Lived her for 5 years. Snyder Park Village Apartments is quiet and a great place to focus on your studies. Maintenance is very good and never had to worry about anything. The parking lots and sidewalks are always plowed and maintenance is very quick for any requests. Being located in the heart of Amherst this area is very safe and walkable. Highly recommend living here if you are a student. Security deposit was returned in full without any issues.
Just moving in and the landlord has been extremely responsive and helpful for anything we have needed. This place is in a great location and recommend it 100% - LOVE LOVE LOVE
I’m 23 and moved here for my first apartment with a roommate. The walls are pretty much paper thin. I lived on the first floor and every morning during the allotted quite hours I could hear my neighbors above me walking and whatever else they was doing. I made several complaints to management but nothing was done. The management doesn’t seem to care to take appropriate action on complaints. Quiet hours are technically from 9p-8a but people don’t really follow that so if you have disrespectful neighbors like me you’ll most likely be woken up in the morning or kept up at night. The complex is located on the same street as a college so the quiet hours don’t really make sense to me, it’s a lot of young people mixed with a number of 30+ year olds. They allow pets but are very anal about it they send out memos telling residents to keep their dogs quiet when walking them outside which again to me doesn’t make sense. The toilets are loud and take a few times to actually flush. Parking in the winter months is hectic because there is no street parking and only a limited number in the lots which makes for a crowded parking scene, sometimes having to talk a good distance to get from where you parked to your apartment. The paint in the apartment is terrible it is literally caked on over everything. So much so that the doors make loud cracking noises every time they open because there is so much paint on the door itself and the frame, like I said it is literally caked on everywhere. One of the few good things is the maintenance crew they respond quite quickly to services requests usually getting there the next day or two days after. Overall it’s okay, it’s decent if you’re looking to get your first apartment or need the college housing but outside of that I wouldn’t consider this place if I were you.
Parking is horrible, especially from November to April since you can't park on Campus Drive overnight. Good luck finding parking during that. Also they coat everything in paint, when we open our doors the paint chipped and cracked and when we moved out they charged my security deposit for the "wall damage." Poor parking and stingy with security deposit...
Affordable prices, friendly staff, including both office and maintenance, and the management is flexible and quick to respond. Area is friendly, safe, and has a 7/11, pharmacy, and Chinese restaurant is within walking distance. Would recommend.
I lived here for 3 years and I'm so glad I'm out. The walls so paper thin I could hear my neighbor screaming at his TV. Those same neighbors repeatedly call the cops for noise complaints when its just me and my fiance making no noise. The basement is always flooded with sewage, saw mice in there as well. Cockroaches upstairs through neighboring apartments. This was a nightmare. Pick somewhere else with better sqft, management and thicker walls. You will thank yourself later.
This is my boyfriend and I’s first apartment. I’ll be completely honest in this review, this apartment is better than expected. I havn’t had any big problems. No bugs out of the ordinary, other than a few ants and spiders but that is normal. The apartment was super clean when we moved in. Neighbors and quiet and kind of keep to themselves. The hallways are cleaned regularly so there’s no funky smell. Landscaping is awesome. A lot of people walk their dogs outside or go jogging so it’s definitely a nice neighborhood. And the staff is amazing! Really friendly people, they really try to help. They even learned my name after I stopped by the office a few times! The staff replies quickly to emails and calls. Once over the winter my heat stopped working because the power went out and maintenance fixed it litterally within the hour! The only complaints I can think of is that during the winter parking is tough. It’s definitely not the biggest or most modern but for the price and area you litterally cannot beat it. I’m not sure how we landed such a great place for a couple who are starting out but I am very thankful.
Snyder Park has a certain charm due to the attractive scenery surrounding it and its location, however having lived at the complex I would encourage anyone looking to find somewhere else to live. Buildings are extremely poorly maintained, the walls have layer after layer of dirty paint on them, the basement stairs are moisture damaged, the basement has sewage backups as well as there being no privacy as the walls are paper thin. In addition to this, we faced a massive roach infestation in our building which the community manager refused to address and it was only after numerous complaints and other tennants calling did anything get done (which didn't solve the problems and it is still going on). Thank God we don't live in one of the buildings that has bed bugs! Its a very sad situation, needless to say, I would suggest going elsewhere!

Having moved to Snyder Park Apartments this past summer, at first I really felt like I had hit the lottery. The location was alright and the rent wasn't too bad, but shortly after things began to take a sour turn. Not long after moving in my apartment began experiencing a fruit fly epidemic to the point of not being able to eat in the apartment because they would land on and crawl all over your food. Countless calls and emails to management later, they discovered that a tenant in the building was storing their trash in their basement storage! After this ordeal, we moved ahead until an exterminator showed up at our building to spray for roaches, which shocked me. I received no notice about this, and when I called the least office about this matter they had the nerve to get mad at me for asking what was going on! Then to top it off, the worker I spoke to admitted that the building has a history of roach problems!! A fact that the community manager 110% did not disclose when discussing apartment options at the complex before moving in. After that the pest situation snowballed, the exterminator who came to spray effectively had no effect as I have killed these thinga more and more in the apartment as well as common area and basement. I reached out numerous times to management about this informing them about the ongoing roach issue and their increasing numbers, as well as a tenant who is using their apartment you store numerous massive bags of trash at a time before dragging them out finally (which he promised to address and hasn't). I was told that basically, its up to us in the building to report each other and then they will look into checking what condition tenants keep their apartments in (a lie) and then told me that as far as the roaches their hands are tied since roaches like to move around and avoid where sprays happen. The past straw for us was finding that the roaches had gotten into our clothes and electronics, and even appliances. I found a pregnant female roach just exploring the counter in broad daylight just after finding roach nymphs (babies) creeping into the dining room from beneath a baseboard. We were forced to leave literally everything we had behind, we couldn't risk taking them with us when we left. I have reached out to the Erie County Board of Health as well as a couple of other agencies who I am hoping can help remedy what happened as we have suffered a tremendous financial loss.

I moved into Snyder in September when school started things seemed great...at first. It's not December and our building is infested with cockroaches upon discovering this I went to management right away who had apparently know of the sittuation for over a month and never notified the rest of the tenants in the building.. i first I was lied to and then I had a meeting with management who was uncooperative and rude they did not care that the building had roaches. They proceeded by saying they would send an exterminator as the only means to reconcile the sittuation. I ask simply for a building transfer the manager responded that he would only consider it after all "options" had been met first. This is not the only issue the building common areas are disgusting and the lighting is terrible and the hallways always smell. My windows have leaks and at night the wind whistles through them extremely loud. Our shower drips and the floor in front of the tub is sagging. The carpet in my room is not the proper size and is easily pulled away from the wall. Needless to say Snyder park is terrible do not live here.

I rented a 2 bedroom apartment from Campus Manor only because of the convenient location next to a nearby college, but in retrospect, I would have been MUCH better off commuting from elsewhere (regardless of distance). The cost of rent was atrocious considering the poor quality of the apartments. The walls alone looked like they had been coated in 10 layers of the same dirty off-white paint that was used to furnish the apartments when they were first built. I honestly don't think they ever bothered to wash the walls, I really believe they just painted over the dirt.... Not to mention the fact that they covered all of the hardware with gobs of this ugly paint so it was almost impossible to replace any door knobs/ door hinges without spending days chipping off old paint. When we first moved into the apartments, 2 of our "new" blinds broke within the first week! Also, we were guaranteed a storage space in the basement for our extra belongings when we moved in. Well, the office staff failed to mention that the door to the only remaining storage locker was broken and hanging from the hinges when we arrived, therefore none of our belongings could possibly be secure when the building was open to everyone. Thankfully we didn't use the locker in the end because according to our neighbors across the hall, the basement flooded during the spring and destroyed half of their belongings. I don't believe that Campus Manor reimbursed them any of the cost for their lost items. All I can say is, I only rented this apartment because I desperately needed a place close to the school. If I were to rent for any other reason than the location, I would never choose this place. It costs way too much money for the crappy quality and it is not even worth your time considering. I am glad every day that I moved out of these apartments!

Pros: -updated kitchen and bathroom when moving in. -very clean when we moved in -great location providing you have a car -apartment area is clean and generally well kept. -nice dishwasher and other appliances, including AC -fairly cheap rent for the area cons: -the buildings are old (can hear the upstairs neighbors walking as the floor creaks and can hear nearly every word they say in bedrooms) -no ventilation systems-- the bathroom and kitchen lack adequate fans to suck in smoke and clear steam. -our term of contract changed just before we signed even though we had clearly stated the issue at hand (some serious lack of communication on their part). and since we just arrived in state, we had no choice but to accept the terms. -dont expect all your deposit returned as they require for you to have your rug professionally cleaned. (a 100 deduction if not done and even paying yourself is around 90 dollars) -walls have clearly been painted over wallpaper and hiding damage. same goes for the rug... clearly hiding a damaged floor as parts of the floor are weak. conclusion: overall the condition is up to you to decide whether you can live with the cons. In the end the apartment is much better than our last apartment in California and half the price, so i gave it three stars.

I lived at campus manor for 2 years and for the most part had little issues. My biggest problem is that they deducted from my security deposit for damages due to a water leak. This is after they told me I was not responsible for the damages when I called maintanance to come fix the issue.

Campus manors are located in a beautiful area where you can walk your pets, ride your bike or just take a nice stroll. They have a fitness center that's open 24/7 and have staff members that are really friendly. The only issue I have with them is that they take a while to complete work orders. Other than that, its a nice safe area to live in.
The staff here are horrible - the only thing that they care about is saving as much money as possible. We have had heat, water, and structural issues... all of which they do as little as possible to fix it. During the winter the temperature in our apartment has dropped as little as 50 degrees because the heaters stopped working overnight. This has happened six times. There is also major water damage in our apartment, which they clearly only painted over in an attempt to hide it. Well! Now we are having structural problems, which they refuse to acknowledge or seriously look at. This place is cheap, but not cheap enough to deal with the problems you may encounter.
