I have decided to write a review now that I have moved out 2 weeks ago. I was a loyal resident for 5 years but felt the community has gone down hill. The leasing office is a revolving door of people who ignore phone calls and emails. Very unprofessional. I believe there was at least 5-6 leasing manger during the time i lived there.Additionally, maintenance took weeks if not months to fix issues and you always had to follow up. They kept saying it had to do with staffing but how many years can that be the excuse. Furthermore, raising the rent by over 20% in two years and charging new tenents lower rates is bad practice. Tried to get this resolved with both the leasing office and corporate and was told to kick rocks. Once again bad practice. What was laughable is they offered resolution after I gave notice.The final straw was the roaches. The final year living there I had hundreds of roaches. Had pest control coming every two weeks and had them do the bug bomb. Nothing worked and I asked to have the entire building fumigated and was told it was my apartment only. I have a cleaning service regularly and can't believe I was the only person to have issues. I am writing this not for any resolution just to give people a heads up what to expect if you move in.

Good location and proximity to Atlanta neighborhoods. HOWEVER, management is terrible. Disregards maintenance requests through portal and email follow up (key appliances out for months). Brings in new property managers often to avoid the responsibilities left by the previous manager. Cares more about getting new customers to sign lease than standing residents. If there is another apartment with similar pricing and different management, I would advise. Sn. pool is doa.

Watch out!! They include all sorts of unknown payments in your rent, and try to charge you additional $175 and more if payment for these unknown charges missed a day. Your deposit never gets returned. May have to deal with them legally.

While the apartment complex is close and central to a lot of hot spots in Atlanta there are far more apartment complexes that have a better market rate for what they offer...almost the same if not a little less or more than Sloan Square. The amenities aren’t worth it. The pool is dirty. The gym is small and not sanitary. It isn’t well kept. Some of the machines are broken. Someone from management listed in a response below that all units would be FULLY renovated, however, you must inquire what the definition is of “fully renovated” according to Atlantic Pacific standards. They simply added a back splash in the kitchen, and new doors throughout the entire apartment. Meanwhile, the brand new door that was put onto my bedroom still does not close all the way which is an issue I’ve had since moving in. Furthermore, the appliances within the units do not work properly. My dryer has had to been replaced twice. My neighbor across the hall apartment flooded twice due to poor skill level from maintenance staff. They aren’t fully capable of doing the job to the standards it needs to be done. I’m sure the need to penny pinch from the company prohibits them from hiring highly qualified candidates. This has been displayed from the poor quality work from office staff all the way down to maintenance. SAVE YOUR TIME AND MONEY. Sadly, even with the new property management staff things have not gotten better. They are over in that office scrambling through a pile of unorganized mess. I cannot wait to move.

We have the amenities professionally cleaned weekly and if you are aware of any broken equipment please let the office know so we can get it repaired. DO NOT LIVE HERE. I lived here from December 2017 - July 2019. I have never been more disappointed with an apartment complex. My AC stopped working over 8 times throughout the 1.5 years living here. It took them months to finally get me a new unit, and even that was faulty. This caused my apartment to heat up to 90+ degrees, I had to call the emergency maintenance line (which took forever) and this issue made my power bill go up. My heat stopped working at least 3 times. Their solution was to give me a tiny portable unit while they fixed the problem - this took over 2 weeks and I had to keep a window open in the middle of winter in order for the portable unit to work. My power bill went up. No compensation was offered, even when I asked. By the 9th time my unit stopped working, I tried emailing the staff, calling, and even went to the leasing office in person in the middle of the day. No one was responsive to my maintenance emergency. I had to reach out to Atlantic Pacific Properties for some sort of help. The next day, the office manager called me extremely angry that I went above her to get help (when no one was responding to me) because “it made her look like she wasn’t doing her job.” She said the phones were down because they were working on them (There was NO communication to residents about this.) When I listed off my issues with the apartment and asked for compensation, she said she couldn’t justify compensation because whenever there was an issue, they fixed it (when in reality it would break again). She said that “these units are just old.” When I asked for compensation I was given a legal “Release of Claims” form to sign that said my issues were not valid, the complex was not held accountable for the issues I listed, and I was not allowed to complain if I took the $300 compensation. I didn’t sign it. They didn’t do a walkthrough when I moved out. Took over a month and constant follow-up to get my security deposit back. Didn’t give any explanations as to why I didn’t get my full deposit refunded. So disappointing. Don’t let them fool you with the model unit. Half the units are an ugly beige. You have to catch the office while they’re open to get a package and they usually close early. They now have a new property manager whose first day was the day I moved out, so hopefully these issues get better.

Thank you for your review. I am disappointed to hear that you had a poor experience. I'm glad we were able to get the AC unit replaced for you, but sorry that it seemingly took so long. As you mentioned, we do have a new property manager, and are fully staffed in maintenance so we should not have these issues going forward. All of our apartments are being fully renovated and will look just like the model apartment by the end of November. We will also have a package locker system in place by the end of the year which should alleviate any issues with being able to get packages from the office. Again, I do apologize for your experience, this is not at all how we want our residents to feel after moving out.
I've had a 1-bed for over a year with no major issues. It's a great location on MARTA (plus easy access to I-85, 400, Buckhead, Midtown & Emory); peaceful at night and residents are pretty quiet as well. Although I haven't needed them too much, new management (Lynette) and Robert were helpful when I had a question. Be aware that cable is currently an added fee (hoping that changes), so factor that into your rent. Overall, I'm comfortable and I renewed my lease.
I can’t complain about this place. It’s close to everything even my work which is Emory so I can definitely just take the shuttle. QT is just down the street if I need to gas up, it’s walking distance to Starbucks and a lot of restaurants, the freeways are close by as well. Need to go bar hopping? Moreland, midtown, Virginia highlands are just an Uber away. The place is clean, there’s always parking, the patio is hugeeeee, the neighbors mind their own business, the maintenance man is so friendly, the best part is the leasing managers are so chill. Literally, the best apartment place we’ve ever lived at.

My girlfriend got defrauded and scammed out of her security deposit because management showed her a model apartment promising it would be the exact same as the one they're leasing to her. When she went to sign the lease, she saw her apartment and it had old smelly carpet instead of wood floors, door knobs were all broken, and everything was much older than the model. She went to talk to the agent who showed her the model and he wouldn't compensate at all except to offer to clean the place but it won't get the place up to what they falsely advertised. Extremely shady!
Once you give your 60 day notice management will nickle and dime you until the end. Additionally there are nicer and newer units in the area for the same price
I've leaved at Sloan Square for a year and a half now. This is a great place to live. I work at Emory University and its a 10 minute drive to work, if you live in Atlanta or are familiar with Atlanta traffic you'll know what a luxury that is. The amenities are great and the staff is very kind. Anytime I've had a maintenance issues, they have fixed it within a reasonable time. I would highly recommend this apartment complex! -S. Cantara

This apartment complex continually tries to get every penny from you. After only being late on my payments once I was charged a $180 late fee. Then on move out I was charged $75 for carpet cleaning, $150 for painting, and because it takes up to 45 days for your utilities to start I was charged for two moths worth of utilities upon move out. I specifically moved into an un-renovated apartment because I was told management would be gutting the apartment when I left so I would not have any "damage charges." Management continuously has new employees due to a high turn over rate so communication is minimal between the staff. To put it in the simplest of terms: The management is great and "really accommodating" when you move in; ignore you while you live there; then screw you over when you move out. If Comcast was an apartment complex it would be called Sloan Square.
Do NOT move in here! Save your money!!! They are irresponsible, neglectful, and will steal your money! There are bugs everywhere and they will do nothing about it. Also, expect there to always be "maintenance" where they shut off your water. Expect to have NO AC for the whole month of August and they will NOT answer your calls or service requests. This place is a dump and they will charge you with unnecessary fees!! I wish I never moved here!
This is a very good located site for rental, it's very close to 285 and from them it's relatively easy to get into the I20. Even though my apartment is not upgraded, it's confortable. Recent Plumbering work was done, and it was really painful. Here is a brief description of the aspects I reviewed: Location: Very convenient Size: I got the smallest size available (i'm the only one living there), so size is OK. Rate: One of the lowest for this size, but as the size increases the price gap get closer to other apartment sites. Services: Water, Swer and trash are not expensice (around 22 usd total a month), the apartment has Laundry, but it doen't have Microwave (not sure if this is for all different sizes). No cost for Parking Lot. The have a small Workout area, areas for grills. For Cable and Internet you MUST get the Bundle they have configured as minimum. This makes you pay a fixe extra 90 usd per month. Neighbors: Very kind and haven't had any problem with any. Hope this help to choose the best place for you!
I love living in this apartment community! It's a quiet community that is close to school and work. We have only been here a couple of months but I can honestly say that we would like to live here for a good while. It's a perfect distance from the middle of Atlanta and there's tons of great places to shop and eat at around this area. The buildings are well maintained and the office management are always helpful.
We have decided to move out due to many issues with the community and management. We understand to provide a written 60 day notice, which has been done. We are moving because of construction that took place in our unit and other various issues. This construction was never brought to our knowledge until the day before. I work overnight and sleep during the day and was provided no options by the management so I could sleep. I was basically told "Sorry, you know this has happened to me before so I know it sucks." This was told to me by one of your employees. When my spouse returned to our unit on 08/04/15 there were coffee cups and mugs lying on the apt counters. In addition to this, the unit itself was nearly inhabitable (holes in the walls, dust everywhere and washer/dryer sitting in our living room). This is not only frustrating for us but also unsafe. On 08/05/15 when my spouse returned to the unit there was so much dust all over the apartment due to the construction and after examining our unit further, noticed paint left on the bathroom floor and bedroom carpet. If workers come into our clean unit and make a mess the should clean it up. Additionally, the community is just not kept up well. The garbage is left to sit and smell (this picture was taken 08/06/15). If we are paying all these fees to live here (nearly $1k a month) why is it such a mess? We need to be waived our early termination fee of 1 month's rent due to these issues. We have spoken to the property managers and were told this could not be waived. This is not what was presented to me when we signed the lease and I've never been so disrespected or mistreated in my life until now. I have also recently put in a service request through the website for our unit. The A/C is leaking lots of water only electrical wires on the water heater and the air filter looks like it's never been changed. I have been waiting all day for someone to come to my unit and no one has come. I called the office 2 times during the day and receive no answer at all. The A/C was actually fixed yesterday (08/14) and I was woken up 3 times by the maintenance man working on our A/C unit.
