Try to save your money and do not sign a lease with Smile. A group of 4 of us roommates signed a lease with them in 2022 and paid a one time 1000$ cleaning / admin fee, instead of the security deposit. At the end of our lease in 2023, not only did we leave the house with zero damages, but also cleaned the apartment before moving out, which we have proof for. At the end of the lease period, we were charged for multiple cleaning charges as well as a broken closet door, which had been damaged by their maintenance team on a weekend when we were all away. We were expected to pay these charges with them setting a deadline, with them not even responding to our emails until that deadline for any clarification. Pathetic customer service, poor maintenance, no response to our heating and cooling not working efficiently during peak months are some of the highlights of our time with Smile. The apartment buildings are extremely unsafe, structurally and with respect to security - as anyone can access the floors whether they are a resident or not. The office staff is extremely unprofessional and has no answers to most of your questions regarding maintenance, billing and lease terms. Definitely do not sign a lease with them. This is one of the many experiences that we have heard from our others as well. Smile Student Living you need to start making money the right way and not by looting students. And if you do have an answer for where the initial 1000$ was put towards, that would be great.

the apartment space is nice but maintenance takes a long time and usually we need maintenance to come multiple times before the issue is solved

I have had a good experience so far in my apartment with Smile. The resident portal makes it very easy to request maintenance which is very handy and they are typically quick to resolve the issue.

Apartment is good, but maintenance is very VERY slow. When I talked to the office, the man there was very condescending. Felt very disrespectful when I’m just trying to get my dishwasher fixed.

So far Smile has been a great place to live at. The maintenance comes when requested and everyone I’ve interacted with has been nice. My only complaint is that you can hear your neighbors if they walk with their shoes on in their apartment.

The place is really good. Pretty close to Gies (just a 5min walk). Its also close to Ikenberry Dining and the bus stop is just a minute away!

208 e clark st is great. clean, spacious, tall ceilings. my only complaint is that the couch is really cheap and uncomfy. i like having my own bathroom

Room is nice, the in unit washer dryer is a huge plus and bathroom while small, is cozy and has enough space for everything I need. The internet is also really fast, I hooked up my xbox to ethernet through my router and I get around 700 mbps. Location is a bit far but if you are an engineering student you will love it here since it is a 3 min walk to the engineering quad.

Living with smile has been super easy. Move in was very smooth and the staff are super willing to help. The first day I moved in the AC was broken and pushing out hot air. I went to the main office and expressed my concerns about the unbearable heat in the unit. That day maintenance came out and installed a temporary AC until it got fixed. Super thoughtful and caring!

Pretty good thus far, rewards are good, but the maintenance on my building is seriously lacking! When it rained for the first time this semester, the roof leaked buckets of water. And I am a little suspicious that they are going to charge us for damage when we leave after a year since we received the place in less than perfect condition. But the people are nice, and the free fitness center is awesome.

I live at 506 w elm. Which is definitely one of their cheaper options. It really really shows in the fit and finish of the space. But like for what I’m paying it’s nice to have like laundry on site and air conditioning and stuff.

We moved into a clean apartment which was awesome! Smile has been able to answer all of our questions in a timely matter. The key access in order to move in was a little difficult because we wanted to move in at 8 a.m. but did not receive our code until 12 pm. That was frustrating. Otherwise, we have found minor renovation issues from the new builds but nothing major or an inconvenience.

So far my experience in a Smile apartment has been good. The only thing bothering me is that there is barely any space to keep my stuff in storage, and a huge cinder block in my closet takes up almost the entire area.

Smile housing is very good and is fully furnished which makes it easy for students to live comfortably. Although there are some problems like security issues, some of the appliances not working problem properly, etc

Slow to fix maintenance areas. You can call all you want nothing is getting replaced. None of the drains work. I’ve become very handy living here but it was because I had no choice it takes them multiple weeks the get the handyman into your apt for5 mins. Would not recommend

I love our apartment and Smile, my only comment is that almost every time I call Smile they don't answer my calls, but aside from that, it's great.

Small, but comfortable and perfect for one person. Very close to engineering quad so it makes going to class easy. It is by a liquor store and smoke shop, so many homeless people are seen in the alley where you would park, but they respectfully so far.

Apartment location is nice and easily walkable to classes and the quad. Close to bus stops too. Apartment could be a little more updated. Overall nice place though and quiet area which is really great.

Staff are a little unfriendly to residents. It was super slow for them to respond to residents' maintenance requests. I really hope they improve their services

It’s nice and everything works completely fine. It’s also the perfect distance from campus, not being too close so it isn’t loud, but also not so far that going to class is hard

Unit was not cleaned at all when we arrived. Plumbing didnt work and there were dead bugs everywhere. I spent the first 3 days i move din bleaching every surface in the apt since i dont think anyone came to clean it

It's a great apartment with all the required amenities. Most importantly the rent is not very high as well. It's in a quiet neighborhood and in course proximity to a bus stop

It’s okay. the rooms are a pretty good size and so is the closet. garage is not the best. also kinda warm. nice kitchen as well. mailbox situation is absolutely terrible

Unit was very dirty when we moved in, furniture in study lounge is stained and dirty. Gym and cardio room would greatly benefit from the addition of mirrors. Location is ideal.

So far there have been very few issues living with Smile Student Living. I switched over from a different campus living company and so far I'm a pretty big fan of Smile... I was hoping for some kind of rewards system, as the other company had some serious benefits, so I'm glad we've got this!

Great service from Smile living. Had absolutely no issues at the move in. Any issues that cropped up later were promptly and politely resolved. They also provide good amenities and community living perks.

Has been pretty good so far with a few minor hiccups. Was able to find a semester lease which was my main priory as I am graduating early. Overall, it worked out.

Terrible customer service in the first week. Rent is too high for the trouble that we went through. We eventually got ahold of management and held a 1:1 meeting to discuss the issues and that did assist (just wish it happened way earlier with the chaotic issues that our apartment had).

If I could submit 0 stars I would. I do not recommend Smile at all. The people at the front desk are unhelpful. They pointed me in the wrong direction to get an issue resolved. A simple issue should have been solved within 5 minutes yet it took them 2 weeks with me having to go to the front desk 4 times. They have no idea what they are doing. Do not lease with Smile!!!

so far so good! I have only lived here a month, but the place was fairly clean whenI moved in and every appliance works. As far as communication goes, Smile does not seem to ever answer the phone but they do respond to emails. Overall, it has been a good experience so far and I’m definitely planning on staying with Smile again next year!

maintenance is poor and leasing agents didn’t give us portable ac units or fans until 3 weeks into having a broken AC. People barely reply to their emails and it’s hard to get in contact with people

I really love how homey my apartment is. Very nicely updated new appliances! Kitchen and living room space is great for my roommates and I. Only a small problem with the cleanliness of the windows and not a ton of kitchen storage space.
