Despite the influx of seemingly positive reviews recently, I suspect these may be influenced by the new management’s efforts to artificially boost their ratings. As a current resident, I can confidently say that significant problems persist, and any claims of improvement are greatly exaggerated. **Property Conditions:** The upkeep of the property is noticeably poor. Most amenities are either broken or in dismal condition. They eliminated our package concierge, so now you have to pay $22 a month for Fetch. Not only is this inconvenient, but it also speaks volumes about the management's neglect. **Resident Conduct:** The behavior of many residents is concerning. There is a constant presence of noise from parties and the smell of marijuana and cigarette smoke permeates the building, even finding its way into apartments through connected vents. This has created an environment that feels neither clean nor safe. And calling to security and reporting these issues goes nowhere. **Maintenance and Cleanliness:** The common areas are especially neglected. Hallways frequently have pet waste, and the trash rooms are often so overflowing that they're inaccessible. Roaches have become a common sight as well, contributing to the unhygienic conditions of the building. **Noise Issues:** The apartments suffer from very thin walls, exacerbating the noise problem. Privacy is minimal, and the quality of life is significantly affected by the noise from neighboring apartments. **Management Practices:** It is apparent that the management is desperate to improve their image, they are now compensating residents to bring to convince prospective tenants to move in. This practice seems unethical and is a temporary solution to a deeper, systemic problem. **Final Thought:** If you are considering moving to this location, I strongly advise looking at other options in Tempe. There are far better living conditions available where the management genuinely cares about their residents and the quality of their properties.

I highly recommend you look elsewhere for an apartment near Tempe Town Lake. This will be my first negative review of an apartment complex. First, be prepared to be pressured into signing paperwork the day you show up to walk the facility. On multiple occasions, while waiting to speak with office management, I observed the first-time walk-ins pressured into signing the paperwork in the guise of one-time offer deals as long as you signed same-day. Second, the facility has a serious German Roach infestation in their garbage refuse and living areas that they are simply incapable of handling. The previous ownership mishandled their pest control in the months leading up to the ownership change and current ownership has been unable to resolve the situation over a year and a half later. Third, be prepared for noisy neighbors and smelly elevators and hallways. There seem to always be dogs barking, getting into the courtyard without a leash, getting into the pools, and pooping/peeing in the elevators and hallways. Take a short walk of the entire courtyard while on the premises and I am sure you will see what I (and other reviewers) mean. Fourth, be prepared for inconsistent communication from the front office the moment you sign your lease. We had a difficult time handling our move-out process with constant miscommunication on move-out costs/cleaning fees. I know that someone from the front office WILL respond to this post stating something to the effect of it being in our lease agreement, but the problem is that regardless of how well you clean your apartment, you will be charged the full amount for the apartment cleaning fee ($190 plus tax) and the carpet cleaning fee ($85 plus tax) if you do not pay a professional to do it for you (with a receipt on hand). We spent the entire day before moving out wiping down and cleaning the apartment, only to still be charged the full amount. I implore you to read other reviews to get a full understanding of what you will be getting into before you schedule a walk-in tour.

SkyWater at Town Lake Apartments is BUG INFESTED, BUILT POORLY, and the management team is HORRIBLE. I made the unfortunate decision of signing a 13 month lease with this apartment complex from May 2022 to June 2023 and hated every day of it. The halls and apartments are infested with bugs that their exterminating team was never able to get rid of. The walls and ceilings are extremely thin. You will hear every person that walks by your apartment and every single foot step from the neighbor above your apartment. The management staff is extremely disinterested and very unwilling to assist you in any situation. The leasing office does not open until about 10 AM every morning. I say “about” because on many occasions myself or people I know would be waiting for the leasing office to open at their posted hours but would find ourselves waiting 30-45 minutes for a staff member to show up. So you if you have an issue or any questions for them, you will most likely have to take the morning off of work or school just to camp out in the lobby until someone from the management staff decides to show up. And IF they showed up, they wouldn’t be able to solve any issues you have. The secure parking garage was left unlocked and wide open every day/night I lived here for 13 months. Cars were broken into very frequently. If you are planning on touring this property, please do yourself the favor of exploring on your own. Go ride the elevators that smell like pee and vomit that the leasing agents won’t show you. Go walk the bug infested hall ways. Check out the dog poop covered stair wells.

I am writing this review to express my extreme disappointment and frustration with the management of Skywater at Town Lake Apartments. After submitting a detailed application to move into their apartment complex, I have been subjected to a complete lack of communication and professionalism for 3 weeks. Despite providing all the necessary information requested in a timely manner, I have not received any response or acknowledgment from the management team regarding my application status. Multiple phone calls and emails have gone unanswered, leaving me in the dark and unsure about the next steps in the process. It is truly disheartening to experience such neglect and disregard for potential tenants. In a desperate attempt to seek answers, I even went so far as to visit the leasing office in person. However, this personal visit proved to be as fruitless as my previous attempts at contact. As a prospective tenant, I expected a basic level of professionalism and courtesy from a reputable apartment complex like Skywater at Town Lake Apartments. It is utterly unacceptable to treat potential residents with such blatant disregard and disregard for their time and efforts. The complete absence of communication has left me in a state of limbo, unable to make informed decisions or plan my housing arrangements effectively. The management's incompetence and failure to follow up on basic inquiries have left me with no choice but to pursue other housing options, which is both inconvenient and time-consuming. I strongly advise against considering Skywater at Town Lake Apartments as your future home. Their unresponsive management team has demonstrated a severe lack of commitment to customer service and a complete disregard for the well-being and concerns of potential tenants. In conclusion, my experience with the management of Skywater at Town Lake Apartments has been nothing short of a nightmare. Their failure to communicate, provide move-in costs, or even acknowledge my application has left me feeling frustrated, disrespected, and entirely unimportant. I urge anyone considering renting at this complex to think twice and explore alternative options that prioritize tenant satisfaction and professionalism.

Don’t know where to start, I could be up all night listing all the issues with Skywater. Most of the property is literally non-operational, from the TV’s, Barbecues, Pools, Clubhouse, electric Car Chargers, etc. There’s no cleaning crew on site, so entire property is dirty. Always trash and dog urine in elevators & hallways. None of equipment in Gym works and it’s always hot in there. No security on Property, yet there’s quite a bit of crime in Tempe, so property is not safe at all.

There's no cleaning staff on the property, so it's very dirty. There's no security on the property, so there's random strangers walking around late at night. Several of my neighbors have been followed to their unit by creepy strangers that don't even live here. The Amenities are always closed and everything here is broken. TV's & Barbecues don't work, most of the entrance door locks don't work (so the property is accessible to everyone coming off the street). Place is a mess, can't recommend anyone move here regardless of the rent cost.

Every Tenant I know is leaving because there’s so many issues with this property. Barbecues Don’t Work, TV’s Don’t Work, Electric Car Chargers Don’t Work, Clubhouse is PERMANENTLY CLOSED, Gym is outdated & all equipment is broken, pools are not cleaned at all (they’re literally always dirty), Garage Gates Been Broken Over 3 Months. The Management is a Joke, their Ignorance & Incompetence is second to none.

I was here to visit my girlfriend who wants me to move out there with her. After staying with her at this place I dont know that I ever want to even visit Arizona again. If I didnt know any better I'd say this property's management must be 1 step away from bankruptcy. The garage gates dont work. We had to go armed to get to her car. Twice there were what I can only describe as crack heads creeping around the cars. Then while she was at work I had no choice but to sit and wait indoors hoping the cockroaches didnt finish me off before the non resident creeps able to wander the garage. The pools are disgusting, no AC in the gym. All the common area were a joke broken bbq's. 1 maybe 2 issues would be understandable. For the price she claims to pay the poor and basically disgusting shape this property is in plus amount of issues beyond inexcusable!! Even if they are about to go into bankruptcy and just can not afford to take care of their responsibilities to all the tenants & visitors they could start w at a minimum of the garage to ensure everyones safety. I was told by may other tenants it's been this way for well over 6 months. I would discourage anyone from even stopping by let alone renting here.

So many issues with Skywater, beginning with the most incompetent Management I've ever come across. The Maintenance Staff is non-existent as nothing on the property is ever fixed. Pools are too dirty to use, Fitness Center has been out of commission for 6-7 weeks, Clubhouse is permanently closed. I see homeless people in our garage almost daily, and when telling Management about it, they simply laugh and make jokes about it. Unless you're getting free rent, wouldn't recommend moving here.

The building is in disrepair. Homeless people roam the halls at night. Management is worthless.

Moved-in in May and have been dealing with a cockroach infestation for almost 3 months. Management has sent companies to spray for bugs on several occasions and nothing has worked. Will mostly likely bite the bullet and break my lease soon. Don't really care about contract termination penalties at this point. Talking to a lawyer now to see what we can do to t leave ASAP. These pictures were taken on 8/1/2022. They are just some of the kitchen cabinets where most of the infestation comes from. We don't even keep most any dishes, cookware, foods, etc. In the kitchen because it's gotten so bad. Would not recommend anyone move here. Also, our A/C has gone out 3 times in the 3 months we have lived here. So just to summarize, apartments may be full of bugs and unreliable A/C during hot Arizona Summer.

Poor/non-existent management. Dog poo and pee in stairwells. Over-priced. Pool is like a frat house--loud pumping hip-hop all summer long. If that's what you are looking for by all means. The place is a dump.
I would due to the proximity to ASU, to water, to lively streets and yet staying in a calm area with great amenities, most with a splendid view! Airplanes passing by the only very small pitfall.

I would recommend this apartment community to young professionals and college students because of the welcoming environment it provides for us. It's always clean and green. The only things I don't like is that the west entrance smells like dog urine and the main pool is not 24 hour.

Skywater was my first apartment tour, and by the end of my visit, I discovered that all of the apartments I visited were basically the same. To be clear, Skywater is Good or Average when compared to all apartments of the same type that I viewed – Mid-Rise, Resort Style in Tempe. I am not comparing it to the entire market spectrum of apartments available. There are some options that make some of those other places more or less desirable, but that will vary based on individual needs.

I would recommend it because it is close to campus and a lot of good restaurants/activities that happen in Tempe. I would not recommend it because the elevator has broken multiple times since I moved it and the lack of ownership neighbors have over their pets is an issue. The hallways and elevator constantly smell of pee due to owners not picking up after their animal.

Overall I would because there are more good things that I still appreciate about the place. I just think management handles the service requests poorly. At move in inspection I asked about the carpeting, it is not what was shown in the model. Then a couple weeks later I asked for maintenance to come check on my vents, 3 days past, I had to call the front office a couple of times to ask. Finally, I happened to see the maintenance guy on the property and asked him to come over to look at them. Feels like communication is poor with residents, at least in my experience. Also, I was told like 3 times about registering for the package concierge prior to move in, but when I did and told management I couldn't register, they said I can't do that until I move in because its still registered with the prior resident.

Maintenance service was stellar 100%, but I still can't bring myself to say I would recommend this community based on other issues I've had.
loved the complex and leasing agent- would recommend to everyone that does not need a lot of closet space.
Aside from the location, there seems to be a vibrancy the community provides.
I would only not recommend this place due to irresponsible dog owners. The 4th floor bridges and walk ways were stained with dog pee.
I would recommend. We got off to a rocky start with some miscommunication when I first moved in but after everything was taken care of we have been satisfied.
Conditions have improved after move in but because of my move in experience I am hesitant to refer friends
The community has thus far been very active and friendly. The main pool and gym are the greatest in the downtown Tempe area. Pool water could use a cleaning though.
The maintenance was polite and professional. He resolved all issues. The response to the maintenance request was quick.
Side by side Refrigerators cannot be found in any other complex that I've toured. Clean complex, parking garage underneath with ample elevators.

I would recommend Skywater to anybody because it has everything someone could possibly want in a home. The rooms are a good size. The community is very clean. The workout room is nice. There's nothing more I could want.
The staff member Brigh was very helpful and engaging. He was comfortable and knowledgeable with the community and demonstrated the care and dedication I love to see. He really made our experience special.

All the amenities were super top-notch. I loved all the pools, the clubhouse on the top level, etc. All that was missing was the lack of assigned parking. I wish they were running some specials as well.
Besides the perfect location by Tempe Town Lake, the Skywater amenities are exactly what I need to maintain my work, school and active lifestyle. Megan and Brigh are both extremely welcoming, helpful, attentive and have made my move here even better than expected.
This was a very nice community and we both thought that the leasing agent was very nice.
The apartment units themselves were disappointingly underwhelming and didn't match the rest of the apartment community. My leasing agent who gave me a tour of the complex was beyond fantastic, however.
Amenities are great. However, sometimes the maintenance of the building is lacking. Elevator #2 is frequently dirty with sodas spilled and saliva on the walls. This means that tenants are pigs but unfortunately the maintenance people have to follow up so that those of us who are not pigs, don't have to look at snot and piss on the floors.
The only drawback to this community is that the noise from commercial airliners is really loud outside. Loud enough to interfere with people conversing with one another. Other than that, this is an amazing property!
If they can handle the outside noise, then I would gladly recommend this property. It is a lovely property with great amenities.

Great service provided when needed. On a less positive note... Amenities are not always in good shape, ie: poor cleanliness of stairwells and hallways. Largest issue being the number of nonfunctioning grills. Could only find one in working condition as of 12/7/2018
The staff are amazing! And I really like how the property keeps getting improved with upgrades.
Airport noise was noticeable. It's pretty urban meaning the landscaping in and around the property was pretty average.
