the hallway, doors opening and closing from down the hall and music from across the hall. You will be able to hear EVERYTHING your upstairs neighbor is doing (if you live on level one or two). You can hear showers running, toilets flushing, ceiling fans going, walking, opening and closing of drawers and cabinets. Building is poorly constructed. If you work from home or want to have a consistent sleep schedule, I would strongly advise on looking elsewhere. On average I call security once a week for noise complaints. I’ve reached out to the leasing office and management but nothing has changed. I think security is even annoyed will all of the noise complaints because sometimes when I call security they tell me to call the police because there is nothing they can do about it. The pool is so loud, management and security don’t do anything about the music and yelling at all hours of the day and night. They recently started enforcing pool hours but music is still blasting throughout the day and evenings on the weekends. TRASH. There is always garbage in the hallways and the trash rooms are over flowing and gross. No one uses the trash chutes, garbage is piled up and spilling out of the room. Valet trash is unreliable. 50/50 chance they pick up on week night. There is usually dog poop in the hallway once a week. BUG INFESTATION: cockroaches are a huge problem in the spring and fall. They are all over the hallways and don’t get cleaned up unless you put in multiple service requests. POOR COMMUNICATION. The leasing office doesn’t communicate with residents. They changed our billing portal but didn’t inform us in a timely manor. Rent statements were incorrect one month so I called to asked about it and they said that they were showing double charges for everything and were fixing it (they said multiple people called worried about it but didn’t send out an email for a few more days). Service requests take a few days (on average 5 days) to complete. Even high priority ones like clogged kitchen sink. I waited two days and had to call the office before they came to fix it

I would advise against getting an apartment with a balcony by the pool. Parties all the time; 10:00PM, 12:00AM, 3:00AM, 4:00AM yelling and blaring music. Do people not work in this complex? The pool closes at 10:00 and should be enforced, if I was paying to listen to a music concert every night then I would have never rented here.

I lived here through two management groups and there’s been a huge difference between how they both have kept the property. Pros: 1. Location is amazing. I walk to the farmers market every weekend, super nice location to everything. 2. My actual unit is very nice. Good natural light, updated appliances and fixtures. Cons: 1. The breezeways are filthy. The bottom of my shoes would turn black every time I walked to and from my car. Dogs pee and poop in the hallway. No one is held accountable for their animals. People also leave their trash on the ground and not in the bins like they are supposed to. 2. There are no rules here. You can quite literally do as you please and management isn’t going to uphold you to the community guidelines. Trash everywhere, parties every weekend, you get the gist. 3. Noise is a consistent problem here. I live on the top floor so it’s not as bad as those living on the first and second floors. These new builds are not resistant to any noise. 4. Safety is a problem here. I heard there was a homeless man that lived in my building for a week before management noticed. Which means maintenance is not even walking through the building. This apartment is in downtown, so it’s not prone to vagrancy. But this management group is so out of touch, they have no idea what’s actually going on in the apartments. 5. Recently my neighbors car had their catalytic converter stolen because the gates were broken. Cameras don’t work so there was no accountability for the thief’s. For the price you have to pay for apartments, you expect the basic necessities to be covered and they aren’t here. I would ask to tour the property and your actual unit before you lease, see everything for yourself.

Dear Valued Resident, Thank you for taking the time to address your concerns as all feedback is greatly appreciated. I wanted to share with you that we have started our “Spring Clean” project. We are focusing on all common areas, stairwells, and hallways. We do address the trash violations as they are brought to our attention. It is not a requirement that trash be left in the bins, but they are provided to everyone, and we do stress the importance of them as trash can leak and cause spills. My team does strive to keep the community clean, and they now have a detailed daily schedule to help improve the cleanliness. Regarding the noise we do encourage the residents to reach out to our patrol service as they are available 24 hours a day for any resident concerns. If you need the information, please let me know. We are aware of the recent vandalism, and we were able to provide a clear compost and vehicle information to the local PD. I am available to my residents during business hours to discuss any concerns as it is very important to me that everyone enjoys their stay here. I love my community and my residents.

Cameras don’t work so there was no accountability for the thief’s. For the price you have to pay for apartments, you expect the basic necessities to be covered and they aren’t here. I would ask to tour the property and your actual unity before you lease, see everything for yourself.

Glad to be leaving! Because I was not able to tour the actual unit, I was misled (promised by management for tall ceilings, concrete flooring, industrial piping) and signed for an apartment I did not expect at all. On top of that, I've submitted the very same maintenance request for months for the fitness facility with no progress. There is no water in the actual facility, the fans on the half of the facility are all OUT, and they have an infestation problem with bugs crawling into the facility and sometimes sticking to the yoga mats. Lastly, I had way too many packages stolen with absolutely no help from the management team who is quick to shift blame on the residents for not providing detailed instructions to our deliverers. 0/5 experience
The property needs more pet areas and more grass. The one pet area by me has dead grass. The other area near the front gate and office are filled with mulch and rocks.
The place literally has 15 visitor spots for 300 units. They are never available and was advised to buy a reserved spot so my company could visit without being towed and the new office staff (extremely rude) said they changed the policy. They then gave another man a 10-day pass for his visitors and then refused to give me one although I had paid for my reserve spot. Dog poop everywhere, the gates don't work, and people prop open the doors for access anyway. Go to Alta's Farmer Market it is right next door, and their parking situation is nowhere as terrible as Pure Farmers Market.

First, registration for all guest vehicles is good for 24 hours during which those cars must remain parked in designated visitor spaces. Reserved spots and all other unmarked parking spaces in our community are strictly for residents who have a PURE parking permit visibly on display. Next, our maintenance and janitorial teams walk the property everyday picking up excess pet waste, trash, etc. If you ever observe an area in need of extra attention, please don't hesitate to contact the office then we'll be sure to address it right away. I’m disappointed in the decrease of standards this community has gone through in the past 2 years. The newest complaint that majority of residents have been disputing is the new visitor parking arrangements. There are no more than a dozen visitor spots available to park in for the whole complex. Did I mention you have to register your car to park in these spots? A few of my friends cars have been towed because of the towing company PURE hires. It may be to increase safety but people prop the building entrance doors open with rocks...so how safe is it? Why focus on parking? How about focusing on people propping doors open, getting gate codes to work, cleaning the property (ex:dog pee on the stairs everyday). This is a horrible visitor experience and an embarrassing experience for us which we haven’t had anyone over since because of the parking hassle.

We wanted to clarify some of our community policies to clear up any confusion that may have occurred. We have 15 spaces available inside the gate for visitors. We implemented a policy that you must register for these spaces every 24 hours and the maximum stay is for 3 days consecutively, due to non-residents from surrounding areas parking on our community. It is a very simple process and should not take any more than a few minutes to register. If you're struggling with this process, please reach out to a member of our office staff so that we may assist you. Thank you for notifying us about the entry doors. We always address doors being propped open when we see them and this is monitored throughout the day by our staff and at night by our courtesy patrol officer and team. Our courtesy officers number is 469-693-9978 and he is available to call 24/7. Additionally, our patrol company is on property Thursday 9pm - Monday 7am and available by phone at 469-888-0396. Unfortunately we cannot monitor the halls 24/7, but we are more than happy to address any areas on property that may require more particular attention. I wasn't sure what to expect moving here but so far I've really enjoyed it. It's a great location, quick Uber to anywhere in the city. It's awesome having the farmers market so close by on the weekends. Savannah and the team always have great attitudes and they have been really helpful and responsive.

Lived here for almost a year. Staff keeps being turned over. Car damage excessive in the parking garage from people who don't care. Maintenance is horrible... gas at my apartment has been turned off due to a "repair" for the last 5 days which means unless I want to microwave everything I eat, I have to spend money to eat out for breakfast and dinner. Grounds are poorly maintained - take a closer look and you will see all the water lines uncovered. "Secure"gates are left opened daily because they break down too much to have cars come in and out consistently through the day. You might be close to Deep Ellum but there are better places than this joke of a "community"

I moved to the Dallas area about 3 months ago and struggled to find an apartment that fit my needs. My locator suggested Pure Farmer's Market and I loved the location! The property is very appealing and conveniently located to the major highways. I toured with a cute blonde leasing agent. I think her name was Kaylee. She was very nice, bubbly, and helpful! Really knew her stuff and made me feel more comfortable than any other complex I toured. Dallas is a true culture shock and she made me feel at home! I LOVE my apartment. The property has been very clean, I love that there is a parking garage, and so far I've nothing to complain about. My favorite aspect about the property is the luxury fitness center. They also offer garages which is a huge plus! Would definitely recommend to a friend or family member.

I moved in the end of September 2017 and this complex claimed to be luxury living. It is so far from luxury. The hallways are always dirty and the walls are paper thin that you can hear everyone that walks by outside. I hear every footstep my above neighbor makes. It is so bad here that there isn’t even enough party spaces for residents. The flower beds are solid dirt because they don’t want to spend money on planting flowers. When you bring these issues up to management they could careless and all they do is make excuses.

Terrible place to live! Car break ins are a weekly event. Homeless walk right into complex and sleep on property. Residents are just rude, they yell at each other over parking sports, they will never say Hi or even look up from their phones. Forget about using the gym cause one resident thinks it is ok to run a personal training business in it. Floor and walls are paper thin. You can hear everything! No one and I mean no one picks up after their dogs so the place is littered in dog waste. People think its ok to have loud party's every weekend all night so you can get any sleep. People let their friends park here to go to Deep Ellum or the airport so parking is always crowded. You will constantly smell marijuana when walking around. Just a horrible experience living here and can not wait to leave!
