I lived here a year ago so things may have changed since 2023 but overall this is a well-managed and maintained apartment complex. Management did change halfway through but both were great to work with. They do seem to be somewhat understaffed, as they will always do their best to help if you go directly to them, but asking them to get back to you on anything is usually iffy. Maintenance wasn't incredibly quick but still reasonable. Early in my lease, someone ran into the gate and broke it, and it took so long for the parts to come in that it wasn't fixed until my lease ended, close to a year. I felt pretty safe in the garage and walking the halls late at night. However, my neighbor did see a homeless man walking around our floor once, and I did encounter a few right in front of the apartment as well as in the other building when one man slipped in and walked around for a while. The amenities and hallways were well-maintained and never trashed or dirty. The few things I found annoying were the fire alarms and the package system. For some reason, we had fire alarms go off fairly often and stay on for a few minutes at a time, so I never knew if I was supposed to evacuate. There are simply too many package spaces available here: the downstairs mailboxes, package room, package locker, and apartment front door. The packages don't come together, even when the same mailing company delivers them, and sometimes you have to go to all four places to get your packages This isn't the fault of the current management but when renovations were last done ie. repainting and refinishing, really cheap workmanship was used. For example, the door frame paint was smeared onto the white walls in multiple areas and the bathtub refinish was peeling everywhere. The location of this apartment also kind of sucks. The apartment is next to the railroad, so depending on which way you need to leave, you might get stuck behind the train. Unfortunately, that train sometimes takes 5 minutes and sometimes takes 30 (not joking I've gotten stuck behind it). And while there are some ways to around it you have to be able to see the obstruction ahead of time to use those. My apartment was facing the hotel. adjacent to the railroad tracks, and there was definitely train noise, but I never felt like it disrupted me too much between my blackout curtains and the apartment's insulation. Move-out was very easy and I didn't get any bogus moveout fees.
Lived here for a year and overall i enjoyed it, i never really had any big problems with living here. Pros - Great location, walking distance to a lot of places such as restaurants, bars, grocery store and river walk. -The gym is great, far better than any other apartment i have lived in that typically have a hotel style gym. -It does have fairly nice amenities with 2 nice pools and coffee. Cons -The train!!!! It runs right next to the apartment and they will blast their horn in the middle of the night. Its stops on the tracks blocking the road an traffic gets all the way back up both sides of west 7th. -Whatever you do, dont rent washer/dryer from appliance warehouse! It is the worst company to deal with, their units break all the time and you will wait on hold for 2-3 hours to connect with someone to schedule a repair. -Maintenance repairs can take a while to get done. -You pay for valet trash but they wont always take your trash, they take things out your trash bag and leave it by your door. -For the first 8 months living here the fob and gate never worked so it was always open, people were just using the pool who didnt live there and at night the homeless would sleep out by the pool on the beds. Since new management this problem has been solved. Overall if you are a young person this is a fun place to live, the vibes are nice and lots of young people. If you are looking for a quiet place, this may not be the best option as it does get a little noisy on the weekends at night.
Probably the worst property in Fort Worth. The amenities are absolutely run down and managements is arguably the worst I have ever experienced. After reaching out to regional management they are still not complying with maintenance requests. They are marked as completed but they are never actually done. My unit has signs of MOLD but they fail to send a professional to inspect it. My AC unit works poorly and cant keep the temperature down. I submitted a pest control spray 3 times but they simply don't do anything about it. Other than my unit being ignored by management, the whole property is falling apart. My floor is always at 85 degrees or more because the main AC units cant hold the temperature down. The elevator fails often (not great on a 6th floor), the garage doors are left open frequently which leaves spots open for Chuys customers to take up, the promised security cameras are yet to be seen (its been 2 years), I could go on and on about this property. If you are slightly interested in moving in here, RUN. Seriously they will tell you everything you want to hear but the minute you sign the lease its over.
I became a tenant of Parkside in July 2022 and had no issues, however as of March 2023 I began to notice signs of roaches. I quickly took action notifying the new management team (Lincoln Property Company) of the issue so it could be resolved, yet it is now June 2023 and the problem has still not been rectified. I am deeply disappointed and frustrated with Parkside So7 Urban Apartments failure to remedy the conditions in my unit resulting from a roach infestation, thus creating an unhealthy living environment. What should have been a comfortable living experience has turned into a nightmare that no tenant should have to endure. The pest control measures implemented by Parkside have been ineffective and woefully inadequate. Exterminators were sent sporadically, but their treatments have had little to no impact on the roach population. It is clear that the management's approach to dealing with this infestation lacks both urgency and expertise. Preventative measures are not being taken to inform other tenants to allow them the opportunity to opt in to receiving routine pest control services. After expressing my dissatisfaction regarding the issue, I was given the option to either terminate my lease or switch units. Although this would be a quick fix for myself, the problem would persist for the next tenant who would inhabit the unit. The management's failure to address this issue adequately has caused undue stress, frustration, and a severe disruption to my quality of life. It is essential to find a place where tenants' concerns are taken seriously and swift, effective action is taken to eliminate such health hazards.
I’ve lived here 9months. I am deeply annoyed. When it rains, the rain drips inside my apartment. I first put in the service request 10/2020. Maintenance did come and see the apartment but it was not fixed. It’s now May 2021. I have emailed Ben in the leasing department about it and he has ignored it. The floor inside my apartment has gotten so wet that there is soft spot on the floor and the vinyl wood floor is lifting. You can live someplace better. Don’t live here

We stayed at So7 for about 6 months while we were trying to find a home in the Fort Worth area. It was horrible. We arrived late our first night stay and someone broke a window on our car in their garage and stole items out of our car we hadn't unloaded yet. They didn't work with the police after we contacted them and claimed there wasn't any record of what occurred because the camera wasn't taping the side of the parking garage our car was on. They never apologized or showed any concern. Their manager never responds to anything. A week later a flyer was posted on one of the doors from a resident in the complex warning residents about several bikes being stolen and cars being broken into. They have a guy who is hired for security and he hardly knew anything about our situation or even cared either along with the management. There is a train track that runs along side of the complex where trains pass by in the middle of the night waking you up. There is a urine smell in the hallways from pets. There's one phone number to call when you have a question or problem and no one ever answers. There are coyotes in the park near the complex that the Park District is doing nothing about. We saw them before dawn and as late as 9:00 am so it's dangerous to walk or run in the morning or evening. I was chased by one and saw a couple ahead of me chased by one on another incident. The air conditioning unit stopped working twice while we were there and it took 2 days before someone came to fix it. We were going to wait 8 to 10 months to look for a home but changed our house hunting to immediately as things worsened during our stay there. I can not recommend this property to anyone.

The management team is awful & disrespectful, it's constantly dirty, things are always broken, and they rent out unused units like a hotel on Expedia (one reason people treat the property so poorly). There is dog poop in my hallway or the elevator at least twice a week. They simply care about getting you in, then they stop caring. Your time here will be miserable.

I love living @ So7 for so many reasons, from location to service! Everyone from management to maintenance is absolutely responsive & dependable when it comes to any of my needs & concerns! I really enjoy being along the trinity trail & in such close proximity to local grocers, dining, retail & nightlife! The management has seriously stepped up their game from previous ownership; they truly care about us residents & our opinions. Would highly recommend 10/10!!

They do not care about the safety of the residents. Vandalizing cars in the garage happens weekly. Residents have asked for changes to security but nothing can be done because it’s up to the owners not the management company. They also rent out a ton of apartments like Airbnb so there are always random people walking around now at odd hours.
I was wary about signing a lease having read all the nightmare reviews former tenants have faced with Parkside So7's management. I ignored the reviews and I signed a lease on a unit anyways and unfortunately had to cancel a month before due to job relocation. The Management was NOT understanding at all and charged 1 months rent as a fee. I understand if I moved in and broke the lease, but after speaking with multiple apartment management companies, it is NOT common practice in Texas to charge a fee BEFORE move-in. Not only did the Parkside So7 Management STOP all email/phone communications once they found out I would not be proceeding with the lease, they threatened to ruin my credit if I did not pay. Their management is not only a joke but greedy. Don't expect them to protect you as a tenant as they are only out to make a profit, not provide the best experience possible.

I've lived here for a couple of months. I chose the place for it's location and it's value. The staff are very nice and responsive and professional. Tori is my agent and has gone above and beyond the call of duty. Likes: Proximity to shops, restaurants, and walking trails. The staff and the cleanliness of the grounds. 30 minute walk to sundance square or the TRE. 20 minute walk to museums (the Fort Worth Modern is especially nice) Dislike: The parking is a little bit annoying at times. I hate the barcode reader on the car to get to my floor. For some reason, they tack on two or three fees on the rent such as trash pickup (which I refuse to use) and pest control. In other words, your rent is going to be about 40 or 50 a month more than what they advertise. I'm not even sure what my exact rent is, to tell you the truth. It's not a big deal since they are open about it, but it is an annoying trend in the industry. While it has plenty of restaurants and shopping, it is a very hipster type of neighborhood which is way different from my old neighborhood of deep ellum. The places are crowded and expensive.
The complex is not bad situated in the right spot of the, I guess trendy west 7th area. Its close enough to walk to west 7th bars but far enough to away from all the noise and drunks. Just so you know you will here the train if you're on the railroad side. You will hear people come out of barcadia if you face the front. I'm on the fourth floor and I can still hear people. One other con is the mandatory $25 trash pickup. For that much I might as well do it myself. I live in the new complex. The older ones have great patios and have real hardwood or cement flooring. But it costs 1900 to stay over there. Anyway as far as the interior goes, my apt is about 900 sqf with nice marble countertops and a useful island with usb outlets. The living room has an integrated bookshelf. Eh take it or leave it. The floor is wood laminate which has came up on me multiple times. The bedroom is carpeted. I've been lucky and not had loud neighbors but I have heard people having problems with hearing people. Nice appliances in the kitchen, with the stainless fridge. A lot of cabinets so if you like to cook you have plenty of space to store your kitchenware. The staff are pretty nice especially Zoe. They have a breakfast get together every other Saturday morning. I do like the get togethers at the random bars and restaurants that the apt complex sponsors. The pool in our complex looks really nice but is only 4ft deep. There are a lot of places to soak in the sun. The outdoor tvs and the firepit are a good touch. Although with the firepit you are surrounded by apts so its really hard to feel alone or be respectful to another neighbors as it kind of echos. One thing did irk me though. There is this confusion about how the new building key fob doesn't work in the old building but the old building works in the new building. Pretty much the reasoning in so many words is they pay more in the old building so they get their own pool. The place is ok, I'm only moving because i'm not a fan of fort worth.
