I'll start with a positive Vicky who I was able to speak with over the phone and during showing of model unit Very Pleasant. Nightmare with how they don't return phone calls or messages. I'm approved for Bldg 8 unit 824 paid all my fees over 2100 hundred dollars. With a lease start date May 29th. Was never told this complex is income restricted website does NOT state its restricted either. Now I'm being harassed by certify me for extremely personal information. Whether I plan to become pregnant in the next 12 months, want copies of my bank accounts etc. Next week is I will drive the 4 plus hours to see someone at the front desk to find out answers . Why they aren't responding to me. Plus I was charged $64 plus dollars as a Convenience Fee to pay what was due online! Acasa Bainbridge was very happy to take $ 219 for application process $60 for my dogs DNA testing. Doesn't have the consideration to return any of my calls. I will drive up next

My daughter is attending school in the fall and was looking for an affordable apartment where her and her two friends could live. They found the social 1600, and they had availability for all three girls in a 3br apt, so they applied together to occupy the same apartment. My daughter went ahead and signed a lease that night, and the other two girls were going to sign first thing the following morning (they were out of town and had to talk to their parents first). So the other two girls went to sign their leases the NEXT DAY, and the leasing office said the rooms were already gone. Keep in mind, they were all listed on the same application and there was absolutely no warning that this might happen. So my daughter immediately called and tried to see if there was a different apartment at any Trinity property they could go to instead. Nope. They wouldn't nullify her lease, and instead told her there was nothing they could do. Her only option was rooming with strangers, or finding someone else to sub-lease to. You might ask yourself, if they sold out that fast, to the point they sold the two rooms that were already spoken for in under 12 hours, why would they not just nullify the lease and sell it to someone else? Demand was obviously high, so why cause anyone extra grief for something that should have happened in the first place? And why didn't they contact the girls before selling out the leases they were slated to sign, to tell them they needed to sign it right away or risk losing the apartment? The obvious answer is, they give zero care about these students. They care about numbers only, and will do whatever it takes to fill rooms, regardless of the cost. I have tried to reach out to them multiple times to at least find out how to deal with this, and they will not respond to me. I offered to pay some sort of cancel fee for my daughter, or even just understand the best way to fix this issue, but no response at all. So my only recourse at this point is warning others. If this is the way they act for a simple mistake on their end, you can just imagine how horrible it would be to deal with them for just about anything. Do yourself a favor, and find a place to live where the property managers actually give a crap about the tenants, and not just the bottom line.

We operate on a first-come, first-serve basis, and the preferred roommates did not complete their application processes and lease documents promptly enough to secure their spaces. I was a tenant for about a year. I found someone to take over my lease. My stay there was horrible. The bathtub when I moved in was in such a shop that it would have been a health code violation had a informed the department. They took months to get it fixed. They do not really care about the tenants. I was even basically told I could not take my lease home to read over or let a lawyer read. I had to sign then and there. Long story short I am still waiting for my security deposit. I have been calling to find out updates. They never get back to me. Now the numbers are disconnected. Aqua palms I have requested the cheque be stopped and sent to my new address which I provided in a mail. They are ghosting me and they owe me over 200 dollars. This is unacceptable. Do not rent here

It’s the worst place you can live it’s like staying in the hood you really should consider another place they tell you all kinds of thing it’s you will never get your gift card or your will never get anything fixed. Save yours self sometime

First of all if you're going to FSU and not drive, do not lease here because none of the school buses pass from here and you have to transfer two different buses to get to school in 40 minutes. I moved in this apartment complex about two weeks ago. The first day I came, apartment was really dirty, and there were paint stains all over the floors we had to rub off for hours. Half of the power outlets in the apartment were not working, garbage disposer were not working, 2 of the three rooms' bath tubs were not resurfaced, so we all had to use 1 bath, and to this day, they are still not resurfaced and we take showers in the same bath although I went to this office with this problem over five-six times. All they do is writing down my apartment number on some post-it paper and not doing anything else. We leased for a three-room three-bathroom apartment for a reason. Another problem is the internet. I was told that I needed to go to Comcast and say I live in Aqua Palms and they will provide me with everything I need for the internet, but they did not give me anything and I had to purchase a router myself, and still I do not have WiFi connection. I also have been calling the office about this issue for two weeks and no one, not even one person, is helping me about it. Last week my roommate's toilet got clogged, we asked for maintenance, no one has showed up, she is using my bathroom, and not the bathroom she pays for every month. We all pay for our own bathrooms, but we have to share our baths and toilets? The pass cards also do not work. I got stuck in the complex and missed my bus many times because my pass card would not open the front door. I am a student and I have a to be punctual and attend all my classes on time, and because of this complex' neglect, my academic life is getting hurt. Not too long ago, this morning, I was waiting for the shuttle to go to school with couple other residents, and after waiting for about 15 minutes, we found out the shuttle won't be running until Wednesday and they have sent out a notice about it, which they did not. None of us received any emails and had to figure out other ways to get to school on the last minute. I am an understanding person, if only one or two of these problems occurred, I wouldn't mind and try to see the positive sides; however, all these irresponsible and unprofessional mistakes got me really really sick and tired. I simply do not get half the services that I am paying for.
Property and Leasing management is terrible. Leasing agents are not any better. Staffing changes every month and they never know anything. Let this place be your very last option before signing a lease with them.

Staff is unprofessional. Maintenance walks in without knocking (even if you're undressed). The employees let their emotions get of the way of their work. My apartment had water damage under the carpet and wood, which wasn't fixed for 2 weeks and caused mold. Maintenance put a fan on the ground instead of fixing the problem. Employees will hang up on you or keep you on hold for 30mins . Managers will sit in their office literally while you're knocking on the door and ignore you.

My building is right near the pool, shuttle, and volleyball court. When there is a problem maintenance will come but not right away. The leasing office is beautiful and well maintained. The shuttle is very reliable; it always come right on time.
Beautiful apartments located conveniently close to Florida state University and Florida's state capitol! It's an amazing gated community with great maintenance and staff! Workout room, computer lab and gorgeous pool area all located at the front of the complex. Furnished Living quarters come with tv, wifi, bar stools, washer/dryer hookups, and beautiful patios! Aqua Palms units are either 4-2's, or 3-3's. Come join the magnificent community of Aqua Palms today!
With new renovations, it brings a new and vibrant look inside of the apartments, but the space of the apartment is not worth the price. The staff also has some inconsistency with informing tenants about any changes being made with management or roommate changes and can be rude. They have shuttle services to all three campuses, but plan to wait for a ride two hours before your class start. Keep your options open before making the decision to settle.
